The Quick Read: A cash-out refinance on an operating Airbnb is underwritten mostly on the property’s own booking record, not on the borrower’s personal income. Across the wholesale network, short-term rental cash-out generally tops out at 70% LTV, with a 640 minimum score and about 12 months of hosting history, all subject to lender guidelines.
- Standard long-term rentals go higher on leverage than short-term rentals do.
- Expect about 12 months of host history, tied to platform payouts and bank deposits.
- Coverage on the refinance has a 1.00 floor, and it is measured against the new, larger payment.
- The appraisal values the real estate only. Business income and furnishings are not counted.
- Short history does not end the conversation, but it changes which income method a lender reviews.
A typical candidate has a property that has been hosting for a while and real equity, and wants to pull cash out without a lender asking for two years of tax returns. This article walks through how the file gets built, step by step.

Key Terms Defined
Trailing 12-month (T-12) income: The gross booking income a property actually produced over the most recent twelve months.
Hosting history: The length of time the property has operated as a short-term rental, shown through platform and bank records.
Ownership seasoning: The length of time you have held title. It is a separate clock from hosting history.
Form 1007: The appraiser’s rent schedule, which estimates monthly market rent for a long-term lease.
Expense factor: A percentage taken off gross short-term income before coverage is calculated.
DSCR (debt service coverage ratio): Monthly rent or qualifying income divided by the full monthly obligation: principal, interest, taxes, insurance and any HOA dues.
How Does Underwriting Treat Airbnb Income on a Cash-Out?
A refinance of an operating short-term rental is generally underwritten on the property’s own booking history. A purchase has no history to examine, so it can lean on an appraiser’s analysis or a market projection. A refinance has actual numbers, and those numbers carry the most weight.
Most programs in the network want about 12 months of hosting history. The proof is platform earnings exports from Airbnb or Vrbo, property-manager reports if you use one, and bank statements showing the matching deposits. The three should tie to each other. Where the platform shows one total and the bank shows another, the file stalls while someone reconciles it.
The qualifying figure is not your gross revenue. Lenders typically apply an expense factor to account for higher operating costs on short-term stays. Platform fees and cleaning costs can reduce the net figure further.
The Appraisal Step: What the 1007 Can and Cannot Do
The standard rent schedule was built for long-term leases. Fannie Mae’s Appraiser Update says the form was not designed for properties used as short-term rentals, because it calls for an indicated monthly market rent and needs comparables leased on a monthly basis. The form cannot be used to estimate a nightly fee. That is a contrast point only; agency rules do not govern these loans.
McKissock Learning makes the same point from the appraisal-education side. The form documents monthly rent, not nightly rent or business income. An appraiser cannot fold business income into the value of the real estate, and the lender decides the final income figure.
Some appraisers add a separate narrative called a short-term rental projected income analysis. Class Valuation describes it as an addendum outside the 1007 itself.
Why this matters on a cash-out: LTV is applied to appraised real-property value. Strong bookings do not raise the value the loan is sized against. Multiplying a nightly rate by 30 does not produce a monthly rent either.
Walking Through the File, Step by Step
1. Confirm the property is operating now. The lender needs current booking activity, not a former listing.
2. Assemble the history. Pull twelve months of platform exports, manager statements and the bank statements where payouts land. A separate deposit account for the rental keeps this clean.
3. Order the appraisal. One appraisal gives the real-property value and the long-term market rent from the 1007. It may include an STR income narrative.
4. Pick the income method. The lender reviews actual history, a market projection, or the 1007 rent, depending on the program.
5. Apply the expense factor. Gross income is reduced before coverage is run.
6. Run coverage on the new payment. A cash-out raises the balance, which raises the full monthly obligation. Coverage on the new loan can be much thinner than on the old one.
7. Clear the property items. These include proof the use is permitted at the address, insurance that names short-term use, and entity documents if the loan is held in an LLC, subject to lender program eligibility.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Two Clocks: Ownership Seasoning vs. Hosting History
Two separate clocks apply, and they are easy to confuse. Seasoning is how long you have owned the property. The common expectation for cash-out across the network is about 6 months. Hosting history is how long the property has operated as a short-term rental, and the expectation is about 12 months.
| Clock | What it measures | Typical expectation |
|---|---|---|
| Ownership seasoning | Time on title | About 6 months |
| Hosting history | Time operating as an STR | About 12 months |
The clocks run independently. Someone who bought a turnkey Airbnb with a seller’s history may satisfy one and not the other. Someone who owned a long-term rental for years and just converted satisfies seasoning and has almost no hosting history. Each case gets reviewed against the program’s own rules.
