Can You Get a DSCR HELOC When Choosing Between a Long-Term Rental and Airbnb?

Can You Get a DSCR HELOC When Choosing Between a Long-Term Rental and Airbnb?

The Quick Read: It depends on the lease: a DSCR HELOC works on a rental you keep long term with a lease in place, but a nightly Airbnb with no lease generally does not fit this line, because the rent that qualifies it comes from the lease and the appraiser’s market rent, not from guest bookings, subject to lender guidelines. DSCR stands for debt-service coverage ratio, and it measures whether a rental’s rent covers its payment. The line qualifies on the property’s rent covering the payment, so your personal income is not used to qualify, though the lender still reviews your credit. If you run nightly stays today, the usual route is to put a long-term lease in place first, or to look at a different product.

  • A DSCR HELOC is a standalone second lien behind your first mortgage, or a standalone first lien on a rental with no mortgage.
  • The minimum coverage is 1.10x on a stress payment across the whole line, subject to underwriting.
  • A lease in place is required, so a long-term rental fits more cleanly than an Airbnb.
  • Second-lien leverage tops out at 70% CLTV on an investment rental, through select programs.
  • Lendmire arranges this line in 15 of its 16 licensed states, every licensed state except Tennessee.

What Is a DSCR HELOC, Exactly?

A DSCR HELOC is a revolving credit line secured by a rental you keep. It lets you reach the rental’s equity without refinancing your first mortgage and without opening your personal income file. Lendmire is a mortgage broker, so it places this line through a wholesale lender in its network. The lender reviews and approves each file.

The structure comes first. The line is written one of two ways:

  • A standalone second lien behind the first mortgage you keep.
  • A standalone first lien on a rental that has no mortgage at all.

It is never closed together with a purchase. It is never a third lien. It is never a line on your own home or a second home. It is an investment-property product only.

Qualification runs on the rent. You provide no traditional personal-income documentation, W-2s, pay stubs or debt-to-income ratio. The lender still documents the rent, the lease, your credit report and the property value. The LLC can stay on title, subject to program terms. The LLC’s members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

For the broader picture of how rent-based financing works across products, Lendmire’s complete DSCR loans guide covers the term-loan side.

Key Terms Defined

  • HELOC: a home equity line of credit, a revolving line you draw against the equity in a property.
  • Second lien: a loan recorded behind your first mortgage, so the first lender gets paid first if the property is sold.
  • First lien: a loan in first position on a property that has no other mortgage.
  • LTV and CLTV: loan-to-value is the loan divided by the property’s value, and combined loan-to-value adds your first mortgage balance to the new line before dividing.
  • Form 1007 market rent: the appraiser’s estimate of what the property would rent for, written on a standard rent schedule form.
  • Stress payment: a fully amortizing payment on the entire credit limit, calculated at a higher rate than the line starts at, used only to test coverage.
  • Draw period: on this program, the first 5 years, when you pay interest only on the balance you have drawn.
  • Seasoning: the waiting period a lender wants after you buy or refinance a property before you borrow against it.

Can You Get One on an Airbnb?

Not as a nightly rental with no lease. This program requires a lease in place, and the rent used for lender review is built from that lease and the appraisal. Guest bookings, platform history and projected nightly income are not the rent used for lender review.

Here is how the rent is chosen. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A nightly-stay property has no lease to enter into that test. That is the whole obstacle.

An Airbnb owner can still end up with a clean file. Say you stop hosting nightly and sign a 12-month lease with a tenant. The property now has a lease, and the appraiser’s market rent schedule sits next to it. The line then reads like any other long-term rental.

Two property rules also matter for nightly-stay owners:

  • Condotels are not eligible on this program.
  • A property listed for sale in the prior 2 months is not eligible.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A lease-based qualification does not depend on those projections, which is part of why it reads cleaner on paper.

Not every DSCR lender treats short-term rentals the same way. Across Lendmire’s wholesale network, some term-loan programs underwrite booking income and some fall back on long-term market rent. A line of credit on rental property is a narrower lane than a term loan.

