Banks That Offer a Short-Term Rental Cash-Out Refinance for a Foreign National Investor

Banks That Offer a Short-Term Rental Cash-Out Refinance for a Foreign National Investor

The Quick Read: Large retail banks rarely write this loan, so the practical route is a broker placing the file with a wholesale DSCR lender in a network of many. Qualification runs primarily on the property’s rental income covering its full payment, subject to lender guidelines.

  • Short-term rental cash-out typically tops out around 70% LTV on the strongest files.
  • A 640+ credit score and about 12 months of hosting history are the usual expectations.
  • Entity papers, identity documents, reserve proof and platform statements carry the file.
  • The best program for your situation depends on borrower category, property and documentation.

Investors ask which banks do this. The honest answer is that the category barely exists at the retail level. Depository banks tend to underwrite borrowers on personal income and domestic credit, and a non-resident owner of an Airbnb-style property fits neither. Investment lending to foreign owners sits mostly with non-bank and portfolio lenders, and a broker such as Lendmire arranges those placements through a wholesale network across 41 markets, including Washington, D.C.

This piece walks through the mechanics, the structures, and where the general rule breaks.

Why Big Banks Rarely Fit This Loan

Large retail lenders want W-2s, tax returns and a Social Security number history. A foreign owner often has none of that in US form. The property itself is the stronger credit story, which is why DSCR lenders exist. They compare the property’s rent to its full monthly obligation instead of reading the borrower’s pay stubs.

The scale of the borrower pool is real. NAR’s international transactions report counts 67,100 homes bought by foreign buyers in its latest twelve-month window, worth $45.3 billion, with Florida, California and Texas leading. Many of those owners will want to pull equity later. They mostly do it through specialist channels, not the bank down the street.

Who Counts as a Foreign National Borrower?

The label covers more than one borrower, and the category changes the program. NAR separates non-resident foreigners, who live permanently abroad, from resident foreigners such as recent immigrants and visa holders. A recap of the NAR release puts 56% of foreign buyers as living in the US and 44% as living abroad.

That matters at the screening step. A visa holder with US credit and a US bank account can sometimes fit a different, simpler program than a non-resident with no US footprint. Lenders ask the category question first, so know your answer before the file goes in.

How Underwriting Treats a Short-Term Rental Cash-Out

Here is the file in the order a lender reads it.

1. Eligibility screen. The lender confirms it accepts the borrower category and short-term rentals as a property type. Not every lender in a network does both.

2. Entity and ownership. Many non-resident owners hold title in a US LLC with its own EIN, subject to lender program eligibility. Operating agreement, EIN letter and ownership percentages go in early.

3. Identity and funds. Expect passport and visa status, proof of reserves (some programs accept overseas accounts), and a foreign credit reference or bank letter where there is no US score.

4. Income basis. On a refinance, hosting history usually exists, so platform statements and bank deposits are the cleanest support. A market-data projection or the appraiser’s long-term rent can serve as a fallback on some programs.

5. Coverage test. DSCR is monthly rent used for lender review divided by the full payment: principal, interest, taxes, insurance and any HOA dues. Across the network, 1.00 is where select short-term rental programs start on a refinance.

6. Appraisal and value. The appraisal sets the LTV. Short-term income support often sits in a narrative addendum, because the standard rent form was built for monthly leases. Class Valuation explains why Form 1007 does not capture nightly-rate income.

7. Cash-out sizing. The new loan, capped at the cash-out LTV, less the payoff, closing costs and required reserves, is what reaches the borrower.

The Numbers the Network Works With

Short-term rental collateral is leveraged lower than a standard long-term rental. Across most programs in the wholesale network, a short-term rental cash-out tops out around 70% LTV, while a standard long-term rental cash-out reaches about 75%. Purchases on short-term rentals can reach 75%.

Factor Short-term rental Standard rental
Cash-out LTV ceiling About 70% About 75%
Minimum credit score 640 Often 660+
Hosting history About 12 months Lease-based
Coverage floor 1.00 on refinance 1.00 on select programs

Loan sizes run up to $3,000,000 on standard programs. Reserves vary by lender, leverage, loan size and transaction type, commonly around 6 months of PITIA, and larger balances step up. A short-term rental refinance usually wants some seasoning on the loan being replaced, and about 6 months is a common expectation. Everything here is subject to lender guidelines and individual underwriting.

