Top Short-Term Rental Cash-Out Refinance Providers to Pay Off a Private Note

Top Short-Term Rental Cash-Out Refinance Providers to Pay Off a Private Note

The Quick Read: The right provider for this exit is the one whose program matches your property, your hosting history, your leverage and the way your private note is written, not a name on a ranked list. A DSCR cash-out refinance puts a new long-term first lien on the property, and title pays off the private note from the proceeds. Lendmire is a mortgage broker, so the work is matching your file to the right wholesale lender. Here is what to know before you start:

  • Short-term rental collateral carries a lower cash-out ceiling than a standard rental: up to 70% LTV on a short-term rental refinance, versus around 75% on a standard rental cash-out.
  • Most programs expect a 640 minimum score and about 12 months of hosting history.
  • Coverage is rent measured against the full monthly obligation, and the income method a lender accepts can change the result.
  • Whether the file is payoff-only or cash-out depends on whether any money comes back to you, and it changes the seasoning and leverage rules.
  • Start before the note matures. Maturity pressure is what forces bad choices.

Key Terms Defined

Private note: a loan from an individual or small lender, secured by the property, usually short-term and often with a balloon payoff at maturity.

DSCR (debt service coverage ratio): the property’s rent divided by its full monthly obligation (principal, interest, taxes, insurance and any HOA dues). A ratio of 1.00 means rent equals that obligation.

Seasoning: the waiting period a lender wants after you take title before it will pay out cash. For cash-out, about six months from title recording is the common expectation.

Payoff-only refinance: a new loan that covers only the old note, accrued interest, exit fees and closing costs, with no money back to you.

Cash-out refinance: a new loan that pays off the old note and also returns leftover equity to you.

Per diem interest: the daily interest a private lender charges until the payoff is received.

Why There Is No Honest Ranked List of Providers

The wholesale lenders that write short-term rental cash-out loans are not interchangeable. One may accept your trailing hosting income. Another may lean on an appraiser’s rent schedule. A third may allow more leverage but expect a longer operating history.

Any list that ranks them without knowing your file is guessing. The best program for your situation depends on the property type, credit profile, leverage need, documentation and the note’s maturity. Lendmire does not rank or recommend lenders. Because a broker shops several wholesale lenders, it matches the scenario to the program whose rules you already fit.

How Does the Payoff Actually Work?

The mechanics are simple, but every step has a place to slip. Here is the sequence from start to finish.

1. Classify the exit. Decide whether the file is payoff-only or cash-out. That choice drives seasoning, leverage and pricing.

2. Get a written payoff statement. Ask the private lender for the principal, accrued interest, per diem, exit fees and any extension fees. A verbal number is not enough.

3. Document the income. The lender needs proof of what the short-term rental earns. The next section covers the methods.

4. Order the appraisal. Value sets the LTV test. It decides whether the new loan can cover the payoff plus costs.

5. Close through title or escrow. Title pays the old note directly from the new loan’s proceeds. Any remainder goes to you.

6. Confirm the lien release. The private lender should record a release once paid. This matters most when the note was loosely documented.

DSCR loans are built for investment properties. Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines. That is why you will not see the same personal-income paperwork a primary-home loan asks for.

How Underwriting Treats Short-Term Rental Income

Lenders count short-term rental income in a few distinct ways, and the method matters more than most borrowers expect. Three are common:

  • Trailing 12-month history. Platform payout statements or bank deposits show what the property actually earned. This is the cleanest evidence, and it is why most programs expect about 12 months of hosting history.
  • A third-party projection. An income report from a rental-analytics service estimates earnings. Lenders usually discount projections instead of taking them at face value.
  • An appraiser’s rent analysis. The appraiser reports rent on a standard form. Form 1007 is the single-family rent schedule, and Form 1025 is the income report for two-to-four-unit properties. The appraiser’s data source and method matter.

Some lenders fall back to the long-term market rent from the appraisal. That is the most conservative approach. The same house can clear or miss the coverage minimum depending on which method the lender uses. Vacant months typically count as zero when income is averaged, so a strong summer does not hide a slow winter.