Long-Term Rental vs Airbnb: Side by Side

The same house can look very different to a lender depending on how you run it. This table shows how this line treats each setup, subject to underwriting.

Factor Long-term rental Airbnb (nightly stays)
Lease in place Required None, so not a fit as run
Rent used for program review Lesser of market rent and lease Bookings are not the rent used for eligibility review
Two-to-four units At most 1 vacant unit Same test once leased
Local-rule exposure Lease anchors the rent Projected income depends on local rules
Common fix Apply as is Sign a lease, or choose another product

The practical read: a long-term rental has the document the program is built around. An Airbnb has to produce one first.

How the Coverage Test Works

The minimum coverage is 1.10x. Gross monthly rent divided by the qualifying payment must reach that number. The qualifying payment is a fully amortizing payment on the entire credit limit, at the start rate plus 2 percentage points. It is a stress payment, so it runs higher than what you would actually pay while interest-only.

Two details change how you read it. First, taxes and insurance are not part of the qualifying payment. It is principal and interest only. Second, the payment is built on the full line, not on what you draw. A bigger line means a bigger test payment even if you borrow less.

Whether the first-mortgage payment joins the test on a second lien is a point to confirm on the file. The lender’s own coverage calculation governs.

Run the numbers on a duplex. The figures below are illustrative modeled ratios, not market data, and the lender’s calculation governs. In both setups the line size is the same, so the difference comes from the rent figure and not from the payment.

  • Long-term setup: the lease and the appraiser’s market rent line up, and coverage on the full line comes out near 1.25x. That clears 1.10x.
  • Same duplex, just converted from Airbnb: you sign a 12-month lease below the rent the first setup produced, so coverage on the same full line comes out near 1.05x. That falls short.
  • The adjustment: because the test runs on the whole credit limit, a modestly smaller line lowers the stress payment and can lift the ratio past 1.10x.

An owner whose nightly income looks strong may feel the 1.05x is unfair. The test does not use that income.

Leverage, Credit and Line Terms

The tiers depend on the lien position and your credit score. These are ceilings and floors, not offers, and all are subject to underwriting through select programs.

  • Up to 70% CLTV on a non-owner-occupied rental, at a 720 credit score or better.
  • Lines run from $50,000 to $500,000.
  • There is no second-lien tier below 720. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
  • Up to 75% LTV on a rental at 740 or better, and 70% LTV from 700 to 739, on lines up to $500,000.
  • Lines above $500,000, up to $1,000,000, carry a 65% LTV ceiling at 720 or better.
  • The first-lien credit floor is 700.

A first lien exists only on a rental with no mortgage. If you keep a first mortgage, the second lien is your path, and it needs 720.

The credit file also carries a mortgage-history test. There can be no 30-day mortgage late in the last 12 months. At least 48 months must have passed since a bankruptcy, foreclosure, short sale or deed-in-lieu.

Draws and terms:

  • At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000.
  • Later draws are at least $5,000 each.
  • The draw period is 5 years, interest-only on the drawn balance.
  • A 25-year fully amortizing repayment period follows, for a 30-year maturity.
  • The rate is variable.

No reserves and no cash to close are required. A borrower can hold at most 5 loans or $2,500,000 with the program. Eligible borrowers are US citizens, permanent residents, and non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.

What Else Can Stop the File?

Value comes first. Lines up to $400,000 use either an automated valuation with a property inspection report or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.

The property type also matters. Eligible properties include single-family homes, PUDs, townhomes, two-to-four-unit buildings, and warrantable and non-warrantable condominiums. Lots up to 10 acres are eligible. These types are not eligible on this program:

  • Rural-designated property
  • Row homes
  • Condotels
  • Commercial or agricultural property
  • Leaseholds and land trusts
  • Age-restricted communities
  • Mixed-use property
  • Modular homes

A declining-market flag lowers the leverage ceiling by 5 points. Hazard insurance must cover both liens, with flood coverage where required.

