Best Short-Term Rental Cash-Out Refinance Program With an Interest-Only Period

Best Short-Term Rental Cash-Out Refinance Program With an Interest-Only Period

The Quick Read: The best program for your situation is one that accepts short-term rental collateral, allows cash-out, and offers an interest-only option through a select lender. Which one fits depends on your hosting history, credit profile, leverage need, and how the lender tests coverage. Lendmire is a mortgage broker that shops these programs across its wholesale network.

  • Cash-out on short-term rental collateral typically tops out at 70% LTV, subject to lender guidelines.
  • Most files expect a 640+ credit score and about 12 months of hosting history.
  • Coverage on a refinance typically starts at 1.00 on select programs.
  • Interest-only periods are available through select lenders, not across the whole network.
  • The payment used in the coverage test is the detail to confirm first.

Interest-only is a payment structure, not a loan type and not a discount. It lowers the payment during the initial period. It also leaves the balance exactly where it started. That tradeoff drives everything below.

What Does “Best” Mean When You Need Interest-Only?

“Best” means the program whose rules match your property and your plan. No single program wins for every host. Lendmire does not rank lenders, because the right fit moves with the borrower.

Across the wholesale network, the programs that write short-term rental cash-out differ on four things:

  • How they count short-term rental income.
  • Whether they offer an interest-only period at all.
  • Which payment they test for coverage.
  • How they treat hosting history and seasoning.

A broker earns its keep here. Because Lendmire works with many lenders, it can match your scenario to the guidelines that fit, instead of forcing your file into one lender’s box. The complete DSCR loans guide covers the basics if you are new to this loan type.

Key Terms Defined

DSCR (debt service coverage ratio): Monthly rent used for lender review divided by the monthly housing payment, so a ratio of 1.00 means rent equals the payment.

PITIA: Principal, interest, taxes, insurance, and association dues, the full monthly obligation the ratio is tested against.

Interest-only period: A stretch at the start of the loan where the payment covers interest and no principal.

Seasoning: How long you have owned the property before a lender will lend against its current value.

LTV (loan-to-value): The loan balance divided by the property’s appraised value.

Trailing twelve months (T-12): The most recent twelve months of booking income, used to document short-term rental revenue.

Can a Short-Term Rental Get a Cash-Out Refinance With an Interest-Only Period?

Yes, on select programs, with conditions. A short-term rental can qualify for cash-out when the property is eligible, the hosting history is documented, and the numbers meet the program’s coverage floor. The interest-only period is an added feature that only some lenders in the network offer.

For short-term rental collateral, cash-out typically reaches up to 70% LTV. That is lower than the ceiling on standard long-term rentals, which sits around 75% across most of the network. Keep that distinction in mind. A 70% ceiling belongs to short-term rental collateral, and 75% belongs to standard rentals.

Other typical expectations on short-term rental files:

  • A credit score of 640 or higher, with 700+ opening stronger leverage tiers on many programs.
  • About 12 months of landlord or host experience.
  • Coverage of 1.00 on a refinance, which is where select programs start.
  • Loan amounts up to $3,000,000 on standard programs.
  • Reserves that vary by lender, leverage, and loan size, commonly around six months of PITIA.

Not every property qualifies. Manufactured homes, log homes, and barndominiums fall outside these programs entirely, however strong the booking history looks.

How an Interest-Only Period Works Step by Step

An interest-only period reduces the payment at the start, then steps it up when amortization begins. The lifecycle has three phases.

Phase Payment shape Balance
Interest-only period Interest only Unchanged
Reset point Steps up to amortizing Starts to fall
Remaining term Principal plus interest Shrinks to zero

Here is the part many hosts miss. After the period ends, the same balance has to be repaid over fewer years. The later payment is higher than it would have been on a fully amortizing loan from day one. A host who plans around the early payment alone can be surprised at the reset.

Extended terms, such as a 40-year structure, and interest-only periods are available through select lenders in the network. The spine of most programs is still the 30-year fixed. ARM structures also exist for investors who want them.

How Does Underwriting Treat the Interest-Only Payment?

The coverage test depends on which payment the lender uses. This is the single most important question to ask. Some programs test coverage on the interest-only payment, which makes the ratio look stronger. Others test on a fully amortizing payment, which gives a more conservative number.

The ratio itself is simple: qualifying income divided by PITIA. A lower payment in the denominator raises the ratio, if the program tests on that lower payment. Run both versions before you commit.

Picture a host whose property clears roughly 1.25x on the interest-only payment. On a fully amortizing test, the same property might land closer to 1.05x. Both versions are modeled ratios, not quotes. The gap shows why the testing method matters as much as the headline floor.

Interest-only also does not change several things:

  • Your credit requirement stays the same.
  • Reserves are still required.
  • The appraisal still has to support the value.
  • The 70% short-term rental cash-out ceiling does not move.

Clearing 1.00 is also not the same as positive cash flow. Coverage compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses all sit outside the calculation.

How Do Lenders Count Short-Term Rental Income?