Income Methods Compared
| Method | When it applies | Trade-off |
|---|---|---|
| Actual history (T-12) | Property has about 12 months of bookings | Strongest evidence, but seasonality is averaged in |
| Market projection | Short or no history, where a program allows it | Not every program allows it on a refinance |
| 1007 long-term rent | Fallback when history is short | Often below true short-term income |
So a property that clears coverage on Airbnb income can look thin on paper if the program falls back to the 1007. Some programs use the higher of documented short-term income and the 1007. Others use actuals only. Across the network, these differ by lender.
In the network, the projection route is program-specific, and it is not something to assume on a refinance.
A Worked Coverage Example
Say a property produces gross bookings that, after the expense factor, leave net qualifying income that is 1.60 times the old payment. That looks comfortable. Now the owner takes cash out at 70% LTV on a short-term rental, and the balance rises. The new full payment is meaningfully larger, and the same income now covers it at roughly 1.15x. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
That still clears the 1.00 floor on a refinance, but the cushion is much smaller. Push the cash-out harder and coverage can drop under 1.00, which takes the file outside the standard 1.00 programs. Select lenders in the network offer coverage below 1.00, with leverage and terms adjusted. That is a separate path, not a lower floor on the standard one.
Clearing 1.00 is also not the same as positive cash flow. Repairs, vacancy, management, utilities and capex sit outside the calculation. A short-term rental carries more of those than a long-term lease does.
Where the General Rule Breaks
Recent conversion from long-term to STR. Only the months since the switch tell the short-term story. With under 12 months, the common outcomes are falling back to the 1007 rent or waiting and seasoning the record. A summer conversion also means the record includes your best months and none of the slow ones.
Former Airbnb now rented long-term. The old history is no longer current. The lender counts what the property produces today.
Partial history. A few lenders have funded on shorter actual performance. It is program-specific and should not be assumed.
Seasonal markets. A twelve-month average smooths peaks and troughs. One strong season can be diluted by a weak winter, and timing the application right after a strong stretch can help the trailing figure.
Property manager or mixed payouts. If payouts run through a manager or land in an account that also holds personal funds, the deposits are harder to tie out. Cleaner separation means fewer questions.
Unclear legal use. If a permit, registration or HOA permission is missing or ambiguous, the file can stall regardless of income.
Multi-unit property. The 1007 is built for one-unit homes, so these properties use a different rent schedule, and the documentation path can differ.
What Else Decides the Outcome
Credit matters. The short-term rental minimum is 640, and stronger scores support stronger terms. Reserves vary by lender, leverage, loan size and transaction type, commonly around 6 months of PITIA, and loans above $1,500,000 typically step up. Standard programs reach loan sizes up to $3,000,000, with balances below the standard minimum routed through select lenders.
Properties that fall outside these programs include manufactured homes, log homes and barndominiums. They are not offered.
A larger equity cushion lowers the payment and can lift coverage, but it never erases leverage caps, credit floors, reserve rules or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.
What the Decision Looks Like in Practice
Start with the 1007 number. If the property clears coverage on long-term rent alone, short-term upside does not decide the file. If it only works on short-term income, then the documentation path decides everything, and the work is in the records.
Then size the cash-out against coverage before applying, not after. The calculator on the site gives an illustrative estimate you can adjust. It is not a quote.
Finally, decide whether to wait. An investor sitting at nine months of history with a seasonal market may do better to season the record than to take a thinner fallback. Qualification stays subject to lender guidelines and property review.

Frequently Asked Questions
How much Airbnb history do I need for a cash-out refinance?
About 12 months of host history is the common expectation for short-term rental collateral. It is shown through platform exports and matching bank deposits. Programs differ, and shorter records may route to a fallback method.
Does the appraiser count my Airbnb income?
No. The appraiser values the real estate, and the 1007 rent schedule reflects monthly long-term rent. Fannie Mae’s Appraiser Update notes the form cannot estimate a nightly fee. The lender decides how income is counted.
What is the maximum cash-out LTV on a short-term rental?
Up to 70% LTV on short-term rental collateral across the network. Standard long-term rentals reach around 75% on a cash-out. Both depend on credit, coverage and property review. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.
Do I need tax returns or pay stubs?
Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines. Personal income documents are generally not the focus. Property income, licensing, insurance, appraisal and entity documents still are.
What if I only just converted to a short-term rental?
Only the months since the switch count as hosting history. The file may fall back to the 1007 long-term rent, or you may season the record first. The right choice depends on whether the property clears coverage on rent alone.
Is 1.00 coverage enough?
It is where select programs start, and short-term rental refinances have a 1.00 floor. Stronger ratios open better terms. Separately, select lenders offer coverage below 1.00 with leverage and terms adjusted.
