DSCR vs Conventional Airbnb Loan Requirements for Cash-Out

DSCR vs Conventional Airbnb Loan Requirements for Cash-Out

The Quick Read: A conventional cash-out refinance qualifies you mainly on your personal income, credit, and debt load, while a DSCR cash-out qualifies the property mainly on whether its rental income covers the new payment, subject to lender guidelines. Neither is an “Airbnb loan.” Both are standard products applied to a short-term rental.

  • Conventional tests you. DSCR tests the property.
  • On short-term rentals, select DSCR lenders in the network typically go up to 70% LTV on a cash-out.
  • Expect a 640+ credit score and about 12 months of hosting history on most short-term-rental files.
  • Coverage of 1.00 is where select short-term-rental programs start. Stronger ratios open better terms.
  • Short-term rental rules vary by city, county, HOA, and property type, so confirm local rules before relying on projected rental income.

The honest answer on who each option is for: conventional fits the investor with clean traditional personal-income documentation, a modest property count, and income that shows up well on paper. DSCR fits the investor whose returns understate their real position, who already holds several financed properties, or whose Airbnb income is easier to prove with platform history than with a Schedule E. The rest of this piece lays out where each one bends and where it breaks.

Side-by-Side

The conventional column shows published industry norms. The DSCR column shows typical ranges from select lenders in Lendmire’s wholesale network, which places both kinds of loans. Terms change and every file is underwritten individually.

Factor Conventional cash-out DSCR cash-out (STR)
What gets underwritten The borrower The property
Income documentation Personal income, returns, DTI Property income basis
Short-term rental income Hard to count without tax history Platform history or market projection
Entity vesting Typically individual title LLC possible, subject to program terms
Cash-out leverage Lower caps on 2-4 units Typically up to 70% on STR
Credit expectation Set by agency and lender overlays About 640+ on most STR files
Seasoning Months on title plus loan-age rules About 6 months is common
Reserves Set by the borrower’s property count Vary by lender, leverage, loan size
Property count limits Capped on financed properties No personal count cap on most programs

Notice what is missing: pricing. Cost lives in the calculator, because loan pricing depends on the file.

How Each Route Counts Airbnb Income

This is where most cash-out plans stall. A conventional lender builds rental income from leases, an appraiser’s market rent report, and your tax return. The appraiser forms are Form 1007 for a single-family rent schedule and Form 1025 for a 2-4 unit income report. Fannie Mae’s Quality Insider points to section B3-3.1-08 and says miscalculating rental income remains a top issue in random loan quality reviews. Even the agency’s own lenders get it wrong.

Published text of the Selling Guide, as mirrored by a compliance reference site, describes the lender multiplying gross monthly rent by 75% when leases or market rents are used. On a refinance, it also describes Form 1007 or 1025 plus the latest signed traditional personal-income documentation with Schedule 1 and Schedule E. Check the official guide before relying on that detail. The practical read: an Airbnb whose revenue never cleanly landed on a tax return has little to show a conventional underwriter. Depreciation and write-offs shrink what the return shows, too.

A DSCR file starts from a different question. DSCR stands for debt service coverage ratio. You divide the property’s monthly rental income by its monthly PITIA, meaning principal, interest, taxes, insurance, and any HOA dues. On a short-term rental, the income basis is usually one of three things: actual platform and deposit history, a projection from a data service, or long-term market rent from the appraiser’s rent schedule. The long-term figure often comes in well below real short-term income, so it can understate a strong Airbnb.

Not every lender accepts every basis. Across the network, some will use trailing platform history, some will use projections, and some fall back to the 1007. Ask which one your lender will use before you pay for an appraisal, and ask what happens if the 1007 comes in low.

When Conventional Is the Better Fit

Conventional is the stronger choice in more situations than DSCR marketing admits. Pick it when these describe you:

  • You have steady W-2 or well-documented self-employment income and a low debt load.
  • Your Airbnb has a track record on traditional personal-income documentation, or you can document the property as a long-term rental.
  • You hold a small number of financed properties. Fortune reports that Fannie Mae permits up to 10 financed properties, and the count includes a financed primary residence.
  • You plan to refinance again or sell soon and want to avoid prepayment terms. DSCR products often carry them. Conventional mortgages typically do not.
  • The property is held in your personal name already, so no deeding out is needed.

Conventional also has a clear seasoning story. Fortune describes six months of ownership as the general expectation, with any first mortgage being paid off usually at least 12 months old. Delayed financing is an exception for cash purchases, where the new loan cannot exceed the documented initial investment plus eligible costs.

Fortune also notes the leverage caps for agency investment cash-outs: 75% on a 1-unit and 70% on 2-4 units. That is a market figure for contrast, not a network figure. Short-term rentals in the network sit at up to 70% on cash-out, a different set of tests on different collateral.

Two caveats. Government loans are not an option, since FHA and VA loans are not available for cash-out refinances on investment properties. And short-term rental income without tax history is likely difficult for an agency underwriter to count, so confirm with a lender before you plan around it.

