How to Document Airbnb Income When You’ve Hit Conventional Loan Limits

How to Document Airbnb Income When You've Hit Conventional Loan Limits

The Quick Read: Once agency-style loans stop working for you, the file shifts from your traditional personal-income documentation to the property’s own paper trail: twelve months of platform payouts, matching bank deposits, a property-management export, and an appraisal. A DSCR loan is reviewed primarily on property-level rental income covering the full payment, subject to lender guidelines, so the property gets documented instead of the borrower.

  • Most short-term rental files want about 12 months of hosting history, and a purchase with no history can lean on a market projection or the appraiser’s rent figure.
  • Select programs in Lendmire’s wholesale network start at 1.00 coverage on short-term rentals, with leverage up to 75% on a purchase and 70% on a cash-out or refinance.
  • Platform payouts, bank deposits, and permits have to line up. Mismatches cause most of the preventable questions.
  • Clearing 1.00 is not positive cash flow. The ratio compares rent to PITIA only. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

What Does “Hitting the Limit” Actually Mean?

Two different walls get called the conventional limit, and investors often mix them up. One is loan size. The other is how many financed properties you hold and how much debt your personal income can carry. Most STR owners stall on the second wall.

As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

The size cap is the conforming loan limit. FHFA announced a one-unit baseline of $832,750 for 2026, up $26,250 from the prior year. HousingWire notes that the limit doesn’t fall when home prices fall. It only rises when prices rise. Limits scale with unit count and run higher in designated high-cost areas.

The second wall is personal. Agency-style underwriting is borrower-centric. It looks at your traditional personal-income documentation, your debt-to-income ratio, and how many mortgages you already carry. Airbnb income on a tax return is reported after write-offs. Depreciation, cleaning, software, and repairs shrink the number the underwriter sees. Add three or four financed properties and DTI tightens fast.

A property can sit well under the conforming cap and still be a poor fit for conventional underwriting. That is the usual cause of a stall. DSCR lending has no portfolio cap, which is the contrast the complete DSCR loans guide draws against agency property-count limits.

Key Terms Defined

DSCR (debt service coverage ratio): The property’s qualifying income divided by its monthly housing obligation.

PITIA: Principal, interest, taxes, insurance, and association dues. This is the payment side of the ratio.

Form 1007: The comparable rent schedule an appraiser uses to estimate long-term market rent. It does not measure nightly-rate income.

Haircut: A discount applied to gross short-term rental revenue before the ratio is run, to account for expenses and volatility.

Seasoning: How long you’ve owned the property, documented on the settlement statement. It matters mainly on cash-out refinances.

How Does Underwriting Treat STR Income Step by Step?

DSCR underwriting on an Airbnb file runs in a fixed order. Each step either supports the income or removes it, so skipping one is how files stall.

1. Confirm the property can legally operate as a short-term rental. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. If the use isn’t allowed, the income may not count at all.

2. Pick the income evidence by property status. An operating rental uses its own history. A purchase with no history uses a projection or appraiser analysis. The appraiser’s long-term market rent is the fallback.

3. Order the appraisal with the right rent exhibit. Fannie Mae’s appraisal forms and exhibits guide names Form 1007 for single-family rent schedules and Form 1025 for 2-4 unit income property. DSCR files borrow those forms by convention. The agency rules themselves don’t govern the loan.

4. Apply the lender’s income treatment. Lenders apply a haircut or expense factor to gross revenue. Programs differ, and the network’s lenders do not all treat STR income the same way.

5. Run the ratio. Qualifying income divided by PITIA. Say a property’s treated income covers the payment about 1.2 times. That is a 1.2x file.

6. Layer the equity test. The loan amount is capped by whichever test gives the smaller number: leverage or coverage. A deal can pass one and fail the other.

7. Document the rest. Credit report, reserves, insurance, and entity papers if the property is vested in an LLC, subject to program terms.

Across the wholesale network, step 4 is where the biggest difference between lenders shows up. Two lenders can look at identical payout history and land on different qualifying income. That is why the file gets placed with the lender whose treatment fits the property, not the other way around.