The coverage floor for short-term rental files is 1.00, on both purchases and refinances. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Stronger ratios generally open better pricing and leverage.

One caution: clearing 1.00 is not the same as positive cash flow. The ratio compares rent only to the full monthly obligation. Repairs, vacancy, management, utilities, supplies and capital expenses sit outside it. Short-term rentals carry more of those costs than most long-term rentals, so a thin ratio deserves a hard look.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Where nightly rentals are restricted, a lender may drop to long-term rent, and the coverage math changes.

Payoff-Only or Cash-Out? Where the Line Falls

The line is set by where the closing money goes. If the new loan covers only the payoff, interest, exit fees and costs, the file behaves like a payoff-only refinance. If any cash returns to you, it is a cash-out refinance with its own seasoning and leverage rules.

Private notes can blur this line. Interest keeps accruing, and default interest or extension fees can inflate the payoff. A file that looked payoff-only can tip into cash-out territory once the real payoff number arrives. Ask for a fresh payoff statement before you commit to a structure.

Across the network, about six months of ownership is the common expectation for cash-out. The clock generally runs from title recording. It does not start when the rehab ends, when a lease is signed, or when the note was funded.

If your note matures before you season, you have four common paths. The table compares them.

Path What it is Trade-off
Payoff-only now New loan covers only the payoff and costs No cash back; a second closing later
Cash-out after seasoning Wait for the seasoning period, then pull equity Needs the note to last that long
Extension of the note Private lender extends maturity for a fee Extra cost; terms are up to the lender
Sale Sell and repay the note from proceeds Ends the hold; may trigger other costs

A payoff-only refinance followed by a later cash-out means two closings and two sets of costs. It is also often the cleanest way through a maturity date you cannot move.

What Do These Lenders Look For? Program Ranges

These are typical ranges from select wholesale-network guidelines. They are subject to lender guidelines, credit approval and property review, and they are not a commitment to lend.

  • Leverage. On short-term rental collateral, a cash-out or refinance goes up to 70% LTV. A standard long-term rental cash-out tops out around 75%. A short-term rental purchase can reach 75% on the strongest files.
  • Credit. A 640 minimum score is typical for short-term rental files. Higher scores open better leverage tiers.
  • Experience. About 12 months of landlord or host experience is the usual expectation.
  • Loan size. Standard programs run up to $3,000,000. Balances below the standard-program minimum route through select lenders in the network.
  • Reserves. Required reserves vary by lender, leverage, loan size and transaction type. Expect the lender to ask for liquid funds beyond the closing costs.
  • Property types. Manufactured homes (single- and double-wide), log homes and barndominiums are not offered in these programs.

A larger equity cushion can lower the payment and lift the coverage ratio. It never erases the leverage cap, the credit floor, the reserve rules or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

A Worked Sources-and-Uses Example

This example uses percentages of value on purpose. The numbers are modeled assumptions, not market data, and the calculator on the site gives an illustrative estimate only.

Suppose the appraisal comes in at 100% of value on a short-term rental held for more than six months. The payoff statement, including accrued interest and exit fees, is 58% of value. Closing costs run about 3%. The loan is capped at 70% of value, the short-term rental ceiling.

  • Sources: new loan up to 70% of value.
  • Uses: payoff at 58%, closing costs at 3%.
  • Left over: roughly 9% of value comes back to you as cash-out.

Now change one thing. A private lender adds default interest and an extension fee, and the payoff climbs to 68% of value. With costs near 3%, the uses reach about 71%, which exceeds the 70% ceiling. You would need to bring cash to closing, or the file would not work as structured. The payoff statement is the number that decides this, so get it early.

Assume coverage in this example lands comfortably above 1.0x on the lender’s accepted income method. If the lender used a more conservative method, the same property could land lower. Run the numbers under each income method before you pick a program.

Edge Cases Where the General Rule Breaks

Delayed financing is built for cash buyers, not hard-money purchases. Some programs allow a quick cash-out after an all-cash purchase. The agency version of that exception, in Fannie Mae’s Selling Guide on cash-out refinance transactions, is built for cash buyers, and cash-out pricing still applies under it. DSCR loans are not agency products. The point is only that a purchase financed with a loan generally does not qualify for that kind of exception, so plan on seasoning.