When DSCR Is the Better Fit

DSCR is the better fit when the paperwork, not the property, is the weak point. Choose it when these describe you:

  • Your traditional income documentation shows heavy write-offs, so personal income understates what you can afford.
  • You own many financed properties and personal debt-to-income is stretched. Fortune notes that DSCR can make sense when an investor exceeds the agency’s cap.
  • Your Airbnb has strong platform history but little tax-return history.
  • You hold the property in an LLC and want to keep it there, subject to lender program eligibility. Conventional generally requires deeding the property out of the entity first.
  • You are self-employed or have irregular income and want the decision to rest on the asset.

Here is what the network typically asks on a short-term rental cash-out. Leverage tops out around 70% LTV. LTV means loan-to-value, the loan balance divided by the property’s appraised value. Lenders usually expect about 12 months of hosting history, and the coverage floor is 1.00 on a refinance. Seasoning of about 6 months is the common expectation. Loans run up to $3,000,000 on standard programs, and reserves vary by lender, leverage, and loan size. Many files carry around 6 months of PITIA, and larger balances step up. Programs change, and approval stays with the lender.

Two details matter more than they look. First, 1.00 is where select short-term-rental programs start, not a standard that guarantees anything. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Second, clearing 1.00 does not mean the property cash flows. The ratio compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside it, and an Airbnb carries more of those than most rentals.

Lendmire’s complete DSCR loans guide walks through the program basics if you want the full picture before comparing.

Which Limit Binds First: Equity or Coverage?

A DSCR cash-out has two gates, and either can stop you. The equity gate is the 70% LTV ceiling on a short-term rental. The coverage gate is whether income clears the new, larger payment. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Picture an investor with a lake-area cabin that has appreciated well. Equity looks generous, so the LTV gate passes. But pulling cash out raises the loan, and a bigger loan raises PITIA. If the income basis is a conservative long-term rent figure, coverage can slip toward 1.00 or below even though the equity is there. The investor can then take less cash out, push for a platform-history income basis where the lender allows it, or look at select lenders with sub-1.00 options, where leverage and terms adjust.

Now flip it. Someone bought a duplex-style rental recently, with strong bookings. Coverage is comfortable at around 1.3x, but the equity is thin and seasoning is short. Here the equity gate binds. Wait out seasoning, or borrow less.

A larger down payment on a purchase lowers the payment and can lift the ratio. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests, enough equity and enough rental coverage.

What Practitioners See on These Files

Across the DSCR short-term-rental files that come through a wholesale network, the income basis decides more outcomes than the program label does. Two lenders can look at the same Airbnb and land on very different coverage, because one counts platform history and the other leans on the appraiser’s rent schedule. The files that go smoothly usually arrive with 12 months of platform statements, matching bank deposits, and proof the property operates lawfully. The ones that stall tend to show a single strong season and little else.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Documents to Gather Either Way

  • Platform earnings exports and matching bank deposits
  • Current insurance and mortgage statements
  • Entity papers if the property sits in an LLC
  • Property management agreements, if any
  • A recent mortgage payoff statement
  • Personal income paperwork, such as tax returns and pay records, if you pursue the conventional route

Where the Common Myths Break Down

DSCR is not underwriting-free. Lenders still review credit, reserves, property eligibility, and seasoning. They simply look to the property’s rent rather than your pay stubs. Conventional is not closed to rentals either, since agency rules allow investment-property cash-out with defined seasoning. And agency seasoning rules do not govern DSCR loans, which follow each lender’s own guidelines.

One more edge case. DSCR is not offered on manufactured homes, log homes, or barndominiums, so an Airbnb in one of those falls outside the network’s programs entirely.

On taxes, treatment can depend on how the funds are used and how the property is held, and investors should speak with a qualified tax professional before relying on any deduction.

The Balanced Verdict

Choose conventional if your personal income is strong, your documents are clean, your property count is low, and you may refinance again soon. Choose DSCR if your returns understate your income, your debt load is heavy, you hold the property in an LLC, or your Airbnb is better proven by platform history than by a tax return. If you land in the middle, run both. The right answer depends on which income story you can document more convincingly.

If you are buying or refinancing a rental property and want to see how the numbers work, Lendmire can help you compare DSCR loan options based on the property income, credit profile, leverage, and investor goals.

Frequently Asked Questions

Is there such a thing as an Airbnb loan?

No dedicated product exists. Investors use standard conventional or DSCR financing against a short-term rental. The real difference between the two is whose income gets tested, yours or the property’s.

How much can I cash out on an Airbnb with DSCR?

On a short-term rental, cash-out typically tops out around 70% LTV on most files, subject to lender guidelines. Standard long-term rentals reach about 75%. Your coverage ratio and reserves can reduce what a lender will actually offer.

Does a conventional lender count my Airbnb bookings?

Usually only through documented rental income, built from leases, an appraiser’s rent report, and standard personal-income documentation. Bookings without tax history are likely difficult to count. Confirm with a lender before planning around it.

Can I keep the Airbnb in an LLC?

On a DSCR loan, often yes, subject to program terms, usually with a personal guarantee. Conventional lending generally requires the property to be deeded into your personal name first.

Does clearing 1.00 mean my Airbnb cash flows?

No. The ratio compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation, so run a full operating budget separately.

Investors focused on short-term rentals can review DSCR loans for Airbnb and short-term rentals.
