Banks That Offer a Short-Term Rental Cash-Out Refinance to Pay Off a Private Note

Banks That Offer a Short-Term Rental Cash-Out Refinance to Pay Off a Private Note

The Quick Read: Investors with a short-term rental often pay off a private note through a DSCR cash-out refinance from a wholesale network, where the new loan is reviewed primarily on the property’s rental income, pays the old note off at closing, and can return remaining equity, subject to lender guidelines. A broker shops that network and matches the property to the program. The best fit depends on the property, the hosting history, the credit profile, and how much leverage the payoff needs.

  • Short-term rental cash-out loans in the network generally run up to 70% LTV, so the payoff plus costs has to fit under that cap.
  • Appraised value, not purchase price or rehab budget, sets the loan size.
  • Most short-term rental programs expect a credit score of at least 640 and roughly 12 months of hosting history.
  • Coverage on a refinance starts at 1.00 for these programs, and clearing it is not the same as positive cash flow.
  • Check the prepayment terms on the private note before planning the payoff date.

What This Loan Actually Is

A private note is a loan from a hard money lender, bridge lender, or private individual, secured by the property. Investors often use one to buy fast and renovate. The note carries a short term, so a permanent loan has to replace it before maturity.

A DSCR cash-out refinance does that job. The new lender pays the old note in full at closing, and any equity left over after the payoff and costs goes to the borrower. The loan is sized on the new appraised value and on rental coverage, not on the borrower’s pay stubs or tax returns.

The complete DSCR loans guide covers the product in depth.

Do Banks Actually Offer This?

Large retail banks and other depository institutions are built around personal-income underwriting and owner-occupied borrowers. A short-term rental held by an investor in an LLC usually does not fit that box. A depository lender may still write a conventional investment loan on a long-term rental, but a short-term rental refinance that retires private money is a different request.

The practical venue is the non-QM channel. A broker such as Lendmire works with a network of wholesale lenders and does not lend directly. The table below compares lender categories, not companies.

Lender type Reviewed on Fit for this payoff
Large retail bank Personal income, DTI Limited for short-term rentals
Wholesale DSCR lender Property rent vs. payment Built for this exit
Private or bridge lender Asset value, exit plan Short-term fix, not the exit

The lenders that write this loan depend on the property, the leverage, and the documentation. That is why a broker with several wholesale options in the network has an edge over a single-lender application.

How Underwriting Handles It, Step by Step

Step one: the payoff demand. The file needs the note, a recent statement, any extension agreement, and a payoff demand from the holder. The full payoff is principal, accrued interest, exit fees, and any prepayment charge.

Step two: the new appraisal sets the value. A private note is often sized on project cost or after-repair value. A DSCR cash-out is sized on the new appraised value times the program’s cap. Plan on the appraisal, not the rehab budget or a projected income figure.

Step three: the leverage test. On short-term rental collateral, cash-out and refinance loans generally top out at 70% LTV. A standard long-term rental in the same network goes up to 75% on a cash-out, so the short-term rental ceiling is lower. The payoff plus closing costs must fit under that cap before any cash comes back.

Step four: the coverage test. DSCR is monthly rent used for lender review divided by the full monthly obligation: principal, interest, taxes, insurance, and any HOA dues. For short-term rental refinances in the network, coverage starts at 1.00. A larger loan raises the obligation and lowers the ratio, so cash-out reduces coverage.

Clearing 1.00 does not mean the property cash flows. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.

Step five: income evidence. On a refinance, lenders generally want actual booking history, with about 12 months of hosting experience expected. The appraiser’s rent schedule (Form 1007 for one unit, Form 1025 for two to four) often enters the file, sometimes alongside third-party market data. Those forms do not measure nightly business income. The 1007 was not designed for appraising single-family homes used as short-term rentals. The lender decides whether the income counts as rental or business income. Multiplying a nightly rate by 30 is an incorrect use of the form. McKissock, an appraiser-education publisher, adds that appraisers do not include business income in value.

Step six: closing. Title pays the old holder directly from the new loan’s proceeds, and the borrower does not handle the payoff funds. Anything left over after costs goes to the borrower.

Payoff-Only or Cash-Out?

If the new loan covers only the payoff and closing costs, no money comes back. Many programs treat that as a rate-and-term refinance, and some apply a higher leverage ceiling to it. Whether a particular program does so varies, and the broker confirms it against that lender’s guidelines.

If money goes to the borrower, it is cash-out, and the lower cash-out cap applies. On short-term rental collateral that cap is generally 70%. The distinction matters when a payoff sits near the ceiling. A few percentage points of value can decide which category the loan falls into.

