The Quick Read: The program that fits best is the one whose income method matches your property’s record: a host with twelve months of platform history fits a history-based cash-out program, while a recent conversion fits a projection or appraiser-analysis program, and either way the loan must clear both a coverage test and a leverage cap.
- Cash-out on short-term rental collateral typically tops out at 70% LTV, subject to lender guidelines.
- Most short-term rental files expect a 640 or higher credit score and about 12 months of hosting experience.
- Short-term rental refinance files typically start at 1.00 coverage in select programs, and stronger ratios open better terms.
- Platform statements, not dashboard screenshots, are the core income evidence.
- Local short-term rental rules can end a file regardless of how strong the income looks.
What Does a Short-Term Rental Cash-Out Refinance Actually Do?
It replaces your current loan on an operating Airbnb with a larger one. The difference, after payoff and costs, comes to you as cash. A DSCR version qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, rather than on your W-2s or personal debt-to-income ratio.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.
The question for an Airbnb owner is how a lender turns nightly bookings into a number it can test. There is no single national rulebook for this. Each program in a wholesale network sets its own method, which is why one property can look strong in one program and thin in another. Lendmire is a mortgage broker that arranges these loans through select lenders in its wholesale network, across 41 markets including Washington, D.C. The broker’s job is to match the property’s income story to the program built for it.
The Lendmire complete DSCR loans guide covers the basics of the product. This article focuses on the part that trips up Airbnb owners: how the income gets counted.
Key Terms Defined
DSCR (debt service coverage ratio): Qualifying monthly income divided by the monthly PITIA, which is principal, interest, taxes, insurance, and any association dues.
Trailing twelve months (TTM): The last twelve months of actual booking income, taken from platform statements.
Haircut: A reduction a lender applies to gross short-term rental income before dividing by PITIA, to account for expenses and volatility.
Seasoning: The time you have held the property, or held the current loan, before a cash-out is allowed.
Hosting history: A documented record of operating the property as a short-term rental.
How Do Lenders Count Airbnb Income, Step by Step?
Underwriting follows the same sequence on most programs. Knowing the order tells you where a file can stall.
Step one is the eligibility screen. The program must accept short-term rental income at all, and the use must be legal locally. Some lenders do not touch short-term rentals. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Step two is choosing the income evidence. Programs generally accept one of three routes, compared below.
| Income route | Best fit | Watch for |
|---|---|---|
| Trailing 12-month history | Established host, full year of statements | Slow months pull the average down |
| Market-data projection | Newer or converted property | Lender may trim or cap the projection |
| Appraiser’s long-term rent schedule | Fallback when history is thin | Often undercounts a true vacation rental |
Step three is documenting the history. Airbnb lets hosts export a CSV of earnings and generates monthly and annual statements, as its help center explains. Programs generally want the statements themselves. Many lenders also compare them against bank deposits.
Step four is the haircut, then the division. The haircut reduces the top of the fraction only. Qualifying income divided by PITIA gives the coverage number. Say gross booking income would produce a 2.00x ratio before any adjustment. A 20% haircut turns that into 1.60x. Lenders apply different haircuts, and some experienced operators qualify on the full figure.
Step five is the appraisal. The appraised value sets the maximum loan under the program’s cash-out LTV. The coverage floor must still be met at that loan size.
What Is the Leverage Picture on a Cash-Out?
On short-term rental collateral, cash-out refinance leverage typically tops out at 70% LTV. Standard long-term rentals reach higher, with cash-out generally capped around 75% LTV across most of the network. That gap is the first cost of an Airbnb strategy, and it is why proceeds on an STR can run smaller than an owner expects.
Other typical parameters on short-term rental files, always subject to lender guidelines and individual review:
- Credit score: 640 or higher.
- Hosting history: about 12 months.
- Coverage: refinance files start at 1.00 in select programs. Stronger ratios open better pricing and leverage.
- Seasoning: about 6 months is the common expectation on cash-out.
- Reserves: they vary by lender, leverage, loan size, and transaction type. Around 6 months of PITIA is common, and larger loans step up.
- Loan size: up to $3,000,000 on standard programs. Above $2,500,000 the network generally holds to 30-year fixed structures.
Coverage below 1.00 is a separate path. It is available through select lenders in the network, with leverage and terms adjusted. It is not the same program with a lower floor.
A bigger down payment on a purchase can lift coverage by shrinking the loan. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.
Where Does AirDNA Fit In?
Many hosts treat an AirDNA estimate as their qualifying income. Lenders usually do not. AirDNA’s Rentalizer builds its projection from a weighted average of comparable listings within a 10-mile radius. The revenue figure includes cleaning fees but excludes the host fee and taxes. The tool also reports a Comp Set Strength score, and a wide spread among comps lowers it.
The projection also assumes the property is available all 365 days. No real property books every night, so a lender that uses a projection will typically trim it or cap it.
