AirDNA vs Airbnb Statements for a New-Build Short-Term Rental

AirDNA vs Airbnb Statements for a New-Build Short-Term Rental

The Quick Read: AirDNA gives a lender a modeled income estimate for a home that has never taken a booking, while Airbnb statements give a lender real booking history that a new build cannot have on day one, so a projection usually carries the purchase and statements take over once the property has operated for a while.

  • At purchase: a new build has no Airbnb statement to export, so the income evidence is a projection, an appraiser’s opinion, or both, depending on the lender.
  • After operating: the Airbnb earnings export and any manager statements show actual results, which matter most on a later refinance or cash-out.
  • Short-term rental programs in the network typically expect about 12 months of hosting history, a 640+ credit score, and 1.00 coverage on both purchases and refinances, subject to lender guidelines.
  • Leverage: short-term-rental purchases reach up to 75% LTV on the strongest files, and refinances and cash-outs on short-term-rental collateral reach up to 70%.
  • Neither document proves the property is legally allowed to operate as a short-term rental. Local rules are a separate file item.

Each document answers a different question. A published report asks what a comparable home could earn. The Airbnb statement asks what this home actually collected.

For a brand-new house, only the first question can be answered at closing. That is the honest answer, and the rest of this piece explains how to work with it. For the full picture of how these loans fit together, see Lendmire’s complete DSCR loans guide.

Side-by-Side

Here is how the two documents compare on a new build. The AirDNA column reflects published industry norms, and the network’s wholesale lenders each apply their own treatment.

Factor AirDNA projection Airbnb statements
Exists at closing on a new build Yes No, no bookings yet
What it shows Modeled income from comparable listings Actual payouts, fees, and taxes
Review basis Estimated property income, then a lender trim Documented operating income, subject to lender review
Typical use Purchase with no history Refinance or cash-out after operating
Main weakness Depends on comp quality Gross and net figures differ
Entity vesting Report is tied to the address Account owner should match the borrower
Reserves Set by lender, leverage, and loan size Same; the document does not change them
Timeline Available when the address is known Builds over months of hosting

Reserves commonly sit around 6 months of PITIA on files in the network. They can be lower or higher depending on loan size, leverage, and transaction type.

How a New Build Changes the AirDNA Report

A new build weakens the projection because the home has no reviews, no booking pattern, and often no true twin nearby. AirDNA’s Rentalizer builds its figure from comparable listings within a 10-mile radius. It weights them by how closely they match your home.

The report carries a Comp Set Strength score of Low, Medium, or High. The score reflects how many similar homes are nearby, how closely they match on bedrooms, bathrooms, and guest count, and how tightly their revenue clusters. New subdivisions and rural areas often score lower because the comp pool is thin.

Three habits improve the report:

1. Run it on the exact street address. RentalRecon’s Rentalizer guide explains that a precise address gives a better comp set than a ZIP code or neighborhood name.

2. Check the comps by hand. Bedrooms, capacity, property type, and amenities should match your home. The comp set drives the output.

3. Test the sensitivity. AirDNA’s own walkthrough shows one sample where rebuilding the comp set around a mountain view moved the projection from about $65,800 to about $56,400 in annual revenue. That is a sample, not a lending figure. It shows how much the comps matter.

Accuracy claims need care. RentalRecon notes that AirDNA’s published accuracy figures describe market-level aggregates, not individual property projections. The error can run in either direction on a single address.

AirDNA’s revenue definition includes nightly rate and cleaning fee. It leaves out Airbnb host fees. That matters when you compare it with an Airbnb payout.

When the AirDNA Projection Is the Better Fit

The projection is the right tool whenever the property has no operating history, which describes every new build at purchase. It is the only income evidence that exists on closing day, apart from an appraiser’s opinion.

