Best Short-Term Rental Cash-Out Refinance Program on a Free-and-Clear Rental

Best Short-Term Rental Cash-Out Refinance Program on a Free-and-Clear Rental

The Quick Read: The best program for your situation is usually a DSCR cash-out refinance built for short-term rental collateral. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, rather than on your personal income. Owning the property outright does not make it a purchase. It is still a cash-out refinance, and it carries a lower leverage ceiling than a long-term rental.

  • Short-term rental cash-out on an investment property typically tops out around 70% LTV.
  • Most programs expect a 640+ credit score and about 12 months of hosting history.
  • Coverage of 1.00 is where select short-term rental programs start on a refinance.
  • The loan is limited by whichever is lower: the equity limit or the rent-coverage limit.
  • Clearing 1.00 does not mean the property cash-flows after operating costs.

Does a Paid-Off Short-Term Rental Still Count as Cash-Out?

Yes. With no existing lien, there is nothing to pay off. The whole new loan, minus costs, comes back to you. Lenders still classify the transaction as a cash-out refinance.

That classification matters. It means cash-out leverage limits apply, not purchase limits. Across the wholesale network Lendmire places files with, purchase leverage on a short-term rental reaches 75% on the strongest files. Cash-out sits lower, at about 70% on short-term rental collateral. Standard long-term rentals reach about 75% on a cash-out. Being free and clear gives you equity. It does not buy you extra leverage.

What “Best Program” Actually Means

There is no single winner. The best program for your situation depends on how your rental income is documented, how the property is titled, how long you have hosted, and how much cash you want out.

Lendmire is a mortgage broker, not a lender. It shops a wholesale network of DSCR lenders and matches a scenario to the program whose guidelines fit it. That is the real advantage of working through a broker. Programs differ on how they count short-term rental income, how much hosting history they want, and how they treat seasoning.

Here is how the main equity routes compare for a paid-off short-term rental:

Route It is reviewed on Best fit Trade-off
DSCR cash-out Property rental income Self-employed, multi-property Lower STR leverage tier
Conventional cash-out Personal income, DTI Few properties, strong W-2 Income docs; property limits
Bank-statement program Deposit history Strong business deposits Different pricing and terms

For many investors with several rentals, the DSCR route is the practical one. For a single rental owned by a high-income W-2 borrower, a conventional cash-out may be a better fit. Run both before choosing.

How Short-Term Rental Income Is Counted

Programs usually use one of three income methods. The program decides which applies.

  • Platform history. Airbnb or VRBO payout statements, often checked against bank deposits.
  • Market projection. A third-party projection of expected short-term income.
  • Long-term market rent. An appraiser’s rent estimate on a rent schedule form, used as a conservative fallback.

Qualifying income is a lender-defined figure. It is not your net operating income. Lenders often discount platform revenue, and the discount varies by program.

Hosting history is the usual hurdle. Most programs we place files with want about 12 months. With a shorter record, some programs fall back to market rent, some cut leverage, and some require more history. If you converted a long-term rental to nightly stays, the income may be re-underwritten on short-term figures, which can improve coverage.

Seasonality matters too. Off-season months can drag a trailing figure down, so a thin winter can pull the whole file under the floor.

How Much Cash Can You Actually Pull?

The loan is sized by the lower of two limits. One is the equity limit, which is the LTV cap applied to the appraised value. The other is the coverage limit, which is the largest loan at which rent still clears the program’s floor.

Picture a paid-off short-term rental appraised at $500,000. At 70% LTV, the equity limit is the binding one if rents are strong. Now picture a rental in a slow market with modest nightly income. Coverage may run out before the equity limit does, and the loan shrinks until the ratio clears 1.00.

DSCR compares rent to PITIA: principal, interest, taxes, insurance, and any association dues. A larger loan means a larger payment, so coverage falls as you borrow more. Both tests must pass.

The strongest files clear both: enough equity and enough rental coverage. Lenders in the network also commonly want about 6 months of PITIA in reserves, though this varies by lender, leverage, and loan size. On cash-out files, some lenders let the proceeds count toward reserves.

Seasoning and Recent Purchases

Cash-out programs commonly expect about 6 months of ownership. If you bought with cash recently, a different structure may apply. Delayed financing is a seasoning exception for all-cash buyers, but proceeds generally cap near your documented cost, so appraisal upside is not captured. Terms vary by lender.

Title, Entity, and Local Rules

Many investors hold title in an LLC. Entity-held loans are available, subject to lender program eligibility. Even then, the lender will usually require a personal guarantee. If title needs to change, sort that out before applying.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. If a permit lapses, the income that supports the loan can disappear.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s truth-in-lending exam procedures treat credit extended to acquire or improve non-owner-occupied rental property as business-purpose credit. A law-firm analysis from Hunton cautions that business purpose does not mean compliance-exempt, so the structure still gets reviewed file by file.

Costs and What’s Left After Closing

Proceeds are not free money. Title, appraisal, and insurance costs come out of the loan. A prepayment penalty is common in the first few years and discourages refinancing out early. Reserves may sit in the file as well.

Most important, you now carry a payment on an asset that had none. Cash-out proceeds are loan money, not income, and they must be repaid. You are trading monthly cash flow for liquidity.

When Not to Do It

Slow down if any of these fit:

  • Your hosting history is short and the program wants more.
  • Local rules on nightly stays are in flux.
  • Coverage only clears 1.00 by a hair. Operating costs for short-term rentals run heavy and sit outside the ratio, so a thin pass can still lose money each month.
  • You have no clear use for the proceeds.

Use of proceeds is the real test. Pulling equity to buy another rental where the coverage works is a straightforward case. Pulling it to patch cash flow elsewhere is a different decision, and worth stress-testing.

Coverage below 1.00 is a separate path. It is available through select lenders in the network, with leverage and terms adjusted. Treat it as a structural choice, not a rescue.

Tax treatment varies; consult a qualified professional.

Frequently Asked Questions

Can I use a DSCR cash-out if I own the rental free and clear?

Yes. A paid-off property is treated as a cash-out refinance, so the whole new loan, less costs, comes back to you. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

What leverage can I expect on a short-term rental cash-out?

Typically up to about 70% LTV on short-term rental collateral on a cash-out. Standard long-term rentals reach about 75%. Final leverage depends on credit, coverage, and the lender.

Do I need a lease on a short-term rental?

Short-term rentals have no long-term lease, so programs that handle them use platform history, market projections, or appraiser rent instead. Which one applies depends on the program.

How much hosting history do I need?

Most programs expect about 12 months. With less, some lenders use market rent or lower leverage. Credit also matters, and 640 is a typical minimum on short-term rental files.

Does passing the coverage test mean the property makes money?

No. The ratio compares rent to the housing payment only. Repairs, vacancy, management, utilities, and capex sit outside it.
