Can You Get a Short-Term Rental Cash-Out With No Rental History Yet?

Can You Get a Short-Term Rental Cash-Out With No Rental History Yet?

The Quick Read: Usually not on a pure cash-out, because most programs we place files with want about 12 months of real hosting history before they pull equity out of an existing short-term rental. A purchase is a different story, since many lenders will accept projected income when there are no bookings.

  • On a short-term-rental purchase, leverage tops out at 75% LTV on the strongest files.
  • On a short-term-rental cash-out or refinance, leverage is up to 70% LTV, and about 12 months of hosting experience is the usual expectation.
  • The coverage floor on both is 1.00, with a 640 minimum credit score, subject to lender guidelines.
  • The common workaround is to buy on projections, host for a full year, then cash out.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Why Do Lenders Treat Purchases and Cash-Outs Differently?

On a purchase, the lender has nothing to look back on, so it accepts a forecast. On a cash-out, you own a working property and the lender wants proof. A refinance also carries more risk for the lender: you are taking equity out, and the new balance must still be covered by rent.

That is the whole split. A purchase can run on a market-data projection or an appraiser’s short-term-rental analysis. A refinance on an existing short-term rental generally wants actual bookings, because the lender can see whether the property earns what you say it earns.

Programs differ on how much history they require. A few lenders will blend projections with a short actual record. Others insist on the full year. That variation is the real answer, which is why the same property can look strong with one lender and thin with another.

Key Terms Defined

DSCR (debt service coverage ratio): A ratio of the property’s rent used for lender review to its full monthly payment. Above 1.00 means the income covers the payment.

PITIA: Principal, interest, taxes, insurance, and any association dues. It is the full monthly payment the ratio is tested against.

LTV (loan-to-value): The loan balance as a percentage of the property’s appraised value.

Seasoning: The waiting period a lender wants after you buy or finish a project before it will cash you out. Many programs expect about six months.

Hosting history: Your record of actual short-term bookings and payouts. It is separate from seasoning. You can own a property for a year with no hosting record.

Cash-out refinance: A new loan that pays off the old one and hands you the extra equity.

Form 1007 and Form 1025: Appraisal forms for rental income. The 1007 is used for one unit, the 1025 for two to four units.

Which Situation Are You In?

Your answer depends on how many months of real bookings you have. This table gives the typical read across select lenders in the network, subject to lender guidelines.

Months of bookings Typical income method Best next move
0 Projection or long-term rent Wait, or use a purchase structure
1-5 Blend or long-term rent Keep hosting; tidy records
6-11 Some programs blend actuals Ask which lenders accept a partial record
12+ Actual history Apply for the cash-out

Two more cases matter. A property you bought with cash and never hosted has no history at all. A long-term rental you just converted has a lease record but no short-term record, and lenders treat the two as different things.

How Does a Lender Count Short-Term Income?

Lenders pick from four methods. Which one applies depends on the program and on whether this is a purchase or a cash-out.

Method What it is Where it fits
Actual history 12 months of payouts and statements Cash-outs, refinances
Appraiser analysis Narrative short-term income report Purchases, some refinances
Market data report Projection from nearby comps Mostly purchases
Long-term rent Appraiser’s rent opinion on the 1007 Fallback in some programs

Projections are usually trimmed before they are tested against the payment. Lenders apply a haircut because a forecast is not a bank statement. Many programs also test the full payment, including taxes and insurance.

Why Doesn’t the Appraisal Prove My Airbnb Income?

Fannie Mae’s appraiser update says the 1007 form was not designed for appraising single-family homes used as short-term rentals. It also says an appraiser cannot take a nightly fee from comparables and multiply it by 30 to get monthly rent. DSCR files are not governed by agency rules, so this is only a statement about what the form measures.

McKissock, an appraiser-education provider, makes a similar point. The form assesses real property, business income is out of scope, and it cannot document short-term rental rates.

Class Valuation notes that competent short-term rental appraisers report a labeled projected income analysis as a narrative addendum. That addendum is what lets a lender see something closer to real earning power.

The practical consequence is simple. If a program falls back on the 1007 long-term rent, a property that performs well as an Airbnb can look weak on paper. That risk is highest on refinances. Lendmire’s guide to how lenders underwrite a short-term rental cash-out walks through the sizing step.

