Best Short-Term Rental Cash-Out Refinance Program After Owning It Only 6 to 12 Months

Best Short-Term Rental Cash-Out Refinance Program After Owning It Only 6 to 12 Months

The Quick Read: The best program is the one whose seasoning clock, short-term rental income method, and leverage cap fit your purchase date and your booking record, and no single program wins for everyone. At 6 to 12 months you usually sit past the common 6-month ownership expectation but short of a full year of hosting history. That second gap is what decides most files, subject to lender guidelines.

  • Cash-out seasoning in Lendmire’s network is commonly about 6 months of ownership, but it is program policy, not law.
  • Short-term rental (STR) programs typically expect about 12 months of host history, and a thin record is the usual snag.
  • STR cash-out leverage tops out around 70% LTV on STR collateral, below standard rentals.
  • Coverage and leverage both apply, and the stricter one sets your proceeds.

Key Terms Defined

Seasoning is the waiting period a lender wants between buying a property and cashing out of it. It is usually counted from the recorded deed date.

Cash-out refinance means replacing your loan with a bigger one and keeping the difference as cash. A no-cash-out refinance only swaps the old loan for a new one.

DSCR (debt service coverage ratio) compares the property’s counted rent to its full monthly obligation: principal, interest, taxes, insurance, and association dues. That obligation is called PITIA.

LTV (loan-to-value) is the loan balance divided by the property’s value or cost.

Hosting history is your own record of operating the property as a short-term rental, shown by platform payouts and manager statements.

Delayed financing is a seasoning exception for investors who bought with cash. It lets them refinance before the normal waiting period ends.

Why 6 to 12 Months Means Two Separate Clocks

Owning a property for six months does not equal operating it for six months, and lenders track both. The first clock is title seasoning. The second is income history. For STRs, the second clock usually matters more.

No federal rule sets seasoning on a DSCR loan. These are business-purpose investor loans, so each program writes its own waiting period. Across the wholesale network the brokerage places files with, about 6 months is the common expectation on a cash-out. A few programs ask for less when a documented rehab is involved, and some stretch longer.

The income clock is stricter. In one lender’s matrix, published in an SEC securitization filing, an STR file needed 12 months of rental history, with coverage figured on average actual income over those months. That is one lender’s file, not a rule for everyone. It matches what Lendmire’s network typically shows: STR programs expect about 12 months of host experience, and a 640 minimum credit score is the usual starting point.

Stage Title clock Income clock Typical read
Months 0–6 Usually too early Short record Wait, or use delayed financing if you paid cash
Months 6–12 Often cleared Under 12 months Depends on program and how income is counted
Month 12+ Cleared Full history Strongest position for STR cash-out

Months 6 to 12 are the gray zone. You may clear the title gate and still face a thin income record. That is where program choice changes the outcome.

How Underwriting Treats the File, Step by Step

An underwriter works the file in a fixed order, and each step can stop it. Knowing the order tells you where to prepare.

Step 1: The ownership date. The lender checks the recorded deed or title date against the program’s seasoning rule. Inside the window, proceeds are typically sized on the lower of your cost or the appraisal. Outside it, sizing moves to appraised value up to the program cap.

Step 2: The appraisal. A full appraisal sets collateral value. For long-term rentals, appraisers use Form 1007 (single-family rent schedule) or Form 1025 (small multifamily income report). Those forms were built for monthly leases.

Step 3: The STR income. The 1007 cannot carry nightly income. McKissock reports that agency appraisal guidance bars appraisers from multiplying a nightly rate by 30 or netting out expenses to build a monthly figure. Class Valuation notes that competent appraisers instead attach a separate short-term rental income analysis as a narrative addendum. HousingWire adds that forcing STR income into the 1007 distorts DSCR math and produces artificially low ratios.

Step 4: The coverage test. The lender divides counted income by PITIA. On STR programs, the typical floor is 1.10 on a purchase and 1.00 on a refinance. Stronger ratios open better pricing and leverage.

