The Quick Read: The best program for your situation is a DSCR cash-out refinance underwritten on the short-term rental’s documented income. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The title company pays off the old lien directly from closing proceeds, and you receive what is left. Short-term rental collateral is held to tighter leverage and history standards than a standard long-term rental.
- Cash-out on short-term rental collateral typically tops out around 70% LTV (loan-to-value, the loan as a share of appraised value).
- Expect a credit score of about 640 or higher and roughly 12 months of hosting history.
- Refinance coverage typically starts at 1.00, a floor for select programs, not a standard.
- The old lien is paid first at closing. Other debts are usually retired by you afterward.
- Passing the coverage test does not mean the property cash flows.
Plenty of hosts have an Airbnb with real equity and a pile of expensive debt around it: a bridge loan, a rehab note, business cards. This guide walks through how the refinance works, how underwriters treat nightly income, and where the general rule breaks.

What Is a Short-Term Rental Cash-Out Refinance?
It is a new, larger first mortgage that replaces your existing one. The new loan pays off the old lien and closing costs. You keep the difference.
A DSCR loan (debt service coverage ratio loan) measures whether the property’s rent covers its monthly obligation. That obligation is PITIA: principal, interest, taxes, insurance, and any association dues. Your W-2s and debt-to-income ratio are not the test. The property is. Lendmire’s complete DSCR loans guide covers the basics if the term is new.
Across the wholesale network Lendmire brokers through, short-term rental cash-out refinances typically go up to 70% LTV. A standard long-term rental cash-out goes up to about 75%. That five-point gap is the first thing to build into your math.
A mortgage broker does not lend. Lendmire arranges these loans through select lenders in its wholesale network, and each lender decides on eligibility. Nothing here is a commitment to lend.
What Does “Pay Off Debt at Closing” Actually Mean?
It means two different things, and mixing them up causes most of the confusion.
The old lien. The existing mortgage, hard-money loan, or bridge loan is paid first, straight from closing proceeds. The title company wires the payoff and collects the lien release. You never touch that money.
Everything else. Credit lines, business cards, and other debts are generally not paid by the lender at closing on a standard DSCR file. You get the leftover cash and retire those balances yourself. Some borrowers do it the same day. It is still your move, not the closing table’s.
So the first question is not “which program pays my debts.” It is “how much cash is left after the payoff, and what do I do with it.”
How Underwriting Treats a Short-Term Rental, Step by Step
Here is the sequence a lender follows.
1. Classification. If any cash comes back to you, it is a cash-out refinance. A file that only pays off a bridge loan and costs may be treated as a rate-and-term refinance (no cash-out). Cash-out carries seasoning and the lower leverage cap. Seasoning is the waiting period after you take title, commonly about six months on cash-out.
2. Income basis. Underwriters want documented hosting history or an appraiser’s short-term rental analysis. Nightly rate times 30 is not your rent. Expect platform payout statements matched to bank deposits, often with a haircut applied.
3. Appraisal. The appraiser values the property and analyzes the rental income. More on that problem below.
4. Coverage test. Qualifying monthly income is divided by the new, larger PITIA. On short-term rental refinances, select programs start at 1.00. The bigger loan means a bigger payment, so cash-out can squeeze the number.
5. Sizing. The loan is the smaller of two figures: the LTV cap on appraised value, or what the rent can carry at the required coverage.
6. Payoff and disbursement. The old loan is paid first with a payoff letter and lien release. What remains goes to you.
The Appraisal Problem Nobody Mentions
Many hosts assume the standard rent form covers their Airbnb. It does not. Form 1007 is the single-family comparable rent schedule, built for long-term monthly market rent. A Fannie Mae appraiser note says plainly that the form was not designed for appraising short-term rentals. McKissock, an appraiser education provider, adds that the form cannot document short-term rental rates.
Competent appraisers add a narrative short-term rental income analysis instead. HousingWire reports that forcing nightly income onto the legacy form can produce artificially low coverage ratios. A two-to-four unit property uses a different form, but the same logic applies.
The practical lesson: ask early how the lender will document short-term income. The answer shapes which program fits.
