The Quick Read: An investment property HELOC is a revolving line secured by a rental, and on Lendmire’s network it runs a 5-year interest-only draw followed by a 25-year fully amortizing repayment, capped at 70% CLTV on an investment property with a 700 minimum credit profile, so the checklist covers equity, credit, vesting, valuation and whether rent survives the reset.
- Credit scores of 700 and 720 both reach the same ceiling, so a higher score adds eligibility rather than leverage.
- Line size runs from $25,000 to a $500,000 maximum on an investment property.
- The line is interest-only for the first five years, then principal is added for the next 25.
- Title must sit with you personally or in a revocable living trust, not in an LLC.
- A DSCR cash-out refinance is the usual alternative when the HELOC checklist fails.
Lendmire is a broker. It arranges these lines through select wholesale lenders, and every figure below is subject to lender guidelines and a full file review.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
What Is an Investment Property HELOC, Really?
It is an open-end line of credit secured by a rental you own, drawn as needed and paid down as you choose during a set draw period. You borrow against equity, not against rent.
That last point matters. A DSCR loan is a term loan that qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. A HELOC leans on your credit, your debts and your equity. The two products answer different questions.
NerdWallet notes that a HELOC on a rental is harder to get than one on a primary home. Lenders see more default risk, so the lender pool is smaller and borrowing limits are lower. That matches what a broker sees across wholesale channels: few lenders want this collateral, and those that do set tight boxes.
The Checklist, Step by Step
Work through these in order. If a step fails, look at an alternative before spending time on the later ones.
1. Confirm the property type. Single-family, 2-4 units, PUD, townhome and condominium (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agriculturally zoned property are not offered. A property listed for sale, or listed within the past 60 days, is ineligible in several states.
2. Confirm how title is held. The line needs fee simple or leasehold title in your personal name or an inter vivos revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title. If your rental already sits in an LLC, you need a vesting change or a different product. A DSCR cash-out can often take entity vesting, subject to program terms.
3. Check your credit profile. The investment minimum is 700, with no tier below it. Scores of 700 and 720 both reach the same 70% CLTV, so a higher score buys no extra leverage here. The score model is a single bureau score tied to the primary wage earner, and the report can be no more than 90 days old at closing.
4. Run the equity math. Add your existing first mortgage and the new line, then divide by the property value. That combined figure must stay at or under 70% CLTV. On a free-and-clear rental, the line itself can be that first lien. With an existing mortgage, the line sits in second position.
5. Size the line inside the box. Investment lines top out at $500,000. Anything above $500,000 is for primary residences only, so it never applies to a rental.
6. Test your debts. DTI tops out at 50%, and a ratio above 45% needs at least a 680 score, which an investment file already clears. The qualifying payment is the interest-only payment on the maximum draw, not on what you plan to use. A big unused line still counts against you.
7. Check your exposure. A borrower can hold three lines at most. An owner of more than 15 financed properties is not eligible.
8. Review credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure needs 7 years. A deed-in-lieu, pre-foreclosure or short sale needs 4.
9. Plan for valuation. The $500,000 cap keeps every investment line in the automated-valuation lane, so a traditional appraisal is commonly skipped. You can still ask for a full appraisal. That is worth doing after a rehab, since an automated model may not reflect new work. Any value lift remains subject to comps and underwriter review.
10. Confirm availability. These lines are offered only in Lendmire’s 16 full-service states. That is narrower than the 41-market DSCR footprint, which includes Washington, D.C. Some states add their own rules, including a higher minimum for later draws.
How the Interest-Only Payment Actually Works
Interest-only is a draw-period feature, not a permanent one. On the investment structure, the first five years require interest only. Then principal joins the payment for the next 25 years.
At least 75% of the line is drawn at closing. That means interest starts accruing on most of the line on day one. Pricing floats through both the draw and the repayment period and never converts to a fixed structure. Later draws have a $1,000 minimum, though a few states set higher.
Compare that with the wider market. The CFPB’s overview of home equity lines says draw periods can run 10 years and that minimum payments are tied to your current balance. Experian reports that many borrowers see payments more than double once principal is included. That is the payment-shock moment, and it is built into this product.
Here is how to stress-test it before applying:
- Take the full line, not the drawn amount, as your base.
- Add principal on a 25-year schedule and note how much larger the payment becomes.
- Divide your rent by the combined obligation on the rental, including the first mortgage, the line, taxes, insurance and any HOA dues. Check whether that ratio still looks healthy after the reset.
