Best Short-Term Rental Cash-Out Refinance Program After Buying a House All Cash

Best Short-Term Rental Cash-Out Refinance Program After Buying a House All Cash

The Quick Read: The best program for your situation is the one that matches your hosting history, your seasoning clock, and your rental coverage, because a cash buyer’s short-term rental is underwritten on leverage caps, documented host income, and property-level coverage, not on how much cash you paid.

  • On short-term rental collateral, cash-out tops out around 70% LTV (loan-to-value, the loan as a share of the property’s value). Standard long-term rentals reach about 75% on a cash-out.
  • You will never get all your cash back. The cap applies to the property’s value basis, not to what you paid.
  • Select lenders in the network typically expect a 640+ credit score and about 12 months of hosting experience on short-term rental files.
  • Seasoning, the wait between your purchase and the refinance, is commonly about 6 months. It is lender policy, not a fixed rule.
  • Passing the coverage test does not mean the property cash flows.

What Is the Best Short-Term Rental Cash-Out Refinance Program After an All-Cash Purchase?

No single product wins for every cash buyer. Lendmire is a mortgage broker, not a lender. It arranges DSCR investor loans through a wholesale network of select lenders across 41 markets, including Washington, D.C. Your job is to match your file to the program that fits it.

A DSCR loan (debt service coverage ratio) qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The lender divides monthly rent by the full monthly housing obligation. Paying cash for the house does not exempt you from that test. The new loan creates a payment where none existed, and the rent has to cover it.

Three questions decide which program fits you:

1. Does the lender size the loan on your documented cost or on the appraised value? How long you have owned the property, known as seasoning, drives that answer, and each lender sets its own policy.

2. Can you document short-term rental income to that lender’s standard?

3. Does the rent still cover the new payment at the leverage you want?

If you answer those three honestly before you buy, the program choice gets much easier. The complete DSCR loans guide covers the broader mechanics if you are still learning the basics.

Key Terms Defined

Cash-out refinance: A new loan on a property you already own, sized to return part of your equity as cash.

Seasoning: The waiting period a lender wants between buying a property and refinancing it.

Value basis: The number the loan is sized against. It is either your documented purchase cost or the appraised value.

Delayed financing: An exception that lets a recent all-cash buyer borrow against the purchase before the usual seasoning period ends.

PITIA: Principal, interest, taxes, insurance, and any association dues. This is the full monthly obligation the rent has to cover.

DSCR: Monthly rent divided by PITIA. A result of 1.00 means rent equals the payment.

How Underwriting Treats It, Step by Step

Underwriters work through five checkpoints in order. A file that fails any one of them stalls, no matter how strong the others look.

Step 1: Clean paper on the cash purchase. You need a settlement statement showing no mortgage and proof of where the purchase money came from. Delayed-financing rules in the agency world ask for the same two documents, according to Homebuyer.com’s guideline explainer. Non-agency lenders vary, but clean paper helps every file.

Step 2: The value basis. Inside the seasoning window, a lender that allows early cash-out sizes the loan on your documented cost. After the window, it sizes on the appraised value. That choice sets your cash-out ceiling, so the next section works through it.

Step 3: Short-term income documentation. Short-term rentals have no lease, so the lender needs another way to measure income. Common methods are 12 months of platform or bank deposit history, a third-party projection, or an appraiser’s rent schedule. Form 1007 is the single-family rent schedule, and Form 1025 covers two-to-four-unit properties. Across the network, short-term rental programs typically expect about 12 months of hosting experience.

Step 4: The coverage test. On short-term rental files, the DSCR floor is 1.00 on purchases and refinances, including cash-out. Stronger ratios open better pricing and leverage. Here is a distinction that matters: 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Step 5: Appraisal, reserves, and credit. The appraisal sets value after seasoning and may include a separate income analysis for short-term rentals. Reserves are cash the lender wants you to keep after the loan. They commonly run around 6 months of PITIA, and they vary by lender, leverage, loan size, and transaction type. Loans above $1,500,000 typically step up to about 9 months. Credit expectations on short-term rental files start at 640.

Cost Basis or Appraised Value? Run the Indexed Numbers

Your cash-out is roughly the leverage cap multiplied by the value basis. That is why a cash buyer never recovers 100% of the purchase price. Say you index your purchase price at 100 and the lender caps short-term rental cash-out at 70% LTV. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

  • Early, cost-based sizing: the loan tops out near 70 index points.
  • Seasoned, appraisal-based sizing at an appraisal of 115: 70% of 115 gives about 80.5 index points. That is still well under the 115 the property is worth, so the cap never returns your full basis.
  • Seasoned, with an appraisal at or below your purchase price: waiting buys you nothing.

The modeled appraisal here is an assumption, not a market fact.

Factor Delayed-financing style Seasoned cash-out
Timing Earlier, if a lender offers it After seasoning, about 6 months
Value basis Documented cost Appraised value
Best fit Fairly priced purchase Below-market buy or improved property
Availability Varies by lender Common across the network

Waiting pays off when you bought below market or the property has appreciated. If you paid full price, an early cost-based refinance is efficient, provided a lender offers it. Availability varies by lender, so ask your broker before you buy, not after.