No hosting history on a new purchase. A first-time short-term rental operator may have nothing to document. Some programs need the 12 months. Others will fall back to appraiser rent or accept less leverage. Matching this file to the right lender is where a broker earns its keep.

A note secured on another property. If the private note is cross-collateralized, paying it off from one property’s refinance may not release the other. Get that in writing before you apply.

An unrecorded or loosely documented note. Title will want clean payoff paperwork and a recorded release. Informal terms, missing assignments or disputed fees can slow the closing table. Sort them out before you apply.

Entity borrowers. A loan to an LLC may be possible, subject to lender program eligibility.

How to Pick Among Short-Term Rental Cash-Out Refinance Providers

Use this checklist when you compare programs, whether you are talking to a broker or evaluating a lender yourself:

  • Does the program write short-term rentals at all, and at what leverage?
  • Which income method does it accept: trailing history, a projection, or appraiser rent?
  • How does it handle a payoff of a private note, and does it require a recorded release?
  • What seasoning does it require for a cash-out, and how does it count the clock?
  • What prepayment penalty comes with the loan? Most DSCR loans carry one, and shorter terms or none can cost more elsewhere in the pricing.
  • Does it fit your credit score, reserves and entity structure?
  • Will it work with your note’s maturity?

Be wary of any pitch that promises a zero-out-of-pocket result. Costs have to land somewhere, whether in the loan balance or in the terms. Compare full terms, not headlines.

A broker’s edge is breadth. Lendmire is a broker with DSCR financing arranged through select lenders across 41 markets, including Washington, D.C. Most programs differ on income method, leverage and seasoning, so the same property can look very different from one lender to the next.

When a Cash-Out Refinance Does Not Fit

This route is not always the answer. Skip it or rework it when:

  • Appraised value times the leverage cap does not cover the payoff plus costs.
  • The coverage ratio falls short on every income method a lender will accept.
  • The property sits in a spot where short-term rental use is restricted.
  • You are inside the seasoning window and the note matures first.

In those cases, the fallbacks are an extension, a payoff-only refinance with a later cash-out, a short bridge loan, or a sale. None is free. Each trades cost or flexibility for time.

Business Purpose and Where the Cash Goes

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s Regulation Z rule on business-purpose credit treats credit to acquire, improve or maintain non-owner-occupied rental property as business purpose.

The label alone does not decide it. As Compliance Alliance explains, the purpose of the loan controls. If you plan to use cash-out proceeds for personal spending, tell your broker up front so the file is structured correctly.

Frequently Asked Questions

Can I use a short-term rental cash-out refinance to pay off a private note?

Yes, when the property qualifies and the numbers fit. The new loan pays off the note at closing, and leftover equity can come back to you as cash. The new loan must cover the payoff plus costs within the leverage cap, which is up to 70% LTV on short-term rental collateral. Approval depends on credit, coverage, reserves and property review, subject to lender guidelines.

Is paying off a private note automatically a cash-out refinance?

No. If the new loan covers only the payoff, interest, fees and closing costs, it is a payoff-only refinance. It becomes cash-out when money comes back to you. Because private-note payoffs grow with interest and fees, ask for a current payoff statement before choosing a structure.

What if my note matures before I reach the seasoning period?

You have a few options. A payoff-only refinance clears the note now, and a cash-out can follow once you have seasoned. A short extension from the private lender is another route, usually for a fee. Each path costs something, so compare the full cost of each before the maturity date arrives.

Which income method will a lender use for my short-term rental?

It depends on the program. Some use trailing 12-month history. Others use a discounted projection or an appraiser’s rent analysis. Some fall back to long-term market rent. A broker can steer the file toward a lender whose method suits your documentation.

Can an LLC own the property for this kind of loan?

Often, yes, subject to lender program eligibility. Vesting rules and documentation differ by lender. Confirm how title is held and how the entity is documented before you apply, so there are no surprises at closing.