A larger equity cushion helps the coverage ratio, since a smaller loan means a smaller payment. It does not erase leverage caps, credit floors or reserve rules. The strongest files clear both tests: enough equity and enough rental coverage.

Where the Income Calculation Gets Tight

Gross platform revenue is not qualifying income. Many lenders reduce short-term rental income with an expense factor before running the ratio. A property that looks strong on gross bookings can come out much closer to 1.00 once that factor is applied.

Picture a foreign owner whose Miami-area condo-hotel style unit books well in winter and thin in summer. Twelve months of statements smooth the seasons, but a lender that reviews only the trailing three months would see a different ratio.

Two cautions on the ratio itself. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, management, utilities and capex sit outside the calculation. And where a property falls below 1.00, select lenders in the network offer paths with leverage and terms adjusted. That is a separate program from the 1.00 path, not the same product with a lower floor.

Where the General Rule Breaks

No hosting history. A just-converted rental or new build has no statements. Some programs fall back on projections or appraisal-supported rent, typically with tighter terms.

Cash purchase, then financing. A property bought with cash raises a separate seasoning and delayed-financing question. Lender practices vary, and heavy identity and source-of-funds review is normal.

Ineligible property types. Manufactured homes (single- and double-wide), log homes and barndominiums are not offered in the network’s DSCR programs, however well they might rent.

Local rules. Short-term rental rules can vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income.

Tax posture. Foreign owners have a tax election to consider. The IRS explains that the real-property election under section 871(d) treats rental income as effectively connected income, requires an annual Form 1040-NR, and calls for a valid Form W-8ECI for the withholding agent. Tax treatment varies; consult a qualified professional. A lender does not give tax advice.

Clean Documentation Checklist for a Borrower Abroad

  • Passport, visa status where applicable, and the borrower’s category.
  • LLC formation documents, EIN letter and operating agreement.
  • Reserve proof: bank statements, translated if needed.
  • Foreign credit reference or bank letter where no US score exists.
  • Twelve months of platform payout statements and matching bank deposits.
  • Current insurance declarations and the existing mortgage statement for the payoff.
  • Lease or HOA documents, if the building restricts short-term stays.
  • Power of attorney or remote-signing arrangements, where the borrower will not attend closing.

A complete, consistent list makes the file easier for an underwriter to review. Worth checking before submission: entity documents that match the title, platform statements that match bank deposits, and reserve funds with a clear paper trail.

Key Terms Defined

DSCR: the property’s monthly rent divided by its full monthly payment.

PITIA: principal, interest, taxes, insurance and association dues, the payment side of the ratio.

Seasoning: the time you must have owned or held a loan before a lender will cash you out.

Delayed financing: a refinance of a property bought with cash, to recover that cash.

Cash-out LTV: the maximum new loan as a share of appraised value on a cash-out refinance.

Choosing the Right Path

The best program for your situation depends on borrower category, property type, hosting history and how much equity you want out. The lenders that write foreign-national short-term rental cash-out files differ on seasonal income, entity structure and reserve sourcing. A broker shops several wholesale lenders and matches the file to the one whose guidelines fit, instead of making you call around. Lendmire’s complete DSCR loans guide covers the baseline mechanics.

Frequently Asked Questions

Can a foreign national cash-out refinance a short-term rental in the US?

Yes, through select DSCR lenders in a wholesale network, subject to lender guidelines. Short-term rental cash-out typically caps near 70% LTV, with a 640+ score and about 12 months of hosting history expected.

Do traditional banks offer this?

Rarely. Large retail lenders underwrite on personal income and domestic credit, which a non-resident rarely has in usable form. Non-bank DSCR lenders qualify primarily on the property’s rental income covering its payment.

Is a US credit score required?

Not always. Some programs accept a foreign credit reference or bank letter, while borrowers with US credit may qualify for different programs. Where a score is used, 640 is the short-term rental minimum, and 700+ unlocks stronger tiers on standard rentals.

How is short-term rental income documented?

Platform payout statements and matching bank deposits are the cleanest evidence on a refinance. Some programs use a market-data projection or appraisal-supported rent as a fallback, and many apply an expense factor before calculating coverage.

Can I refinance a property I bought with cash?

Often, but seasoning and delayed-financing rules vary by lender, and source-of-funds review is heavier. Confirm the specific program before listing the property for a cash-out.
