The Quick Read: An investment property HELOC lets you borrow against the equity in a rental you own, and the lender judges you rather than the Airbnb’s bookings, so an out-of-state address changes lender footprint and logistics far more than it changes qualification.
- On this network, an investment line reaches a maximum of 70% CLTV (combined loan-to-value) and a maximum line of $500,000. The minimum credit score is 700, and a higher score does not buy more leverage.
- The property must be titled in your own name or in a revocable living trust. An LLC cannot hold title on this product.
- The line runs a 5-year interest-only draw followed by a 25-year repayment period, and the pricing floats the whole way.
- Airbnb income counts as net income on your filed returns, not as gross platform bookings.
What Is an Investment Property HELOC?
A HELOC (home equity line of credit) is a revolving credit line secured by a property you own. On an investment property, the collateral is a rental instead of the home you live in. The lender looks at your credit, your debts, and your documented income, and it sets a ceiling based on how much total debt the property can carry.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Supply is thin. Many lenders offer HELOCs only on a primary residence, and NerdWallet notes that not all lenders offer investment-property lines and that some limit them by location and by whether the home is rented year-round. The location limit is why “out-of-state” matters. It is mostly a question of which lenders will lend where, not a rule against distance.
Lendmire is a mortgage broker, not a lender. It arranges HELOC options through select wholesale partners, and every figure below is subject to lender guidelines and full file review.
How Does Underwriting Treat an Out-of-State Airbnb?
Underwriting looks at the borrower, step by step: credit first, then debts, then income. The property’s booking calendar is not the qualifying income. Out-of-state status mostly affects whether a lender operates in that property’s state and how you handle signing.
Here is the sequence a file follows on this network.
Step 1: Credit. An investment line needs a 700 minimum score. Both the 720 and 700 tiers reach the same 70% CLTV, so a higher score adds eligibility cushion rather than leverage. The report must be no more than 90 days old at closing.
Step 2: Debt-to-income. The ceiling is 50% DTI, qualified on the interest-only payment calculated on the maximum draw. That means the lender tests you against the full line, not just what you plan to borrow. Every financed property you own counts in the debt test, whoever holds title.
Step 3: Income. Airbnb income is read from the net figure on your filed returns after expenses and depreciation. Platform payout reports get matched to bank deposits. Short-term income swings more than lease income, so some lenders discount it.
Step 4: Collateral. Because an investment line caps at $500,000, it sits in the automated-valuation lane, and a traditional appraisal is usually not ordered. You can still request a full appraisal. A higher CLTV may also call for a second valuation.
Step 5: Title and signing. Title must be held by you individually or by a revocable living trust. Remote signing is a title-company logistics question, so raise it early when the property is far from where you live.
Why Doesn’t the Airbnb’s Income Raise the Limit?
Gross bookings do not raise the limit because this is a borrower-underwritten product with an equity-based ceiling. The cap is 70% CLTV, and rental revenue does not move it. Strong hosting income helps you clear the debt test, but it never lifts leverage above the ceiling.
The valuation side works the same way. An appraiser values real estate, not a hosting business. McKissock explains that Form 1007, the rent schedule appraisers use, documents monthly long-term market rent and cannot document nightly short-term rates. HousingWire adds that applying the form to short-term income can produce artificially low coverage ratios, and it describes a separate narrative addendum as the better approach.
Which Property Should Secure the Line?
You can secure the line with the Airbnb itself, or with another property you own. Each choice changes the risk and the paperwork.
| Collateral | What underwriting reviews | Main tradeoff |
|---|---|---|
| The out-of-state Airbnb | Rental documents, insurance, title | Eligibility turns on the rental’s file |
| Your primary home | Home, credit, DTI | Home is at risk, not the rental |
| A paid-off Airbnb | Credit, title, income | Can sit in first lien, leverage still capped |
A line on your primary home follows a different table. Primary-residence ceilings reach 90% CLTV, and only at a 720-or-better credit profile. That higher leverage comes with a cost: if you cannot repay, the home is what is exposed, not the rental.
A line on the Airbnb keeps the risk on the rental. It also means the rental must be eligible, which brings in title, property type, and documentation.
What Structure Does the Line Follow?
The structure is a standalone line in first or second lien position, with a 5-year interest-only draw and a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. The pricing floats through both the draw and the repayment period and never converts to fixed.
The CFPB describes the general HELOC pattern: you borrow during a draw period, and when repayment starts, payments often rise significantly. Some plans on the broader market let you convert to a fixed rate. This network’s investment line does not.
Consider how that plays out. An owner draws most of the line to cover a down payment on a second property. During the interest-only years, the payment looks light. When amortization begins, the same balance carries a noticeably heavier payment, and variable pricing can move it again. Plan for the repayment phase on day one, not in year five.
The line size runs from $25,000 to $500,000 on an investment property. A borrower is limited to three lines, and a borrower with more than 15 financed properties is not eligible.
A Worked Example
Say you own an out-of-state Airbnb in your own name, and you’re comparing it with a DSCR cash-out refinance. Assume the property’s existing first mortgage sits at 55% of its value.