Program Types Compared
Compare structures, not companies. The right fit depends on your property, history, and goals.
| Path | Best for | Key limitation |
|---|---|---|
| STR cash-out, documented history | Hosts with about 12 months of payouts | Up to 70% LTV on STR collateral |
| Long-term lease underwriting | Hosts with short history | Lower income basis, smaller loan |
| Payoff-only refinance | Exiting a bridge or hard-money loan | Little or no cash back |
| Extended-term or interest-only structure | Files needing more coverage room | Available through select lenders only |
Most programs in the network want a score around 640 for short-term rental collateral. The 700+ tier opens stronger leverage on long-term files. Loan sizes run up to $3,000,000 on standard programs. Reserves vary by lender, leverage, and loan size, commonly around six months of PITIA. Term options start with the 30-year fixed. Select lenders add 40-year terms, interest-only periods, and adjustable structures.
Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. That is a separate path from the 1.00 floor on standard short-term rental refinances, not a softer version of it.
Which Debts Can You Retire?
| Debt | How it gets paid | Notes |
|---|---|---|
| Existing mortgage on the property | Directly at closing | Always paid first |
| Hard-money or bridge loan on it | Directly at closing | Include unpaid rehab draws |
| Other rental mortgages | Usually by you, after | Depends on the program |
| Business cards or credit lines | By you, after closing | Cash comes to you |
| Personal consumer debt | By you, after closing | Hardest to defend as business use |
Lenders ask for a business-purpose certification. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The OCC’s Comptroller’s Handbook notes that a checked box alone, with nothing documenting how proceeds are used, may be weak evidence of purpose. Paying off the rental’s own debt fits cleanly. Using proceeds for household spending is harder to defend.
Where the General Rule Breaks
Under 12 months of hosting history. Most short-term rental programs want about a year. With less, the file may be underwritten on a long-term lease or market rent, which can shrink the loan.
Seasoning not cleared. Before the waiting period passes, sizing may follow your cost basis rather than appraised value. That can leave a payoff short. A cash purchase within roughly six months may allow a delayed-financing path, depending on the program.
Free and clear. Owning the property outright does not remove the cap. If cash comes back, the cash-out ceiling applies.
Prior DSCR loan. Check its prepayment penalty, the fee for paying a loan off early. A refinance triggers it.
LLC vesting. If the property sits in an LLC, subject to lender program eligibility, make sure the file and disclosures reflect the entity consistently.
Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Ineligible properties. Manufactured homes, log homes, and barndominiums are not offered in these programs.
Does Paying Off Debt Help You Qualify?
Not directly. The property is tested on its own income against its own new payment. Your personal cards do not appear in that ratio. Retiring them improves your life, not the coverage number.
What does move the number: borrowing less, waiting to raise income, or paying down the old loan first. If coverage falls short, those are your levers.
The Risks Hosts Underrate
Passing 1.00 does not mean the property cash flows. The ratio compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside it.
You are also turning unsecured debt into debt secured by the property. A refilled card after a cash-out leaves you with both. Nightly income is seasonal and can miss projections. A bigger payment on a seasonal asset has less room for a slow quarter.
The whole balance reprices, not just the new cash. Add up the prepayment penalty, closing costs, the new terms on the full balance, and what the retired debt was costing you. If the math only works on paper, a payoff-only refinance, a sale, or paying down from cash flow may be the better move.
Tax treatment varies; consult a qualified professional.
Decision Checklist
- Do you have about 12 months of platform statements that match your bank deposits?
- Does the property clear the coverage floor after the larger payment?
- Is your score near 640 or higher?
- Have you cleared the seasoning period?
- Do you know the prepayment terms on the loan being paid off?
- Is every dollar of proceeds earmarked for the property or the business?
- Does the short-term rental use comply with local rules?
A broker that shops multiple wholesale lenders can match your scenario to the program whose guidelines fit it. The best program for your situation depends on your history, leverage need, and documentation, not on a single brand.

Frequently Asked Questions
Can I pay off other debts directly at closing?
The old lien on the property is always paid directly. Other debts are usually retired by you from the cash you receive, though specific handling depends on the program and lender guidelines.
What is the maximum cash-out on a short-term rental?
Typically up to 70% LTV on short-term rental collateral, against about 75% on a standard long-term rental. Your file may land lower if coverage, credit, or reserves bind first.
Do I need 12 months of hosting history?
Most short-term rental programs expect about 12 months. With less, a lender may underwrite on a long-term lease or market rent, which often means a smaller loan.
Does a bigger down payment fix a weak file?
It lowers the payment and can lift coverage. It does not erase leverage caps, credit floors, reserve rules, or property eligibility.
Can I qualify with coverage below 1.00?
Select lenders in the network offer sub-1.00 paths, with leverage and terms adjusted. Qualification is subject to lender guidelines, credit approval, and property review.
