Where to Get a DSCR Cash-Out Refinance When Deciding Between Airbnb and a Long-Term Rental

Where to Get a DSCR Cash-Out Refinance When Deciding Between Airbnb and a Long-Term Rental

The Quick Read: Investors usually get a DSCR cash-out refinance through a mortgage broker with access to a wholesale network of non-bank lenders, because those lenders price the property’s rent rather than the borrower’s tax returns, and a broker can compare several programs on the same file. The rental strategy you choose changes which income counts and how much you can borrow.

  • Standard long-term rental cash-out tops out around 75% LTV across most of the network; short-term rental cash-out is lower, at up to 70% LTV.
  • Short-term rental files typically expect a 640+ credit score and about 12 months of hosting history.
  • The coverage floor on a short-term rental refinance is 1.00 on select programs, and rent coverage can cap the loan before LTV does.
  • Passing the coverage test is not the same as positive cash flow.
  • Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

It is tempting to frame this decision by asking which strategy earns more, then shopping for a loan afterward. The loan comes first in practice, because the lender’s view of your income determines how much equity you can pull out, and that cap can quietly decide the strategy for you.

Key Terms Defined

DSCR (debt service coverage ratio): The property’s monthly rent divided by its monthly housing obligation, so it measures whether the rent covers the payment.

PITIA: Principal, interest, taxes, insurance, and association dues, which together form the monthly payment the rent is measured against.

Cash-out refinance: A new, larger loan that pays off the old one and hands you the difference after costs.

Seasoning: How long you have owned the property or held the current loan before a lender will count a cash-out; about 6 months is the common expectation on long-term rentals.

Hosting history: The record of actual bookings, usually shown in 12 months of platform statements, that supports short-term rental income.

Market rent schedule: The appraiser’s opinion of what the property would rent for on a monthly lease.

Where Do Investors Actually Get a DSCR Cash-Out Refinance?

Investors get this loan from non-bank investor lenders, and most reach them through a broker. Large retail lenders and depository institutions mostly underwrite personal income, so they are a poor fit for a business-purpose rental loan. That difference is why DSCR exists.

Channel How it underwrites Best fit Tradeoff
Big banks and depositories Personal income and tax returns Few financed properties, strong W-2 Income-based limits cap portfolio growth
Single non-bank DSCR lender Property rent against PITIA You already know the lender’s fit One set of guidelines
Mortgage broker with a wholesale network Property rent, matched to a program Mixed strategies, unusual files Broker arranges; lenders approve

The broker lane has a structural advantage on this specific topic. Programs differ on how they count short-term income, what hosting history they want, and how far they will go on leverage. Lendmire works this way: it is a DSCR-focused mortgage broker arranging investor loans through select lenders across 41 markets, including Washington, D.C. The lenders review eligibility and approve; the broker’s job is the match.

If you hold one rental, earn a high traditional employment income, and want a more affordable possible structure, a conventional or bank path may still be worth pricing first. DSCR earns its place when you own several financed properties, hold title in an entity, or want the property’s income to be the cleaner basis for the file. For the full mechanics, Lendmire’s complete DSCR loans guide covers the ground this article skips.

How Underwriting Treats the Two Strategies, Step by Step

The lender first decides which income applies, then tests the ratio against the new payment. Everything else follows from that classification.

Step 1: Classification. A property leased long-term is read on the lease and the appraiser’s market rent. A property operating as an Airbnb is read on its platform history. Once hosting stops, the file works on long-term rent.

Step 2: The ratio. Divide monthly rent by PITIA. On a cash-out, PITIA is the new, larger payment, not the old one. That is the detail that surprises people: pulling more equity raises the denominator, and coverage drops. Each property is tested on its own, so a strong Airbnb cannot prop up a weak one elsewhere in the portfolio.

Step 3: Income documentation. For a long-term rental, expect the lease and an appraiser’s rent schedule. Form 1007 covers a one-unit property, and Form 1025 covers two to four units. For a short-term rental, expect about 12 months of Airbnb or Vrbo statements, sometimes matched to bank deposits.