What Evidence Counts: History, Projection, or Appraiser Rent?

Three evidence paths exist, and the property’s status picks the path.

Situation Typical evidence Common friction
Operating STR 12 months of payouts, PMS export, bank statements Payouts don’t match deposits
Purchase, no history Market projection or appraiser STR analysis Projection treated as a floor, not proof
Fallback Appraiser’s long-term market rent (Form 1007) Usually lower than STR income

A projection is a purchase tool. A refinance of an operating rental leans on actual history. They sit beside the appraisal and don’t replace it. AirDNA describes DSCR loans as a common route for investors scaling STR portfolios, with lenders qualifying on expected income rather than personal standards.

Some lenders use a lower-of approach, comparing documented income against the appraiser’s rent. That’s lender-specific. Ask before the appraisal is ordered, not after it comes back light.

One trap deserves its own warning. Form 1007 is a long-term comparable rent schedule. It was never built to capture nightly-rate income. A 1007 number that comes in below your Airbnb revenue is normal and doesn’t mean the appraiser got it wrong.

The Documentation Package, in Three Tiers

Build the package once and in this order. Core items carry the income. Supporting items prove it. Fix-it items repair the gaps.

Tier Document What it proves
Core 12 months of Airbnb/VRBO payout reports Gross revenue
Core Bank statements for the receiving account Deposits are real
Core Appraisal with rent exhibit Market value and rent
Supporting PMS or property-manager statements Revenue by month
Supporting Permit or registration, HOA approval Legal STR use
Supporting Insurance quote with STR coverage Property is insured as rented
Fix-it Written explanation of gaps or seasonal swings Context for low months
Fix-it Entity documents if in an LLC Who owns the property

Don’t treat this as a personal-income file. DSCR does not mean no documentation. It means no personal income documentation. The property carries the file, so the property’s records have to be clean.

Reconciling Platform, Bank, and Tax Records

Reconciliation is the step competitors’ checklists skip, and it is where operators lose the most time. Underwriters compare three things: what the platform says it paid, what hit the bank, and what the books show.

1. Pull the platform payout report for the full 12 months. Use payouts, not bookings. Bookings include nights not yet paid or later canceled.

2. Match each payout to a deposit. Highlight any deposit that doesn’t tie to a payout, and any payout with no deposit.

3. Check the account. If payouts land in a personal account shared with groceries and payroll, mark the STR deposits clearly. A dedicated account makes the file easier to read.

4. Reconcile the PMS export to the platform report. Management fees and platform fees should explain any gross-to-net gap.

5. Write a one-paragraph note on anything that doesn’t tie. A refund, a mid-year switch of managers, a platform change. Short and factual.

Commingled accounts, unreported cash, and platform-only proof with no matching deposit trail are the red flags. They don’t necessarily end a file, but each one adds review.

What If the History Is Short or Uneven?

Short or uneven history is common, and each version has a path.

New purchase. No history means a projection or appraiser analysis carries the income, or the long-term market rent works as a floor. Purchase files lean on this path.

Partial year. Eight months of clean history is better than twelve months with gaps. Some programs want the full period, so ask which ones accept a shorter record. Short-term rentals through the network generally expect about 12 months of hosting experience.

Seasonal swing. A beach or ski property earns most of its revenue in a few months. A trailing twelve-month total smooths it, and a low-season explanation helps. Don’t show only the peak months.

Declining year. Say so in the note. A lender that sees a decline explained reads it differently than one that finds it on its own.

Mixed use. If part of the year is rented on a long-term lease, the lease documents that portion.

Management change. Provide both managers’ statements so the months line up.

Worked Examples: Two Ways to Read the Same Property

Run the numbers on a single hypothetical STR with no dollar figures. The point is how the two methods differ.

Conventional-style reading. The tax return shows gross revenue, then subtracts depreciation, repairs, cleaning, software, and fees. Net income on Schedule E comes in low relative to the payout reports. Add a personal mortgage, a few other financed properties, and DTI crowds the file out.