Some programs bar using cash-out proceeds to pay personal debts. Confirm that rule if any of the proceeds are meant to retire something other than the property’s own note. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Two Modeled Scenarios

These are modeled assumptions, not market data. Both use a short-term rental with the standard 12 months of hosting history and a credit score above the program minimum.

Scenario one: the payoff fits. The new appraisal comes in and the payoff plus closing costs equal about 58% of appraised value. The short-term rental cash-out cap is 70%, so roughly 12 percentage points of value are available as cash back. If the property’s coverage sits near 1.2x at the larger loan, the file clears the test. The investor decides how much of the room to pull, knowing every extra dollar lowers coverage.

Scenario two: the payoff does not fit. The bridge was funded near the top of the after-repair value, and the appraisal lands lower than projected. The payoff plus costs now equal about 74% of value, which is above the 70% cap. No cash returns, and the refinance cannot close as structured.

The investor has three options. They can bring cash to closing, pay the note down first, or ask the old holder for an extension while the numbers improve. Coverage can also fail even when leverage fits. A file that clears on booking history can miss on long-term market rent if the program falls back on the appraiser’s schedule. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted, which usually means a lower LTV and different terms.

Where the General Rule Breaks

Exception one: the note matures before the loan can be sized on value. Lenders often want a waiting period, called seasoning, before they size a cash-out on appraised value rather than cost. Seasoning varies by program. A two-step path works for some borrowers: a payoff-only refinance now, then a cash-out later once the period has passed. That path means paying closing costs twice, so total the cost of both loans before choosing it.

The note carries a prepayment charge. Private lenders often charge a fee for early payoff. Read the note and request the payoff demand early, since the figure goes straight into the leverage math.

Short-term rental income is the swing factor. Some programs accept eligible short-term rentals on operating history or market analysis. Others use long-term market rent or exclude the use. On a purchase, projections are more commonly accepted than on a refinance, which leans on booking history.

Property type can end the conversation. The network does not offer DSCR financing on manufactured homes (single- and double-wide), log homes, or barndominiums. A rehab on one of these cannot exit through this loan.

Local rules can change the income. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

The Business-Purpose Frame

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. A checked box alone may not prove the intended use of proceeds. That is why DSCR files carry a business-purpose and occupancy certification.

Key Terms Defined

Private note: a loan from a hard money, bridge, or private lender, secured by the property.

Payoff demand: the written statement from the holder of the note showing the exact amount owed on a given date.

Seasoning: the waiting period before a lender will size a refinance on appraised value rather than cost.

DSCR: the property’s qualifying monthly rent divided by its full monthly obligation (principal, interest, taxes, insurance, and any HOA dues).

Cash-out refinance: a new loan that pays off the old one and returns leftover equity to the borrower.

Rate-and-term refinance: a new loan that covers only the payoff and costs, with no cash back.

What the Decision Looks Like in Practice

Start before the note matures, since the appraisal, booking records, and payoff demand all take preparation. Gather twelve months of host statements, the note and any extensions, entity documents, and insurance. Then compare three paths: refinance now, extend and refinance later, or sell.

The refinance wins when the payoff fits under the cap with room to spare and coverage holds at the new loan size. Extending wins when value or seasoning is the only gap. Selling deserves a fair look when the payoff and costs press against the cap and coverage has no cushion.

The strongest files clear two tests at once: enough equity and enough rental coverage. Even then, neither test erases leverage caps, credit floors, reserve rules, or property eligibility.

Frequently Asked Questions

Can a bank refinance my Airbnb to pay off hard money?

Some depository lenders will consider it, but it is uncommon for an investor-owned short-term rental. Wholesale DSCR lenders are built for the situation because they qualify the loan on the property’s rent. A broker can compare programs in that network for your property.

How much can I borrow against a short-term rental on a cash-out?

Programs in the network generally go up to 70% LTV on short-term rental collateral, with a 640 minimum credit score and about 12 months of hosting history. Standard loan amounts run up to $3,000,000. Every file is reviewed individually, and these ranges are not guarantees.

Is paying off a private note automatically a cash-out refinance?

No. If the new loan covers only the payoff and costs, many programs treat it as rate-and-term. Once any money comes back to you, it is cash-out.

What if the appraisal comes in below my after-repair estimate?

The loan is sized on the appraised value, so a lower number shrinks the available loan. You can bring cash to closing, pay the note down, or seek an extension. The appraisal does not prove your nightly income; it values the real estate.

Will the old lender charge me for paying early?

Some private lenders do. Read the note, request a payoff demand that itemizes principal, interest, and fees, and include any prepayment charge in the leverage math.
