Best Short-Term Rental Cash-Out Refinance Program to Put Rental Equity to Work

Best Short-Term Rental Cash-Out Refinance Program to Put Rental Equity to Work

The Quick Read: The best program for your situation is the one that counts your short-term rental income the way your records support it and leaves enough room under its leverage cap to pay you something worthwhile. On short-term rental collateral, select lenders in Lendmire’s wholesale network typically cap cash-out at 70% LTV and look for a 640+ credit score, about 12 months of hosting history, and coverage of at least 1.00, subject to lender guidelines.

  • Coverage is rent divided by PITIA, and 1.00 is where the refinance program starts.
  • Platform records often carry the file when hosting history is the evidence.
  • The appraisal sets value. It does not prove your Airbnb income.
  • Net cash is smaller than headline equity once payoff, closing costs, and reserves come out.

An investor who owns a vacation rental that has performed well may hold much of their wealth as equity in the property rather than as cash. A cash-out refinance turns some of it into capital for the next down payment, a renovation, or a furnishing refresh. Lendmire is a mortgage broker, and its wholesale network includes lenders that write this loan. The useful question is not which lender wins on paper. It is which program fits this property, this borrower, and this use of proceeds.

Key Terms Defined

Cash-out refinance: A new, larger mortgage that pays off the old one and hands you the difference.

DSCR (debt service coverage ratio): Rent used for lender review divided by the monthly PITIA, which shows whether rent covers the payment.

PITIA: Principal, interest, taxes, insurance, and any HOA dues, the full monthly obligation on the property.

Seasoning: The length of time you must have owned the property before a lender will cash you out. About six months is the common expectation across most of the network.

Hosting history: Your documented record of operating the property as a short-term rental, usually platform earnings and matching bank deposits.

What Is a Short-Term Rental Cash-Out Refinance?

It is a refinance that replaces your existing mortgage on a short-term rental with a larger one and pays you the difference. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, rather than on your traditional personal-income documentation.

That shift matters for investors who are self-employed, hold property in an LLC, or already carry several mortgages. The draw is that the lender focuses on what the property produces instead of your personal debt-to-income ratio. Entity-held files are available subject to lender program eligibility.

Short-term rentals sit in a stricter box than long-term rentals. Across the network, cash-out on short-term-rental collateral generally runs to 70% LTV, compared with roughly 75% on a standard long-term rental. Purchase loans on the strongest short-term rental files can reach 75%. Those are guideline ranges, and each file is underwritten individually.

How Does Underwriting Treat a Short-Term Rental?

Underwriting follows a sequence: establish the income, test coverage, order the appraisal, check seasoning, reserves, and credit, then cap the loan at whichever limit binds first. Each step can change the answer.

Step 1: Establish the income. Programs use one of three approaches. One is 12 months of platform history from Airbnb or Vrbo, often matched to bank deposits. Another is a market projection, used mostly for properties without history. The last is long-term market rent from a rent schedule, a conservative fallback. For a refinance of an operating rental, the earnings export is the usual evidence.

Step 2: Apply the program’s treatment of that income. Some programs count only part of gross short-term revenue, since gross revenue includes operating costs that the PITIA payment never reflects. How much they count varies by lender, so this is a program-fit question, not a rate-shopping one.

Step 3: Test coverage. The formula is rent used for lender review divided by PITIA. On a short-term-rental refinance, the floor is 1.00 for the programs described here. Cash-out raises the loan balance, so coverage falls as you draw more. A property that covers comfortably today can land near the line after a large draw. Coverage below 1.00 is a separate path, available through select lenders in the network with leverage and terms adjusted.

Step 4: Order the appraisal. The appraiser returns value, and value is the same whether the house runs as a short-term or long-term rental. McKissock, an appraiser-education provider, notes that business income and furnishings sit outside real estate value.

Step 5: Check seasoning, reserves, credit, and vesting. Reserves vary by lender, leverage, loan size, and transaction type, commonly around six months of PITIA. Loans above $1,500,000 typically step up to about nine months. Credit starts at 640 on short-term-rental files, and stronger scores open better terms. Seasoning is the remaining timing check, and the expectation is the one given in Key Terms.

Step 6: Size the loan. The loan is the lesser of what the LTV cap allows and what coverage supports. Loan sizes run up to $3,000,000 on standard programs, and above $2,500,000 the network generally holds to 30-year fixed structures.

Why the Appraisal Does Not Prove Your Airbnb Income

The standard rent schedule, Form 1007, was built for long-term rent. Class Valuation, an appraisal management firm, explains that competent appraisers report short-term income on a separate addendum built from comparable short-term data. Fannie Mae appraiser guidance, hosted by the Nevada Real Estate Division, says the same: the 1007 was not designed for short-term rentals. That is appraisal-form context only. DSCR loans are not agency products and follow their own program rules.

This creates a real edge case. If a program defaults to the long-term rent schedule, a property that clears coverage on short-term income can miss it on long-term rent. Two- to four-unit properties use a different form, the small residential income property report (Form 1025). The practical move is to ask, before applying, which income number the program will use and what happens if the appraiser’s rent comes in low.

How Do the Structures and Variations Differ?

The differences cluster in four areas: income method, leverage, term structure, and seasoning flexibility.

