Best Short-Term Rental Cash-Out Refinance Program to Pay Off a Timeshare Loan

Best Short-Term Rental Cash-Out Refinance Program to Pay Off a Timeshare Loan

The Quick Read: No program carries a timeshare label, so the best fit is a DSCR cash-out refinance on a short-term rental you already own, with the timeshare payoff showing up as one line on the settlement statement. Which program fits depends on your property, your credit, and your hosting history.

  • A timeshare payoff is underwritten like any other cash-out loan. No special timeshare product exists.
  • On short-term-rental collateral, cash-out typically tops out at 70% LTV. A standard long-term rental goes to 75%.
  • Expect a 640+ credit score and about 12 months of hosting history.
  • Coverage is typically measured against a 1.00 floor on a refinance, subject to lender guidelines.
  • Paying off the loan does not necessarily end the timeshare itself.

Lendmire is a mortgage broker. It arranges DSCR investor loans through select lenders in its wholesale network, across 41 markets including Washington, D.C. The lenders do the underwriting and approval. Nothing here is a commitment to lend.

What Is Actually Being Refinanced?

You are not refinancing the timeshare. You are borrowing against the rental and using part of the proceeds to retire the timeshare debt.

Timeshare lenders and developers may not refinance their own paper, and many mortgage lenders will not take a fractional vacation interest as collateral. Owners also keep paying maintenance fees and taxes whether or not they use it. That is why the timeshare is a poor thing to borrow against and a fine thing to pay off.

So the investor’s real asset is the rental. Its equity becomes the source of funds. If the rental is a short-term rental, the program has to be built for that collateral. That is the DSCR cash-out path.

How Underwriting Treats the Payoff

Paying off a timeshare with new loan proceeds is generally treated as cash-out, even if you take no cash home. The loan is sized, priced, and seasoned as a cash-out refinance. The timeshare balance is just a use of the proceeds.

Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines. The reviewer looks at four things:

1. Appraised value. It sets the leverage ceiling.

2. Documented rental income. It sets the coverage ratio.

3. Credit score and hosting history. Both gate the program tier.

4. Lawful operation. The property has to be allowed to run as a short-term rental where it sits.

DSCR compares rent to PITIA: principal, interest, taxes, insurance, and association dues. The timeshare payment is not in that ratio. It matters for your credit file, not for the coverage number.

The Short-Term-Rental Parameters

Across the wholesale network, short-term-rental collateral gets its own tier. These are typical ranges, subject to lender guidelines and individual file review.

Factor Short-term rental Standard long-term rental
Cash-out LTV Up to 70% Up to 75%
Purchase LTV Up to 75% 75%-80% typical
Minimum score 640 Around 660 common
Coverage floor (refinance) 1.00 1.00 on select programs
Experience About 12 months hosting Varies

Loan sizes run up to $3,000,000 on standard programs. Reserves vary by lender, leverage, and loan size, and about 6 months of PITIA is common. Treat that as a planning figure, not a promise.

A larger equity cushion helps the payment and the ratio. It does not erase the leverage cap, the credit floor, or the reserve rule. The strongest files clear both tests: enough equity and enough rental coverage.

How Short-Term Income Gets Documented

The cleanest evidence is about 12 months of actual platform payouts. A cash-out on an operating rental typically rests on that history, not a projection. Expect the lender to also ask for proof of lawful short-term-rental use, reserves, and an appraisal.

A few lenders in the network will consider projected income for a property without history. Where they do, the projection may be treated more conservatively, and leverage may be lower. How that adjustment works is a program feature that differs from one lender to the next.

The appraisal side trips people up. Fannie Mae’s appraiser guidance notes that Form 1007 documents monthly market rent from monthly-lease comparables and cannot estimate a nightly short-term fee. McKissock Learning makes the same point from the appraiser’s side: the form cannot document short-term rates, and income determination belongs to the lender. DSCR loans are not agency products, so Form 1007 matters here only as a contrast to how short-term income is actually documented.

In practice, appraisers often add a separate narrative projected-income analysis for short-term rentals. A 2-4 unit property uses Form 1025 instead. Nightly rate times 30 is not a method any reviewer will accept.

Where the Rule Breaks

The general rule is clean. These cases are where files bend.

Less than 12 months of history. A recent conversion from a long-term tenant counts only the months since conversion. Some programs in the network allow shorter history with leverage adjusted. Others want the full year. This is an edge case that can change which program a file goes to.

Long-term-rent underwriting on a short-term property. If a lender reviews the file on Form 1007 long-term rent, a strong booking calendar may not show up in the coverage ratio. The same house can also appraise below what bookings suggest. Matching the property to a program that counts short-term income is the fix.

