Can Airbnb Income Support a DSCR Cash-Out Refinance?

Can Airbnb Income Support a DSCR Cash-Out Refinance?

The Quick Read: Yes, usually, when the property has documented booking history, short-term rentals are allowed where it sits, and the income left after the lender’s discount still covers the new payment at a 1.00 coverage floor, with cash-out limited to 70% LTV on short-term-rental collateral. A seasoned Airbnb often makes a stronger refinance file than a new purchase, because real bookings replace projections. The catch is that lenders count the income their way, not yours.

  • Income can come from trailing platform history, a market projection, or the appraiser’s long-term rent, depending on the program.
  • Select programs in the network typically expect a 640+ credit score and about 12 months of hosting history on short-term rentals.
  • The 70% LTV cap and the 1.00 coverage test both apply, and whichever binds first sets the loan size.
  • Clearing the coverage test does not mean the property cash flows after repairs, vacancy, and management.
  • Local rules and HOA restrictions can erase the income before the lender ever counts it.

How Do Lenders Count Airbnb Income?

Lenders count it one of three ways: actual trailing history, a third-party projection, or the appraiser’s long-term rent. Most programs pick one method, and some take the lower of two. The method often matters more than the nightly rate on your listing.

Maximum loan-to-value varies by lender, program, property type, and seasoning. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

On a DSCR investor loan, the lender checks whether the property’s rent covers the payment. DSCR stands for debt service coverage ratio. The payment is PITIA: principal, interest, taxes, insurance, and any HOA dues. The loan is reviewed primarily on property-level rental income covering that payment, subject to lender guidelines, not on your W-2s or personal debt-to-income.

Across the wholesale network Lendmire works with, programs split into three camps. Some will not lend on short-term rentals at all. Some accept the income only with a full year of platform history. A few will underwrite on a projection. Here is how the methods compare.

Method Evidence needed Tends to favor
Trailing 12 months Payout reports, bank deposits Established, well-booked hosts
Market projection Third-party report Thin history, strong comps
Appraiser’s long-term rent Appraisal rent schedule Weak or messy booking records

The appraiser’s number comes from Form 1007 on a single-family home or Form 1025 on a 2–4 unit property. It is the conservative fallback. On a strong short-term rental, it can value the same house far below what the bookings show.

What Does a Refinance File Look Like?

A refinance file leans on actual history, so the paper trail is the product. Gather the records before you apply, and make sure each one ties to the specific property.

Most files include:

  • Platform earnings or payout reports for the trailing 12 months.
  • Bank statements showing the matching deposits.
  • Management or property-management-software exports, if you use a manager.
  • The appraisal with a rent schedule or short-term rental addendum.
  • Proof of any permit or license the property needs.
  • Hazard insurance suited to short-term use, entity documents if an LLC holds title (subject to lender program eligibility), and reserve documentation.

The exact list varies by lender. The common failure is a mismatch: platform payouts that don’t reconcile to deposits, or statements covering several properties with no way to separate them. Clean those up first.

Most programs also want about 6 months of seasoning, which is the waiting period between buying a property and refinancing it. Programs differ, so confirm the clock for your file. Short-term rentals add the hosting-history expectation on top, usually about 12 months of landlord or host experience.

What Does the Math Look Like?

The math runs in four steps: adjusted income, coverage ratio, loan size, then the binding limit. These figures are modeled assumptions, not market data. Take the trailing-12-month income. Apply the lender’s discount, which is often called a haircut. Divide the monthly result by the monthly PITIA on the new loan.

Run the numbers on a seasoned Airbnb. Say the adjusted income covers the new payment at about 1.25x. That clears a 1.00 floor with room to spare. Now run the same house on the appraiser’s long-term rent alone. Say it lands near 0.90x. Same house, same payment, two different answers.

Coverage is only the first test. The second is value. On short-term-rental collateral, cash-out tops out around 70% LTV. LTV is the loan amount divided by the appraised value. Take the appraised value, apply the cap, and subtract your existing payoff. What remains is the most you could pull, and a lower coverage ratio can shrink it further. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Think of it as two gates. Whichever is tighter sets the loan. A property with huge equity but thin coverage hits the coverage gate. A property with great coverage but little equity hits the LTV gate. The strongest files clear both.

A 1.00 floor is where select programs start, not a universal rule. Stronger ratios tend to open better pricing and leverage. Loans on standard programs go up to $3,000,000.

Does Clearing 1.00 Mean the Property Cash Flows?

No. DSCR compares rent to PITIA and nothing else. Repairs, vacancy, cleaning turnover, utilities, supplies, management fees, and capital expenses all sit outside the calculation.

A short-term rental carries more of those costs than a long-term lease. A property can clear the lender’s test and still leave you thin after real operating costs. Run your own cash-flow model, with those expenses in it, before you take the money. Count it as the first test you pass, not the last.

How Do Seasonality and Thin History Change the Answer?

