Can an Out-of-State Airbnb Buyer Use Projected Income for DSCR?

Can an Out-of-State Airbnb Buyer Use Projected Income for DSCR?

The Quick Read: Yes, on a purchase with no operating history, many DSCR programs will qualify a short-term rental on a third-party income projection, usually discounted, and where you live is not the underwriting variable; the property’s income evidence, its legal short-term-rental status, and your credit and reserves are, all subject to lender guidelines.

  • Living out of state does not disqualify you. DSCR qualifies primarily on property-level rental income covering the payment.
  • Expect the projection to be discounted before it is divided by the full payment.
  • On a short-term-rental purchase, leverage tops out at 75% LTV on the strongest files, with a 640 minimum score and a 1.00 coverage floor.
  • Refinances lean on actual hosting history, not projections.
  • Local short-term rental rules can block the deal no matter what the projection says. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

How Does a Projection Replace Booking History?

A projection replaces booking history by giving the lender an estimate of what comparable listings earn. The lender applies its own discount to that estimate, then divides the result by the full monthly obligation. Different programs pick different income bases, and that choice drives your coverage number.

As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

Across the wholesale network where Lendmire places files, a short-term-rental purchase can rest on one of four income bases:

  • Twelve months of actual platform history, when the property already operates.
  • A market-data projection from a tool such as AirDNA.
  • An appraiser’s short-term-rental analysis.
  • Long-term market rent from an appraisal form, as a fallback.

That last item uses the Form 1007 (single-family rent schedule) or Form 1025 (small-income-property report for 2-4 units). Those are just appraisal form names here. They do not mean agency rules govern the loan.

Here is the catch. Some programs default to the appraiser’s long-term rent and ignore the Airbnb upside. The same property can then land under 1.00x. Confirm the rent basis before you apply, not after.

How Much of the Projection Actually Counts?

Lenders count a portion, not the whole thing. One investor on a BiggerPockets thread about AirDNA projections says many DSCR lenders count roughly 70-80% of the projection and some count up to 100%. That is forum opinion, not a published rule. Treat it as color.

What a broker sees is simpler. Programs differ, so the same report can produce different qualifying income at different lenders. Compare programs on the rent basis, not just the headline terms.

Why discount at all? Projections are estimates. Vault STR’s analysis of AirDNA’s Rentalizer reports that independent tests found figures 15-30% off, and says the misses skew high. That is an independent-test figure, not an official statistic. A lender haircut is the market’s answer to that error range.

Two more cautions on the number itself:

  • It is gross revenue. Per IGMS’s explainer on AirDNA’s Rentalizer, the estimate covers revenue, daily rate, and occupancy from comparable listings, and the revenue includes cleaning fees.
  • It is directional. RentalRecon’s AirDNA review notes that the company’s roughly 95-99% accuracy claim describes aggregate benchmarking, not a guaranteed result for one property.

Does Being Out of State Change Anything?

Not in the underwriting formula. DSCR underwriting centers on the property, so your home address is not a scoring input. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Programs also don’t typically ask for traditional personal-income documentation, such as pay stubs or W-2s, in the usual way.

What changes is the practical work. Honestly, this is where remote buyers get tripped up, and it is judgment, not a published rule:

  • Comp vetting. You can’t drive the neighborhood. Check that the comparable listings match your bedroom count, amenities, and location type. An inflated comp set inflates everything downstream.
  • Seasonality. A projection averages the year. A beach or ski town can be lopsided, and reserves matter more when income is lumpy.
  • Management. Have a plan for who runs it. Self-managing from another time zone is possible, but a lender reviewing your file will want to see a coherent operating plan.
  • Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so confirm local rules before relying on projected rental income.

The stronger play for a remote buyer is usually to over-document the market and under-promise the income. Nothing in the program forbids out-of-state buyers. The extra scrutiny falls on the market data, not on you.

What Do the Numbers Look Like?

Run the numbers on a modeled property, with every input an assumption rather than market data. DSCR is the monthly income divided by the monthly payment, meaning principal, interest, taxes, insurance, and any HOA dues. Keep the dollar amounts out and look at the ratios.

Scenario Income basis Result
A Full projection, no discount Looks like roughly 1.30x
B Projection counted at about 75% Drops to around 1.00x
C Long-term rent fallback Lands near 0.90x

Scenario A is what the raw report suggests. Scenario B is closer to what a lender may actually count, with the lender using roughly three-quarters of the projection. Scenario C is your Plan B if the short-term math fails.

At 0.90x, the file sits below 1.00. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Alternatively, 1.00 is where select short-term-rental programs start, so a purchase on the standard STR program needs the discounted number to reach that floor. Qualification stays subject to lender guidelines, credit approval, and property review.

Run Scenario B before you write an offer. If the deal only works in Scenario A, it does not work.

Is Clearing 1.00 the Same as Making Money?

