The Quick Read: Yes, you can pull cash out of a short-term rental on a DSCR loan, and select lenders in Lendmire’s wholesale network offer interest-only periods that lower the payment tested against rent. The appraised value caps the loan size, so the interest-only option helps only with the coverage ratio.
- Cash-out on a short-term rental (STR) typically tops out at 70% LTV.
- Expect a 640+ credit score and about 12 months of hosting history.
- The coverage floor is 1.00 on a refinance, subject to lender guidelines.
- Interest-only is available through select lenders, and the payment steps up when the period ends.
- Clearing 1.00 does not mean the rental makes money after repairs, vacancy, and management.
Most STR owners already know the pain. A bank looks at a property earning strong Airbnb income and wants to see two years of personal tax returns instead. A DSCR loan flips that. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. This guide walks through how an interest-only cash-out works, where the rule bends, and how to decide whether it fits your property.

Key Terms Defined
DSCR (debt service coverage ratio): monthly rental income divided by the monthly housing obligation on the loan.
PITIA: principal, interest, taxes, insurance, and association dues, the full payment a standard amortizing loan is tested on.
Interest-only (IO) period: a stretch of years when you pay only interest, so the balance does not shrink.
Amortization: the schedule that pays the balance down over time through principal payments.
LTV (loan-to-value): the loan amount as a percentage of the appraised value.
Seasoning: the waiting period a lender wants between buying a property and refinancing it. About 6 months is the common expectation for cash-out across most of the network.
Cash-out refinance: a new, larger loan that pays off the old one and hands you the difference.
What Is an STR Cash-Out Refinance With Interest-Only?
It is two choices stacked together. The cash-out part replaces your current mortgage with a bigger one and pays you the extra. The interest-only part sets the first stretch of the new loan so you pay interest alone, which makes the monthly obligation smaller.
DSCR loans sit in the non-QM world, meaning they fall outside standard agency-style mortgage rules. Scotsman Guide reports that some non-QM lenders will lend below 1.0 coverage when other assets offset the shortfall. That tracks with what the network shows: the standard path starts at 1.00, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted.
Term structures vary. The spine of the network is the 30-year fixed. Extended terms such as 40 years and interest-only periods are available through select lenders, and ARM structures exist for investors who want them. Above $2,500,000, the network generally holds to 30-year fixed structures.
How Underwriting Treats It, Step by Step
Underwriting works through a series of steps built around two questions: does the value support the loan, and does the income support the payment? You must pass both. A big gap on one never erases a miss on the other.
Step 1: Pick the income basis
Lenders typically look first at the property’s historical STR income. The other route is the appraiser’s rent schedule (Form 1007), which is a long-term rent estimate. On many STRs that figure sits well below what the property actually earns nightly.
Step 2: Apply an expense haircut
STR operating costs run higher than long-term rental costs, so lenders usually cut gross STR income before running the ratio. Treat that as a market range, not a promise. The rent used for lender review and expense treatment is set by each lender’s own guidelines.
Step 3: Build the payment side
On a fully amortizing loan, the lender divides rent used for lender review by PITIA. On an interest-only loan, principal drops out of the payment, so the denominator is smaller: interest, taxes, insurance, and association dues. Same rent, smaller payment, higher ratio.
Here is the catch. Programs do not all test the same way. Some test the actual interest-only payment. Others qualify the file on an amortized payment, even though you pay interest-only. Ask which test applies before you assume the lower payment sets your ratio.
Step 4: Cap the loan by value
The appraisal sets the leverage ceiling. On a cash-out of a short-term rental, the ceiling is typically 70% LTV. That figure is for STR collateral. A standard long-term rental cash-out tops out around 75% across most of the network. The coverage test then runs on whatever loan size the value allows.
Step 5: Clear the rest of the file
Credit, reserves, property condition, STR documentation, and insurance suited to STR use all still apply. Expect a 640+ score on STR files, and about 12 months of hosting history. Reserves vary by lender, leverage, loan size, and transaction type. About 6 months of PITIA is common, and loans above $1,500,000 typically step up to around 9 months. Loan sizes run up to $3,000,000 on standard programs.
Lenders may ask for platform earnings reports, bank statements, or a third-party income report to back up the numbers.
Does Interest-Only Increase Your Cash-Out?
Usually not. Value sets the cash-out ceiling. If your property appraises at a given number and the STR cash-out cap is 70% LTV, that cap applies whether you choose interest-only or full amortization.
Coverage is where interest-only can matter. Picture an STR whose income, after the lender’s haircut, lands just under 1.00 against a fully amortizing payment. Switching to an interest-only structure can lift the ratio over the line, while the loan size stays the same. The file simply passes a test it would have failed.
So ask which limit binds you, value or coverage. Only the coverage limit is one that interest-only can move.
