Where to Get a Short-Term Rental Cash-Out Refinance to BRRRR an Airbnb

Where to Get a Short-Term Rental Cash-Out Refinance to BRRRR an Airbnb

The Quick Read: The place to get one is a DSCR lender, reached directly or through a broker that places files across several lenders, because these loans qualify primarily on property-level rental income covering the payment, subject to lender guidelines, rather than on personal tax returns.

  • Cash-out on a short-term rental typically tops out around 70% LTV across select lenders in the network.
  • Expect a 640+ credit score and about 12 months of hosting history, with 1.00 as the coverage floor on a refinance.
  • The appraisal sets the cash-out amount. The income documents set the coverage ratio. Those are two separate tests.
  • Some lenders only run a long-term rent schedule on an Airbnb, which can understate the income badly.
  • Pick the lender before you buy, not after the rehab is done.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

What Is a Short-Term Rental Cash-Out Refinance in a BRRRR?

It is the “refinance” step of buy, rehab, rent, refinance, repeat, applied to a property run as an Airbnb or VRBO instead of a long-term rental.

Two things change with a short-term rental. The “rent” step becomes building a booking history. And the refinance is underwritten on the property’s income through a DSCR loan, not on the borrower’s W-2s. DSCR compares monthly rent to the full monthly obligation: principal, interest, taxes, insurance, and any HOA dues. Nothing else goes into the ratio.

That last point matters. Clearing 1.00 does not mean the property produces positive cash flow. Repairs, vacancy, management, utilities, and capex all sit outside the calculation, and an Airbnb carries more of those costs than a long-term lease does.

Why Don’t Banks Do This Refinance?

Large retail lenders mostly decline it because their process was built for owner-occupied homes and long-term leases. Income from a short-term rental behaves like an operating business, and standard appraisal forms were not built to measure that. HousingWire notes that Form 1007 was designed solely to estimate long-term monthly market rent.

Agency-style conventional refinances also carry their own seasoning clock, commonly six months before cash-out. That is a contrast point only. DSCR loans are not agency products, so those rules do not govern them. A DSCR loan is sized on the property’s income rather than the borrower’s tax picture, which is a major reason an investor might consider one.

Where Can You Actually Get One?

You get one from a DSCR lender that explicitly accepts short-term rental income, and the practical way to compare several is through a mortgage broker with a wholesale network. Lendmire is a broker that arranges these loans through select lenders in its network, with DSCR investor loan programs across 40 states plus Washington, D.C.

The lender types differ in ways that matter for a BRRRR:

Lender type Best for Trade-off
Single DSCR lender One known program One set of overlays
Broker with network Comparing guidelines Broker arranges, lender approves
Large retail lender Owner-occupied files Rarely fits STR cash-out
Hard money or bridge Buy-and-rehab stage Short-term; refinance still needed

The broker route has a real advantage on this particular loan. Lenders differ sharply on how they treat Airbnb income, and a network sees many sets of guidelines at once. Someone placing a file can match it to a program that counts platform history instead of one that runs a long-term rent schedule only. Lendmire’s complete DSCR loans guide covers the wider product family.

How Does Underwriting Treat an Airbnb Refinance, Step by Step?

Underwriting runs two parallel tests: value and income. They are not the same test, and one can pass while the other fails.

1. Acquire and rehab. The investor buys with cash or short-term debt and renovates. Planning the refinance before the purchase is the standard advice, because the lender’s rules decide how the rehab is financed.

2. Stabilize. The property gets furnished, licensed, and listed. Most short-term programs expect about 12 months of hosting experience, which is landlord or host history, so a first-time host should ask early how a lender treats a new listing.

3. Choose the income evidence. Three methods appear in practice: a long-term market rent schedule, trailing platform or management statements, and a third-party projection such as AirDNA. Each can produce a different coverage figure on the same address.

4. Appraise for value. The appraisal sets the after-repair value that sizes the cash-out. Per Class Valuation, Form 1007 cannot support short-term income, so appraisers use a narrative addendum titled Short-Term Rental Projected Income Analysis.

5. Underwrite coverage. Income is divided by the full monthly obligation. On a short-term rental refinance, 1.00 is the coverage floor on programs in the network.

6. Pay off the bridge. Cash-out is what remains after the payoff, closing costs, and prepaids. Because it rests on LTV times appraised value, a strong appraisal moves the number more than rent does.

Across the programs in Lendmire’s network, short-term rental cash-out generally tops out around 70% LTV, against about 75% on standard long-term rentals. Short-term rental purchases can reach 75%. Typical minimum credit is 640, and loan amounts run up to $3,000,000 on standard programs. Reserves vary by lender, leverage, loan size, and transaction type, and commonly sit around six months of PITIA. All of this is subject to lender guidelines and individual underwriting.

Key Terms Defined

BRRRR: Buy, rehab, rent, refinance, repeat, a method for recycling the same capital into the next purchase.