Step 5: The leverage test. On STR collateral, cash-out generally tops out around 70% LTV. A standard long-term rental cash-out runs higher, around 75%.

Step 6: Credit, reserves, and eligibility. Reserves vary by lender, leverage, and loan size, and commonly sit around 6 months of PITIA.

The lower of the coverage ceiling and the leverage ceiling binds. A great appraisal does not rescue weak coverage, and strong coverage does not lift a leverage cap.

What Counts as the Best Program for Your Situation

The best program depends on how you bought, what you spent on the property, and how much booking history you hold. A broker that shops several wholesale lenders can match those facts to the program that treats them best. You will not find a single winner, because the programs solve different problems.

Path Fits Trade-off
DSCR STR cash-out after seasoning Owners with title cleared and strong booking history Leverage capped near 70% on STR collateral
Delayed financing Cash buyers with documented purchase Proceeds generally track cost, not appreciation
No-cash-out refinance first Owners paying off short-term or bridge debt Brings no cash back
Documented-rehab exception Renovated properties with clear paperwork Sizing generally follows cost plus improvements
Wait Thin record, close to the line Capital stays tied up a few more months

Think of the choice as three questions. Did you buy with cash or with debt? Is your income record long enough to count on its own? Is your equity coming from appreciation or from improvements? Your answers point to the program, and the broker’s job is to find the lenders whose guidelines fit them.

How Lenders Count Income With a Short Booking Record

With under 12 months of history, a lender has three ways to count STR income, and each has its own treatment. The weaker the evidence, the harsher the treatment.

Your actual bookings. Platform payout statements, property-manager reports, and bank deposits prove what the property earned. This is the strongest evidence. A lender may average it over the months you have.

A market data report. When your own record is short, a third-party report on comparable properties can support projected income. Some programs apply a haircut to projected income, and the size varies by lender.

Long-term rent. If the STR record is too thin or local rules restrict the use, a lender may fall back to a lease or the long-term rent schedule. That path is the safest for the lender and often the lowest for you. HousingWire’s point about artificially low ratios applies here.

An existing STR you bought with no operating record of your own may need the seller’s records. A property converted from long-term tenants may have to use its lease. Neither is a dead end, but each changes the number.

The Cash-Buyer Exception

If you paid cash, delayed financing may let you refinance before the normal seasoning period ends. It is an exception inside cash-out rules, not a separate loan product.

Here is what it does and does not do:

  • It waives the wait, not the coverage, reserve, appraisal, or property tests.
  • Proceeds generally track documented cost, not the appraised value.
  • Debt recorded against the property at purchase, even short-term, can disqualify the file.
  • Lenders vary on how they treat a hard-money payoff, so confirm the treatment before you buy.

DSCR versions of this exception are lender-specific. Agency delayed-financing rules do not govern these loans. Investors often assume the same terms carry over, and they usually do not.

Where the General Rule Breaks

The usual pattern is 6 months of seasoning, 12 months of host history, and a leverage cap near 70% on STR collateral. Several situations bend it.

Documented rehab. A few lenders in the network waive or shorten seasoning when renovations are documented. In that case, sizing generally follows cost plus documented improvements. It does not follow the full appraised value. Keep contracts, receipts, and before-and-after records.

Exceptions on individual files. Those exceptions are file-specific. Treat them as a possibility, not a feature you can plan around.

Local rules. Proof of permitted use, such as a permit or HOA approval, may be part of the file. If the rules restrict STR use, the lender may count only long-term rent.

Entity vesting. Many DSCR programs allow the property to sit in an LLC, subject to lender program eligibility. Agency-style delayed financing tends to expect personal name, so confirm before you retitle.

Ineligible properties. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs, however well they book.

What You Actually Walk Away With

Your proceeds are the smaller of two tests, minus payoff and costs. Walk through it in percentages.

