Can You Get a Short-Term Rental Cash-Out Refinance Through a Mortgage Broker?

Can You Get a Short-Term Rental Cash-Out Refinance Through a Mortgage Broker?

The Quick Read: Yes, a broker can place a short-term rental cash-out refinance, but only with lenders in a wholesale network whose guidelines accept short-term rental income. The broker packages the file and matches it to a fitting lender. That lender underwrites, funds, and makes the credit decision.

  • Short-term rental cash-out refinances typically run up to 70% LTV on short-term-rental collateral.
  • Expect a credit score of 640 or higher and about 12 months of hosting history.
  • Coverage of 1.00 is where select programs start on a refinance.
  • Cash-out proceeds are sized by the lesser of the leverage cap and what the rental coverage supports.
  • All terms are subject to lender guidelines and are not a commitment to lend.

How Does a Broker Place a Short-Term Rental Cash-Out?

A broker is a channel, not a lender. Lendmire, a DSCR-focused mortgage broker, submits investor files to a wholesale network of lenders. Those lenders underwrite and fund the loan, and they appear on the loan documents. The broker does not approve anything.

That structure matters more for short-term rentals than for standard ones. Lenders differ widely on this property type. Some will not touch an Airbnb-style property at all. Others want the property to qualify as a long-term rental. A third group is comfortable underwriting platform income directly. A broker with several lenders can send your file to the camp that fits. A single direct lender can only offer you its own rulebook.

Across a wholesale network, you see the spread. Hosting-history expectations, income methods, and entity rules all shift from one lender to the next. That spread is the real reason to use a broker on this loan type.

What Does the Lender Look At?

The lender looks at the property, not your paycheck. A DSCR loan (debt service coverage ratio loan) qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. DSCR means monthly rent divided by the full monthly obligation: principal, interest, taxes, insurance, and any HOA dues. Lenders call that obligation PITIA.

For a short-term rental refinance, the typical network picture looks like this:

Factor Short-term rental cash-out
Max leverage Up to 70% LTV on short-term-rental collateral
Minimum credit score 640
Minimum coverage 1.00 on refinances
Hosting history About 12 months
Loan size Up to $3,000,000 on standard programs

Standard long-term rental cash-outs tend to sit a notch higher, topping out around 75% LTV on standard rentals. Short-term rental files run tighter because the income is less predictable. Reserves vary by lender, leverage, loan size, and transaction type. A common expectation is around 6 months of PITIA, though the number moves.

One caution: clearing 1.00 is not the same as positive cash flow. The ratio compares rent to PITIA only. Repairs, vacancy, management fees, utilities, and capital expenses sit outside the calculation.

Which Income Number Does the Lender Use?

For a cash-out on an existing short-term rental, trailing platform history is the most common path. Twelve months of payouts that tie to your bank deposits is the cleanest documentation. A broker can also match you with programs that lean on a projection service or an appraiser’s rent opinion, depending on the file.

Treat that as a market-wide pattern, not a promise about any one program. The network’s own guidelines govern your file.

Every file also needs an appraisal. It usually includes a Form 1007, which is a market rent survey, or Form 1025 on 2-4 unit properties. That form is a long-term rent opinion. It does not by itself prove your Airbnb income, and it often sits well below actual short-term income. The appraiser may also have little short-term data to work with. So you may not know whether coverage clears until the appraisal returns.

What Is the Catch on Seasoning and Short Hosting History?

Seasoning is the waiting period between buying a property and refinancing it. For cash-outs, about 6 months is the common expectation across most of the network. It is lender policy, not law, and it varies by program.

Hosting history is a separate test. If you have only a few months of platform income, many lenders will want the full 12 months. Some will use market rent instead, or cap the cash-out lower. A broker can show you which lenders do what, but cannot invent history you do not have.

There is one exception worth knowing. Cash buyers can sometimes skip the wait through delayed financing. Proceeds are then sized near documented cost rather than after-repair value. Lendmire’s explainer Does DSCR Delayed Financing Skip the Seasoning Wait on a Rental? covers the mechanics. Treat it as an exception inside a cash-out refinance, not a separate product.

