Banks That Offer a Short-Term Rental Cash-Out Refinance With No Mortgage

Banks That Offer a Short-Term Rental Cash-Out Refinance With No Mortgage

The Quick Read: Most big banks will not lend against a paid-off short-term rental on the property’s income, because their underwriting leans on personal income and long-term-rent comparables. The loans that do fit are business-purpose DSCR loans, placed through wholesale lenders that qualify the file primarily on property-level rental income covering the payment, subject to lender guidelines.

  • A property with no mortgage still counts as cash-out when you borrow against it.
  • On short-term-rental collateral, cash-out leverage tops out around 70% LTV.
  • Expect a 640+ credit score and about 12 months of hosting history.
  • Coverage starts at 1.00 on these files, and the lender measures it against the new payment.
  • Which lender fits depends on your property, credit, leverage need, and documents. That is what a broker shops. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Why a Paid-Off Property Still Counts as a Cash-Out Refinance

Owning a rental free and clear does not make a new loan a plain purchase or a simple refinance. There is no old loan to pay off, so every dollar you pull out is cash-out. Corporate Finance Institute draws the same line: a rate-and-term refinance swaps one loan for another, while a cash-out refinance replaces the debt with a larger one and hands you the difference.

For a paid-off property, “larger” is simple. The whole new loan is the cash-out. That matters because cash-out leverage sits lower than purchase leverage. On a standard rental, most of the network’s cash-out programs top out around 75% LTV. On short-term-rental collateral, the ceiling is 70%. LTV is loan-to-value, the loan balance divided by the property’s appraised value. Six months of ownership is the common seasoning expectation. Seasoning is the waiting period between buying a property and borrowing against it. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

What “Banks” Really Means Here

Think in lender categories, not company names. The table below sorts the lenders that touch this question into four kinds.

Lender type Short-term rental fit How income is judged
Big retail banks Often a poor fit Personal income, long-term comps
Credit unions and small banks Sometimes, on their own terms Varies by institution
Online mortgage lenders Mostly owner-occupied focus Personal income
Wholesale DSCR lenders Built for it Property-level rental income

Rabbu, an STR data and education publisher, argues that conventional lenders discount Airbnb income and value the property against long-term-rental comparables. That matches the pattern brokers see: a depository institution that keeps loans on its own books can say yes, but each one writes its own rules. Some want a long banking relationship. Some want a shorter amortization or a balloon term. Some simply decline vacation rentals.

Wholesale DSCR lenders are the ones whose guidelines are built around this collateral. Lendmire is a mortgage broker, not a lender. It arranges DSCR investor loans through select lenders in its wholesale network, across 41 markets including Washington, D.C. A broker’s job here is to match your property and profile to the program that fits. No single bank is “the best.” The best program for your situation depends on your credit, leverage, and documents.

How Underwriting Treats This Loan, Step by Step

Here is the sequence a DSCR lender follows on a free-and-clear short-term rental. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.

Step 1: Confirm the property is free and clear. The lender orders a title search to confirm no liens. If you bought with cash in the last several months, a settlement statement showing no financing helps. If you bought with hard money or other debt, a lien existed. That usually changes how the loan is classed and how long you wait.

Step 2: Establish the income. A short-term rental has no lease, so the lender needs another way to see rent. Three methods are common across programs:

  • Actual platform history, such as Airbnb or VRBO statements, often matched to bank deposits.
  • A third-party projection from a data provider.
  • A long-term market rent from an appraiser’s rent schedule, as the conservative fallback.

On a refinance of a property with real operating history, lenders lean on the actual record. That is why programs expect about 12 months of hosting experience on short-term-rental files.

Step 3: Run the coverage ratio. DSCR is debt service coverage ratio: monthly rental income divided by the full monthly payment. On short-term-rental refinances, the floor is 1.00. Stronger ratios open better pricing and leverage.

Clearing 1.00 does not mean positive cash flow. DSCR compares rent to the payment only. Repairs, vacancy, management, utilities, and big-ticket replacements sit outside the calculation.

Step 4: Appraisal. An appraiser sets the value and the market rent. Because the loan is a percentage of value, the appraisal decides your ceiling before coverage even enters.

Step 5: Reserves and documents. Reserves are cash left over after the loan funds. They vary by lender, leverage, loan size, and transaction type, and are commonly around six months of the full payment. The usual file also includes entity documents if an LLC holds title, subject to lender program eligibility, plus insurance, credit, and identity items.