DSCR: Debt service coverage ratio, meaning monthly rental income divided by the monthly principal, interest, taxes, insurance, and HOA dues.

Seasoning: The length of time a borrower must own a property before a lender will refinance it at current value.

Form 1007 and Form 1025: Appraisal rent-schedule forms for single-family and 2-4 unit properties, built to estimate long-term market rent.

After-repair value: The appraised value once renovations are complete, which sizes the cash-out.

Delayed financing: An agency exception that skips seasoning for cash purchases but limits proceeds to what was paid.

What Structures and Variations Exist?

Several variations change how a file is sized, and the choices interact.

Income method. Documented history is usually accepted at face value. Projections are often discounted, so a lender may count less than a full projected figure. A host with under a year of history should ask which method each program uses before committing to a lender.

Term structure. The spine of the network is the 30-year fixed. Extended 40-year terms and interest-only periods are available through select lenders, and ARM structures exist for investors who want them. Above $2,500,000, the network generally holds to 30-year fixed.

Coverage tiers. 1.00 is where many select short-term programs start. Stronger ratios open better pricing and leverage. Separately, a select-lender path takes coverage below 1.00 with leverage and terms adjusted. That is a different program from the 1.00 tier, not the same one with a lower floor. Reduced leverage and stronger credit are part of the bargain.

Down payment. A larger down payment lowers the monthly obligation and can lift the ratio, but it never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Property type. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs.

Where Does the General Rule Break?

Lenders that run only a 1007 on an Airbnb. This understates qualifying income. Class Valuation notes the result is an artificially low coverage ratio. A property that earns well on the platform can look weak on paper, which is why program selection matters as much as the property.

Delayed financing as a false shortcut. This agency concept skips seasoning but gives up pulling out created equity, and the purchase must generally be funded with money not secured by the subject property. It does not apply to DSCR files and does not return rehab spend. It is useful only as a contrast.

Rehab-heavy deals. If renovation spend is large against the purchase price, the refinance depends almost entirely on the appraisal. A low appraisal shrinks cash-out directly, and no amount of strong booking history fixes it.

Local rules. Short-term rental rules can vary by city, county, HOA, and property type. If a rule eliminates short-term income as a basis, the file has to work on long-term rent. That sometimes means coverage below 1.00 and a different program.

What Does the Decision Look Like in Practice?

Picture an investor who bought a dated three-bedroom, funded the rehab with short-term debt, and now has roughly a year of platform statements. The first question is which lender will count those statements. The second is whether the appraiser will support the after-repair value at 70% LTV, the short-term rental cash-out ceiling. Pulling cash out depends on the lower of those two outcomes. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Now flip it. An investor with only a few months of history faces a harder choice: wait for more seasoning of the income, or take a lower-leverage structure that leans on a long-term rent schedule. Waiting costs time in the bridge loan. Taking the lower structure leaves more capital trapped. Neither is wrong. It depends on how much the bridge costs and how fast the next purchase must close.

For an investor with strong numbers on both the appraisal and the income, short-term cash-out can recycle capital cleanly. For an investor whose thesis only works if everything goes right, a short-term cash-out is thin, and a longer hold may be the sounder call. Lendmire’s piece Top Short-Term Rental Cash-Out Refinance Providers to Finish a BRRRR Deal goes deeper on that endgame.

Model conservatively. Rising taxes, insurance, and operating costs can break the math if income assumptions run too high. Tax treatment varies; consult a qualified professional.

Questions to Ask Before You Pick a Lender

  • Does the program count platform history, a projection, or only a long-term rent schedule?
  • What LTV applies to a short-term rental cash-out, and does it differ from the purchase?
  • How much hosting history is expected, and does a new listing qualify?
  • What seasoning does the program require before a cash-out?
  • Are terms such as interest-only or extended amortization available, and on which files?
  • Which property types are eligible?

Frequently Asked Questions

Can you do a cash-out refinance on an Airbnb?

Yes, through DSCR lenders that accept short-term rental income. Across select lenders in the network, short-term cash-out generally tops out around 70% LTV, with a 640+ credit score and about 12 months of hosting history expected. Coverage is measured against a 1.00 floor on refinances. Eligibility depends on lender guidelines, the property, and the borrower.

Is a seasoning period required?

Usually, yes, though it varies by lender. Across most of the network, about six months of seasoning is the common expectation for cash-out. Agency delayed financing is a different concept and does not govern DSCR files.

Will the appraisal count my Airbnb income?

Not through the standard rent schedule. Form 1007 estimates long-term market rent only. Appraisers instead add a short-term rental projected income analysis as a narrative addendum, and the appraisal value is separate from how the lender tests your income.

Do I need a long-term lease?

Not necessarily. Programs built for short-term rentals generally look at platform history or an accepted projection, and some lenders will use the greater of the short-term figure or a rent schedule. Lenders that run only a rent schedule are a poor fit for Airbnbs.

What if my coverage lands below 1.00?

Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. A larger down payment can also help the ratio, though it does not remove other caps or credit floors.
