Banks That Offer a Short-Term Rental Cash-Out Refinance With the Highest Available LTV

Banks That Offer a Short-Term Rental Cash-Out Refinance With the Highest Available LTV

The Quick Read: No single bank holds the highest leverage on this product, because the ceiling comes from each program’s own guideline matrix, and most short-term rental cash-out files are placed with non-bank wholesale lenders rather than depository banks. Across the wholesale network Lendmire works with, short-term rental cash-out leverage typically tops out at 70% LTV, below the leverage available on standard long-term rentals.

  • A purchase of the same short-term rental can reach 75% LTV on the strongest files.
  • The cash you receive is limited by whichever test binds first: equity (the LTV cap) or rental coverage (the DSCR floor).
  • Expect a 640+ credit score and about 12 months of hosting history on most files.
  • A 1.00 coverage ratio is where select programs start, and it is a lender test, not a measure of positive cash flow.
  • The right program depends on the property, the credit profile, and the documented income, not on a charter type.

Investors searching for a bank with the highest leverage are usually asking a different question underneath: which lender will let me pull the most equity out of an Airbnb or vacation rental? The answer sits in how these loans are underwritten, not in a lender’s name.

Why “Banks” Is the Wrong Frame

Short-term rental cash-out refinancing is a non-QM product, and availability is set program by program. Large retail lenders and depository institutions generally lean on conventional income documentation, which short-term rental owners often struggle to meet because hosting income is hard to show on a landlord schedule. Non-QM programs fill that gap with DSCR underwriting, where the property’s income does the heavy lifting.

Lendmire is a DSCR-focused mortgage broker that arranges investor loans through select lenders in its wholesale network, across 41 markets including Washington, D.C. A broker’s advantage here is comparison. Programs differ on income source, seasoning, leverage, and credit floors, and a broker can match a file to the program built for it. The lenders that write this product depend on the property type, the credit profile, and how the income is documented.

How Underwriting Treats a Short-Term Rental Cash-Out, Step by Step

Here is the sequence a file moves through.

Step 1: Eligibility and legal use. The lender must allow short-term rental use, and the property must be able to operate that way. A platform listing alone does not establish legal use or qualifying income. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Step 2: Seasoning and value basis. Seasoning is the time you have owned the property. It decides whether the new loan is sized on appraised value or on what you paid. About 6 months of seasoning is the common expectation across the network. Cash buyers and some completed-rehab files may see different treatment at select lenders, and proceeds on those files generally size off documented cost rather than after-repair value.

Step 3: The appraisal produces two numbers. Value drives LTV. Rent drives coverage. On a one-unit property, the appraiser’s rent form is the 1007. On two-to-four units, the equivalent is the 1025. A McKissock appraisal education piece explains that the 1007 estimates monthly market rent for investment homes and that assessing the operating business falls outside its scope.

Step 4: Income documentation, the short-term-specific step. This is where files diverge. The appraiser documents real property, and the lender decides which income evidence to use. Options include trailing platform or payout history and market-data projections from services such as AirDNA or Rabbu. Some lenders accept an appraiser’s narrative short-term rental income analysis, and others rely on the rent schedule alone. A HousingWire report on short-term rental appraisals notes that forcing short-term income onto the 1007 often distorts DSCR calculations and produces artificially low ratios. Ask up front which income source a program uses.

Step 5: The coverage test. DSCR is monthly rent divided by the monthly obligation: principal, interest, taxes, insurance, and any HOA dues. On refinances, short-term rental programs start at a 1.00 floor. Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines. Some lenders also apply an expense factor to gross short-term income before running the ratio, so ask how a given program treats it.

Step 6: Credit, reserves, and entity documents. Personal income documents drop out of the picture, but everything else stays. Expect a 640+ score on short-term rental files. Reserves vary by lender, leverage, loan size, and transaction type, commonly around 6 months of PITIA, and they carry extra weight on short-term rentals because the income swings more than a long-term lease. LLC borrowers are common, subject to lender program eligibility.

What the Leverage Numbers Look Like

Transaction Typical ceiling Notes
Short-term rental purchase Up to 75% LTV Strongest files
Short-term rental cash-out Up to 70% LTV Stricter than standard rentals
Standard rental cash-out Around 75% LTV Most of the network
Standard rental purchase 75%-80% LTV Select programs reach 85%

The pattern is consistent: cash-out gets less leverage than a purchase, and short-term rental collateral gets less than a long-term rental because the income is more volatile. The figures above are the ones that apply to files Lendmire arranges, and they are subject to lender guidelines and individual underwriting.

Loan size matters too. Standard programs run up to $3,000,000, and above $2,500,000 the network generally holds to 30-year fixed structures, so the largest balances do not get the extended terms that select lenders offer on smaller loans. Reserves typically step up on larger balances.

The Two Limits That Set Your Cash

A headline LTV is a ceiling, not a payout. Two tests apply, and the lower result wins.

The equity limit. Take the appraised value, apply the 70% short-term rental cash-out cap, and subtract the existing payoff. What remains is the most equity the LTV test allows you to take.