Clearing 1.00 is not positive cash flow. DSCR looks at rent against PITIA only. Repairs, vacancy, management, utilities, and capex sit outside it. Short-term rentals carry heavier operating costs, so the gap between coverage and real cash flow is wider than on a long-term rental.

Deeded versus right-to-use timeshares. A deeded timeshare is a recorded real-property interest. A right-to-use is contract-based. That changes the exit and lien picture, so get the payoff and release paperwork specific to your contract. Tax treatment of interest also differs by structure, so consult a qualified professional.

Prepayment penalties. DSCR loans commonly carry a multi-year step-down. You are swapping a developer loan for a loan secured by a rental, with a penalty attached. Price that in before you commit.

Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Does Paying It Off End the Timeshare?

Not necessarily. Paying off the loan resolves the financing. Ownership, maintenance fees, and taxes can continue. Resolving the debt and exiting the timeshare are generally separate matters.

Get a written payoff statement from the developer or lender first. At settlement, the title company sends the payoff directly from proceeds. Then get a paid-in-full letter and confirm any recorded lien is released. That last step is where files go quiet and problems surface later.

Should You Do This? The Decision in Practice

This is a debt swap. A small, often expensive consumer balance becomes part of a long-term lien on an income asset. Whether that is smart depends on the numbers.

It tends to fit when:

  • The rental has solid documented history and real equity.
  • The timeshare balance is meaningful enough to justify closing costs.
  • Coverage stays comfortable after the larger payment.

It tends to fit poorly when:

  • The balance is small. A personal loan may cost less overall.
  • The new payment pushes the rental toward the edge of coverage.
  • The prepayment penalty would trap you in a loan you may want to leave.

That last point matters. Taking a maximum pull to retire non-income-producing debt raises the payment on the rental. Pulling less than the cap often leaves a safer coverage ratio.

Consider two versions of the same house. The first is a short-term rental with a full year of platform payouts, a 700 score, and a modest timeshare balance. Cash-out on short-term collateral can go up to 70% LTV, and the rental needs to show at least 1.00 DSCR on the new loan. The timeshare payment is not in that ratio, but the larger loan that retires it raises the rental’s payment, so a smaller pull leaves more room. That file reads cleanly.

The second version has only four months of history. It may route to a different program with lower leverage, or wait. Every figure here varies by lender and program, and guidelines, property type, leverage, and credit profile all apply.

The calculator on this page gives an illustrative estimate of how the leverage and coverage interact. It is not a quote.

What a Broker Does Differently

The best program for your situation depends on property type, credit profile, leverage need, and documentation. A broker that shops a wholesale network can match the file to the program that counts short-term income, rather than forcing it through one lender’s single box. The lenders that write this depend on the scenario, so no ranked list exists, and none would be honest.

Document Checklist

  • Written timeshare payoff statement
  • Platform payout history, about 12 months
  • Proof the property can lawfully operate as a short-term rental
  • Entity documents, if an LLC holds title, subject to program terms
  • Insurance covering rental use
  • Reserves documentation
  • Mortgage statement for the existing loan

Key Terms Defined

Cash-out refinance: A new loan larger than the existing balance, with the difference released at settlement.

DSCR: Debt service coverage ratio, which compares monthly rent to the monthly PITIA.

Seasoning: The minimum time you must have owned the property before cash-out is available, commonly about 6 months.

Hosting history: The documented months a property has operated as a short-term rental.

Payoff letter: The written balance from the timeshare lender, used to fund the payoff at settlement.

Form 1007: An appraisal form documenting monthly market rent from long-term lease comparables.

Frequently Asked Questions

Is there a timeshare payoff refinance program?

No. A timeshare payoff is treated as cash-out on a rental you own. The short-term-rental DSCR cash-out is the practical path, with typical limits of 70% LTV on that collateral, a 640+ score, and about 12 months of hosting history. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Does the timeshare payment hurt my coverage ratio?

Not directly. DSCR compares rent to the property’s PITIA, and the timeshare payment is not part of it. The larger new loan can lower coverage, though, and the timeshare debt can still affect your credit.

Can I do this if I just started hosting?

It is harder. Months before conversion do not count as hosting history. Some programs in the network adjust leverage for shorter history, while others hold to the full year. A broker can match the file to the right tier.

Is this cheaper than a personal loan?

It depends on the balance, the term, closing costs, and the prepayment penalty. A small balance may cost less on an unsecured loan. A larger balance can justify the cash-out, but it puts the debt against your rental.

Does paying off the loan release the timeshare?

Not by itself. Get a paid-in-full letter and confirm any lien is released. Ownership and fees may continue until you exit the timeshare through its own process.
