Best Short-Term Rental Cash-Out Refinance Program When You Own Multiple Properties

Best Short-Term Rental Cash-Out Refinance Program When You Own Multiple Properties

The Quick Read: The right program depends on how each property proves its income, how much leverage the short-term rental collateral allows, and whether the loans are written one at a time or pooled under one note. DSCR underwriting is property-level, so owning several financed properties does not trip a personal debt-to-income limit.

  • Short-term rental cash-out refinances typically top out around 70% LTV, while standard long-term rentals reach around 75% across most of the network, subject to lender guidelines.
  • Expect a 640+ credit score and about 12 months of hosting history on short-term rental files.
  • Select programs start at a 1.00 coverage floor on these refinances. Stronger ratios open better terms.
  • Each property is judged on its own income, so a strong Airbnb cannot rescue a weak one unless the loans are pooled.
  • Leave some room under the maximum cash-out amount, since a larger new balance leaves thinner rent coverage.

What “Best Program” Means for a Multi-Property Owner

There is no single best program for every portfolio. The best program is the one whose income method, leverage cap, and structure match your properties.

Lendmire is a mortgage broker that shops a wholesale network of DSCR lenders. It does not lend. The broker’s job is to match each property to the lender whose treatment of short-term rental income fits the file. The same house can show very different coverage depending on the method. Some lenders default to the appraiser’s long-term market rent even on a short-term rental. Some use a data-service projection with a haircut. Others use actual booking history.

Ask which income basis a lender uses before you apply. That one question sorts most of the programs. The complete DSCR loans guide covers the basics if you want the ground-level version first.

How Underwriting Treats a Short-Term Rental Cash-Out, Step by Step

1. Pick the structure. Each property gets its own loan, or two or more properties sit under one pooled note. This is covered in the next section.

2. Establish the income basis. On a refinance, trailing history is the usual evidence. That means a platform earnings export, often matched to bank deposits. A data-service projection is more typical on a purchase with no history. The appraiser’s long-term rent is the conservative fallback.

3. Apply the haircut. Many lenders trim gross short-term rental income for operating costs before running the ratio. The trim varies by lender, and experienced hosts sometimes get a lighter one.

4. Compute coverage. Qualifying monthly income is divided by PITIA: principal, interest, taxes, insurance, and association dues. A cash-out enlarges the loan, so coverage after the refinance is lower than before. The test runs on the new payment.

5. Appraise. The appraisal sets value, and value sets the LTV ceiling. Standard rent-schedule forms (the 1007 for single-family, the 1025 for two-to-four units) describe long-term lease rent, not nightly income.

6. Check seasoning. About 6 months of ownership is the common expectation, measured from the recorded deed. Delayed financing for all-cash buyers is lender-dependent. It waives seasoning only, and proceeds are generally limited to documented cost.

7. Clear title, entity, and reserves. Expect entity documents, insurance, and reserves documentation. Reserves vary by lender, leverage, loan size, and transaction type. Around 6 months of PITIA is common, and larger loans step up.

Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capex all sit outside the ratio.

How Short-Term Rental Collateral Differs From a Standard Rental

Short-term rental collateral carries lower cash-out leverage and stricter evidence than a standard rental. The table shows the typical ranges across the wholesale network, subject to lender guidelines.

Factor Short-term rental Standard rental
Cash-out LTV Up to 70% Around 75%
Purchase LTV Up to 75% Typically 75%-80%
Credit score 640+ Most want ~660; some start at 620
Income evidence About 12 months hosting history Lease and rent schedule
Coverage floor 1.00 on refinances 1.00 on select programs

Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. It is a separate path from the 1.00 programs above, not a floor that bends.

Loan sizes run up to $3,000,000 on standard programs. Above $2,500,000 the network generally holds to 30-year fixed structures. Manufactured homes, log homes, and barndominiums are not offered, so they are out of the question for any property in the portfolio.

Individual Loans or One Pooled Loan?

Individual loans keep every asset independent, while a pooled loan can let a weak property ride on its neighbors. Neither is better in general. The choice depends on whether you plan to hold or trade.

Factor Individual loans Pooled (blanket) loan
Underwriting basis Each property alone Combined income and payments
Weak property Can drag only itself Can ride inside the pool
Selling one asset Simple Release terms apply
Refinancing one asset Simple Limited by the shared note
Availability Broad Depends on the lender

Choose individual loans if you may sell or refinance single properties, or if one property is borderline. Choose a pooled loan if you plan a long hold and want blended coverage to carry a thin property. A hybrid works too: pool the core holdings and keep trade candidates on their own notes.

Pooled coverage is combined income divided by combined PITIA. Run a modeled case with three properties of equal payment size. One short-term rental covers at 1.45x, another at 0.95x, and a long-term rental at 1.20x. Because the payments are equal, the pool averages out to 1.20x. That looks clean, but the 0.95x property would not have cleared 1.00 alone, and it now ties up the other two. Cross-collateralization is the price of that blend.

Entity structure matters here too. Many investors hold each property in its own LLC with separate bank accounts. Lending to LLC-titled properties is subject to program terms, so confirm entity eligibility early, especially when title is mixed between individuals and entities.