Seasonality drags the average, and thin history limits your options. Lenders typically average the income across the full period, so a monster summer helps, but a dead winter takes some of it back. A beach or ski property that books heavily in a few months will show that swing in the number.

Before you apply, check your slowest months against the new payment. If the averaged figure only clears coverage because of two peak months, the file is fragile. A slow year can push you below the floor on any later review. Lendmire’s piece on Seasonal Income and the STR Cash-Out Refinance: How Twelve Months of Bookings Are Read walks through that averaging in more depth.

With less than a year of history, programs differ. Some use a projection, some annualize the months you have, and some take the lower of the two. That last approach is common enough that you should assume it.

Projections deserve a skeptical read. AirDNA’s Rentalizer estimates revenue from similar nearby active listings, searching within a 10-mile radius. That is a comp-based estimate, not verified bookings for your house. AirDNA’s revenue documentation also says its revenue figure counts nightly rates plus cleaning fees, less service fees and discounts, and leaves out Airbnb host fees. One operator blog, VaultSTR, argues that Rentalizer runs optimistic and that you should underwrite year one conservatively. That is one STR business’s opinion, not a neutral study, but it matches the practitioner instinct to model below the headline. Thin markets with few comps deserve the most caution.

Does Local Law Decide Whether the Income Counts?

Yes, it can. A listing the platform allows is not automatically legal at your address.

Houfy’s state-by-state roundup notes that no single federal law governs short-term rentals. Regulation sits at the state, county, and city level. It is a secondary roundup, so read the actual local code. HOA and condo rules can also ban short-term use where the city allows it.

This matters to a lender because a permit gap or a ban can undercut the income the loan was sized on. Gather the permit, license, and association rules before you apply.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

What If the Numbers Fall Short?

You have several options, and none of them involves wishing the ratio higher. Start by finding the gap. Is it coverage, equity, or documentation?

  • Wait for history. If you are short of the 12-month mark, a few more months of clean bookings can change the method a lender will use.
  • Fix the paper trail. Reconcile payouts to deposits and separate properties. Sometimes the income was there all along.
  • Size down. A smaller cash-out lowers the new payment and can lift the coverage ratio. A larger down payment on a purchase works the same way, though neither erases leverage caps, credit floors, reserve rules, or property eligibility.
  • Look at other structures. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Interest-only periods and extended terms are also available through select lenders.
  • Reconsider the property. Some property types, including manufactured homes, log homes, and barndominiums, are not offered in these DSCR programs.

Credit matters too. Select short-term-rental programs typically want a 640+ score. Reserves vary by lender, leverage, and loan size, commonly around 6 months of PITIA, so confirm your file’s number early.

How Does a Cash-Out Refinance Compare With Other Equity Options?

A DSCR cash-out refinance replaces your current loan and hands you the difference in cash. It is a business-purpose loan underwritten on the property’s income. An investment-property HELOC works differently, as the table shows.

Factor DSCR cash-out refinance Investment HELOC
Structure Replaces existing loan Added line on top
Underwriting basis Property income Varies by lender
Size limit Up to $3,000,000 standard $500,000 total
Short-term-rental LTV Up to 70% Program specific

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

What Should You Do With the Proceeds?

Plan the use of funds before you pull them. The classic move is recycling equity into the next acquisition. That works, but it also adds a new payment on a property whose income swings with the season.

Keep a cushion. If a slow year cuts bookings, the refinanced property still has to carry its own payment. Reserves protect you there, and they are also part of what a lender looks at. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

DSCR: The ratio of a property’s rental income to its monthly debt payment.

PITIA: Principal, interest, taxes, insurance, and any HOA dues, the full monthly obligation on the loan.

LTV: Loan-to-value, the loan amount divided by the appraised value.

Haircut: The discount a lender applies to short-term rental income because it swings month to month.

Seasoning: The waiting period between acquiring a property and refinancing it.

Trailing 12 months (TTM): The most recent twelve months of actual booking income, taken from platform and bank records.

Frequently Asked Questions

Can I use Airbnb income if I have no operating history?

Sometimes, but it is harder on a refinance than on a purchase. Programs that accept projections may use a market estimate, and some take the lower of the projection and your annualized actuals. Select short-term-rental programs typically expect about 12 months of hosting history, so waiting for more months is often the cleaner path.

Does an LLC change anything?

Many programs allow an LLC to hold title, subject to lender program eligibility. You will provide entity documents with the file. Personal credit still matters, even though the loan is underwritten on the property.

Does a mixed-use property work?

Not if you live in it. DSCR loans are for non-owner-occupied investment property. If you use the house part-time yourself, tell the lender plainly, because personal-use mixing is a common cause of downgrades.

What are the most common reasons for a downgrade?

Inconsistent statements, unpermitted use, thin history, and payouts that do not reconcile to bank deposits. Most of these are fixable before you apply.

Is the 70% cap the same as for a regular rental?

No. The cap is 70% LTV on short-term-rental collateral for a cash-out, while standard rentals typically go up to 75%. Programs vary, and every file is reviewed individually.
