Best Short-Term Rental Cash-Out Refinance Program on Rentals Within Maximum LTV Limits

Best Short-Term Rental Cash-Out Refinance Program on Rentals Within Maximum LTV Limits

The Quick Read: The best program is the one that fits your property, your hosting history, and your equity, not a single ranked product. On short-term-rental collateral, cash-out typically tops out at 70% LTV, and rent coverage can cap the loan even lower. Lendmire is a mortgage broker that matches your file to a wholesale lender in its network.

  • Short-term-rental cash-out typically reaches up to 70% LTV, versus around 75% on a standard long-term rental.
  • Two tests size the loan: the leverage cap and the rent-coverage ratio. The smaller result wins.
  • Expect a credit score of 640 or higher and about 12 months of hosting history.
  • Seasoning, payoff costs, and reserves reduce the check you actually receive.

What a Short-Term Rental Cash-Out Refinance Actually Is

A cash-out refinance pays off your current mortgage with a larger new loan, and you keep the difference. The CFPB draws the same line between cash-out and rate-and-term refinancing: one releases equity, the other only changes the loan.

A DSCR version qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Your personal income is not the main test. If you want the full foundation, Lendmire’s complete DSCR loans guide covers the basics.

Key Terms Defined

LTV (loan-to-value): The new loan balance divided by the property’s appraised value.

DSCR (debt service coverage ratio): Monthly rent divided by the full monthly obligation: principal, interest, taxes, insurance, and association dues.

Seasoning: How long you have held title before a lender sizes the loan on appraised value instead of cost.

Host history: The documented record of operating the property as a short-term rental.

PITIA: Principal, interest, taxes, insurance, and association dues. It is the debt side of the coverage ratio.

Why Does Short-Term Rental Collateral Get Lower Leverage?

Lenders treat short-term-rental income as less predictable than a signed lease. Nightly demand swings with seasons, and the income depends on an operator. So cash-out on short-term-rental collateral typically reaches up to 70% LTV, while a standard long-term rental can reach around 75% across most of the network.

That five-point gap matters. On the same equity, a short-term rental releases less cash. Treat it as a planning input, not a surprise at the appraisal.

Programs also differ in how they count the income. Not every lender that says it finances short-term rentals underwrites them the same way. That is why a broker that sees many lenders’ guidelines can matter more than any single product page.

The Two Limits That Size Your Cash-Out

The loan is the lower of the leverage test and the coverage test. Most investors plan around the leverage cap and forget the rent test.

Test What it measures What it limits
Leverage (LTV) Loan vs. appraised value Maximum loan from equity
Coverage (DSCR) Rent vs. full monthly obligation Maximum loan from income

Cash-out raises your balance, which raises the payment and lowers the ratio. A property with deep equity can still hit the coverage limit first. A property with modest equity but strong rent can hit the equity limit first.

For short-term rentals, the refinance floor is typically 1.00 on a refinance, versus 1.10 on a purchase. Those are different programs’ floors, so never blend them into one number.

Clearing 1.00 also does not mean positive cash flow. The ratio compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside it.

How Underwriting Treats Short-Term Rental Income, Step by Step

1. Eligibility and value basis. The lender checks how long you have held title. Inside the seasoning window, which is commonly about 6 months, the loan is sized on the lower of cost or appraisal. After that, it is sized on appraisal.

2. Appraisal. It sets the value that drives LTV and supplies a rent opinion. Some programs use an STR-specific rent estimate rather than the long-term market rent schedule.

3. Income determination. Programs vary. Some count appraisal market rent. Others use documented hosting history or a data-service projection. Many apply an expense haircut to gross short-term income before the coverage test.

4. Coverage on the new payment. The ratio is calculated on the larger, post-cash-out obligation.

5. Sizing. The lender takes the lower of the LTV result and the coverage result.

6. Net proceeds. Payoff of the existing loan, costs, reserves, and any prepayment charge come out first. Cash-out does not guarantee a large check.

