What Is a Short-Term Rental Cash-Out Refinance on a Furnished or Corporate Housing Rental?

What Is a Short-Term Rental Cash-Out Refinance on a Furnished or Corporate Housing Rental?

The Quick Read: It is a new, larger loan on a furnished rental that pays off the old loan and puts the leftover equity in the owner’s hands, with the lender testing the property’s rental income rather than the owner’s personal income. How the rental is classified decides everything: nightly or weekly stays are treated as short-term-rental collateral, while furnished stays of about 30 days or more generally read as lease-based.

  • Short-term-rental collateral on a cash-out typically tops out around 70% LTV, and a standard long-term rental cash-out can reach about 75%.
  • Short-term-rental files typically expect a 640+ credit score and about 12 months of hosting history, subject to lender guidelines.
  • A coverage ratio of 1.00 is where select programs start. At that level, rent covers the payment, but the property does not necessarily cash-flow.
  • There is no separate corporate-housing loan. Corporate stays are underwritten on a lease or market rent.
  • A bigger cash-out raises the payment and thins coverage, so income can cap the loan before the leverage limit does.

What Does the Loan Actually Do?

A cash-out refinance swaps your current mortgage for a bigger one. The difference, after payoff and costs, comes to you as cash. On a furnished rental, the lender reviews the property’s rental income under a DSCR structure: monthly rent divided by the full monthly payment (principal, interest, taxes, insurance, and HOA dues if any). The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The complete DSCR loans guide covers the basics.

Lendmire is a broker. It arranges these loans through select lenders in a wholesale network covering 41 markets, including Washington, D.C. The lenders review and approve. Every file is underwritten individually, and nothing here is a commitment to lend.

Is a Furnished Rental Treated as a Short-Term Rental?

It depends on the length of stay. Nightly and weekly bookings (Airbnb, VRBO) are short-term-rental collateral. Furnished stays of about 30 days or more, including corporate housing, generally read as lease-based.

Rental type How income is shown Typical lender stance
Nightly or weekly (Airbnb/VRBO) Platform statements, manager statements, deposits STR collateral, lower cash-out leverage
Furnished 30+ day stays Signed lease, proof of payment Usually lease-based
Corporate or master lease Master lease, payment records Varies by program
Housing-company sublease Master lease, sublease, firm financials Heavier documentation

The right column varies by program. A 30-day label is not a guarantee, because short furnished increments can still draw short-term-rental scrutiny. Across the wholesale network, some programs accept a well-documented corporate lease at face value, and others look harder at short increments.

How Does the Appraisal Fit In?

The appraisal sets value, and value sets maximum leverage. It usually does not prove your furnished income. On a one-unit property the appraiser completes Form 1007, the single-family comparable rent schedule. On a 2-4 unit property the form is 1025.

Fannie Mae’s appraiser update explains that the 1007 documents monthly market rent from monthly-leased comparables. It was not designed for short-term rentals and cannot estimate a nightly fee. The same update calls multiplying a nightly rate by 30 incorrect. McKissock, an appraiser-education provider, adds that the form records monthly rent, not business income. That is a brief contrast only. These agency documents do not set DSCR program rules.

Some appraisers add a narrative short-term-rental income analysis, and its quality is not standardized. Multi-unit properties pair Form 1025 with supplemental nightly comp data or an addendum. Ask early which rent evidence a lender will accept on a furnished property. A lender that prices a furnished unit off unfurnished long-term comps can undervalue the income and shrink the loan.

How Is Income Proven Without a Standard Lease?

Evidence depends on the stay type.

  • Nightly stays: platform earnings statements, property-manager statements, and bank deposits. Some programs accept a market projection from a data tool, though under other programs a projection alone is not enough to qualify a loan.
  • Housing-company subleases: the master lease, the sublease, and the housing firm’s financials. This differs from a single-company master lease.

Many programs credit the lower of the lease rent and the appraiser’s market rent. A furnished premium may not count. If you charge well above market rent for a furnished unit, assume the lender may only credit the market number. Lenders also often haircut or average short-term-rental revenue before testing it, because operating costs run higher than on a long-term rental.

What Leverage and Credit Does Short-Term-Rental Collateral Face?

Short-term-rental collateral carries tighter limits than a standard rental. Across the network, typical ranges look like this, subject to lender guidelines:

Item Short-term rental Standard long-term rental
Cash-out LTV Up to 70% Around 75%
Purchase LTV Up to 75% Typically 75%-80%
Credit score 640+ Most want about 660
Coverage floor 1.00 on purchase and on refinance 1.00 where select programs start
Experience About 12 months of hosting None specific

Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. That is a separate path from programs built on a 1.00 floor.

Loan sizes run up to $3,000,000 on standard programs, and balances below the standard-program minimum route through select lenders in the network. Above $2,500,000 the network generally holds to 30-year fixed structures. Reserves vary by lender, leverage, loan size, and transaction type. About 6 months of PITIA is common, and loans above $1,500,000 typically step up to about 9 months.

