Short-Term Rental Cash-Out Refinance Requirements Through a Bank Versus a Non-Bank Lender

Short-Term Rental Cash-Out Refinance Requirements Through a Bank Versus a Non-Bank Lender

The Quick Read: A bank usually qualifies you as a person, while a non-bank DSCR lender qualifies the property, and that difference decides which route fits your short-term rental. Banks tend to lean on personal income, tax returns, and debt-to-income ratio, though some banks run property-based programs too. Non-bank investor lenders generally underwrite the rental income against the payment, subject to lender guidelines.

  • On short-term rentals, the network’s cash-out refinance tops out around 70% LTV, with a 640 minimum score on most files.
  • Expect about 12 months of hosting history and a 1.00 coverage floor on refinances.
  • Banks often ask for tax returns and personal income documents. DSCR lenders ask for the appraisal, rent evidence, credit, and reserves.
  • LLC vesting is common on the non-bank side, subject to lender program eligibility.
  • Clearing 1.00 on coverage is not the same as positive cash flow.

A bank fits the investor with clean, high personal income, few financed properties, and a relationship worth keeping. A non-bank DSCR lender fits the investor whose tax returns understate income, whose debt-to-income ratio is stretched, or who holds the property in an LLC. Lendmire is a mortgage broker, so it places files with either kind of lender through its wholesale network; the table below describes published industry norms for banks and the network’s programs for DSCR. Pricing is left out on purpose, because it lives in the calculator.

How Each Side Counts Short-Term Rental Income

A bank on a conventional-style loan usually starts with you, not the property. It reads your tax returns, your debt-to-income ratio, and how many mortgages you already carry. Rental income from an Airbnb-style property often gets discounted or treated cautiously, because a bank may see it as less predictable than a lease.

A DSCR lender starts with the property. DSCR means debt service coverage ratio: monthly rent divided by the full monthly obligation of principal, interest, taxes, insurance, and association dues (PITIA). Across the wholesale network, short-term rental files expect about 12 months of host experience, and many ask for platform statements matched to bank deposits. The appraisal typically includes a rent schedule, using Form 1007 for single-family homes or Form 1025 for 2-4 units.

Programs differ from one lender to the next, so treat each of these expectations as common practice rather than a fixed rule.

One more point on the DSCR side. Coverage compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation, so clearing the floor is not the same as profit.

What Each Route Asks For

Credit. On the network’s short-term rental programs, a 640 minimum score applies. Stronger scores generally open better leverage and terms. Banks set their own score expectations, and those are usually tied to the rest of your personal profile.

Leverage. For short-term rental collateral, the network’s cash-out refinance caps at 70% LTV, while a short-term rental purchase can reach 75% on the strongest files. LTV means loan-to-value: the loan balance divided by the property’s appraised value. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Coverage. The short-term rental refinance floor in the network is 1.00. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Value and rent coverage are separate tests, and whichever binds harder controls the loan size.

Reserves. Reserves are cash or liquid assets you hold after closing. They vary by lender, leverage, loan size, and transaction type, commonly around 6 months of PITIA, stepping up on larger loans. Banks set their own reserve rules.

Loan size and structure. Standard programs run up to $3,000,000, and above $2,500,000 the network generally holds to 30-year fixed structures. Interest-only periods and 40-year terms are available through select lenders.

Seasoning. Seasoning is the waiting period between buying a property and refinancing it. About 6 months is the common expectation across the network, and it varies by lender.

Property types. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs. Banks apply their own policies.

When a Bank Is the Better Fit

A bank can be the stronger route in a few situations:

  • Your personal income is high and well documented, and your tax returns reflect it.
  • You hold few financed properties and sit well inside any debt-to-income limits.
  • You have a long banking relationship, and the bank will consider the whole picture.
  • The property is held in your personal name and you have no plan to move it into an LLC.
  • The bank runs its own property-based program for short-term rentals, which some banks do.

The tradeoff is flexibility. Bank terms are decided one institution at a time, and a bank unfamiliar with short-term rentals may discount your host income heavily.

When a Non-Bank DSCR Lender Is the Better Fit

A non-bank DSCR lender usually wins when personal documentation is the obstacle. Self-employed investors with heavy depreciation often show less income on paper than the property actually produces. Investors who hit debt-to-income limits or financed-property limits on bank paper often move to property-based underwriting, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

It also fits investors who want the loan in an LLC. That works subject to lender program eligibility, and a personal guaranty is typical. The loan sizing is spelled out in published program tiers, so you can see the leverage and credit expectations up front.

Keep the downsides in view. Most DSCR loans carry a prepayment penalty, which affects the cost of exiting early. Maximum cash-out can also push the payment close to the rent, so coverage may pass while your personal cash flow thins. For a flip-style plan that renovates and refinances in a short window, a bridge loan may fit better than a DSCR purchase followed by a refinance. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

A larger equity cushion helps the payment and can lift coverage. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Key Terms Defined

  • DSCR: the property’s monthly rent divided by its full monthly payment obligation.
  • PITIA: principal, interest, taxes, insurance, and association dues.
  • LTV: the loan amount as a percentage of appraised value.
  • Seasoning: the waiting period before you can refinance a property you recently bought.
  • Non-QM: a loan that falls outside standard qualified-mortgage rules, often underwritten on alternative documentation.
  • Portfolio loan: a loan a bank keeps on its own books and underwrites under its own guidelines.

The Business-Purpose Frame

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s Regulation Z text treats credit to acquire, improve, or maintain non-owner-occupied rental property as business purpose. Owner-occupied or mixed-use situations are handled differently, as Compliance Alliance explains. A property you also use personally is not a clean investor file.

A Balanced Verdict

Neither route is better in the abstract. The bank route rewards strong personal income and simple ownership. The non-bank route rewards a strong property and offers more structural flexibility. If you are unsure, a broker that shops multiple wholesale lenders can match the file to the program, and the best fit for your situation depends on property, credit, leverage need, and documentation.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Frequently Asked Questions

Can a short-term rental be cash-out refinanced at all?

Yes, through both bank and non-bank routes. In the network, short-term rental cash-out refinances reach about 70% LTV, with a 640 minimum score and about 12 months of hosting history on most files. Each file is underwritten individually.

Do banks ever offer property-based programs?

Some do. A bank may run its own DSCR or portfolio program, and those behave more like non-bank programs than like a tax-return loan. Terms are set bank by bank.

Can I use an LLC?

Often, on the non-bank side, with a personal guaranty, subject to program terms. Banks more commonly lend to individuals, though some portfolio loans allow an LLC.

Does high DTI or a large portfolio block me?

On bank paper it can. Property-based underwriting looks mainly at rental coverage, credit, and reserves, so personal debt-to-income ratio plays a smaller role.

Is a prepayment penalty common?

Most DSCR loans carry one, and its length varies by program. Ask about it early, because it affects the cost of selling or refinancing again.