Property-coverage reading. The lender takes documented gross income, applies its haircut, and divides by PITIA. If the discounted income covers the payment about 1.2 times, coverage clears the 1.00 floor that select STR programs start from. Same property, different answer, because the test is property income against the payment instead of write-off-reduced personal income against all debts.

Now the caution. Take a second property where discounted income covers the payment at only 0.95. Below 1.00 is available through select lenders in the network, with leverage and terms adjusted. A lender would review it, and no outcome is assured. Alternatively the investor can raise the down payment, which lowers the payment and can lift coverage.

Leverage still caps the loan. On the network’s STR programs, purchase LTV tops out at 75% on the strongest files, and cash-out or refinance LTV at 70% for short-term-rental collateral. Standard long-term rentals reach about 75% on cash-out. Credit starts around 640 for STR. Larger down payments never erase those caps. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

The 1.00 line also isn’t profit. DSCR compares income to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside it.

Entity, Title, and Occupancy

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

If the property sits in an LLC, expect to provide formation papers, an operating agreement, and a good-standing document, subject to program terms. Title has to match. If the property is owned personally and being moved to an entity, sort out title and insurance before the file goes in. A mismatch between the insured party and the borrower is a quiet source of delays that have nothing to do with income.

Occupancy matters because a second home you use yourself doesn’t qualify as an investment property in the same way. A property you occupy for part of the year gets reviewed on how the rental use is documented.

Which Route Fits You?

Conventional still wins in some cases. If your income is strong, your property count is low, and the loan fits under the conforming cap, agency-style financing can carry a lower cost. The DSCR vs conventional comparison lays out the trade-offs, which typically include a tighter equity position under DSCR.

Factor Conventional DSCR (STR)
Income tested Your traditional personal-income documentation and DTI Property income vs PITIA
Property count Capped by financed count No portfolio cap
STR proof Schedule E net income Payouts, bank deposits, projection
Typical trade-off Personal documentation Equity and terms

A DSCR loan also makes sense when you want the property, not you, to carry the file.

Preparation Timeline: What to Do When

Sequence matters more than speed here.

  • Twelve months out: Route all platform payouts into one account and keep the PMS export current.
  • Three months out: Reconcile payouts to deposits. Fix mismatches while the records are still fresh.
  • At application: Pull the full 12-month payout report, permit, insurance quote, and entity papers.
  • Before appraisal: Ask which rent exhibit is ordered and how the lender uses it.

Anyone planning a cash-out should also read Lendmire’s piece How to Pull Equity From an STR When You’ve Hit Conventional Loan Limits for the equity side, which this article leaves alone.

Common Mistakes

  • Using AirDNA as the only proof of income.
  • Submitting bookings instead of payouts.
  • Leaving gaps unexplained.
  • Assuming a Form 1007 value measures Airbnb revenue.
  • Assuming the conforming limit is what you can borrow conventionally. It’s a size cap, and DTI, reserves, and property count are separate gates.
  • Treating a 1.00 ratio as a profit.
  • Assuming every DSCR lender takes STR income the same way.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can I qualify on Airbnb income without traditional income documentation?

Yes, under the right program. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. You still document the property with payouts, deposits, and an appraisal.

What if the property has no hosting history?

A purchase can lean on a projection or the appraiser’s analysis, with long-term market rent as a fallback. Refinances of operating rentals lean on actual history, and most STR programs expect about 12 months of hosting experience.

Does a larger down payment fix a weak coverage ratio?

It helps. A larger down payment lowers the payment and can lift coverage. It doesn’t erase leverage caps, credit floors, reserve rules, or property eligibility.

What is the conforming loan limit?

It’s the size cap on agency-style loans. FHFA set the 2026 one-unit baseline at $832,750. Your DTI and financed-property count are separate limits.

What LTV and credit score do STR files need?

On most files in the network, purchases run up to 75% LTV and cash-out or refinance up to 70% for short-term-rental collateral. STR files typically want a score near 640 or higher, subject to lender guidelines.

If you are buying or refinancing a rental property and want to see how the numbers work, Lendmire can help you compare DSCR loan options based on the property income, credit profile, leverage, and investor goals.
