5 DSCR HELOC Options on a Short-Term Rental or Airbnb

The Quick Read: Five structures let an Airbnb owner reach equity or fund a rental. Two are DSCR home equity lines on the Airbnb that qualify on the property’s rent. A third, a line on a different rental, is also a DSCR line when that other property is the collateral. The remaining two are a line on the owner’s own home and a DSCR cash-out refinance used as the substitute. Which one fits depends on title, existing liens, and how long the owner has held the property.

  • A DSCR HELOC on a rental is a standalone second lien behind the first mortgage the owner keeps, or a standalone first lien on a paid-off rental.
  • The rent qualifies the line at a minimum 1.10x coverage on a stress payment over the whole credit limit, subject to lender guidelines.
  • Nightly Airbnb revenue is not the test. The lease and the appraiser’s market rent are.
  • Leverage tops out at 70% combined loan-to-value on a second lien and 75% loan-to-value on a first lien, through select programs.
  • The line is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.

Short-term rental owners often ask which kind of line fits. Two different products are involved. One is a bank-style line that reads your personal income. The other is a line that reads the property’s rent. This article keeps them apart, then walks through five ways to use them. Lendmire is a mortgage broker that arranges these lines through a wholesale lender, so everything below describes program mechanics, not a commitment to lend.

What a DSCR HELOC Actually Is

A DSCR HELOC is a revolving line of credit secured by a rental, qualified on the property’s rent instead of the owner’s personal income. It is written as a standalone second lien or a standalone first lien. It is never closed together with a purchase, never a third lien, and never placed on the owner’s own residence.

A home equity line, in general terms, is a loan you borrow, spend, and repay as you go, with a draw period when you can borrow. The CFPB HELOC brochure describes these lines as typically carrying variable rates, and that holds here: the DSCR line is variable-rate, and payments can change.

“DSCR HELOC” is a market label, not a regulated category. Some banks will not even use the word HELOC on a non-owner-occupied property, because HELOC stands for home equity. That is why the structure matters more than the name. The structure here is a line secured by an investment property, qualified on the rental’s income, with the LLC allowed on title, subject to program terms.

For the broader product background, Lendmire’s complete DSCR loans guide covers how the coverage ratio works across loan types.

How Underwriting Treats a Short-Term Rental, Step by Step

Underwriting a DSCR HELOC runs on rent, a payment test, and a valuation. It does not run on nightly platform revenue, and that surprises Airbnb owners more than any other point.

1. Establish rent used for lender review. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required.

2. Build the qualifying payment. The test payment is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. That is a stress payment. Taxes and insurance are not part of it.

3. Divide. Gross monthly rent divided by that qualifying payment must reach a minimum of 1.10x.

4. Size the line. Value times the combined leverage ceiling, minus the first mortgage balance on a second lien.

5. Order the valuation. Lines up to $400,000 use an automated valuation (confidence score 85 or better) with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.

6. Close and draw. At least 80% of the line is drawn at closing, and later draws are at least $5,000 each.

Here is the catch for hosts. The appraiser’s rent comes from Form 1007, which Fannie Mae’s appraiser update describes as a long-term monthly market-rent schedule, not designed for short-term rentals. So a property that earns well on a nightly basis can still test at a long-term rent number. Owners who plan around projected Airbnb revenue get surprised at this step. The lease also has to exist. A host who has never signed a lease on the unit has a documentation gap to close before the file goes in.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

The Five Options

The five options below are ordered by lien and collateral rather than by how rent-driven each one is. Options one and two are the true DSCR HELOCs, qualified on the property’s rent. Option three is a line used to fund a rental, qualified on personal income. Option four is a line on a different rental, which is a DSCR HELOC when the collateral is that other property. Option five is the cash-out refinance fallback.