It fits best in these situations:

  • You are buying, not refinancing. Purchases without history rely on a projection or an appraiser’s short-term-rental analysis. Which one a lender accepts varies by program.
  • The comps are strong. A High Comp Set Strength score, with close matches on size and amenities, gives the lender more to work with.
  • You want to test the deal before committing. You can run the report before you make an offer, then compare the result with the coverage a program needs.
  • You are comparing locations. The same house can project very differently across two markets, and the report shows that gap early.

Here is how the numbers flow. DSCR is qualifying income divided by PITIA, which is principal, interest, taxes, insurance, and any HOA dues. With a projection, the only thing that changes is where the income figure comes from.

Lenders generally do not use the AirDNA headline as is. They apply their own trim for expenses and volatility, and the size of that trim varies by lender. So run your own deal on the discounted figure, not the headline.

Consider a modeled example. The projection supports coverage of roughly 1.15x after a lender’s trim, which clears a 1.00 floor with a little room. If a thin comp set pulls that figure down and coverage lands under 1.00, the deal is not over. Sub-1.00 coverage is available through select lenders in the network, with leverage and terms adjusted. Qualification stays subject to lender guidelines, credit approval, and property review.

When Airbnb Statements Are the Better Fit

Airbnb statements win once the property has real bookings, because actual payouts are stronger evidence than a model. They do not exist for a new build at closing, so they matter later.

Airbnb’s Help Center explains that hosts can export payouts and transactions for a chosen date range as a CSV file. The export shows fees, cleaning fees, gross earnings, and taxes withheld.

Statements fit best in these situations:

  • You are refinancing after the home has operated. Network programs for short-term rentals typically expect about 12 months of hosting history. Refinances on short-term-rental collateral reach up to 70% LTV, and the coverage floor is 1.00, subject to lender guidelines.
  • Early bookings beat the projection. Real results can support a stronger file than the model did.
  • You want to pull equity out. A cash-out on short-term-rental collateral is capped at 70% LTV, while a standard long-term rental cash-out tops out around 75%. About 6 months of seasoning is the common expectation across the network.
  • The AirDNA number was low or uncertain. Actual history replaces the guess.

Statements have their own trap. Airbnb’s Form 1099-K page explains that the form reports gross reservation totals, including Airbnb fees and cleaning fees. It is not your net income. Reconcile it against the earnings CSV before you hand anything over.

There is also a practical point on ownership. The Airbnb account is tied to a host identity and tax identity. If an LLC will hold title, the account owner should match the borrowing entity, subject to lender program eligibility. Treat that as a working rule of thumb, not a published standard.

What Happens When the Two Disagree?

When a projection and early statements conflict, the lender decides which figure counts, and the answer often depends on the transaction. On a purchase, the projection or appraisal is the only evidence. On a refinance, actual history usually matters more. Programs differ on how they handle partial-year records.

Picture an investor who closed on a new build, started hosting, and has a few months of statements. The projection implied coverage near 1.15x. The early statements, with a slow first season, imply closer to 0.95x. Those few months are not the 12-month history the programs typically look for. The investor can wait and build the record, or ask about select-lender paths that go below 1.00 with leverage and terms adjusted.

Across the network, the stronger files at this stage pair the early statements with a clear explanation. A ramp-up in the first months is normal for a listing with no reviews. Lenders see that pattern often.

The Appraisal Fills a Gap Neither Document Does

The appraisal supplies the property’s value and often a rent opinion. Form 1007 is the comparable rent schedule for single-family homes. Form 1025 is the small income property report for 2-4 units. Both are built around monthly rent, not nightly rates or business income.

That creates a mismatch for short-term rentals. Fannie Mae’s appraiser update lists the form names and notes that the agency Selling Guide is silent on whether short-term-rental income counts as rental income. DSCR loans are not agency products, so that page is useful only as a contrast. It shows why the appraiser’s long-term rent can understate a short-term rental’s income, and why a projection is often asked to fill the gap.

For a new build, the property must also be complete and appraisable before it can close. Treat the completion date as a planning item, not an afterthought.

