Banks That Offer a DSCR Cash-Out Refinance on a Condotel

Banks That Offer a DSCR Cash-Out Refinance on a Condotel

The Quick Read: Large banks and other agency-style lenders generally do not make this loan, because a condotel is a hotel-operated building that agency programs exclude. The capital comes from non-bank DSCR lenders, which Lendmire, a mortgage broker, reaches through its wholesale network. Each of those lenders sets its own project rules, so the right fit depends on the building, the rental program, and your numbers.

  • Cash-out tops out at 75% LTV on standard rentals across the network, and condotel files are often held below that.
  • Expect about 6 months of seasoning, measured from title recording.
  • Coverage starts at 1.00 on select programs, and credit generally runs 620 to 700+.
  • Underwriters review the building’s HOA and rental program before they review you.
  • Condotels are typically excluded from DSCR equity-line programs, so a cash-out refinance is often the route that remains, where a lender will accept the project.

What Is a Condotel, and Why Do Banks Pass?

A condotel is a deeded condo unit inside a building run like a hotel. It has a front desk, housekeeping, and usually a rental program layered on top of ownership. Wikipedia’s condo hotel entry describes it the same way. You own real property, not a timeshare or a membership.

Agency-style lenders draw a hard line here. The Fannie Mae Selling Guide lists projects managed and operated as a hotel or motel as ineligible, even when units are individually owned. Its Condo Status Finder FAQ says the same about projects that manage daily or short-term rentals. That is the whole contrast. Agency rules do not govern a DSCR loan, but they explain why a bank that sells loans into that channel has nothing to offer you.

The practical result: the lender pool is small, and no two lenders treat a condotel the same way.

Do Banks Actually Offer This?

Usually not in the form you want. Big banks and large retail lenders mostly write loans they can sell or hold under standard rules, and a condotel breaks those rules. A smaller depository with a portfolio program may look at one case by case, but most underwrite your personal income, not the unit’s rent.

Lender type Typical stance on condotel DSCR cash-out
Big banks Generally not offered
Community banks, credit unions Rare; usually personal-income based
Non-bank DSCR lenders The main source, with project-level rules

Lendmire does not list or rank lenders. It shops the scenario across wholesale lenders and matches the building and the borrower to a program that will look at it. The lenders that write condotels depend on the project, the leverage you need, and your credit profile.

Key Terms Defined

Condotel: A deeded condo unit in a building operated as a hotel, often with a rental program.

DSCR: Debt service coverage ratio, meaning rent used for lender review divided by the full monthly payment of principal, interest, taxes, insurance, and HOA dues.

PITIA: Principal, interest, taxes, insurance, and association dues, the payment that rent is measured against.

Cash-out refinance: A new loan that pays off the old one and returns extra cash to you.

Seasoning: The waiting period after you buy before a lender will count the property’s value for cash-out.

Non-warrantable: A project that agency programs will not buy loans on, which pushes financing to non-QM lenders.

Rental pool: A building program where an operator rents units and splits income with owners.

How Underwriting Treats a Condotel Cash-Out, Step by Step

1. The transaction is classified. A refinance that puts cash in your hands beyond payoff and costs is cash-out. Across the network, cash-out tops out around 75% LTV on standard rentals. Rate-and-term refinances, which return no cash, can go higher, up to 85% LTV. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

2. The project is reviewed first. The lender looks at the HOA questionnaire, budget and reserves, special assessments, and the rental-pool agreement.

3. Seasoning is checked. About 6 months of ownership from title recording is the common expectation. Lenders differ on recent all-cash purchases.

4. Value and rent are set. The appraisal sets value. Rent comes from the appraiser’s rent schedule, the 1007 for single-family or the 1025 for small income properties, or from booking and rental-program statements. Nightly-stay income can count only where a program accepts those booking or rental-program statements as evidence. A condotel rarely has a twelve-month lease, so programs differ on which evidence they accept.