- Run it again with a vacant month and a higher cost of borrowing.
If the rental covers its obligations only while the line is interest-only, the structure is carrying you. It is not supporting you.
Where the Rules Break
LLC-held rentals. The line cannot close with an LLC on title. Deeding the property out gives up the asset protection you set the LLC up for, so a DSCR cash-out is the alternative to weigh instead.
Larger portfolios. With more than 15 financed properties, or with three lines already open, you are out. DSCR files are built for portfolio owners, so this is where they take over.
Rehab and value-add. An automated valuation may lag the improvements. If the plan depends on post-rehab value, request the full appraisal.
Interest-only for the whole term. This network’s investment line does not offer it. Always read the payment schedule before assuming where principal begins.
Balloon structures. The CFPB’s HELOC booklet explains that some lines require the full balance at the end of the draw. A balloon changes your exit plan, so confirm the repayment terms in writing.
Tax tracing. Tax treatment can depend on how the funds are used and how the property is held. Keep clear records and speak with a qualified tax professional before relying on any deduction.
HELOC or DSCR Cash-Out?
Neither is better in the abstract. The right choice depends on who holds title and what the money is for.
| Factor | Investment HELOC | DSCR cash-out |
|---|---|---|
| Reviewed on | Credit, DTI, equity | Property rent vs. PITIA |
| Max leverage | 70% CLTV (investment) | About 75% LTV, standard rental |
| Vesting | Individual or revocable trust | LLC possible per program terms |
| Structure | 5-yr IO draw, 25-yr repay | 30-year fixed spine |
| Size | $25,000 to $500,000 | Up to $3,000,000 on standard programs |
A DSCR cash-out generally expects around 6 months of seasoning. Many select programs start at a 1.00 coverage ratio. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Clearing the ratio is not the same as positive cash flow. Repairs, vacancy, management and capex sit outside the calculation.

Who Should Skip This
Skip the line if your rent only covers the property at the interest-only payment. Skip it if you plan to rely on a later refinance to clear the balance. Skip it if your reserves are thin and one vacancy would force you to borrow more.
Skip it as well if your credit profile sits below 700 or the property sits in an LLC. In either of those cases the product is closed to you, not just expensive.
The line fits best in a narrow case. You own a 1-4 unit rental in your own name, you have meaningful equity, and you have a defined plan to pay the balance down before the repayment period starts.
Before You Apply
Gather these before submitting a file:
- Current mortgage statement and property insurance declarations.
- Proof of title and how it is vested.
- Current lease or rent roll and recent rental history.
- A list of all financed properties, with balances.
- Credit profile details, plus any derogatory event dates.
If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage and your goals. If the checklist fails, a cash-out refinance on the same rental is often the next comparison.
Key Terms Defined
Draw period: the window when you can borrow from the line, which is 5 years on the investment structure.
Repayment period: the stretch after the draw ends, when principal is added and the line can no longer be drawn on.
CLTV: combined loan-to-value, which adds every lien on the property and divides by its value.
Automated valuation: a model-based value estimate used in place of a traditional appraisal.
Vesting: the legal way title is held, such as personal name, trust or LLC.
Payment shock: the jump in your payment when principal joins the interest-only payment.
DSCR: monthly rent divided by the full monthly obligation on the property, including principal, interest, taxes, insurance and HOA dues.
Frequently Asked Questions
Can I get a HELOC on a rental property I own through an LLC?
Not directly. The network’s lines require title in your personal name or a revocable living trust. A property already deeded to an LLC needs a vesting change first, or a DSCR cash-out instead, subject to lender program requirements.
What is the most I can borrow against an investment property?
Combined leverage on an investment property tops out at 70% CLTV, and the line itself tops out at $500,000. Credit above 700 does not raise that ceiling. Market surveys may report higher figures, but they describe the broader market, not this network.
Is the line interest-only the whole time?
No. On the investment structure, the first five years are interest-only. The next 25 years are fully amortizing, so the payment steps up once the repayment period begins.
Will the lender order a full appraisal?
Usually not. Investment lines cap at $500,000, which keeps them in the automated-valuation lane. You can request a full appraisal, which helps when recent improvements have raised value.
When does a DSCR loan make more sense than a HELOC?
It makes more sense when the property is in an LLC, when you own a larger portfolio, or when the rent supports the debt better than your personal profile does. DSCR files qualify primarily on property-level rental income, subject to lender guidelines.
