Banks That Offer a DSCR Cash-Out Refinance Without a Job and Relying on Rental Income

Banks That Offer a DSCR Cash-Out Refinance Without a Job and Relying on Rental Income

The Quick Read: Most large retail banks do not write this loan, because they underwrite to personal income, while specialty non-bank lenders reached through a broker routinely do. These DSCR (debt service coverage ratio) lenders judge whether the property’s rent covers the new payment, subject to lender guidelines. A job is not the test, but credit, equity, reserves, and property type still are.

  • Cash-out refinances on standard rentals top out around 75% LTV (loan-to-value), with about 6 months of ownership expected first.
  • Coverage of 1.00 is where many select programs start. Stronger ratios open better terms.
  • Credit floors begin at 620 in parts of the network. Most programs want around 660, and 700+ unlocks the strongest tiers.
  • Clearing the coverage test does not mean the rental produces positive cash flow.
  • The right program depends on your property, credit, leverage need, and documents.

Do Banks Offer a DSCR Cash-Out Refinance Without a Job?

Large retail banks generally do not. Their underwriting is built around your paycheck, your tax returns, and your debt-to-income ratio. Take away the job and the file has nothing to stand on.

Portfolio and community banks have more room. They may weigh property cash flow, but they usually also want to see personal income, net worth, and a deposit relationship. A borrower with no paycheck can be a hard fit there.

The loans that actually fit this situation come from non-bank lenders that specialize in investor loans. Many of them sit behind mortgage brokers. Lendmire is one of those brokers, and it arranges DSCR investor loans through select lenders in its wholesale network across 41 markets, including Washington, D.C. A broker does not lend. It shops the scenario across lenders and matches it to the program that suits it.

Lender type What it typically weighs Fit with no job
Large retail bank Personal income, DTI, tax returns Weak
Portfolio or community bank Income, net worth, deposits, property Case by case
Non-bank DSCR lender Rent coverage, credit, equity, reserves Built for it

The best program for your situation depends on the property type, your credit profile, how much leverage you need, and what you can document. No single lender wins every file.

Key Terms Defined

DSCR (debt service coverage ratio): the property’s monthly rent divided by its full monthly housing payment. A result of 1.00 means rent equals the payment.

PITIA: principal, interest, taxes, insurance, and any association dues. It is the full payment the rent has to cover.

Cash-out refinance: a new, larger loan that pays off the old one and hands you the difference in cash.

LTV (loan-to-value): the loan balance as a percentage of the property’s appraised value.

Seasoning: the ownership time a lender wants before it will lend against the property’s current value.

Reserves: liquid savings, counted in months of PITIA, that you hold after closing.

Personal guarantee: your promise to repay if the borrowing entity cannot.

Prepayment penalty: a fee charged if you pay off the loan early, usually during the first few years.

How Underwriting Treats a Borrower With No Job, Step by Step

A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Here is how the deal works from start to finish.

Step 1: The purpose is documented. The property must be a non-owner-occupied rental. You sign a statement that the loan is for business purposes.

Step 2: Rent is established. The lender uses a signed lease or a market rent figure from the appraisal. The standard appraisal forms are the 1007 rent schedule for single-family rentals and the 1025 for small multifamily. A tenant does not always have to be in place, though an unleased property may be priced differently.

Step 3: The coverage test runs. Residential DSCR lending generally divides gross monthly rent by the full PITIA. Commercial lending uses a different version, dividing net operating income by debt service, as AirDNA’s DSCR explainer and Stessa both describe. This article means the gross-rent version, the one most investor loan programs use.

Step 4: The appraisal sizes the loan. Cash-out is sized off the new appraised value. On a standard rental, the ceiling across most of the network is about 75% LTV. Your cash is the new loan minus the payoff and closing costs. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

Step 5: Seasoning is checked. About 6 months of ownership, measured from title recording, is the common expectation. Lenders differ, so confirm it up front.

Step 6: Credit and reserves are reviewed. Your personal credit is pulled even though your income is not reviewed. Reserves are commonly around 6 months of PITIA, stepping up to about 9 months on loans above $1,500,000. They vary by lender, leverage, loan size, and transaction type, so treat that as a range.

Step 7: The file is decided. The factors are coverage, post-appraisal LTV, credit score, reserves, property type and condition, and occupancy. The loan amount can run up to $3,000,000 on standard programs, subject to lender guidelines.

Why a Job Is Not Required

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage, as the CFPB’s rule on exempt transactions and its eCFR text describe.

Business purpose is judged on the facts, not the label. If you move into the property, that basis breaks. That is why these loans are for rentals you own as an investment.

Where the Rule Breaks: Edge Cases

The general rule is that rent drives the file. These are the places it bends.

Coverage below 1.00. A separate path through select lenders in the network takes coverage below 1.00, with leverage and terms adjusted. Expect different terms on that path, not the same ones.