A Worked Example

Say you own a short-term rental outright. A modeled appraisal comes in at a round $500,000. You want maximum cash-out, which on short-term-rental collateral means up to 70% LTV. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

The lender sizes the new loan at that percentage of value. Then it divides the property’s documented rental income by the full payment on that new loan. Suppose the result lands near 1.15x. That clears the 1.00 floor, and the deal works forward on rental coverage, credit, and reserves.

Now suppose income is softer than projected and coverage comes in just under 1.00. A smaller loan lowers the payment and can lift the ratio back over the line. That is the tradeoff in plain terms: coverage, not only equity, decides how much cash you can take out. A larger loan means a larger payment, which means a lower ratio. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted, and your credit and reserves matter more there.

Structures and Variations

The 30-year fixed is the spine of the network. Beyond that, select lenders offer extended terms (40-year) and interest-only periods, and ARM structures exist for investors who want them. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders). Above $2,500,000 the network generally holds to 30-year fixed structures. Balances below the standard minimum route through select lenders.

Credit is its own tier. Short-term-rental files expect a 640+ score. Stronger scores generally support better pricing.

Reserves can shift with the file. Conservative rate-and-term files at modest leverage under $1,500,000 can see reserves waived. For loans above $1,500,000, reserves typically step up from that baseline to about nine months of the full payment. Cash-out files differ, and some lenders count proceeds toward the reserve requirement.

Clear any prepayment penalty terms before you sign. DSCR loans commonly carry them in the early years, which affects your exit and re-refinance plans. A prepayment penalty is a fee for paying the loan off early.

Where the General Rule Breaks

Recent cash purchase. If you just bought for cash, a delayed financing exception may apply. It lets a true cash buyer borrow back roughly what they paid without a long wait. The concept originates in agency guidelines; the Fannie Mae Selling Guide names the delayed financing exception for conventional loans. That is context only. DSCR programs set their own versions, with their own windows and limits, and proceeds generally track what you paid, not value you added through renovation.

Hard money or bridge payoff. A purchase funded by a lien breaks the cash-buyer test. Expect the lender to treat the payoff like a rate-and-term refinance until seasoning passes.

Entity mismatch. The entity on title and the entity that supplied the purchase funds should match. Mismatches stall files.

No operating history. With no hosting record, a lender may underwrite on a projection or fall back to long-term market rent. The fallback can lower coverage, and with it the loan amount.

Weak market data. Thin or volatile local demand can push a file to the conservative method.

Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Ineligible property types. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in these programs.

Documents That Prove “Free and Clear”

Keep this checklist ready:

1. A title report or lien search showing no mortgage.

2. The settlement statement, if you bought recently with cash.

3. Proof of where the purchase funds came from.

4. Twelve months of platform statements, or a data-provider report.

5. Entity documents if an LLC holds title.

6. Current insurance and appraisal access.

Qualification here runs on documented income under the applicable program, subject to lender guidelines. It is not a no-paperwork product.

What the Decision Looks Like in Practice

Cash-out on a paid-off short-term rental fits investors who want to recycle capital into the next purchase, who hold title in an LLC, or who are self-employed. Because the loan is reviewed on the property rather than your W-2, personal income documents matter less. Some programs also exist for borrowers who already own a primary residence and want a no-ratio structure, available only through select lenders.

The real tradeoffs are about the property, not the paperwork. You are replacing zero debt with a payment. A soft season can strain a thin ratio. A smaller cash-out leaves more cushion. Some investors take less than the maximum on purpose.

A smaller loan lowers the payment and can lift DSCR. But it never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Frequently Asked Questions

Can I do a cash-out refinance if I have no mortgage?

Yes. With no loan to pay off, the entire new loan is cash-out. Leverage is capped accordingly: up to 70% LTV on short-term-rental collateral, and around 75% on standard rentals. Qualification is subject to lender guidelines, credit approval, and property review.

Do I need a long-term lease on a short-term rental?

No. Income is documented through platform history, a third-party projection, or an appraiser’s market rent. With real hosting history, lenders lean on the actual record. Programs typically expect about 12 months of hosting experience.

Can an LLC borrow on a paid-off short-term rental?

Often yes, subject to lender program eligibility. Title and the source of purchase funds should match the borrowing entity, and entity documents are part of the file.

Is there a seasoning requirement?

Most programs look for about six months of ownership on a cash-out. A recent cash buyer may use a delayed financing path with different limits, depending on the program.

How much cash will I actually receive?

It depends on appraised value, the LTV cap, and whether the rental income covers the new payment. A smaller loan lifts coverage; a larger one lowers it. Closing costs and any required reserves come out of the picture, so the net is less than the headline loan amount.