Step 4: Appraisal limits. This is where many files go sideways. Fannie Mae’s appraiser update notes that Form 1007 asks for monthly market rent supported by comparables leased monthly, and that the form cannot be used to estimate a nightly fee for a short-term rental. McKissock makes the same point from the appraiser’s side: the form documents monthly rent, and the lender makes the final income determination. Short-term analysis is typically reported separately, as a narrative addendum, according to Class Valuation. In practice, an Airbnb file may carry a long-term rent schedule from the appraiser plus a separate short-term income analysis, and the lender decides which one governs.

Step 5: Sizing. The loan is the lower of two tests: the LTV cap and the rent-coverage cap. It is easy to assume LTV will be the limit. When the new payment is high relative to rent, though, the coverage test can produce the smaller loan.

Step 6: Proceeds. Cash to you equals the new loan minus the payoff, closing costs, and prepaids. It will land below what the LTV cap alone suggests.

The Airbnb Versus Long-Term Rental Comparison

The strategy you hold at the moment of refinance sets your leverage ceiling, your documentation, and your fallback. Neither is better in the abstract.

Factor Short-term rental Long-term rental
Cash-out LTV Up to 70% About 75%
Income evidence Platform history, often 12 months Lease plus market rent
Credit score 640+ typical Around 660 on most programs
Coverage floor on refinance 1.00 on select programs 1.00 where select programs start
Income stability Variable, no signed obligation Signed lease
Regulatory exposure Rules can remove the income basis Lower

Two observations sit under that table. First, a seasoned Airbnb can make a stronger refinance file than a recent purchase, because real bookings replace projections. Second, lenders typically trim gross revenue before running the ratio, and the size of that trim varies by program. Never assume a lender will credit the full booking number or a full third-party projection.

Run the comparison on a single house. In a strategy-math scenario, a property might gross meaningfully more as a short-term rental than as a long-term rental, which is why the Airbnb looks attractive. But the short-term path carries a 70% LTV ceiling instead of 75%, higher operating costs, and income that can disappear if a permit or HOA rule changes. If the extra gross does not survive those costs and the lower leverage, the long-term lease is the better collateral for the loan, even when Airbnb wins on gross revenue. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Where the General Rule Breaks

The standard path assumes clean history and a clean property. These edge cases don’t fit.

A former Airbnb now leased long-term. Underwriting reads long-term rent, using the lease, the market rent, or in many programs the lower of the two. A finished rehab or a new lease does not shorten seasoning. An owner with roughly 12 months of current hosting can sometimes still use the short-term route at the lower leverage cap.

Hosting no longer allowed. If hosting is prohibited, short-term income cannot support the loan, and the file has to work on long-term rent. A property that only works as an Airbnb carries real risk if those rules shift; testing whether it also works as a long-term rental is the safer discipline, a point also made by Own Luxury Homes.

Short history. An investor with only a few months of bookings usually cannot use the short-term route. The options are to wait until the record builds, to refinance on long-term rent at the standard cap, or to look at a program that treats the file differently. Waiting is often cleaner than forcing an early refinance.

Multi-unit short-term rentals. These use Form 1025 rather than Form 1007, so the appraisal ordering changes.

LLC title. If the property is held in an entity, confirm early that every disclosure and document carries the entity name, subject to lender program eligibility. Mismatched names between borrower paperwork and title are an avoidable delay.

Ineligible properties. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered through the network’s DSCR programs, whichever strategy you pick.

Coverage below 1.00. Most programs require a coverage ratio of at least 1.00 on a short-term rental refinance. A separate select-lender path accepts coverage below 1.00, with leverage and terms adjusted. It is a deliberate structural choice, not a shortcut, and it makes sense only when the property offers a clear reason to accept a lower current yield.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

What the Number Doesn’t Tell You

A passing DSCR is not positive cash flow. The ratio compares rent to PITIA and nothing else. Repairs, vacancy, management, utilities, supplies, and capital expenses sit outside the calculation.