On the HELOC, the 70% CLTV ceiling leaves roughly 15 points of value to borrow against, subject to the $500,000 line cap and a full file review. The line’s eligibility review depends on your credit, your total debt load, and your net rental income on filed returns.
On a DSCR cash-out refinance, qualification flips. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. For short-term rentals, cash-out tops out around 70% LTV, versus about 75% on standard rentals, and the file expects a 640+ score and roughly 12 months of hosting history. Coverage floors for short-term-rental files are 1.10 on purchases and 1.00 on refinances.
Keep one limit in mind. A DSCR ratio compares rent to the full housing payment only. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, management, and utilities all sit outside the calculation.
HELOC or DSCR Cash-Out: Which Fits?
The right choice depends on what you are borrowing against and who holds title. The table below sets the two options side by side.
| Factor | Investment HELOC | DSCR cash-out refinance |
|---|---|---|
| What is underwritten | Borrower: credit, DTI, income | Property rent versus payment |
| Max leverage | 70% CLTV | 70% STR, 75% standard rental |
| Minimum credit | 700 | 640+ for short-term rentals |
| Title | Individual or revocable trust | LLC allowed, subject to program terms |
| Loan size | $25,000 to $500,000 | Up to $3,000,000 on standard programs |
DSCR loans across the network can run a 30-year fixed spine, with 40-year and interest-only options through select lenders. If the property is already in an LLC, the HELOC is off the table without a vesting change, so a DSCR cash-out becomes the realistic route. For the full mechanics, see the complete DSCR loans guide.
Where Does the General Rule Break?
A few situations change the answer entirely.
LLC-owned Airbnb. An LLC, corporation, partnership, or irrevocable, blind, or land trust cannot hold title on this line. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead.
Nightly bookings with no lease. A rent-qualified DSCR line built for long-term leases usually needs a different structure when the income is nightly. A short-term-rental DSCR program fits better, or a furnished unit on a medium-term lease.
A paid-off Airbnb. The line can sit in first lien. Leverage is still capped at 70% CLTV, and credit, title, and DTI still have to pass.
Ineligible property types. Eligible properties include single-family, 2-4 units, PUDs, townhomes, and condominiums. Manufactured homes, co-ops, condotels, log homes, commercial and mixed-use, and agricultural zoning are not eligible. Properties listed for sale, or listed in the past 60 days, are ineligible in several states.
Credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure follows a 7-year path, and a deed-in-lieu, pre-foreclosure, or short sale follows a 4-year path.
Short hosting history. DSCR short-term-rental programs generally expect about 12 months of hosting history. Without it, a third-party projection or long-term market rent may stand in.
Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A permit lapse can zero out the income side of a file, and that risk is easiest to miss from a different state.
Footprint. The HELOC is brokered only in Lendmire’s 16 full-service states (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA). That is narrower than the 41-market DSCR footprint, so confirm coverage for the property’s state before you plan around the line.
On one point lenders in the broader market differ widely. Market surveys report that some lenders allow investment-property lines up to 80% LTV, though many sit below 70% (NerdWallet). On this network, an investment line tops out at 70% CLTV. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
What Does the Investor Decision Look Like?
The decision comes down to what the money is for and how long you need it.
A HELOC suits short-term capital, such as a down payment or a renovation, where you expect to repay or refinance before the amortization phase. A DSCR cash-out suits longer holds, because the rental’s own income carries the loan and the structure can be fixed for the term.
A few practical points apply either way.
- The DSCR ratio on a new rental ignores your line’s payment, but your bank account does not. The line’s payment and the new rental’s costs both come due while the property is still ramping up.
- A personal-debt line counts all your financed properties in your debt test. A DSCR loan, by contrast, evaluates each property on its own rent.
- A larger down payment can lift DSCR, but it never erases leverage caps, credit floors, or property eligibility.
- Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
Key Terms Defined
CLTV (combined loan-to-value): All loans secured by the property, added together, divided by its value.

Automated valuation: A computer-model estimate of value used in place of a full appraisal.
Form 1007: The appraiser’s rent schedule, which documents monthly long-term market rent.
DSCR (debt service coverage ratio): Monthly rent divided by the full monthly housing payment, used to qualify a property-based loan.

Frequently Asked Questions
Can I get a HELOC on an Airbnb in another state?
Often yes, if the property and the lender’s footprint line up. There is no federal rule that bars an out-of-state property, so the limit is lender availability. On this network, the HELOC is brokered in 16 full-service states, so confirm the property’s state is covered first.
Does the Airbnb’s income raise my borrowing limit?
No. Income helps you clear the debt test, but the ceiling is 70% CLTV on an investment property, and the maximum line is $500,000. Underwriters read net income on your filed returns, not gross bookings.
Can my LLC own the property?
Not on this product. Title must sit with you individually or in a revocable living trust. If the property is in an LLC, a DSCR cash-out may fit instead, subject to program terms.
Will an appraiser value my hosting income?
No. Lines at this size usually run automated valuation, and appraisers value the real estate rather than the business. Form 1007 documents monthly long-term rent, not nightly rates, per McKissock.
What is the main risk of using a HELOC for a down payment?
Payment shock. The interest-only draw eases early cash flow, and the repayment phase brings a much heavier payment on variable pricing. Plan for that jump before you draw.