How Big Can the Cash-Out Be?

The loan is the lesser of two tests. First, the leverage cap applied to the property’s value. Second, whatever the rental coverage allows. A bigger cash-out means a bigger payment, which lowers your coverage ratio.

Picture a property that supports the leverage cap easily but sits right at 1.00 coverage. Pulling out more cash pushes the ratio below 1.00. Standard refinance programs expect coverage of at least 1.00, so a file below that line needs a different route. Select lenders in the network offer coverage below 1.00, with leverage and terms adjusted. That is a separate path from the 1.00-minimum programs, not a lower minimum on the same one.

Equity alone does not carry a file. The strongest files clear both tests: enough equity and enough rental coverage. A larger down payment on a purchase can lift DSCR, but it never erases credit floors, reserve rules, or property eligibility.

Broker or Direct Lender: Which Fits an STR Cash-Out?

Neither is always better. Here is the honest comparison.

Factor Broker Direct lender
Lender choice Several wholesale lenders One rulebook
Fit for unusual STR files Strong: can route around a tight overlay Limited to its own guidelines
Who decides The wholesale lender The lender
Best when Short history, odd entity, or mixed income Clean file that matches its program

Going direct can make sense when your file is simple and you already know a lender whose guidelines fit it. A broker earns its place when the file has a wrinkle, or when you want to compare structures before committing.

How Do Brokers Get Paid?

A broker is paid either by the lender or by the borrower, and the compensation is disclosed. Ask for it in writing and compare full terms across quotes, not one line item. A broker’s fee can be offset by better terms from a lender you would not have found alone, or it may not be. Compare the whole package.

What Is the Process, Start to Finish?

1. Intake. You share the property, your entity, and your goal for the proceeds.

2. Scenario review. The broker checks leverage, coverage, credit, and hosting history against network guidelines.

3. Lender match. The file goes to a lender whose short-term rental rules fit.

4. Appraisal. It includes a rent opinion and a value opinion.

5. Conditions. The lender requests documents it needs.

6. Closing. Most DSCR files close in an LLC, subject to lender program eligibility. Cash-out proceeds are generally unrestricted for business use.

Before you call, gather twelve months of platform payout statements, the matching bank deposits, your deed or title proof, current insurance that covers short-term rental use, and entity documents. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Is a DSCR Cash-Out Really Exempt From Consumer Mortgage Rules?

This is a business-purpose loan, so it is reviewed differently from a standard owner-occupied mortgage. The Federal Register notice on ability-to-repay standards states that business-purpose loans fall outside those provisions and that investment-purpose loans count as business purpose. The Compliance Alliance adds that the purpose of the loan is what gets examined, not the purpose of the property. In practice, that is why a DSCR lender can look at property income instead of personal tax returns.

Business purpose does not mean casual. You still have to document the file, and the property must be a non-owner-occupied investment property.

What Can Stall These Files?

  • Short hosting history. Fix: wait, or look at programs that use other income methods.
  • Low appraiser rent. Fix: model coverage on both the platform income and the appraiser figure before ordering.
  • Coverage tipped by a larger loan. Fix: reduce the cash-out amount.
  • Ineligible property type. Manufactured homes, log homes, and barndominiums are not offered through these programs.
  • Local rules. A permit or HOA restriction can undercut projected income.

Frequently Asked Questions

Does a broker cost more than going direct?

Not necessarily. A broker is paid by the lender or by the borrower, and the compensation is disclosed. Compare full terms across quotes, not just the fee line.

Can I use a broker if I only have a few months of Airbnb history?

Yes, but options narrow. Many lenders want 12 months of platform income. Some use market rent or cap leverage lower, and a broker can show you which do.

Does the broker decide whether I am approved?

No. The wholesale lender underwrites the file and makes the credit decision. The broker structures and submits it.

Is there a minimum credit score?

Short-term rental programs typically expect 640 or higher, subject to lender guidelines. A higher score can open better leverage and pricing.

Can I pull cash out the month after I buy?

Usually not. A seasoning period of about 6 months is common, though cash buyers may use delayed financing, with proceeds sized near cost.