Amortizing vs. Interest-Only: Side by Side
| Factor | Fully Amortizing | Interest-Only Period |
|---|---|---|
| Payment tested | PITIA | Often ITIA, program-dependent |
| Coverage ratio | Lower, same rent | Higher, same rent |
| Balance after period | Shrinks | Unchanged |
| Availability | Standard | Select lenders |
Where the General Rule Breaks
The recast. When the interest-only window ends, the payment steps up to full principal and interest, spread over a shorter remaining term. Rent that covered the early payment may not cover the later one. Your ratio can fall, and your cash-flow risk rises. Model both payments before you sign, not just the first one.
1007 vs. real STR income. If a program defaults to the appraiser’s long-term rent figure, a strong STR can look thin on paper. A program that accepts documented STR history may show a very different ratio on the same property.
Seasonal income. A beach cabin that earns most of its income in a few months looks different on a trailing twelve-month report than on a recent three-month snapshot. Lenders typically want the longer view, which smooths seasonality but also exposes slow stretches.
Sub-1.00 coverage. It is available through select lenders in the network, with leverage and terms adjusted. It is a different path from the 1.00-floor programs, not a lower floor on the same program.
Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A permit problem can erase the income your whole file is built on.
Ineligible property types. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs, however strong the rental income.
House-hacks. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s Regulation Z page lists credit extended primarily for a business purpose as exempt. An owner-occupied property you live in is not a pure DSCR file.
When Interest-Only Helps and When It Hurts
| Situation | Interest-Only Fit |
|---|---|
| Coverage is just under the floor | Often helps |
| Value is the binding limit | Adds nothing to cash-out |
| Plan to sell or refinance soon | Reasonable |
| Plan to hold long, thin margins | Risky at recast |
| Rent is volatile or seasonal | Test the recast hard |
Interest-only fits an investor who has a clear plan for the end of the period: a sale, a refinance, or rent growth that covers the step-up. It fits poorly when the strategy is to hold indefinitely and hope the numbers improve. You also build no equity through payments during the period. Your balance on the last day equals your balance on the first.
A 40-year amortization is the other lever. It lowers the payment by stretching the term and still pays down principal, though slowly. Extended terms are available through select lenders. Interest-only gives a bigger payment break in the early years, while the longer term gives a gentler, steadier path. Neither changes the LTV cap.
What DSCR Does Not Measure
On a fully amortizing loan, DSCR compares rent to PITIA only. Clearing 1.00 is not positive cash flow. Repairs, vacancy, management fees, utilities, cleaning, furnishing, and capital expenses all sit outside the calculation. An STR carries more of these than a long-term rental does.
A larger down payment, or in a refinance a lower loan balance, lowers the payment and can lift the ratio. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.
Per-property underwriting also means one strong Airbnb cannot rescue a weak second property. Each file stands alone.
Putting It Together: A Decision Walk-Through
Run the numbers on a modeled scenario. Say you own a lake-area STR with a year of hosting history, a 700 score, and a balance well below 70% of value. Qualifying income, after the haircut, covers the amortized payment at roughly 0.95x. That is under the 1.00 floor on the standard path.
You have a few paths. You could ask for a lender that tests an interest-only payment, which might push the ratio past 1.00. You could lower the loan amount by taking less cash out. You could look at sub-1.00 programs through select lenders, with leverage and terms adjusted. Each option trades something: the first adds recast risk, the second shrinks your proceeds, the third changes leverage and terms.
Then stress it. Rerun the file at the post-recast payment. If the ratio drops well below 1.00 and your cash reserves are thin, interest-only may be borrowing comfort from your future self.
What to Gather Before You Apply
- Platform earnings reports or bank statements showing about 12 months of hosting history.
- Proof of insurance suited to short-term rental use.
- Current mortgage statement and property details.
- Entity documents if the property is held in an LLC, subject to program terms.
- A signed business-purpose declaration.
- Evidence of reserves.
Every file is underwritten individually, and programs change. Treat the ranges here as guidance, not a commitment to lend.

Frequently Asked Questions
Does interest-only let me take out more cash?
No, not on its own. The appraised value and the 70% LTV ceiling on STR cash-out set the limit. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
Is the coverage ratio tested on the interest-only payment?
It depends on the program. Some select lenders test the actual interest-only payment. Others qualify the file on an amortized payment. Confirm which applies up front, since it can change whether the file clears 1.00.
What happens when the interest-only period ends?
The payment resets to full principal and interest. Because you paid no principal earlier, the balance is the same as day one, and the step-up can be meaningful. Model the later payment before committing.
How much hosting history do I need?
About 12 months is typical for STR files, along with a 640+ credit score. Lenders may ask for platform reports or bank statements to document income. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
Does a 1.00 coverage ratio mean the property cash flows?
No. The ratio compares rent to the housing payment only, so operating costs such as repairs, vacancy, management, and utilities never enter it.