5. Coverage is tested on the new payment. Rent divided by PITIA must clear the program’s floor. Many select programs start at 1.00, and stronger ratios open better leverage and pricing. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Cash-out enlarges the loan, so a unit that cleared on its old payment can fall short on the new one. HOA dues and management splits shrink the rent that counts.

6. Cash to you is what remains. Payoff, closing costs, reserves, and any prepayment charge come out first. Reserves commonly run about 6 months of PITIA, stepping up to about 9 months above $1,500,000. They vary by lender, leverage, and loan size.

7. Closing. Depending on program guidelines, you can close in your own name or in an LLC.

Limits That Stack, and the Tightest One Wins

Condotel cash-out is rarely governed by one number. The leverage cap, the loan-size cap, the coverage floor, and any cash-in-hand limit all apply together.

Limit Network range
Cash-out LTV Up to 75% on standard rentals; condotel often lower
Seasoning About 6 months
Credit 620 floor; most want about 660; 700+ for top tiers
Loan size Up to $3,000,000 on standard programs
Reserves Often about 6 months PITIA

A larger down payment on the original purchase does not rewrite these. Equity helps, but leverage caps, credit floors, reserves, and property eligibility still apply. The strongest files clear both tests: enough equity and enough rental coverage. For the full framework, see the complete DSCR loans guide.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Where the General Rule Breaks

Equity lines. Condotels are typically excluded from DSCR equity-line programs, and many cash-out programs restrict them too. Lendmire’s comparison on investment condos covers this. Often, a cash-out refinance is the only door.

Timeshare or fractional ownership. These are not financeable as investment real estate. A deeded condotel unit is.

Mandatory rental pools. Some buildings require participation. Agency programs treat that as disqualifying, so what matters here is lender appetite and how the income is documented.

Short-term rental versus condotel. A standard Airbnb unit in an ordinary condo is not a condotel. Short-term-rental collateral has its own rules: cash-out around 70%, about 12 months of hosting history, and a 640+ score. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Ineligible property types. Manufactured homes, log homes, and barndominiums are not offered in these programs.

Cash Out, Sell, or Keep?

Path Fits when
Cash-out refinance Rent covers the larger payment and you can hold the leverage
Keep current loan Coverage would fail after cash-out, or the payoff costs outweigh the benefit
Sell Exit buyers can still finance the building

Weigh the exit before you pull equity. A non-warrantable building shrinks the buyer pool, so a condotel owner faces the financing problem on the way in and again on the way out. Also remember that DSCR compares rent to PITIA only. Clearing 1.00 is not the same as positive cash flow, since repairs, vacancy, management, utilities, and capex sit outside the calculation.

Prepayment penalties are common on DSCR loans, so model one before you commit. Tax treatment varies; consult a qualified professional.

What to Assemble Before You Apply

  • Your HOA questionnaire, budget, reserve study, and any special assessment notices.
  • The rental-pool or management agreement, including the owner split.
  • Twelve months of rental-program or booking statements.
  • Your current mortgage statement and ownership recording date.
  • Entity documents if you hold title in an LLC.
  • Proof of reserves.

Frequently Asked Questions

Will my local bank do a DSCR cash-out on a condotel?

Rarely. Most banks underwrite your personal income and sell or hold loans under standard project rules, which exclude hotel-operated buildings. A brokerage can shop the file to non-bank wholesale lenders that underwrite the property’s rent instead.

How much can I pull out?

Across the network, cash-out tops out around 75% LTV on standard rentals, and condotel files are often held lower. Your actual amount depends on appraised value, coverage on the new payment, reserves, and any cash-in-hand limit. It is never a guaranteed figure.

Do I need to own the unit for a certain period first?

About 6 months of ownership from title recording is the common expectation across the network.

Can the rental income be counted from nightly stays?

Sometimes. It depends on whether the program accepts booking or rental-program statements as evidence, since a condotel rarely has a twelve-month lease. Even then, HOA dues and the operator’s split reduce the rent that counts toward coverage.

What if my coverage is under 1.00?

Sub-1.00 coverage is available through select lenders in the network, with leverage and terms adjusted. Eligibility is subject to lender guidelines, credit approval, and property review.