The coverage limit. A larger loan means a larger monthly obligation, which lowers the coverage ratio. If the rent can’t support the bigger payment at the program’s 1.00 floor, the loan shrinks until it can.

Run the numbers on a property valued at $500,000 with a modest existing balance and strong rent. Equity is plentiful, so the 70% cap binds first. Now picture the same property with rent only slightly above the debt payment. Coverage binds first, and the investor receives less than the LTV cap would suggest. Same value, same cap, different outcome.

This is why the strongest files clear both tests: enough equity and enough rental coverage. Even then, neither test erases credit floors, reserve rules, or property eligibility.

Where the Rule Breaks: Edge Cases

Appraisal rent versus actual bookings. A strong Airbnb can look weak on paper if a lender accepts only the appraiser’s rent figure. The Fannie Mae appraiser update states plainly that multiplying a nightly fee by 30 is incorrect and that the 1007 can’t estimate a nightly fee. Fannie Mae is an agency and its rules don’t govern DSCR loans. The point is only that the appraisal form was never built to measure hosting income.

Long-term fallback. If a lender can’t confirm short-term use or documentation, it may underwrite the property as a long-term rental. The swing in coverage between the two can be large, so a property that barely clears on short-term income may not clear on a lease.

Hosting history. About 12 months is typical. A newly purchased short-term rental with no track record may need to season as a long-term rental first, or lean on market-data projections where a program allows them.

Sub-1.00 coverage. 1.00 is where many select programs start. A separate path takes coverage below 1.00 through select lenders in the network, with leverage and terms adjusted. No-ratio structures are available only through select lenders, generally for borrowers who already own a primary residence.

Property types. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs.

Multi-unit properties. These are underwritten on the 1025 rather than the 1007, and income treatment differs by program.

Structures and Variations

The spine of the network is the 30-year fixed. Extended terms such as 40-year and interest-only periods are available through select lenders, and ARM structures exist for investors who want them. Each shifts the monthly obligation, and therefore the coverage ratio, without changing the LTV cap.

One caution applies to every structure. Clearing 1.00 is not positive cash flow. DSCR compares rent to PITIA only. Cleaning, platform fees, vacancy, management, furnishing, utilities, and capex all sit outside the calculation, and short-term rentals carry more of those costs than most long-term holdings.

Key Terms Defined

Cash-out LTV: the loan balance after the refinance divided by the appraised property value.

DSCR: the property’s monthly rent divided by its monthly principal, interest, taxes, insurance, and HOA dues.

Seasoning: how long you have owned the property before refinancing.

Hosting history: documented months of operating the property as a short-term rental.

Form 1007 / Form 1025: the appraiser’s rent schedule for one-unit properties and the operating income form for two-to-four unit properties.

Comparing High-LTV Offers Fairly

The highest advertised LTV often comes with a narrower credit, coverage, or property profile. When comparing options, ask five things:

1. Which income source does the program use: appraisal rent, trailing history, or market data?

2. What seasoning applies, and does it size on value or cost?

3. What credit score and reserves does the leverage tier require?

4. Is the cap stated for short-term rental collateral specifically, or only for standard rentals?

5. How does coverage look after the cash-out, not before it?

Higher leverage tends to cost more, so weigh the extra proceeds against the pricing and reserve requirements. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Which Investor Fits Which Path

The seasoned host with a full track record. Twelve months of documented bookings, a 640+ score, and ample equity is the cleanest profile. The 70% cap is the likely limit.

The recent buyer. Six months of seasoning is the common expectation, and thin hosting history may point to a smaller cash-out, a rate-and-term refinance first, or more months on the books.

The thin-coverage property. If rent barely covers the payment, the coverage test caps the loan before LTV does. A smaller cash-out may be the better choice, and so may waiting until income improves.

The LLC-held portfolio. Entity ownership is common, subject to lender program eligibility, and the same coverage and leverage tests apply.

Preparing documents ahead of time helps: platform payout statements, the entity paperwork, proof of insurance, HOA and permit records where relevant, and the current loan statement.

Frequently Asked Questions

Do traditional banks offer short-term rental cash-out refinances?

Rarely as a standard product. Large retail lenders generally lean on conventional income documentation, which hosting income often doesn’t satisfy. Most short-term rental cash-out files are placed with non-bank wholesale lenders that underwrite on property income. A broker can shop several of those programs against one scenario.

What is the highest LTV for a short-term rental cash-out refinance?

Across the network, 70% LTV is the typical ceiling for short-term rental cash-out, subject to lender guidelines. Standard long-term rentals run higher, around 75% on a cash-out. The ceiling that matters is the one on your specific program.

Why is the cap lower than for a long-term rental?

Short-term income swings with season, demand, and local rules, so lenders hold back more equity. Cash-out also carries less leverage than a purchase. The lower cap is how the program prices that volatility.

Can an LLC take the loan?

Yes on many files, subject to lender program eligibility. The entity documents are reviewed alongside credit, reserves, and property eligibility.

Does clearing 1.00 mean the property cash flows?

No. The ratio compares rent to PITIA only. Cleaning, vacancy, platform fees, management, and furnishing costs fall outside it, so a property can clear the lender’s test and still run thin on real cash flow.