The spine is the 30-year fixed. Extended terms such as 40-year and interest-only periods are available through select lenders, and ARM structures exist for investors who want them.

How Is the Cash-Out Amount Sized?

The loan is the lower of two limits: what the leverage cap allows and what the rental income can support. Both tests must clear. A larger down payment or more equity helps leverage, but it never erases credit floors, reserve rules, or property eligibility.

Run the logic on a furnished rental valued at a round $500,000 with a modest existing balance. At the 70% short-term-rental cash-out ceiling, equity limits the loan. But a bigger loan raises the payment, and coverage thins as more equity is pulled. If coverage lands near 1.0x, the income may cap the loan before the leverage limit does. The owner then pulls less than the equity math suggests.

Pulling the maximum is not always smart. Coverage clearing 1.00 means rent covers the payment. It does not mean the property cash-flows after repairs, vacancy, management, utilities, and capex, none of which sit in the calculation. A thin-coverage loan on a seasonal income stream leaves little room for a slow quarter.

What About a Short Hosting History?

Twelve months of hosting is the usual expectation on short-term-rental collateral. Investors with a short record, say a few months of nightly income on a recently bought property, have options, though each trades something away. Some programs underwrite on long-term market rent instead of hosting history, as explained in Lendmire’s piece Short-Term Rental Cash-Out Refinance Requirements When Your Mortgage Is Almost Paid Off. Others lower the cash-out cap or adjust terms.

About 6 months of seasoning is the common expectation on cash-out across most of the network. A recent purchase is documented by the settlement statement, and files that assume seasoning away get sent back.

Does Market Seasonality Matter to Lenders?

Yes, and it is why lenders discount nightly income. AirDNA’s September review reported listing growth of 1.6%, the lowest since the pandemic, with September average daily rate at $254 and occupancy at 53.6%. ShortTermRentalz reported AirDNA’s midyear outlook of 57.4% average occupancy for the year. Income swings by season and market, so expect a lender to haircut it.

Key Terms Defined

Cash-out refinance: a new loan larger than the old one, with the difference paid to the borrower.

DSCR: monthly rent divided by the full monthly payment on the property.

Form 1007: the appraiser’s rent schedule for one-unit properties, built on monthly lease comparables.

Form 1025: the appraisal form for 2-4 unit properties, with an operating income statement.

Seasoning: the minimum time you must own the property before cash-out is available.

Master lease: a lease where a company or housing provider rents the whole property.

Common Misconceptions

1. The appraisal proves my Airbnb income. It does not. The rent schedule reflects monthly lease comps.

2. Corporate housing has its own loan. No separate corporate product exists. It underwrites as a lease-based or mid-term rental.

3. A furnished premium always counts. Programs often credit the lower of lease rent and appraised rent.

4. Strong Airbnb income can make up for a weak property. It cannot. The property’s rental income must still cover the payment, and credit floors and property eligibility still apply.

5. Maximum cash-out is the smart pull. Coverage can cap the loan first.

When Is Cash-Out the Wrong Tool?

Skip it when the payment would sit close to the rent and the income is seasonal. A rate-and-term refinance or holding the current loan may serve better. Selling is a legitimate option when the numbers get tight. Converting to a long-term lease and refinancing afterward is another route some owners take.

Check property type too. Manufactured homes, log homes, and barndominiums are not offered in these DSCR programs. Entity papers matter if the property sits in an LLC, subject to program terms. Insurance should fit short-term-rental use.

Prepayment penalties are common on DSCR loans. Terms differ by program, so ask before you commit.

Documents to Gather

1. Twelve months of platform earnings statements or manager statements, for nightly stays.

2. Signed leases or master leases and proof of payment, for 30+ day furnished stays.

3. Entity documents, if the property is held in an LLC.

4. Current insurance that fits the use.

5. Reserves documentation, such as account statements.

6. The settlement statement, if the purchase is recent.

Clean paperwork gives the lender fewer preventable gaps to review. It does not guarantee approval.

Frequently Asked Questions

Can a furnished corporate housing rental get a cash-out refinance?

Yes, though it underwrites as a lease-based rental rather than a short-term rental when stays run about 30 days or more. The lender looks at the signed lease or the appraiser’s market rent, often whichever is lower. Terms vary by program and lender guidelines.

How much cash can I take out of a short-term rental?

Short-term-rental cash-out typically tops out around 70% LTV, with about 6 months of seasoning common. Coverage can cap the loan lower. Both the equity test and the income test have to clear, subject to lender guidelines.

Does the appraisal count my Airbnb income?

Usually not. The appraisal sets value, and income comes from platform statements, manager records, or an accepted projection. Some appraisers add a narrative analysis, but quality varies.

Do I need 12 months of hosting history?

About 12 months is the usual expectation on short-term-rental collateral. Some programs use a long-term rent basis instead, with leverage and terms adjusted.

Does clearing 1.00 coverage mean the rental makes money?

No. It means rent covers the payment. Repairs, vacancy, management, utilities, and capex sit outside the calculation.