Option Collateral Qualified on Lien position
1. DSCR HELOC, mortgaged Airbnb The Airbnb Rent (DSCR) Second lien
2. DSCR HELOC, paid-off Airbnb The Airbnb Rent (DSCR) First lien
3. Line on your primary home Your residence Personal income Varies
4. Line on a different rental Another rental Depends on product Varies
5. DSCR cash-out refinance The Airbnb Mainly the property Replaces first

Option 1: A DSCR HELOC on an Airbnb You Still Have a Mortgage On

This is the cleanest fit for an owner who likes the existing first mortgage and wants to keep it. The line sits behind it as a standalone second lien. The first mortgage stays untouched.

Leverage is combined loan-to-value: the first mortgage balance plus the new line, divided by value. Through select programs it reaches up to 70% CLTV at a 720 credit score or better, on lines from $50,000 up to $500,000. Below 720 there is no second-lien tier. That is the real gate on this option, and it is a hard one. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

Run the structure on a rental worth $500,000 with a first mortgage already in place. The first mortgage counts against the 70% ceiling before the line gets any room. An owner with a thin equity cushion may find the line size lands under the $50,000 minimum, which ends the conversation. Rent coverage is only the second hurdle.

One point to confirm on the file: how the lender’s coverage calculation treats the first-mortgage payment on a second lien. The lender’s own calculation governs.

The borrowers on the line do not need to be the borrowers on the first mortgage. The owner’s LLC can hold title, with members signing as guarantors, subject to lender program eligibility.

Option 2: A DSCR HELOC on a Paid-Off Airbnb

An Airbnb with no mortgage can carry the line as a standalone first lien. This is the option that fits owners who bought with cash, or who paid the property off.

Through select programs, the first-lien tiers run like this:

Credit score Line up to $500,000 Line above $500,000
740 or better 75% LTV 65% LTV at 720+
700 to 739 70% LTV 65% LTV at 720+

Lines run to $1,000,000, and the 65% ceiling applies to every first-lien line above $500,000. The first-lien floor is a 700 score. A first lien exists only on a rental with no mortgage. An owner who keeps a first mortgage is a second-lien borrower, with the 720 floor.

Here is a plain contrast. A borrower with a 710 score and a paid-off rental has a first-lien path at 70% LTV. A borrower with a 710 score and a mortgage on the same rental has no second-lien cell at all. Same score, different lien, different answer. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Option 3: A Line on Your Own Home to Fund the Rental

Many investors skip the rental as collateral and borrow against their residence, then use the cash as a down payment or a renovation budget. This is a different product. A primary-residence HELOC is an owner-occupied product, qualified on personal income and credit, and the DSCR line is never offered on an owner-occupied home.

The trade-off is plain. A borrower-based line draws on your debt-to-income capacity and competes with your personal obligations. It also puts your home behind the bet. The rental’s rent does not enter the qualification, which helps if the Airbnb has thin history and hurts if your personal debt load is heavy.

Lines of this type are variable-rate, with a draw period followed by repayment, as the CFPB brochure explains. Match the draw to a project with a clear exit. A line that funds a down payment has no rent attached to repay it unless the new rental carries it.

Option 4: A Line on a Different Rental You Own

An owner with an Airbnb that has little equity and a long-term rental that has plenty can borrow against the second property and put the cash into the first. In DSCR terms, this is just Option 1 or Option 2 on the other rental. The collateral is whichever property holds the equity, and the same rent test applies to it.

That has one consequence people miss. The rental that carries the line must itself be eligible: a lease in place, no more than one vacant unit on a two-to-four-unit property, and held for the full seasoning period. A bank-style investment HELOC on the same property would instead read your personal credit and income, and generally wants title in your own name or a revocable trust, which an LLC-held rental can block.

Option 5: A DSCR Cash-Out Refinance as the Substitute

When a line does not fit, the cash-out refinance is the substitute. It replaces the first mortgage and is judged mainly on the property. It makes sense when the existing first mortgage is a poor loan to keep, when the credit score is under the line’s floor, or when the owner wants a lump sum instead of a revolving line.

Lendmire’s piece Short-Term Rental DSCR Cash-Out vs HELOC for an Airbnb Host goes deeper on this path, so this article stops here.