On a refinance, expect about 12 months of hosting history. A brand-new listing with no record is much harder to place than a property with a full year of bookings.

The Structures That Exist

Most files run on the 30-year fixed spine. Select lenders in the network also offer extended terms and interest-only periods, and ARM structures exist for investors who want them. Loan sizes on standard programs run up to $3,000,000, with smaller balances routing through select lenders.

Coverage below 1.00 is a separate path. It is available through select lenders in the network, with leverage and terms adjusted. It is not the same program with a lower floor. If you are reaching for it because the property barely covers its payment, that is a signal to look at the numbers again, not only the loan type.

Reserves vary by lender, leverage, loan size, and transaction type. About 6 months of PITIA is common, and loans above $1,500,000 typically step up. A larger down payment, or here a lower balance, can lift coverage, but it never erases credit floors, reserve rules, or property eligibility. The strongest files clear both tests.

Where the General Rule Breaks

Just purchased. Cost basis may cap the loan until seasoning is met. A recent cash purchase can behave differently from a seasoned cash-out, so timing the refinance matters.

Existing DSCR loan. Paying it off can trigger a prepayment charge. That comes straight out of your proceeds.

Free and clear. Any cash taken is still a cash-out, sized at the cash-out ceiling. Owning the property outright does not unlock purchase-style leverage.

Thin hosting history. If you converted a primary residence or relisted recently, the lender may not count full short-term income yet. Compensating factors such as strong credit and liquid reserves can help, though programs differ.

Seasonal and multiunit properties. Some programs finance multiunit short-term rentals and vacation markets with no long-term rental market. They lean on data tools and documented history to count income.

Ineligible property types. Manufactured homes, log homes, and barndominiums are not offered through the network’s DSCR programs.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

What Makes a Program the Best Fit for Your Situation

No single program wins for everyone. The best program for your situation depends on how these variables line up:

Factor Why it matters
Leverage on STR collateral Sets the equity you can release
Income method Appraisal rent, history, or projection can produce different ratios
Seasoning basis Cost vs. appraisal changes the loan size
Reserve requirements Reduce usable proceeds
Prepayment structure Affects payoff cost on an existing loan
Credit tier 640 is the STR floor; 700+ opens stronger tiers

A broker that shops multiple wholesale lenders can match your income documentation to the program that counts it most favorably. A borrower with a full year of strong bookings may fit a history-based program. A borrower whose bookings are lighter may fit one that leans on appraisal rent. The lenders that write your file depend on property type, credit profile, leverage need, and documentation.

Entity-held and LLC-held properties are often possible, subject to lender program eligibility.

What to Do If the Numbers Fall Short

You have four practical levers.

  • Borrow less. A smaller cash-out improves the coverage ratio and may clear the test.
  • Wait. Another few months can finish seasoning or add hosting history.
  • Improve the file. A stronger credit score can open better leverage tiers.
  • Revisit the property. If coverage is thin at every leverage level, the issue is the rent-to-debt relationship, not the loan program.

Combined-loan structures are another consideration. Investopedia’s explanation of combined loan-to-value shows how a second lien adds to total leverage, which matters if you already carry one.

Tax treatment varies; consult a qualified professional.

Frequently Asked Questions

What is the maximum LTV on a short-term rental cash-out refinance?

Typically up to 70% on short-term-rental collateral, versus around 75% on a standard long-term rental. The actual limit depends on the lender, your credit, and the property.

Can rent coverage limit the loan before equity does?

Yes. A property with deep equity but modest rent can hit the coverage limit first.

Do I need hosting history to refinance?

Typically about 12 months of hosting history is expected on short-term-rental files. Programs differ on how they count income when history is thin.

How long must I own the property first?

About 6 months of seasoning is the common expectation. Before that, the loan is generally sized on the lower of cost or appraisal.

Does cash-out mean I receive the full difference?

No. Payoff of the existing loan, costs, reserves, and any prepayment charge come out of the proceeds first.