Thin markets deserve extra caution. When few comparable listings exist, the weighted average rests on weak evidence and a lender may discount it more heavily. If your market is small, lean on your own trailing record rather than on the projection.
Which Program Suits Which Property?
Think of the choice as matching a property’s evidence to a program’s method.
An established host with a full year of clean statements usually fits a history-based program. The record is the strongest evidence, and a lender that counts trailing income has little reason to second-guess it.
A recent conversion or a property with under a year of bookings often lands in a projection or appraiser-analysis program. Some programs fall back to the long-term rent schedule instead. That is the least favorable outcome for a vacation rental, so the income route matters as much as the leverage cap.
A strong seasonal property has a catch. The trailing twelve months include the slow months, so a great peak season alone will not carry the file. Programs that count history average the whole year.
Here is a scorecard you can use to compare programs a broker shows you. It names criteria, not companies.
| Criterion | Question to ask |
|---|---|
| Income route | History, projection, or long-term rent? |
| Haircut | Is a percentage applied to gross income? |
| Seasoning | How long must you hold before cash-out? |
| STR leverage | What is the LTV cap on STR collateral? |
| Appraisal | Is a short-term rental analysis ordered? |
| Prepayment | What structure applies if you sell early? |
A Worked Example: Two Tests, One Result
The inputs below are modeled assumptions, not market data. Picture a host with a full year of statements on an Airbnb appraised at a given value. The existing loan balance equals 45% of that value.
Leverage test. At a 70% LTV cap on short-term rental collateral, the maximum new loan is 70% of value. Subtract the existing payoff at 45% of value. That leaves roughly 25% of value as gross proceeds, before closing costs and any reserves. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.
Coverage test. Assume trailing income, after the program’s haircut, covers the full PITIA at roughly 1.3x on the larger loan. That clears a 1.00 refinance floor.
Both tests passed, so the deal works forward. If the coverage had come in lower, the smaller of the two results would control. The lender would size the loan down until the ratio cleared.
What Is the Appraisal-Rent Trap?
This is the failure mode hosts miss most. Suppose the same property is tested on the appraiser’s long-term rent schedule instead of nightly income. Appraisal form names come from the Fannie Mae Selling Guide: Form 1007 is the comparable rent schedule, and Form 1025 covers small income properties. These forms are named here for reference only. Both are long-term-rent tools, and a short-term rental analysis is a separate appraiser product.
Model it both ways. In our example, nightly income gave 1.3x. A long-term rent schedule might give 0.9x. The property is identical, but the answer changes, because the income method changed. Before applying, ask which method the program will use. If it is the long-term schedule, a sub-1.00 select-lender path, with leverage and terms adjusted, may be the alternative. Qualification remains subject to lender guidelines, credit approval, and property review.
Does Passing the Ratio Mean the Property Cash Flows?
No. Coverage compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside the calculation.
A short-term rental carries heavier operating costs than a long-term lease. Cleaning turnover, platform fees, and furnishing replacement all fall outside the ratio. A property at 1.05x can look fine on a lender’s worksheet and still run thin in real life. Stress-test your own books before pulling cash out, especially if the proceeds will fund another purchase.
Edge Cases Where the General Rule Breaks
- Mixed reports. Airbnb’s CSV nets out the host fee, while the 1099-K reports gross reservation totals, including fees. Mixing the two produces a mismatch that underwriters will notice. Pick one basis and stay consistent.
- Multiple platforms. Airbnb’s export covers Airbnb only. Vrbo or direct bookings need their own statements.
- Projection versus actual. When both exist, underwriting may use the lower supported amount.
- Ineligible property types. Manufactured homes, log homes, and barndominiums are not offered in these programs.
- Entity ownership. Many files close in an LLC, depending on program guidelines.
What If the File Gets Declined?
A decline is information. The usual fixes are a smaller cash-out amount, which lowers the leverage and coverage hurdles together, or waiting until the history reaches twelve months. A different income route may also help.
Frequently Asked Questions
Can I qualify with Airbnb income if I have less than a year of history?
Sometimes. Programs that require about 12 months of hosting experience will not count a shorter record on its own. A projection or appraiser-analysis route may apply instead, subject to lender guidelines. Some files fall back to long-term market rent, which usually produces a lower ratio.
Does the program use my gross Airbnb income?
Rarely in full. Lenders typically apply a haircut to gross short-term rental income before dividing by PITIA. The percentage varies by program, and some experienced operators qualify on a larger share.
Do I need tax returns?
DSCR files qualify primarily on property income rather than personal income. Income documents are still required, usually platform statements and often matching bank deposits. Personal tax returns are not the focus.
How much cash can I pull out?
It depends on two tests at once. On short-term rental collateral, cash-out typically tops out at 70% LTV. The ratio must also clear the program’s coverage floor at that loan size, and the smaller result controls.
Is a 1.00 ratio enough?
It is where select refinance programs start, not a guarantee. Stronger coverage opens better terms and leverage. A separate select-lender path goes below 1.00 with leverage and terms adjusted.