That gap matters more for Airbnbs, because short-term operations carry higher costs than a leased house. Picture an Airbnb that clears the coverage test comfortably but nets thin after cleaning, platform fees, and furnishing. Now picture a long-term rental with modest coverage but almost no operating cost beyond maintenance. The second can put more money in your pocket. Test cash flow after real expenses before you decide, and again before you take the maximum cash out. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Should You Take the Maximum Cash Out?

Not automatically. Pulling the full amount raises the payment, compresses coverage, and can leave you with a property that barely covers itself. Some investors discover at that point that selling would have been cleaner.

Situation Leaning
Proceeds fund a purchase that clears coverage on its own Cash-out makes sense
Coverage is already near the floor Take less, or skip it
You plan to refinance again within months Weigh prepayment terms first
You only need a better structure on the existing balance Consider a rate-and-term refinance instead

Prepayment terms deserve a look before you commit. DSCR loans commonly carry them, and they can differ by property type. If your plan is a fast flip-and-refinance cycle, a short-term bridge may fit better than permanent DSCR debt.

Reserves also vary by lender, leverage, loan size, and transaction type. Around 6 months of PITIA is common, and loans above $1,500,000 typically step up to about 9 months. Credit matters too: a 620 floor exists in parts of the network, most programs want around 660, and 700+ opens the strongest tiers. On short-term collateral, 640+ is the typical floor. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders), and above $2,500,000 the network generally holds to 30-year fixed structures.

Mixed Portfolios and the Five-Loan Myth

Owning several financed rentals does not block a DSCR cash-out. The lender tests each property’s own income, so portfolio count is not the barrier it is on conventional paper. Investors who mix Airbnbs and leased rentals will see different leverage by property: up to 70% on a short-term rental cash-out versus about 75% on a standard one.

A Decision Sequence That Works

1. Decide the strategy first, based on cash flow after real expenses, not gross revenue. 2. Check the income evidence: a lease and rent schedule, or about 12 months of hosting statements. 3. Check seasoning: about 6 months of ownership is the common expectation on long-term rentals. 4. Test coverage after the pull, using the new, larger payment. 5. Confirm reserves, credit tier, and property eligibility. 6. Confirm local short-term rental rules and any HOA limits.

Term structures matter at the end. The spine is the 30-year fixed; extended terms (40-year) and interest-only periods are available through select lenders in the network, and ARM structures exist for investors who want them. Those options can lift coverage on a tight file, though they change the long-run cost, so weigh them deliberately.

If you are buying or refinancing a rental property and want to see how the numbers work, Lendmire can help you compare DSCR loan options based on the property income, credit profile, leverage, and investor goals. Program details change and every file is underwritten individually, subject to lender guidelines; this is not a commitment to lend.

Frequently Asked Questions

Can an Airbnb qualify for a DSCR cash-out refinance?

Yes, on short-term rental collateral through select programs. Expect leverage up to 70% LTV, a 640+ credit score, and about 12 months of hosting history. The refinance coverage floor is 1.00 on select programs. Eligibility depends on lender guidelines, credit, and property review.

Will the appraiser’s rent figure count my Airbnb income?

Not by itself. The standard rent form documents monthly market rent from long-term comparables and cannot estimate a nightly fee. Short-term income is typically supported separately, through platform statements or a narrative analysis, and the lender decides which figure governs.

What happens if I switch an Airbnb to a long-term lease before refinancing?

The file is read on long-term rent, using the lease or market rent, and the long-term cap of about 75% LTV on a cash-out can apply. A new lease or finished rehab does not shorten seasoning, so the ownership clock still matters. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Does a high coverage ratio mean the property cash flows?

No. The ratio measures rent against PITIA only. Operating costs, vacancy, and capital expenses sit outside it, so run a separate cash-flow check, especially for a short-term rental.

Do I need a long-term lease to cash out?

Not on short-term collateral with enough hosting history, where platform statements carry the income. On a long-term rental, the lease and market rent schedule are the evidence. Which applies depends on how the property actually operates at the time of the refinance.