Say you bought a property and renovated it, and the appraisal comes back well above your total cost. Outside the seasoning window, an STR cash-out sizes at up to about 70% of that appraised value. Inside the window, many programs size on cost instead, so the same 70% applies to a smaller base. The extra value is real, but it waits until seasoning passes.

Then coverage steps in. If counted STR income yields a ratio near 1.00 on a refinance, the loan amount may be limited by coverage rather than by the 70% leverage cap. A larger loan means a bigger payment, which means a lower ratio. The calculator on this page can illustrate that trade-off, as an estimate only.

Clearing 1.00 also does not mean the property makes money. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, cleaning, and capex sit outside the calculation. An STR can clear coverage and still run tight after real operating costs.

Your payoff, lender and title costs, and any required reserves come out before cash reaches you. The payoff matters most if you used short-term financing to buy.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Documents to Assemble

Prepare these before you ask for a quote. A complete package lets a broker place the file with the right lender instead of guessing.

  • Settlement statement and recorded deed showing your ownership date.
  • Platform payout statements for every month you have hosted.
  • Property-manager statements, if a manager runs the unit.
  • Bank deposit records that match the payouts.
  • Proof the STR use is permitted, such as a permit or HOA approval.
  • Rehab contracts, receipts, and photos, if you renovated.
  • Current insurance, noting that it covers STR use.
  • A market data report, if your own history is under 12 months.
  • Entity documents, if the property is in an LLC.

Mistakes That Cost Investors Proceeds

Treating one clock as both. Clearing the title date does not clear the income requirement. Check each separately.

Assuming the appraisal captures STR income. It does not unless the appraiser adds an STR analysis. Ask what the appraiser will produce before the order goes in.

Chasing value inside the window. If you bought below market, the gap between cost and value may be large. Inside seasoning, much of it stays out of reach.

Skipping the debt check on a cash purchase. A short-term loan at purchase can end the delayed-financing option.

Reading coverage as profit. A passing ratio says the rent covers PITIA, nothing more.

Decision Guide: Proceed or Wait

If this describes you Likely move
Under 6 months of ownership, financed purchase Wait
Under 6 months, cash purchase with clean paper Look at delayed financing
6–12 months, strong booking record Price an STR cash-out now
6–12 months, thin record Compare income methods, or wait for more months
Renovated with full documentation Ask about a rehab exception
Coverage lands near 1.00 on STR income Consider a smaller loan or waiting

Waiting beats forcing a cash-out when your record is short enough that the lender would count only long-term rent. A few extra months of bookings can raise counted income and the loan amount together. Forcing it can leave you with smaller proceeds and a loan you would refinance again later.

Frequently Asked Questions

Can I cash out an Airbnb after 6 months?

Often, yes, if the program’s seasoning is met and your income record supports the loan. About 6 months of ownership is the common expectation in Lendmire’s network. STR programs typically also want about 12 months of host history, so a six-month owner may need a program that accepts a market report or a rehab exception. Terms are subject to lender guidelines.

Is 12 months of ownership required?

No. Twelve months is the usual benchmark for income history on STR files, not for title seasoning. Many DSCR cash-outs need about 6 months of ownership. Agency-style rules are a different matter and do not govern these loans.

What if I paid cash for the property?

Delayed financing may let you refinance before normal seasoning ends. Proceeds generally track your documented cost, not the full appraised value. The coverage, reserve, appraisal, and property tests still apply, and debt recorded at purchase can disqualify the file.

Will conventional lenders count Airbnb income?

Many will not, because their appraisal forms and income rules center on monthly leases. That is a main reason STR investors use DSCR programs, which can consider platform statements, manager reports, and market data. A long-term-rent fallback can understate STR income.

Does converting from Airbnb to a long-term rental reset anything?

It can change how income is counted. A converted property may have to use its lease or the rent schedule, and leverage can move to the standard-rental tier. Ownership seasoning is not usually reset by a change in use, but confirm with the program.
