Banks That Offer a Short-Term Rental Cash-Out Refinance Without Tax Returns or W-2s

Banks That Offer a Short-Term Rental Cash-Out Refinance Without Tax Returns or W-2s

The Quick Read: Large retail banks rarely write this product, because it is a non-QM investor loan that qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Select wholesale lenders in Lendmire’s network place these loans instead, and a broker can match the file to the right program.

  • Cash-out on short-term rental collateral typically tops out around 70% LTV.
  • Most programs expect a 640+ credit score and about 12 months of hosting history.
  • A DSCR of 1.00 is the usual starting point, and stronger ratios open better terms.
  • Personal tax returns and W-2s are not the focus. Booking income, the appraisal and credit are.
  • Loan sizes run up to $3,000,000 on standard programs.

Short-term rental owners often find that a big bank will not underwrite their property the way it earns. The property earns real money. The owner’s tax returns, though, show write-offs, entity losses, or income that doesn’t look like a salary.

Do Banks Actually Offer This Loan?

Big banks and large retail lenders generally do not make this loan. It is a different product from a standard bank mortgage. The short-term rental cash-out refinance is a DSCR loan, a non-QM investor product that qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

So the useful question is not which bank to call. It is which lenders write the loan and how to reach them. Across Lendmire’s wholesale network, the lenders that write this depend on the property, the credit profile, the leverage requested and the income history. A broker shops those programs and matches the scenario. No single program fits every file.

Why Personal Income Documents Aren’t the Focus

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Federal rulemaking treats investment-purpose credit as business-purpose, and the Federal Register notice on ability-to-repay standards explains that business-purpose loans fall outside those personal-income rules.

That does not mean no documents. The lender still reviews the property’s income, the appraisal, credit, entity paperwork, insurance and title. Only personal income documentation drops out of the picture. Lenders also keep their own credit policies.

Key Terms Defined

DSCR: The debt service coverage ratio, which compares monthly rent to the full monthly housing obligation.

PITIA: Principal, interest, taxes, insurance and any association dues, the payment the rent must cover.

Non-QM: A loan outside standard owner-occupied mortgage guidelines, built for borrowers whose files don’t fit that box.

Seasoning: The time an owner has held the property, which affects eligibility and leverage on a refinance.

Form 1007: The appraiser’s long-term market rent schedule for a single-family property.

Cash-out refinance: A new, larger loan that pays off the old one and returns the difference to the owner.

How Underwriting Treats a Short-Term Rental Cash-Out, Step by Step

Step 1: Eligibility screen. The property is a non-owner-occupied investment, often held in an LLC, subject to program terms. Manufactured homes, log homes and barndominiums are not offered in these programs.

Step 2: Pick the income method. Short-term rental income can be established in a few ways, and programs differ on which they accept for a refinance:

1. Trailing platform income, such as Airbnb or VRBO statements, often compared against bank deposits. 2. A third-party market projection from a rental-data service, which only some programs accept on a refinance. 3. The appraiser’s long-term market rent on Form 1007.

Programs that rely on hosting history generally want about 12 months of it.

Step 3: Compute coverage. The formula is qualifying income divided by the new PITIA. Here is the catch: the new, larger cash-out payment is what gets tested. Taking more cash out raises the payment and lowers coverage. For short-term rentals, the network’s refinance floor is 1.00.

Step 4: Appraisal sets value. The appraisal determines the value used for LTV. Cash-out on short-term rental collateral typically reaches about 70% LTV, against about 75% on standard long-term rentals. Both are ceilings, not promises.

Step 5: Seasoning and reserves. About 6 months of seasoning is the common expectation across the network. Reserves vary by lender, leverage, loan size and transaction type. Around 6 months of PITIA is common, and larger loans step up.

Step 6: Prepayment terms. Many DSCR programs carry a prepayment penalty. That makes a cash-out refinance a longer commitment than a plain rate-and-term swap.

What Replaces Tax Returns and W-2s?

Platform payout reports, bank deposit records, the appraisal’s rent schedule, entity documents, proof of insurance and a credit report take their place. Which of these carries the most weight depends on the income method the program uses.

Income method What the lender reviews Common catch
Trailing history Platform statements, bank deposits Needs hosting track record
Market projection Third-party rental data Not accepted on every refinance
Appraiser rent Form 1007 schedule Can run below real earnings

Where the General Rule Breaks

Short hosting history. A property listed only a few months back may face tighter terms: market rents, lower leverage, or fewer program choices. A few programs ask for less history, but they usually adjust something else in return.

Appraiser rent versus actual income. If a program falls back to the Form 1007 long-term rent and that figure is low, coverage can fall short even when the property performs well. Form 1025 serves the same role on 2-4 unit properties.

Coverage below 1.00. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Eligibility depends on credit, reserves and the property.

No-ratio files. These are available only through select lenders, generally for borrowers who already own a primary residence.

Owner-occupied or house-hack files. These are not pure business-purpose loans, and separate tests apply. The Hunton analysis of business-purpose lending notes that business purpose does not mean exempt from every rule. Occupancy changes the program.

Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

The Misconceptions That Cost Investors Time

“No documents at all.” False, because property income, appraisal, credit and entity items still matter.

“Clearing 1.00 means positive cash flow.” No. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities and capex sit outside the calculation.

“A bigger down payment fixes everything.” It lowers the payment and can lift coverage. It never erases leverage caps, credit floors, reserve rules or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

“Cash-out equals the LTV cap.” The payoff, closing costs and the coverage test can all reduce proceeds below the ceiling. When income coverage binds first, it limits cash-out before the LTV cap does.

Structures and Variations

The spine is the 30-year fixed. Through select lenders in the network, extended terms such as 40-year and interest-only periods are available, and ARM structures exist for investors who want them. Standard programs run up to $3,000,000, and above $2,500,000 the network generally holds to 30-year fixed terms. Credit starts at 640 for short-term rentals, and stronger scores support better terms.

What the Decision Looks Like in Practice

Picture an owner of a lakeside cabin with a full year of booking statements and a score above 700. The question is how much cash to pull. Pulling less leaves more coverage cushion. Pulling the maximum lifts the payment and thins the coverage ratio. Run both scenarios before choosing.

Now picture a second owner who started hosting a few months ago. That owner may do better waiting for more history, or accepting lower leverage. Because the loan carries a prepayment commitment, a file that plans to refinance again soon should weigh that cost.

A final check before applying: Is the property eligible? Is hosting history documented? Does coverage hold at the new payment? Does the cash raised justify the commitment? Tax treatment varies; consult a qualified professional.

Frequently Asked Questions

Do big banks cash-out refinance short-term rentals without traditional personal-income documentation?

Rarely. Large retail lenders mostly run personal income tests, which is why this loan usually comes from non-QM DSCR lenders instead. A broker with a wholesale network can compare several programs for one property.

How much cash can I take out of a short-term rental?

Typically up to about 70% LTV on short-term rental collateral, subject to lender guidelines. Coverage at the new payment often limits proceeds before the LTV cap does. Closing costs and the payoff also reduce what you receive.

Do I need booking history to refinance?

On most files, yes. Programs commonly expect about 12 months of hosting history, shown through platform statements and deposits. A few programs ask for less, with leverage or terms adjusted.

Can I borrow through an LLC?

Often yes, subject to program terms. The lender reviews entity documents along with the property, the appraisal and the guarantor’s credit.

Is a 1.00 coverage ratio the same as positive cash flow?

No. DSCR compares rent to PITIA only. Vacancy, repairs, management, utilities and capex are outside the calculation, so a property can clear 1.00 and still run thin.
