Best Short-Term Rental Cash-Out Refinance Program to Pay College Tuition

Best Short-Term Rental Cash-Out Refinance Program to Pay College Tuition

The Quick Read: No DSCR program is built for tuition, and the best program for your situation depends on one question: what the cash-out proceeds will be used for. DSCR cash-out loans are business-purpose investor loans, and tuition is a personal expense, so the use of proceeds is where this plan gets hard. The mechanics below show how a short-term rental cash-out works, where tuition collides with it, and what to do instead.

  • Leverage, credit, and hosting history all set the ceiling on a short-term rental cash-out, and the sections below give the verified ranges.
  • Coverage is rent against the full payment (PITIA), with a 1.00 floor on STR refinances.
  • Cash-out is limited by the lesser of the equity test and the coverage test.
  • Proceeds earmarked for tuition are a personal use, which conflicts with a business-purpose loan.
  • A broker that shops multiple wholesale lenders can match a real investment need to the right program. It cannot make a personal expense into a business one. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

What Is a Short-Term Rental Cash-Out Refinance?

A cash-out refinance is a new, larger loan that pays off the existing mortgage and returns the difference as cash. You keep that difference after the payoff and costs. Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines, so personal income documents are not the center of the file.

On the wholesale network Lendmire works with, STR cash-out leverage is generally up to 70% LTV on short-term-rental collateral. A standard long-term rental tops out around 75%. Credit typically starts near 640 on STRs, and lenders expect about 12 months of hosting history. Loan sizes run up to $3,000,000 on standard programs. None of this is a commitment to lend, and individual underwriting decides each file.

Key Terms Defined

Cash-out refinance: A new, larger loan that pays off the old one and returns the difference as cash.

DSCR (debt service coverage ratio): Qualifying rental income divided by the full monthly payment on the property.

PITIA: Principal, interest, taxes, insurance, and association dues. This is the payment the rent has to cover.

Seasoning: The ownership period a lender expects before it will cash you out at appraised value. About 6 months is the common expectation.

Hosting history: The record of nightly bookings and payouts that shows the property earns what you say it does.

Net proceeds: The new loan minus the old payoff, closing costs, and any prepayment charge on the old loan.

Can Cash-Out Proceeds Fund Tuition?

Not cleanly. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

That treatment attaches to the loan’s purpose, not only to the property securing it. Tuition for yourself or a child is a personal expense. A lender that knows the proceeds are headed to tuition has no honest way to paper the file as business purpose.

The federal rule works the same way. Regulation Z section 1026.3 exempts credit extended primarily for a business purpose. It treats credit to acquire, improve, or maintain a non-owner-occupied rental as business purpose. That safe harbor is narrow. It covers the rental itself, not whatever else you want to do with the money. The Federal Reserve’s hosted staff commentary frames the test as the primary purpose of the transaction.

Three things follow:

  • An LLC borrower does not fix this. The use of the loan controls, not the form of the borrower.
  • Paying the bill from cash that sat in your account first is not a workaround. Lenders look at the stated purpose at origination, and the paper trail follows the money.
  • A small personal slice inside a mostly business use is a judgment call. Many programs prohibit personal-use proceeds outright, so do not plan around it.

A real business use works fine: buying another rental, funding renovations on this one, or building reserves across a portfolio. Tuition does not belong on that list.

How Underwriting Treats a Short-Term Rental Cash-Out, Step by Step

1. Property eligibility. The property must be non-owner-occupied and held for rental income. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs.

2. Income method. Short-term rental income gets documented in one of a few ways. A trailing 12-month platform history is the cleanest on a refinance. A third-party projection is mainly a purchase tool. The appraiser’s long-term market rent can act as a fallback. Select programs take the higher of the documented STR income or the appraiser’s rent.

3. Coverage test. Divide the rent used for lender review by PITIA. On STR refinances the floor is 1.00 on the network’s programs. Stronger ratios open better pricing and leverage. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, management, utilities, and capex sit outside the calculation.

4. Appraisal. The appraisal supports value and long-term market rent. It uses a rent-schedule form (1007 for a single-family, 1025 for small multifamily). It does not prove your nightly income.

5. Equity test. The new loan is capped near 70% of appraised value on STR collateral. Your cash-out is limited by the lesser of this test and the coverage test.