Buy, Season, Then Cash Out

This is the sequence that works for most no-history investors. Treat the first 12 months as part of the plan, not dead time.

1. Buy on projected income. A short-term-rental purchase can go to 75% LTV on the strongest files, with a 640 minimum score and a 1.00 coverage floor. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

2. Season the property. Many programs expect about six months before a cash-out.

3. Build a clean record. Run every payout into one account. Keep platform reports that tie to the deposits.

4. Time the application. In a seasonal market, apply once the trailing 12 months include one full peak season.

5. Apply for the cash-out. The coverage test is rerun on the new, larger balance. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Notice the leverage step-down. Purchase leverage on a short-term rental is up to 75%, while cash-out is up to 70%, so the cash-out is the tighter of the two.

What Happens With a Few Months of Bookings?

It depends on the program. Some want the full 12 months. Others may blend projections with the actual record.

Here is how to think about the choice, weighing three options. Waiting costs time but gets you the strongest income method. Taking less cash means a smaller balance, which protects coverage. Applying now works only if a lender accepts your partial record. For investors who need capital sooner, a long-term-rent fallback is available, though the nightly-rate upside would not count.

Some programs underwrite only the long-term market rent from the 1007. That lets a cash-out proceed without short-term history, but a property that works as an Airbnb may not clear coverage on long-term rent alone. If coverage falls below 1.00, a separate path through select lenders in the network takes sub-1.00 coverage, with leverage and terms adjusted. Qualification stays subject to lender guidelines, credit approval, and property review.

Which Documents Carry the Most Weight?

Platform payout reports and bank statements that tie to them carry the most weight on a refinance. Beyond those, expect lenders to look at the following.

  • A property-management statement, if a manager runs the unit
  • A market data report, such as one from AirDNA
  • The appraisal, including any short-term income addendum
  • Proof that short-term use is allowed, such as a permit, registration, or HOA rules

The loan itself qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Credit, reserves, and property eligibility still apply. Reserves vary by lender, leverage, loan size, and transaction type, commonly around six months of PITIA. For the full picture of how these loans work, see the complete DSCR loans guide.

Does a Cash-Out Create Cash Flow?

No. Clearing 1.00 means rent covers the payment. It says nothing about repairs, vacancy, management, utilities, or capital spending, which all sit outside the calculation.

A cash-out also makes the test harder. A larger balance means a bigger payment and lower coverage. Rolling closing costs into the loan lowers it further. If bookings come in under the projection after you close, you carry that gap yourself.

A larger equity cushion helps the ratio, but it never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

One more thing to rule out early. DSCR programs in the network do not offer loans on manufactured homes, log homes, or barndominiums, so those properties fall outside these programs.

What Are the Alternatives If You Can’t Wait?

You have a few routes, and each fits a different situation.

  • A purchase or rate-and-term structure on projected income. This can fit better than a cash-out when you are buying or simply restructuring.
  • The long-term-rent fallback. Some programs count only the 1007 rent, so you can proceed without short-term history.
  • Waiting for the record. Often the cleanest path for a property that is clearly performing.

Frequently Asked Questions

Does a converted long-term rental count as rental history?

Not as short-term history. A lease record shows long-term income, and lenders usually want the short-term bookings themselves on a refinance. A converted property often looks like a no-history file until it builds its own record, subject to lender guidelines.

Can I cash out right after I buy?

Rarely. Many programs expect about six months of seasoning on a cash-out, and a short-term-rental refinance usually expects about 12 months of hosting experience. Some programs also weigh the purchase price rather than the new appraised value on a recent purchase.

How much will I be able to borrow?

On a short-term rental, a cash-out or refinance goes up to 70% LTV, versus up to 75% on a purchase. The real loan can come in smaller, because lenders take the lower of the value-capped amount and the amount your income supports. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Does the property have to be listed or active?

For a refinance, the lender wants evidence of real bookings, so an active listing with a payout record matters. On a purchase, a projection can substitute. Local permits, registration, and HOA rules must allow short-term use either way.

What if my actual bookings fall short after closing?

The loan stays in place and the payment does not shrink. That is why cash-outs against unproven income carry more risk than they appear to. Budget as though coverage will come in below the projection.