No-ratio structures. These exist only through select lenders, generally for borrowers who already own a primary residence. They are the exception, and they carry their own terms.

Short-term rentals. Rules are tighter. A short-term rental cash-out is capped at 70% LTV, against 75% on a standard long-term rental. Expect a 640+ credit score and about 12 months of hosting history. The coverage floor for a short-term rental refinance is 1.00. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Paying off a bridge or hard-money loan. Whether the refinance counts as rate-and-term or cash-out depends on how much cash comes back to you. Lenders draw that line differently.

Reserves from proceeds. Whether cash-out proceeds can count toward your reserve requirement is lender-specific. Ask before you plan around it. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Property type. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in these programs. Larger multifamily and mixed-use properties may be priced differently or fall outside a given program.

Size. Large balances change the structure. Above $2,500,000, the network generally holds to 30-year fixed terms.

A Worked Example: What Cash-Out Does to Coverage

Consider a rental that appraises at a value where the existing loan sits at 50% LTV. These inputs are modeled assumptions, not market data. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Assume the current coverage ratio is 1.60. You then refinance to 75% LTV on a cash-out of a standard rental. Moving from 50% to 75% LTV raises the loan balance by half, so the payment grows by roughly half too. Coverage drops from 1.60 to about 1.07. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

That property still clears a 1.00 floor, but with little cushion. It also shows the tradeoff: every extra point of leverage you pull out lowers the ratio.

Coverage is also not cash flow. The ratio compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside it. A rental can pass at 1.07 and still lose money in a slow month.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

What Does This Mean If You Have No Paycheck?

No job does not mean no requirements. The file still needs a credit score that fits the program, equity that fits the 75% LTV cap, reserves, and a property that qualifies. Strong rental coverage never erases leverage caps, credit floors, or reserve rules. The strongest files clear both tests: enough equity and enough rental coverage.

Different borrowers land in different places:

  • A retiree living on savings can fit if the property carries its own payment and reserves are in place.
  • An investor between jobs can use equity without a paycheck, but needs to think about personal living costs, which reserves do not cover.
  • A full-time investor with thin tax-return income is the profile these loans were built for.

Plan the loan so the rent can carry the payment through a vacancy. Do not count on the cash-out proceeds to cover the same payment forever.

DSCR loans also tend to cost more than agency loans and may carry prepayment penalties. Model both before you refinance. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Documents to Gather

Even without income paperwork, the file is not empty.

  • Government ID.
  • Entity documents if the property sits in an LLC: the formation papers, EIN letter, and operating agreement, subject to lender program eligibility.
  • The current mortgage statement.
  • Insurance and property tax information.
  • Bank or asset statements showing reserves.
  • A lease, or a market rent schedule from the appraisal.

Most lenders also want a personal guarantee, so your credit is pulled even when the loan sits in an LLC.

Myths That Cost Investors Time

Banks all offer this. They do not. The category that fits is the non-bank specialty lender.

No documents at all. Entity papers, assets, insurance, rent evidence, and an appraisal are still required.

Credit does not matter. It does. Credit sets which leverage tier you can reach.

Passing the test means the rental cash flows. As the example showed, it does not.

Seasoning is the same everywhere. About 6 months is common in the network, but lenders vary.

Every lender runs the same formula. The gross-rent residential version and the commercial NOI version are different calculations.

How to Find the Right Fit

A broker can shop several wholesale lenders against one scenario. The goal is a program whose seasoning, leverage, and reserve rules match your situation. Ask about these before you apply:

  • How does the lender measure coverage, and with which rent figure?
  • What seasoning does it require, and from what date?
  • What reserves apply at your loan size and leverage?
  • Do cash-out proceeds count toward reserves?
  • Is there a prepayment penalty, and for how long?
  • Does the structure allow 30-year fixed, interest-only, or extended terms? The 30-year fixed is the spine, and select lenders add 40-year and interest-only periods, with ARM options for investors who want them.

Frequently Asked Questions

Can I really do a cash-out refinance with no job?

Yes, through lenders that qualify the loan primarily on the property’s rent covering the payment, subject to lender guidelines. You still need credit that fits the program, enough equity for the LTV cap, reserves, and an eligible property.

Do community banks or credit unions offer something similar?

Some portfolio lenders weigh property cash flow, but most also look at personal income, net worth, and relationship history. That makes them an uneven fit for a borrower with no paycheck. Programs built around rent coverage are mostly found through non-bank lenders.

Do I need an LLC?

Not always. Many programs lend to individuals, and others accept LLC borrowers, depending on program guidelines. Your lender will say which applies, and a personal guarantee is typical either way.

What if my rent does not cover the payment?

Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. The structure is different from a standard file, so the terms change rather than the rules relaxing.

How much cash can I take out?

It depends on the appraised value, the rent coverage, your reserves, and the 75% LTV ceiling on a standard rental cash-out. The result is not a guaranteed figure. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