Which Properties Go In, Which Wait

Sort each property into one of three bins before you talk to anyone. A mixed portfolio gets underwritten property by property, so leverage can differ within the same set of loans.

Property status Likely move
Hosting history ~12 months, coverage clears 1.00 after cash-out Refinance now
Under ~12 months history or under ~6 months seasoning Wait
Coverage falls below 1.00 at a realistic haircut Leave out, or cash out less
Long-term rental, strong lease Refinance on the standard rental path
Property cannot legally operate as a short-term rental Underwrite on long-term rent only

That last row matters. A property that cannot legally operate as a short-term rental cannot be underwritten on short-term income.

Documenting Short-Term Rental Income on a Refinance

On a refinance, the file is stronger when the evidence shows the same property performing across a full year. That usually means platform earnings statements, deposits traced to the account that holds them, and consistent booking records.

Seasonality is the reason lenders want a full year. Occupancy swings from the winter low to the summer peak. Magicdoor’s roundup of AirDNA data puts national occupancy near 41.6% in January and 67.5% in July. A trailing-twelve-month figure averages that swing out. A short window taken from peak months overstates income, and a haircut on a seasonal market can push a thin property below 1.00.

For broader backdrop, AirDNA’s latest U.S. review reports an average daily rate of $254, up 7.2% year over year, with occupancy at 53.6%. AirDNA’s midyear outlook forecasts occupancy averaging 57.4% for the year, with demand and listings each growing 2.7%. Occupancy is local, so your own statements matter more than any national average.

Before choosing a program, run coverage on your trailing-12 statements twice: once with a 20% haircut and once with none. If the property clears 1.00 both ways, the income basis is not the weak point. If it clears only at zero haircut, expect a lender that trims income to cut your options.

Sequencing Multiple Refinances

Re-test coverage on each new balance before moving to the next property. Cash-out on one property raises your total leverage, and the next lender will see the added debt.

1. Triage the portfolio using the bins above. Do not start with the weakest property.

2. Start with the strongest file. Clean history, clear seasoning, and the most coverage headroom make the best first refinance.

3. Choose the cash-out amount, not the maximum. Leave room above 1.00 so a modest drop in bookings does not break coverage.

4. Gather entity documents, insurance, and reserves documentation for every file at once. Reuse what carries over.

5. Confirm title and settlement reconciliation on each loan. Prior liens must pay off cleanly, and proceeds should match the statement.

6. Re-run the next property on updated balances before you commit to it.

When Not to Cash Out

Skip the cash-out, or take less, in these situations.

  • Coverage lands near the floor. A bad season can push the file under 1.00. Sub-1.00 paths exist through select lenders with leverage and terms adjusted, but they are a different product.
  • History is short. A property with only a few months of bookings is a candidate for waiting.
  • The legal status is uncertain. Do not size a loan on income you may not be allowed to earn.
  • You want to sell a property that a pooled note would lock. Release terms limit exit flexibility.
  • The proceeds have no job. Cash pulled out with no plan only adds debt.

If your balance is already low, the math changes.

Using the Proceeds

Cash-out is a capital-recycling tool. Season the property, refinance on the new appraised value and rent coverage, and redeploy the cash as the down payment on the next purchase. Purchase leverage on short-term rentals tops out at 75% LTV, and most standard purchases land at 75%-80%, so each new deal still needs real down payment cash. Keep reserves for the property you just refinanced. The next lender counts reserves and will see the new balance. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Tax treatment can depend on how the funds are used and how the property is held. Investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

Cash-out refinance: A new loan that pays off the old one and returns the leftover equity as cash.

DSCR (debt service coverage ratio): Qualifying monthly rental income divided by the monthly PITIA, used to test whether the property covers its own payment.

Pooled (blanket) loan: One note that secures two or more properties, with coverage measured across the group.

Seasoning: The ownership period a lender expects before a cash-out refinance, counted from the recorded deed.

Haircut: The trim a lender takes from gross short-term rental income before running coverage.

Cross-collateralization: A structure where every property in a pool backs the whole loan, so one cannot leave the pool without lender consent.

Frequently Asked Questions

Does owning several financed properties disqualify me?

No. DSCR underwriting tests each property’s rent against its own payment, not your personal income. Property count is not a debt-to-income limit here. The real constraints are coverage, leverage, credit, reserves, and eligibility on every file.

Can strong short-term rentals carry weak ones?

Only on a pooled loan, where combined income is measured against combined payments. On individual loans, each file stands alone. A pool can hide a weak property, but cross-collateralization then limits later sales and refinances.

How much hosting history do I need?

Short-term rental files typically expect about 12 months of hosting experience, and a refinance is usually documented with trailing platform statements. A purchase with no history may rely on a data-service projection or the appraiser’s long-term rent, depending on the lender.

What credit score and LTV apply?

Short-term rental files generally expect a 640+ score. Cash-out refinances typically reach up to 70% LTV on short-term rental collateral, while standard long-term rentals reach around 75%. Exact terms depend on lender guidelines, the property, and the file.

Do I need an LLC for each property?

Not necessarily. Many investors use a separate LLC per property for liability reasons, and entity eligibility is subject to program terms. Mixed individual and entity title is common, so raise it with your broker early.