Programs generally use one of three income bases, and which one applies varies by lender:

Income basis What it uses Typical concern
Trailing 12 months Platform statements or deposits Needs a full history
Third-party STR report Market data on nightly rates and occupancy Projections can run high
Appraiser’s market rent Long-term rent estimate Often lower than STR income

Some lenders take the lower of two methods. Others blend them. This is why two lenders can look at the same property and reach different coverage numbers.

The appraisal adds a wrinkle. The appraiser’s rent schedule, Form 1007, is only required when rental income is used to qualify. Fannie Mae’s appraiser guidance says the form was not designed for short-term rentals and calls for monthly market rent from monthly-lease comparables, so nightly rates multiplied by 30 are not acceptable. The form itself is the Single-Family Comparable Rent Schedule. That means a host with strong booking income can still see a lower appraised rent figure. When the two conflict, the lender’s income method decides which number drives coverage.

From what Lendmire sees across short-term rental files, the stronger ones document income cleanly. They bring platform statements, matching bank deposits, and a clear picture of seasonality before the file goes to a lender. Files that arrive with gaps usually get questions that slow everything down, and off-season months can drag a trailing figure down further than hosts expect.

Where Does the General Rule Break?

Most of the rules above flex at the edges. These are the cases that change the answer.

  • Under 12 months of hosting history. Many programs want about a year. Some lenders may review a shorter history with adjusted terms, but expect lower leverage or different structure, subject to lender guidelines.
  • Coverage below 1.00. 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Ask whether interest-only is even offered on that path.
  • No-ratio files. These are available only through select lenders, generally for borrowers who already own a primary residence.
  • Income conflicts. When STR income is high but appraised rent is low, the lender’s method decides the outcome.
  • Seasoning. About six months is the common expectation on cash-out, and the clock matters if you just bought.
  • Prepayment terms. Many DSCR cash-out loans carry them, and they change the real cost of an early exit.
  • Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
  • Entity vesting. LLC-titled borrowers are generally workable, subject to lender program eligibility, but the documents differ.

Interest-Only Versus the Alternatives

Interest-only is one tool. Compare it with the other ways to structure the same cash-out.

Option Payment shape Tradeoff Fits
Interest-only period Lower early payment Balance never falls Hosts planning a refinance or sale
30-year fixed Steady, amortizing Higher early payment Long-term holders
40-year extended term Lower than 30-year Slower paydown Hosts wanting breathing room
Smaller cash-out Lower balance Less capital pulled Thin coverage files

The flip point is simple. If you plan to hold the property for many years and want equity to build, a fully amortizing loan usually serves you better. If you plan to redeploy the cash, expect income growth, or intend to refinance before the reset, the interest-only period can make more sense. Hosts with seasonal income should look hard at whether the post-reset payment still works in a slow quarter.

A smaller pull is underrated. If coverage is thin, pulling less cash can fix the ratio without changing the structure at all.

Who Should Skip This Structure?

Skip it if you cannot stomach a higher payment later. Skip it if your income depends on one strong season and your off-season months run thin. Skip it if you are reaching for interest-only to get a file over the line, because that is a signal to revisit the property or the leverage, not to stretch the structure.

Interest-only also makes less sense if you plan to hold long term and want the balance to shrink. In that case, the longer amortization or a standard 30-year fixed fits better. And if the cash-out itself does not serve a clear purpose, a rate-and-term refinance with no cash pulled may be the cleaner choice.

Step-by-Step: From Application to Funded Loan

The sequence is straightforward even though the details vary by lender:

1. Define the goal. Decide how much cash you need and what you will do with it.

2. Gather income proof. Pull platform statements and matching bank deposits for the trailing twelve months.

3. Confirm the structure. Ask which programs offer interest-only and which payment they test.

4. Model both payments. Check coverage on the interest-only and amortizing versions.

5. Order the appraisal. The lender reviews value and market rent, subject to property review.

6. Assemble documents. Expect insurance suited to short-term rentals, title work, entity documents for an LLC, and proof of reserves.

7. Review the terms. Check prepayment terms and the reset schedule before you sign.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines.

Tax treatment varies; consult a qualified professional before relying on any deduction.

Frequently Asked Questions

Does an interest-only period lower the coverage floor?

No. The floor is set by the program, not by the payment structure. On short-term rental refinances it typically starts at 1.00 on select programs. What interest-only can change is the ratio itself, if the lender tests on the lower payment. Confirm which payment is used before you count on the boost.

Can I pull more cash because the payment is lower?

Usually not. Maximum cash-out is set by LTV, which sits around 70% on short-term rental collateral. A lower payment helps coverage, but it does not raise the leverage cap. Credit, reserves, and property eligibility still apply.

Is seasoning required before a cash-out?

Most programs expect about six months of ownership before lending against current value. Short-term rental files also tend to want about 12 months of hosting history. These are separate clocks, and a recent purchase can fail one while passing the other.

Can an LLC hold title on a short-term rental cash-out?

Often yes, subject to lender program eligibility. Expect extra entity documents, such as operating agreements and formation papers. Whether interest-only is available with entity vesting depends on the specific lender in the network.

What if my coverage falls short of 1.00?

Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. A smaller cash-out or a different structure can also bring the ratio up. Qualification stays subject to lender guidelines, credit approval, and property review.
