Best Short-Term Rental Cash-Out Refinance Program When the Lender Asks for Cash Reserves

Best Short-Term Rental Cash-Out Refinance Program When the Lender Asks for Cash Reserves

The Quick Read: The best program for your situation is the one that counts your short-term rental income sensibly, caps leverage where your equity can live with it, and treats reserves in a way your liquidity can meet. Reserves are cash you still hold after closing, and across most programs in the wholesale network the cash-out check itself should not be assumed to count toward them.

  • Short-term rental cash-out refinances typically cap at 70% LTV, versus 75% on standard long-term rentals.
  • Expect a 640+ credit score, about 12 months of hosting history, and a 1.00 coverage floor on refinances, subject to lender guidelines.
  • Reserves commonly run about 6 months of PITIA, and loans above $1,500,000 typically step up to about 9 months.
  • The usable cash is the smallest of the leverage limit, the coverage limit, and what remains after payoff, costs, and reserves.
  • Planning to use the refinance check as your cushion is risky, because most programs do not count it toward reserves.

Lendmire is a mortgage broker, not a lender. It shops a wholesale network of DSCR lenders and matches the scenario to the program. No program is best for every borrower.

What Is a Short-Term Rental Cash-Out Refinance?

It is a new loan on a property you already own, sized larger than your current payoff, secured by a property you rent by the night. Any refinance where the new loan exceeds the payoff counts as cash-out, even by a small amount. A refinance on a free-and-clear property is always cash-out.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Lendmire’s complete DSCR loans guide covers the basics if the product is new to you.

How Does Underwriting Treat Reserves, Step by Step?

Underwriting runs in a predictable order, and reserves come late. Knowing the sequence tells you where a file can stall.

1. Classification. The file is labeled cash-out, which triggers tighter leverage than a rate-and-term refinance.

2. Seasoning. Cash-out sizing on appraised value usually requires a minimum ownership period. About 6 months is the common expectation across most of the network.

3. Income. The lender establishes rental income. Short-term rentals add a wrinkle, covered below.

4. Coverage. DSCR divides the property’s rent by its full housing obligation: principal, interest, taxes, insurance, and association dues. Cash-out raises the payment, so a rental that cleared at purchase can miss at refinance. Drawing less cash is the cleanest fix.

5. Leverage. The lower of the value limit and the coverage limit wins.

6. Reserves. Liquid funds are sized in months of PITIA and documented with recent asset statements.

7. Net proceeds. Payoff, costs, prepaid escrows, any second lien, and reserve set-asides all come out first.

Reserves are never a single number. They vary by lender, leverage, loan size, and transaction type. About 6 months of PITIA is common. Conservative rate-term files at modest leverage under $1,500,000 can see reserves waived, though cash-out is a different test. Loans above $1,500,000 typically step up to about 9 months. On interest-only loans, the month count generally uses interest, taxes, insurance, and dues.

How Is Short-Term Rental Income Counted?

Income method can decide pass or fail, so ask every lender which one it uses. Programs may rely on the appraiser’s market-rent estimate, on actual booking history, or on a higher-of or lower-of rule.

The appraiser’s estimate comes from a single-family rent schedule, Form 1007, which is a market-rent opinion rather than nightly revenue. The Fannie Mae appraiser update explains why. This is also why nightly rate times 30 is not your rent. Small 2-4 unit properties use a companion form, the 1025.

On a refinance, actual booking history typically carries more weight than projections. That is why about 12 months of hosting history is expected on most short-term rental files. Lenders also commonly apply an expense factor to gross short-term income before running coverage, so the number that counts is lower than gross bookings.

Can Cash-Out Proceeds Count as Reserves?

Usually not, and this is the crux of the topic. Plan as though the answer is no. Most programs in the network want reserves held separately from the money the refinance generates, and proceeds cannot be counted twice, for example as both reserves and repair money.

Some lenders do allow proceeds to count. Those programs exist, but they are lender-specific, and a borrower should confirm the treatment in writing before building a plan around it. A broker that shops multiple wholesale lenders can ask this question up front, before an appraisal is ordered.

For context, the concept of cash-out refinancing and the delayed financing exception comes from the agency world. DSCR programs borrow the ideas but set their own rules, so agency terms do not carry over.

What Counts as Reserve Assets?

Reserve assets are liquid funds the borrower can document. Checking, savings, and brokerage balances are the usual candidates. Treatment of retirement accounts, gifts, and recently moved money varies by program. Recent asset statements are the standard proof. Large unexplained deposits can prompt questions, so keep a paper trail.

For an LLC-held property, documentation depends on whose name holds the funds. Entity-owned properties are subject to lender program eligibility, and some programs want reserves shown in the entity or the guarantor’s name. Raise this early.