Then there is the waiting period. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

This matters if you recently bought a house to run as an Airbnb and are now thinking about switching it to a lease.

Which Tool Fits Which Investor?

Think about how the property is held, how it is rented, and what you want to do with the equity.

You rent long term, hold a first mortgage you want to keep, and want a revolving line. The DSCR HELOC as a second lien fits, if your credit reaches 720 and the coverage clears.

You rent long term, own the property free and clear, and want a line. The first-lien version fits, with the tiers above.

You run nightly stays and want cash from the equity. A DSCR HELOC does not fit until a lease exists. A DSCR cash-out refinance may fit better, since some programs underwrite short-term income differently.

You hold the rental in an LLC. An investment HELOC qualified on personal income typically points to title in your own name. The DSCR line can stay in the LLC, subject to program terms.

A cash-out refinance replaces your first mortgage with a new one. A second-lien HELOC leaves it alone. That is the real trade-off. The cash-out gives one loan and one payment, but you give up the first mortgage you already have. The HELOC leaves the first mortgage untouched and adds a variable-rate line behind it.

A mixed portfolio can use both. A personal-title property can carry a personal-income HELOC while an LLC-held rental carries a DSCR line.

What Can Go Wrong With Any HELOC?

Three risks apply to every home equity line, whatever the underwriting method.

The line is open-end credit, so you can borrow again as you repay. The CFPB says a lender may stop additional draws if the home’s value drops significantly. It also warns that monthly payments are often significantly higher once repayment begins. Plan for the step from interest-only to full amortization.

The rate moves. The FTC notes that home equity lines usually carry a variable rate. It also warns that you can lose the property if you fall behind. On a rental, that means the rent has to keep covering a payment that can change.

Finally, a second lien sits behind the first mortgage. Both are secured by the same property. Treat the combined exposure as one number.

Common Mistakes Before You Apply

  • Assuming booking income counts. The line uses a lease and the appraiser’s market rent.
  • Sizing the line to what you plan to draw. The test runs on the entire credit limit.
  • Forgetting the property exclusions. Condotels, row homes and rural-designated property are out.
  • Applying too soon after a purchase or refinance. The two six-month clocks apply.
  • Treating a condition like a vacant unit as minor. A two-to-four-unit property may have at most 1 vacant unit.

Before you apply, gather these:

1. The signed lease, and three months of rent receipts if the lease is above market.

2. The vesting details, including LLC documents and guarantor information.

3. Your first-mortgage balance, if any.

4. The property’s address, to confirm it is in an eligible state and property type.

5. A rough sense of line size, since the stress payment is built on the full limit.

Frequently Asked Questions

Can an Airbnb with no lease qualify for a DSCR HELOC?

Not on this program. A lease in place is required, and the rent used for the lender’s review is the lesser of the appraisal’s market rent and the lease, unless three months of rent receipts support a lease above market. If you sign a long-term lease, the property can be reviewed like any other rental. Subject to lender guidelines and underwriting.

Does a DSCR HELOC count my Airbnb income?

No. Booking history, platform statements and projected nightly income are not the rent used for financing review. The rent comes from the lease and the appraiser’s market rent schedule. If your goal is to have booking income counted, a different DSCR product may fit better, and that is a conversation to have with a broker.

How long do I have to own the rental before applying?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). Both clocks apply whether you run the property long term or nightly. A recent purchase or refinance can delay the file until both have run.

Can my LLC hold title on the rental?

Yes, subject to program terms. The LLC can be the owner, and its members sign as guarantors. This is one reason investors with LLC-held rentals look at DSCR lines before personal-income lines.

Is a HELOC or a cash-out refinance better after I switch to long-term?

It depends on the first mortgage. If you want to keep it, a second-lien line leaves it alone. If you want one new loan that replaces it, a cash-out refinance does that. The property, the equity, your credit and your plans decide which fits. Both are reviewed individually, subject to lender guidelines.