6. Net proceeds. Payoff, closing costs, and any prepayment penalty on the old loan come out before you see a dollar. If the loan being paid off carries a prepayment penalty, an early re-refinance can be costly, so check the old note first.

7. Purpose documentation. You sign a business-purpose declaration, and the lender looks at how proceeds will be used. This is where a tuition plan runs into the loan.

What “Best Program” Means for a Short-Term Rental Borrower

No single program wins for everyone. The right fit depends on the property, the credit profile, how much leverage you need, and how clean your booking records are. Lendmire is a mortgage broker, not a lender. It places files with select lenders in a wholesale network and matches the scenario to the program, so the comparison below is about criteria, not companies.

Criterion Why it matters Typical network range
STR cash-out LTV Caps how much equity you can pull Up to 70% on STR collateral
Credit score Sets leverage tiers 640 typical on STRs; 700+ strongest
Coverage floor Gate on rent versus payment 1.00 on STR refinances
Hosting history Proves the income About 12 months
Seasoning Time owned before cash-out About 6 months common
Reserves Cash left after closing Vary by lender, leverage, and loan size
Term structure Shapes the payment 30-year fixed spine; 40-year and interest-only through select lenders

Coverage below 1.00 is a separate path. It is available through select lenders in the network, with leverage and terms adjusted. The network does not treat it as a lower floor on the same program. Terms are set file by file.

Compare Your Real Options for Tuition

If the goal is tuition, a DSCR cash-out is usually the wrong tool. The better routes are consumer products that were built for personal use.

Option Collateral at risk Fit for tuition
STR DSCR cash-out The rental Poor: business-purpose loan
Federal or private student loans None on federal Built for it
529 plan or savings None Built for it
Consumer-purpose loan on a primary residence Your home Possible, with full consumer disclosures
Selling the rental The asset itself Works, ends the income

Financial-aid forms and tax treatment depend on your situation, so a financial-aid office and a CPA are the right people to ask. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

The sound way to combine the two is to keep each product in its lane. Pay tuition from savings, distributions, or aid. Use DSCR cash-out only for a real investment purpose, such as a down payment on the next rental or improvements to this one.

Where the Plan Gets Stressed: Portfolio and Income Risk

Even a clean business-purpose cash-out has a cost. Pulling equity leaves a larger payment on the property, which narrows coverage and shrinks headroom. STR income swings with the season, while a payment or a tuition bill does not. A property that clears 1.00 on a trailing-12 average can still run thin in a slow quarter.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Income only counts if you have the right to operate.

Some profiles should skip a cash-out altogether:

  • Hosts with under a year of booking history.
  • Properties already running close to 1.00 coverage.
  • Borrowers whose real goal is a personal expense on a fixed billing date.

What to Prepare If You Have a Real Business Use

A clean file has fewer preventable gaps. For an STR cash-out, gather:

  • Platform payout reports covering the full hosting history.
  • Entity documents if the property sits in an LLC, subject to lender program eligibility.
  • Current insurance for short-term rental use.
  • Title information, including any co-owners.
  • Reserves documentation. Reserves vary by lender, leverage, and loan size, and commonly run around 6 months of PITIA, with larger loans stepping up.
  • A written statement of how the proceeds will be used in the business.

A larger down payment or more equity can lift coverage, but it never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Frequently Asked Questions

Can I use short-term rental cash-out proceeds for my child’s college tuition?

Not as a DSCR loan. These are business-purpose loans, and tuition is a personal use. The borrower’s stated purpose is part of the file, and most programs restrict personal-use proceeds. Consumer-purpose products are the right fit.

How much cash can I actually take out?

It depends on the lesser of two tests. On STR collateral the equity test caps the new loan near 70% LTV. The coverage test requires rent to cover PITIA at the program floor. Payoff, closing costs, and any prepayment penalty come out before you receive proceeds. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Does an LLC make the loan business purpose?

No. An entity borrower can be allowed, subject to program terms, but the use of the loan controls. A personal-use plan inside an LLC is still a personal-use plan.

What if I have no hosting history?

Expect difficulty on a refinance. The network typically looks for about 12 months of hosting history. Without it, a select-lender path may use a projection or the appraiser’s long-term rent, with leverage and terms adjusted.

Is a DSCR of 1.00 the same as positive cash flow?

No. Coverage compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside it, so clearing 1.00 does not mean money is left over.