The honest trade is this: the line leaves your first loan alone and costs you the first loan’s terms, while a refinance resets everything. A 70% cash-out ceiling applies to short-term-rental collateral and a 75% ceiling to standard rentals, through select programs, subject to lender guidelines.

Where the General Rule Breaks

Every program has edges. These are the ones that stop DSCR HELOC files on short-term rentals.

Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Title. An LLC can hold title, and members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. Land trusts and leaseholds are out.

Property type. Eligible: single-family, PUD, townhome, two-to-four units, warrantable and non-warrantable condominiums, and lots to 10 acres. Not eligible on this lane: condotels, rural-designated property, row homes, hobby farms, log and modular homes, mixed-use, and a property listed for sale in the prior 2 months. A solar lien also blocks the file. Condotel exclusion hits some Airbnb-style buildings directly.

Declining-market flags. A declining-market flag lowers the ceiling 5 points. Philadelphia lines carry a ceiling 10 points lower.

Lease restrictions. A line’s terms may restrict renting the home to others. Read the line agreement against your hosting model before you sign.

Borrower eligibility. US citizens, permanent residents, and non-permanent residents with a Social Security number qualify. Foreign nationals and ITIN borrowers do not.

Per-borrower cap. The program allows at most 5 loans or $2,500,000 per borrower.

Lender refusal on bank lines. Many banks decline lines on non-owner-occupied property outright. That is the main reason a rent-qualified line exists as its own product.

Key Terms Defined

DSCR: Debt service coverage ratio, which is the rental’s income divided by the payment the loan requires.

CLTV: Combined loan-to-value, which is the first mortgage balance plus the new line, divided by property value.

Draw period: The stretch when you can borrow from the line; here it is 5 years interest-only on the drawn balance, followed by a 25-year repayment period and a 30-year maturity.

Form 1007: The appraisal form for a long-term market-rent schedule, defined in the Fannie Mae Selling Guide as the schedule for one-unit investment properties.

Stress payment: The qualifying payment, which is a fully amortizing payment on the whole credit limit at the start rate plus 2 percentage points.

What the Investor Decision Looks Like

Start with the lien. If the Airbnb has a mortgage you want to keep, Option 1 is the DSCR line that fits, and it needs a 720. Option 4 follows the same rules when the collateral is another rental. If the Airbnb is paid off, Option 2 opens at 700. If the score or equity does not fit, move to the cash-out refinance in Option 5.

Then test the rent. Because the appraiser’s long-term rent can sit well below nightly income, an owner with a seasonal market should assume the qualifying figure is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market.

Then check the draw rules. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines that means the whole line is drawn at closing. Later draws are at least $5,000 each. A line that works as a flexible reserve does not fit this structure, because most of it comes out at once.

Variable payments are the main risk. The line is variable-rate, and the draw period ends in repayment. An owner whose Airbnb has a thin off-season should model the repayment period before drawing, not after.

Reserves are not required, and no cash to close is required. Credit history still counts: no 30-day mortgage late in the last 12 months, and 48 months since a bankruptcy, foreclosure, short sale, or deed-in-lieu.

Frequently Asked Questions

Does a DSCR HELOC count my Airbnb’s nightly income?

No. Rent used for lender review is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. The appraiser’s Form 1007 is a long-term rent schedule, so strong nightly revenue does not raise the qualifying figure. A lease in place is required.

How long do I have to own the property before I can get the line?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). Both are measured on the file, and both are subject to underwriting.

Can my LLC hold title on the rental?

Yes, on an investment property, subject to program terms. The members sign as guarantors. Bank-style lines on a rental often require your own name or a revocable trust instead.

Can I take a DSCR HELOC on my own home?

No. This line is never offered on an owner-occupied home or a second home. A primary-residence line is a different, owner-occupied product qualified on personal income. The DSCR line sits only on a one-to-four-unit non-owner-occupied rental.

Where is the DSCR HELOC available?

It is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Availability, leverage, and eligibility remain subject to underwriting and lender guidelines, and the program is not a commitment to lend.