No. DSCR compares rent to the full payment and nothing else. Repairs, vacancy, management fees, utilities, furnishings, and capital expenses all sit outside the calculation. A property that clears 1.00x can still lose money in a slow quarter.

That matters more for short-term rentals, because the expense load is heavier than a long-term lease. Model the deal on the discounted income, then subtract your real operating costs yourself. The loan approval is not a profit forecast.

What Does the Program Expect From You?

Short-term-rental purchases carry their own parameters. These are typical ranges from select lenders in Lendmire’s wholesale network, not guarantees:

Factor Short-term rental purchase
Max leverage Up to 75% LTV on the strongest files
Refinance / cash-out Up to 70% on short-term-rental collateral
Credit score 640 minimum
Coverage floor 1.00 on purchases
Hosting experience About 12 months typically expected
Loan size Up to $3,000,000 on standard programs

The experience line deserves a note. Across the network, about 12 months of host or landlord experience is the usual expectation on short-term-rental files, and a first-timer should expect a lender to ask about it. A buyer with no hosting background may need a stronger file elsewhere: more reserves, stronger credit, or a larger down payment. Reserves commonly run around 6 months of PITIA (principal, interest, taxes, insurance, and HOA dues), though they vary by lender, leverage, and loan size.

A bigger down payment helps. It lowers the monthly payment and can lift the coverage number. It does not erase leverage caps, credit floors, reserve rules, or property eligibility. Strong files clear both tests: enough equity and enough rental coverage.

Property type matters too. Manufactured homes, log homes, and barndominiums are not offered through the network’s DSCR programs. Entities such as LLCs can take title, depending on program guidelines.

Pre-Offer Checklist for a Remote Buyer

Do these before you go under contract, not during underwriting:

Item Why it matters
Confirm income basis with your broker Decides if the projection or long-term rent is used
Confirm STR is lawful at the address A permit or HOA ban can sink the loan
Review the comp set Mismatched comps inflate the projection
Run the discounted ratio Shows whether you clear the coverage floor
Line up a management plan Supports the operating story
Check reserves Lumpy seasonal income needs a cushion

Lendmire’s complete DSCR loans guide covers the full documentation list, including credit, reserves, entity papers, and written confirmation that short-term rental use is lawful.

When the Projection Doesn’t Hold Up

Sometimes the lender’s number comes in below the report. Common causes: a thin local market, a mismatched comp, or a discount larger than you assumed. In thin markets the report is least reliable at the property level. Awning’s AirDNA review says as much about thinly traded markets.

You have a few moves:

  • Renegotiate. A lower price improves the ratio without changing the income.
  • Add equity. A larger down payment lowers the payment and can lift coverage, within leverage caps.
  • Switch income basis. Ask whether another program uses a different rent basis.
  • Walk away. A deal that only works at full projection is a bet, not an investment.

Remember what DSCR is not. Bank-statement loans do not substitute for a rent figure. Deposits can’t stand in for a property income number.

Once you own the property and it operates, the picture improves. Real booking history becomes your evidence, and a later refinance can lean on actual earnings. Lendmire covers that path in its piece Can an Out-of-State Owner Use Airbnb Income for a DSCR Cash-Out?.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Key Terms Defined

DSCR (debt service coverage ratio): the property’s rental income divided by its full monthly payment, used to judge whether rent covers the loan.

PITIA: principal, interest, taxes, insurance, and association dues, which together make up the full monthly payment.

LTV (loan-to-value): the loan amount as a percentage of the property’s value or price.

Projected income: an estimate of what a short-term rental should earn, built from comparable listings rather than the property’s own bookings.

Haircut: the discount a lender applies to a projection before using it as qualifying income.

Seasoning: the waiting period a lender wants between buying a property and refinancing it.

Frequently Asked Questions

Can I qualify with no hosting history at all?

Often yes on a purchase, because the projection stands in for history. Expect lenders to ask about experience, since about 12 months of host or landlord experience is the usual expectation on short-term-rental files. A thinner background can mean more reserves or a larger down payment, subject to lender guidelines.

Will the lender accept any projection report I bring?

Not automatically. Lenders scrutinize the comps for similarity and outliers, and they set their own acceptable report and discount. A mismatched comp set can cut the qualifying income. Confirm the income basis with your broker before you rely on any one report.

Does the same rule apply to a refinance?

No. Refinances generally rely on actual history, with earnings summaries, transaction records, and bank deposits carrying the file. On short-term-rental collateral, leverage tops out around 70% on a refinance or cash-out, with a 1.00 coverage floor on refinances.

What if the lender’s income number is lower than the report?

Rerun the ratio on the lender’s figure. Then renegotiate the price, add equity within leverage caps, ask about another program’s rent basis, or walk.

Does buying through an LLC change the answer?

Not the projection logic. The entity papers become part of the documentation, and title in an LLC is subject to lender program eligibility. The income test still runs on the property.