Seasoning is lender policy. Lofty’s BRRRR explainer says many lenders require 6 to 12 months of ownership before a cash-out based on the new appraised value. Across the network, about 6 months is the common expectation.

The Agency Contrast

Delayed financing comes from agency rules. Fannie Mae’s Selling Guide treats it as an exception inside the cash-out rules, not a separate loan. Every other cash-out requirement still applies, and cash-out pricing still applies. The exception lets all-cash buyers refinance within six months of purchase.

Treat this as a model, not the rule. DSCR loans are non-agency products, so each lender’s own guidelines govern. Don’t assume a DSCR lender copies the agency exception.

Structures and Variations

Most files are built on the 30-year fixed. Select lenders in the network also offer extended 40-year terms and interest-only periods. ARM structures exist for investors who want them. Interest-only and longer terms can lift coverage because they lower the monthly obligation, but they change the loan’s trade-offs and have their own guidelines.

Loan sizes run up to $3,000,000 on standard programs. Above $2,500,000, the network generally holds to 30-year fixed structures.

Borrowing through an LLC is common on investor files, subject to lender program eligibility. Agency rules generally require individual borrowers, so this is another place where DSCR programs differ.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs. If your cash purchase was one of those, this route is closed.

Where the General Rule Breaks

You bought with a bridge or hard-money loan. A lien recorded at purchase generally breaks the cash-buyer test. The usual workaround is a refinance that pays off the short-term loan, then a cash-out once seasoning is satisfied. Expect two transactions instead of one.

You rehabbed after buying. Delayed financing credits documented cost, not the value you created. An improvement may support a higher appraised value, depending on comps and underwriter review. That benefit arrives only after seasoning.

You have no hosting history. A brand-new host runs into the 12-month expectation on short-term rental programs. Some lenders fall back to market rent from an appraiser’s schedule, which can cut the qualifying income. A standard-rental structure on long-term rent is a different path with its own terms: on a standard long-term rental, cash-out tops out around 75% LTV, while short-term rental collateral stays at 70%. Plan around this before you count on any cash coming out. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Your coverage drops after the cash-out. Pulling cash raises the payment. Pushing leverage to the cap lowers the ratio. Borrowing less is the simplest fix. A select-lender path below 1.00 also exists, with leverage and terms adjusted.

Local rules undercut the income. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Prepayment penalties. Many DSCR loans carry them. If you cash out early and plan to refinance again, read that term before you sign.

Does Passing the DSCR Test Mean the Property Cash Flows?

No. DSCR compares rent to PITIA only. Repairs, vacancy, management fees, utilities, cleaning, and capital expenses all sit outside the calculation.

A short-term rental can clear 1.00 and still lose money in a slow month. Marketing material sometimes claims that short-term income runs two or three times long-term rent. Treat that as promotional language, not a verified figure. Lenders typically haircut projections or average actual results.

Which Path Fits You?

  • Fairly priced purchase, no plans to improve: An early cost-based refinance may be efficient, if a lender offers it. Confirm availability before you buy.
  • Below-market purchase or a property you will improve: Seasoning and an appraisal-based refinance usually return more cash.
  • Hosting for 12 months or more, 640+ credit: You fit the network’s short-term rental profile. Stronger ratios and credit tiers open better leverage.
  • Little or no hosting history: Build the record first, or look at a standard-rental structure with its own terms.
  • Bridge-financed purchase: Plan the two-step exit.

The strongest files clear both tests: enough equity and enough rental coverage. A larger down payment at purchase lowers the monthly obligation and can lift the DSCR. It never erases leverage caps, credit floors, reserve rules, or property eligibility.

What to Have Ready

  • Settlement statement from your cash purchase
  • Proof of source of funds
  • Platform statements and bank deposits for any hosting months
  • Insurance and HOA details, because both feed PITIA
  • Entity documents if the property sits in an LLC
  • Evidence that local short-term rental rules allow your use

Frequently Asked Questions

How soon after an all-cash purchase can I refinance a short-term rental?

Across the network, about 6 months of seasoning is the common expectation for a cash-out. Some lenders offer an earlier, cost-based option, and availability varies by lender. Every file is underwritten individually.

How much cash can I pull out of a short-term rental I bought outright?

Short-term rental cash-out tops out around 70% LTV, and standard long-term rentals reach about 75%. Those caps apply to your value basis, so you never recover the full purchase price. The loan must also clear the coverage test and the reserve requirement. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Do I need 12 months of Airbnb history?

Short-term rental programs in the network typically expect about 12 months of hosting experience. Some lenders use a third-party projection or an appraiser’s rent schedule instead, which can lower the qualifying income. Ask early if you are new to hosting.

Does paying cash exempt me from the rent-coverage test?

No. The new loan creates a payment, and the rent has to cover it. Short-term rental files use a 1.00 coverage floor on refinances. A select-lender path below 1.00 exists, with leverage and terms adjusted.

Can I borrow through an LLC?

Yes, on many investor files, subject to lender program eligibility. Agency delayed-financing rules generally require individual borrowers, but DSCR programs work differently.
