The Quick Read: Large retail banks rarely write this loan. The programs that do are DSCR loans, which a mortgage broker places with wholesale lenders. They qualify on documented income under the applicable program, with the property’s rental income covering the payment instead of your pay stubs and tax returns, subject to lender guidelines.
- Cash-out on short-term rental collateral tops out at 70% LTV (loan-to-value, the loan as a share of the property’s value).
- Expect a credit score of 640 or higher and about 12 months of hosting history.
- Refinance coverage starts at 1.00 on select programs. Purchases start at 1.10.
- The file is lighter, not empty: appraisal, rental history, insurance, credit, and reserves still matter.
- The best program for your situation depends on your property, credit, and leverage need. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
Do Banks Actually Offer This Loan?
Mostly not. Big banks and large retail lenders usually underwrite your personal income, so a file built around a short-term rental’s own earnings is a poor fit for them.

So who writes it? Two groups. Some smaller portfolio banks keep loans on their own books and set their own rules. Those rules vary widely from one institution to the next. The other group is non-QM (non-qualified mortgage, meaning outside standard consumer-loan boxes) DSCR lenders, which investors reach mostly through brokers.
Lendmire is a mortgage broker that works with a network of wholesale cash-out refinance lenders. It does not lend. Here, that means shopping your scenario across several programs and matching it to the one that fits. No honest article can rank institutions for you, because the right fit depends on the property, your credit, and how much cash you want out.
Key Terms Defined
DSCR (debt service coverage ratio): monthly rental income divided by the full monthly housing payment. The payment is principal, interest, taxes, insurance, and HOA dues if any.
PITIA: principal, interest, taxes, insurance, and association dues. It is the payment side of the DSCR math.
Cash-out refinance: a new loan that pays off the old one and hands you the difference in cash.
Seasoning: how long you have owned the property before a lender will refinance it.
Reserves: liquid savings the lender wants left over after closing, usually counted in months of PITIA.
Non-QM: loans that fall outside standard consumer-mortgage rules and use their own underwriting.
Why “Without Full Income Documentation” Is Legal
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s Regulation Z text treats credit used to acquire, improve, or maintain non-owner-occupied rental property as business purpose.
The Federal Register notice for the ability-to-repay rule says business-purpose loans fall outside that rule. That is why lenders can underwrite the property instead of your paycheck.
One catch. Purpose matters, not just property type. A compliance-industry explainer notes that not every investment property is automatically exempt. A house you live in does not count.
How Underwriting Treats the File, Step by Step
1. The coverage test. The lender divides qualifying rental income by PITIA. Clearing 1.00 means rent covers the payment. It does not mean positive cash flow. Repairs, vacancy, management, utilities, and capex all sit outside the calculation.
2. Choosing the income figure. Short-term rentals can be measured three ways: trailing platform statements from Airbnb or VRBO, a third-party projection, or long-term market rent as a conservative fallback. Programs differ on which they accept. The same address can produce three different loan sizes.
3. Refinance versus purchase. On a refinance, the lender typically reviews actual hosting history. That is why programs expect about 12 months of experience. Purchases lean more on projections, which is why the purchase coverage floor is higher at 1.10.
4. The appraisal. It supports value. A rent schedule form (Form 1007 for single-family, Form 1025 for 2-4 units) supports rent. Some appraisers do not attach short-term revenue to those forms, so confirm what the program needs before ordering.
5. Leverage. Cash-out on short-term rental collateral reaches up to 70% LTV. Standard long-term rentals on a cash-out reach about 75%. Do not mix the two numbers. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
6. Loan size. The final loan is the lower of two limits: what the value allows and what the rent supports. Cash to you equals the new loan minus the payoff and closing costs. Standard programs go up to $3,000,000, and balances below the standard-program minimum route through select lenders in the network.
7. Credit and reserves. Most short-term rental programs want a 640 score or higher. Reserves vary by lender, leverage, loan size, and transaction. About 6 months of PITIA is common. A bigger down payment or more equity helps the coverage ratio but never erases leverage caps, credit floors, or property eligibility.
What Lenders Still Verify
“Without full income documentation” does not mean nothing. Expect these:
- Credit report and score.
- Appraisal and rent support.
- Platform statements or a projection.
- Proof of insurance.
- Entity documents if the property sits in an LLC, subject to lender program eligibility.
- Reserve assets.
- Proof the property can legally operate as a short-term rental.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Structures and Variations
The spine of these programs is the 30-year fixed. Select lenders in the network also offer 40-year terms and interest-only periods. ARM structures exist for investors who want them. Above $2,500,000, the network generally holds to 30-year fixed.
Coverage below 1.00 is a separate path. It is available through select lenders in the network, with leverage and terms adjusted. It is not the same program with a lower floor.
Documentation can also shift. A bank-statement program, which is reviewed on documented income under the applicable program, subject to lender guidelines, is another non-QM option for some borrowers.
Where the General Rule Breaks
No hosting history. A new or just-renovated short-term rental may rely on projections or fall back to long-term rent. Long-term rent often fails to cover the payment in vacation markets. That can limit proceeds or point you toward a different structure.
Recent purchases. Seasoning varies. Many lenders look for around 6 months of ownership before a cash-out, though some are shorter and some longer.
BRRRR (buy, rehab, rent, refinance, repeat). If the new loan stays within your total cost basis, some programs treat it as a rate-and-term refinance. That can matter for leverage and seasoning, depending on the program.
Owner-occupied and house-hack files. If you live in the property, it is not a pure business-purpose DSCR loan. It belongs in a different program.
Ineligible property types. Manufactured homes, log homes, and barndominiums are not offered in these programs.
Seasonality. A refinance reviewed in a slow season can show weaker trailing numbers. Look at the full 12 months, not the best quarter.
The Investor Decision in Practice
The tradeoff is simple. You give up some leverage and accept tighter overlays on short-term rental collateral. In return, your personal income and debt-to-income ratio stop driving the decision. That helps self-employed investors and anyone with many financed properties. Exact terms depend on lender and investor guidelines, credit profile, reserves, and property review.
Picture an investor with a 14-month hosting history and a 700 score. The platform statements show rent clearing roughly 1.2x coverage. That file fits the refinance floor with room to spare. Now picture a newly converted duplex with 4 months of bookings. That investor probably waits, or uses a projection-based path with lower proceeds.
Decide in this order:
1. Confirm the property qualifies and short-term use is allowed. 2. Pull 12 months of platform statements. 3. Check your coverage ratio at 70% LTV. 4. Confirm seasoning and reserves. 5. Compare programs through a broker, not one lender’s menu. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Frequently Asked Questions
Do banks offer short-term rental cash-out refinances without full income documentation?
Large banks rarely do. Some smaller portfolio banks may, on their own terms. Most of this lending runs through non-QM DSCR lenders, which a broker can compare for you.
How much cash can I take out?
On short-term rental collateral, cash-out goes up to 70% LTV on the strongest files. The final amount is the lower of the value-based limit and the rent-based limit, minus the payoff and costs. Programs are subject to lender guidelines.
What credit score do I need?
Short-term rental programs typically want 640 or higher. Higher scores open better leverage and terms.
Do I need hosting history?
Usually, yes. About 12 months is the common expectation on a refinance. Without it, a lender may use projections or long-term rent, which can reduce proceeds.
Can I use an LLC?
Often, subject to lender program eligibility. Entity documents are part of the file.