Factor What varies What it means for you
Income method Platform history, projection, or long-term rent Decides which coverage number you get
Leverage Typically up to 70% on short-term cash-out Caps your draw regardless of coverage
Term 30-year fixed spine; 40-year and interest-only via select lenders Longer terms and interest-only periods can lift coverage
Seasoning About six months is common Timing only; coverage still applies

ARM structures also exist for investors who want them. Interest-only and extended terms are available through select lenders in the network, and they can improve the coverage ratio because they reduce the monthly obligation counted in PITIA.

More down payment or more equity lowers the payment and can lift coverage. It does not override leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

One property type note: manufactured homes (single- and double-wide), log homes, and barndominiums are not offered through the network’s DSCR programs.

Where the General Rule Breaks

Five situations bend the standard path.

No hosting history. A new conversion or recent purchase has no 12-month record. These files lean on a market projection or an appraisal addendum, and treatment varies widely between programs. Ask what happens if the projection comes in low. A converted property can qualify very differently from a seasoned one.

BRRRR-style exits. An investor who bought, renovated, rented, and now wants to refinance may find seasoning flexibility on timing. That flexibility does not waive coverage, reserves, or the appraisal. Each program sets its own seasoning rules.

Low appraisal. A valuation below expectations shrinks the loan at a fixed LTV cap. A planned cash-out can turn into a smaller draw, or into a file that needs cash at the table.

Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Income only counts if the use is permitted.

Seasonality. Short-term income swings by month. A 12-month history captures the whole cycle, but a property that earns most of its income in a few peak months leaves less cushion in the slow season. The coverage number can look fine on an annual basis and still strain your actual cash flow.

What Does the Cash-Out Actually Net You?

Less than headline equity. Take the property’s appraised value, apply the LTV cap, subtract the existing payoff, then subtract closing costs and any reserves the lender requires. What remains is your net.

Run the logic on a modeled short-term rental valued at $600,000, a figure used here only as an illustrative assumption. At the 70% LTV ceiling on short-term-rental cash-out, the maximum new loan is 70% of value. Your existing balance comes out of that first. If the existing loan is already near 60% of value, the draw is thin before costs, which is why many owners find the cash-out only works when they have built substantial equity or when value has risen. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Then stress-test the result. Coverage is rent divided by the new PITIA. If the draw pushes that ratio toward 1.00, the loan may still clear the floor, but you have little cushion for a slow season. A coverage ratio in the 1.2x range or better gives more breathing room. Clearing 1.00 is not the same as positive cash flow. The calculation measures rent against PITIA only. Repairs, vacancy, management, utilities, and capex sit outside it.

Two more points matter here. A cash-out reprices the entire balance, not only the cash you pull, so compare the return on the next deal against what the existing loan’s terms were worth. And the property you buy next must cover its own payment too. Refinance first, then deploy, and test both properties.

How Does It Compare to Other Equity Routes?

The right route depends on how long you need the money, what you hold now, and whether the first mortgage is worth keeping.

Route First mortgage Best when Tradeoff
DSCR STR cash-out Replaced Scaling, entity ownership, income-based file Reprices whole balance
Selling Paid off Exiting, or equity is better placed elsewhere Gives up the asset
Conventional cash-out Replaced Traditional employment income is strong, few financed properties Personal DTI applies

A sale may beat a refinance when the property no longer fits your plan.

How to Pick the Best Program for Your Situation

No single program wins for every property. The lenders that write this loan differ in how they establish short-term income, how they treat a low appraisal, and what reserves they want. A broker that shops multiple wholesale lenders matches your scenario to the program whose rules fit it.

Your situation Likely fit Tradeoff
12+ months of platform history, strong bank deposits Platform-income program Needs clean records
New conversion, no history Projection or addendum-based program Treatment varies widely
Thin coverage after the draw Interest-only or 40-year term Slower principal paydown
Coverage below 1.00 Select-lender sub-1.00 path Leverage and terms adjust
Credit near 640 Network programs with a 640 short-term floor Fewer leverage options

Before applying, gather the documents most programs expect: an earnings export from Airbnb or Vrbo, bank statements matching deposits, an insurance policy that allows short-term-rental use, entity documents if the property is LLC-held, and proof that the use is locally permitted.

If you are declined or the numbers don’t fit, the usual levers are a smaller draw, an interest-only or longer term to lift coverage, a different income method, or waiting until hosting history builds. Starting with a smaller draw leaves more room under both tests.

Frequently Asked Questions

Can an Airbnb or other short-term rental be cash-out refinanced?

Yes, through select lenders in Lendmire’s network, typically up to 70% LTV on short-term-rental collateral. Expect a 640+ credit score, about 12 months of hosting history, and coverage of at least 1.00. Eligibility review depends on lender guidelines, credit review, and the property.

Is a 1.00 coverage ratio enough to cash-flow?

No. Coverage compares rent to PITIA only, so it ignores repairs, vacancy, management, utilities, and capex. A property can clear 1.00 and still run thin after real operating costs. Treat 1.00 as a program floor, not a profit measure.

Do I need prior short-term rental experience?

Usually. Programs generally look for about 12 months of hosting history on a refinance. New conversions lean on projections or an appraisal addendum, and treatment varies by program, so ask how each one handles a property without history.

Can I use an LLC?

Often, subject to lender program eligibility. Entity vesting is common on DSCR files, and entity documents are part of the usual package.

Is a HELOC better than a cash-out?

Different tools fit different goals, and the answer turns on your existing loan terms. A cash-out replaces the whole first mortgage, so the comparison depends on what you would give up. This article keeps its focus on the DSCR path.