The Roadmap From Closing to Month 12

The document that matters changes as the property ages. Here is how the stages usually line up:

1. Before closing. Run the projection on the exact address, check the comps, and confirm the lender will accept it. The appraisal comes next.

2. At closing. The file rests on the projection, the appraisal, and your credit, reserves, and experience.

3. First bookings. Open the Airbnb account in the borrower’s name or entity. Keep payouts, cleaning fees, and manager statements organized from day one.

4. Mid-year. Partial statements show direction but rarely replace a full history.

5. After about 12 months. Actual history can support a refinance or cash-out, which may offer better terms than a projection-only file would. Leverage caps and credit floors still apply.

If the Projection Comes In Low

A low projection is a signal to adjust the plan, not to walk away. These steps help:

  • Fix the inputs. Make sure the report uses the right bedroom count, guest capacity, and amenities.
  • Rebuild the comps. Swap in closer matches, since the comp set drives the output.
  • Add an appraiser’s opinion. A short-term-rental analysis may support a stronger figure than the long-term rent schedule.
  • Increase the down payment. More cash down lowers the loan and can lift DSCR. It does not erase leverage caps, credit floors, or reserve rules.
  • Ask about other paths. Select lenders in the network offer sub-1.00 programs with leverage and terms adjusted.

Clearing 1.00 also does not mean positive cash flow. DSCR compares income to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.

What Neither Document Can Do

Neither document proves the home is allowed to operate as a short-term rental. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Neither document sets your reserves, credit requirements, or leverage either. Those come from the program. Ineligible property types stay ineligible no matter how strong the income evidence looks. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Tax treatment can depend on how the funds are used and how the property is held. Investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

AirDNA Rentalizer: a tool that projects a property’s annual revenue from the weighted performance of comparable listings nearby.

Comp Set Strength: AirDNA’s Low, Medium, or High score showing how reliable the comparable set behind a projection is.

Airbnb earnings export: a CSV file of a host’s payouts, fees, and taxes for a chosen date range.

Form 1099-K: a tax form that reports gross reservation totals, not net income.

PITIA: principal, interest, taxes, insurance, and any HOA dues, the monthly obligation DSCR is measured against.

Seasoning: the waiting period a lender wants between a purchase and a cash-out refinance.

Haircut: the discount a lender applies to a projection before counting it as income.

The Verdict

Neither option wins on its own, because they belong to different stages. For a purchase, the AirDNA projection is the tool that exists, so the work is making it as accurate and well-supported as possible. For a refinance or cash-out, Airbnb statements are the stronger evidence once the property has operated.

The most prepared investors treat the projection as the entry ticket and the statements as the long game. They run the report on the exact address and check the comps by hand. They keep clean records from the first booking. They also plan around a lender’s trimmed figure, not the headline.

Every file is underwritten individually, and programs change. Treat the figures here as typical ranges, not commitments.

Frequently Asked Questions

Can a new build qualify with no Airbnb statements at all?

It can be reviewed on a projection or an appraiser’s short-term-rental analysis, depending on the lender. Short-term-rental programs in the network typically expect about 12 months of hosting experience, and eligibility stays subject to lender guidelines, credit approval, and property review.

Can early Airbnb statements replace the AirDNA report right away?

Usually not on a purchase, since the home has not closed or operated yet. After closing, a few months of statements show direction but rarely replace a full history. Most programs look for about 12 months before treating actual results as the main evidence.

Does a low AirDNA number kill the deal?

No, but it changes the plan. You can fix the inputs, rebuild the comps, add an appraiser’s opinion, or put more down.

Is the Form 1099-K the same as my Airbnb statement?

No. The 1099-K reports gross reservation totals, including Airbnb fees and cleaning fees. The earnings export shows payouts, fees, and taxes in detail, so reconcile the two before sharing either.

What leverage can a short-term rental reach?

On the strongest files, short-term-rental purchases reach up to 75% LTV, and refinances and cash-outs on short-term-rental collateral reach up to 70%. A 640+ credit score is typical. Exact terms depend on the lender, the property, and the borrower.