Which Structures Exist When Reserves Are the Binding Constraint?

Reserve position Typical route What to document
Ample, seasoned liquidity Standard short-term rental cash-out at full eligible leverage Recent asset statements, hosting history
Borderline Draw less cash, lower leverage, or a program where proceeds may count Statements plus written lender treatment
Thin Smaller draw, wait and build liquidity, or a different property Updated statements after any change

Several levers reduce the reserve burden:

  • Borrow less. A smaller loan means a smaller payment and fewer months of dollars to hold.
  • Lower leverage. Drawing less against the property’s value gives the file more room on both the equity test and the reserve test.
  • Shift the loan size. Reserves step up above $1,500,000.
  • Use another asset. A seasoned brokerage balance can fill the gap.
  • Ask for a lender whose guidelines count proceeds, if that fits the file.

Extended terms such as 40-year and interest-only periods are available through select lenders in the network. They change the payment and can lift coverage, but they do not erase reserve rules. Extra equity or stronger coverage helps in the same limited way: it can lift the ratio, yet it never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests, enough equity and enough rental coverage.

Where Does the General Rule Break?

Delayed financing. If you bought with all cash, a delayed-financing exception can waive the seasoning wait, with proceeds limited to documented cost. It does not waive the coverage test, the credit review, or reserves. Any financing placed on the property since purchase removes the exception, and its availability in DSCR is lender-specific.

Paying off hard money or a bridge loan. Payoff of a bridge or hard-money loan inside the seasoning window is generally treated as standard cash-out. A non-purchase-money second lien can count as cash-out even when no cash returns to you.

Large balances. Loans run up to $3,000,000 on standard programs (smaller balances available through select lenders). Above $2,500,000, the network generally holds to 30-year fixed structures, and leverage steps down as the balance grows. First-time investors on very large loans can face heavier reserve tiers.

Coverage below 1.00. A 1.00 floor applies on short-term rental refinances in the files described here. Coverage below 1.00 is a separate path, available through select lenders in the network, with leverage and terms adjusted. Ask whether it should be used before asking whether it exists. If it’s the only way a property works, reconsider the property.

Ineligible property types. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in these DSCR programs.

Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Key Terms Defined

Reserves: Liquid funds you must still hold after closing, usually counted in months of PITIA.

PITIA: Principal, interest, taxes, insurance, and association dues, the full monthly housing obligation.

DSCR: The property’s rent divided by its PITIA; it measures coverage, not profit.

Seasoning: The minimum time you must have owned the property before cash-out is sized on its appraised value.

Hosting history: Your documented record of operating the property as a short-term rental.

What Does the Decision Look Like in Practice?

Picture an investor with a free-and-clear Airbnb property and a plan to pull cash for the next purchase. Equity is not the same as accessible cash. The usable amount is the smallest of the leverage limit, the coverage limit, and what’s left after payoff, costs, and reserves. Short-term rental collateral gets a tighter cap, 70% LTV on cash-out, than the 75% cap on standard long-term rentals. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Now say the refinance check was meant to double as the cushion. If the program does not count proceeds, the file rests on money that does not count. The practical questions are which program counts proceeds, and whether you hold seasoned liquidity elsewhere.

Finally, passing coverage is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside the calculation. A property can clear 1.00 and still eat cash.

A reasonable sequence: confirm your hosting history, ask each program how it counts short-term income, test the draw size against the leverage cap, and line up reserve statements before the file goes to a lender. Qualification is subject to lender guidelines, credit approval, and property review.

Frequently Asked Questions

Can cash-out proceeds count as my reserves?

Usually not in this network, so plan as though they will not. Some lenders in the market allow it, but those programs are lender-specific and should be confirmed before you rely on them. Proceeds also cannot be counted twice, for example as reserves and repair money.

How many months of reserves should I expect on a short-term rental refinance?

About 6 months of PITIA is common. Conservative rate-term files at modest leverage under $1,500,000 can see reserves waived, while larger loans typically step up to about 9 months. Reserves vary by lender, leverage, loan size, and transaction type.

What leverage applies to a short-term rental cash-out?

Short-term rental cash-out typically tops out at 70% LTV, compared with about 75% on standard long-term rentals. A credit score of 640 or higher and about 12 months of hosting history are typical expectations, subject to lender guidelines.

Does a 1.00 coverage ratio mean the property is profitable?

No. DSCR compares rent to PITIA only. Vacancy, repairs, management, utilities, and capex sit outside the calculation, so a property can clear 1.00 and still lose money after real operating costs.

Does delayed financing waive reserves?

No. It can waive only the seasoning wait for an all-cash purchase, with proceeds limited to documented cost. The coverage test, credit review, and reserves still apply, and availability is lender-specific.
