Best Short-Term Rental Cash-Out Refinance Program Without Selling the House

Best Short-Term Rental Cash-Out Refinance Program Without Selling the House

The Quick Read: The best program for your situation is usually a DSCR cash-out refinance on the short-term rental, which replaces the current loan with a larger one, pays you the difference, and lets you keep the house and its booking income, with qualification resting primarily on property-level rental income covering the payment, subject to lender guidelines.

  • Across the wholesale network Lendmire works with, short-term rental cash-out typically tops out at 70% LTV (loan-to-value, the loan as a share of the home’s appraised value).
  • Expect a credit score of about 640 or higher and roughly 12 months of hosting history.
  • On a refinance of a short-term rental, coverage typically starts at 1.00. Purchases start at 1.10.
  • Two tests set your cash: the equity test and the coverage test. Whichever is lower wins.
  • Clearing the coverage number is not the same as making a profit.

What “Cash-Out Without Selling” Means for a Short-Term Rental

A cash-out refinance swaps your existing loan for a bigger one. The new loan pays off the old balance, covers costs, and sends you the rest. You still own the property, and the bookings keep coming in.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. DSCR stands for debt service coverage ratio. It compares the property’s income to its full monthly payment of principal, interest, taxes, insurance, and any HOA dues (together, PITIA).

That is why this route suits hosts. Big retail lenders tend to struggle with nightly-rate income that swings by season. A DSCR program looks at what the property earns instead. For the full picture of how these loans work, see Lendmire’s complete DSCR loans guide.

How Underwriting Treats the File, Step by Step

Here is the sequence a lender in the network follows, and the order in which your file gets built.

1. Collateral and title. The property must be a non-owner-occupied investment property. Many investors hold title in an LLC, subject to lender program eligibility.

2. Income evidence. You supply platform payout statements, property-manager statements, and bank deposits that match them.

3. Income adjustment. The lender usually trims gross booking income for operating costs. The size of that trim varies by lender. It applies to the income side only, and the payment side stays whole.

4. Appraisal. It sets the value that drives your leverage test. It may also support the rent figure, as the appraisal section below explains.

5. Coverage test on the new payment. The lender runs the ratio against the larger, post-cash-out payment.

6. Seasoning and reserves. Seasoning is the waiting period between buying a property and cashing out on it. About six months is the common expectation across the network. Reserves are cash left in the bank after the loan, commonly around six months of PITIA. They vary by lender, leverage, and loan size.

7. Payoff and proceeds. The new loan retires the old one, and the net comes to you.

What decides the outcome comes down to a few items: which income evidence counts, how much the lender trims it, the new payment size, the 70% cap on short-term-rental collateral, and seasoning.

Which Income Number Counts?

Three kinds of evidence exist. Which one carries your file depends on how long you have operated the property as a short-term rental.

Evidence path When it fits Main weakness
Trailing booking history Operating history of about 12 months Weak seasons drag the average
Market-data projection Short history or a new conversion Lenders discount projections
Appraiser’s long-term rent Fallback when STR history is thin Often understates a strong host

On a refinance of an operating rental, actual history is the strongest path. Many lenders in the network expect about 12 months of hosting experience on short-term-rental files. A projection from a data service is useful for planning. As underwriting evidence, it is usually trimmed and sometimes stacked with extra discounts. Treat raw projected income as a gross figure, not a qualifying one.

Why the Appraisal Doesn’t Settle the Income Question

Many hosts assume the appraisal proves their income. It does not. The standard rent schedule form (Form 1007) estimates long-term monthly market rent. McKissock, an appraiser-education provider, notes that assessing business income is outside the scope of that form and that it cannot document short-term rental rates.

HousingWire reports that using the form for short-term rentals often distorts DSCR calculations and produces artificially low ratios. It also reports that a newer appraisal data standard, UAD 3.6, will retire legacy forms like Form 1007.

In practice, a strong Airbnb can clear coverage on trailing income and miss it on the appraiser’s long-term rent. Ask your broker early which figure the lender will use. Some appraisers add a narrative income analysis for short-term rentals, which can help.

One quick agency contrast: conventional agency loans treat short-term rental income as business income, and the 1007 is the wrong form for it, per Fannie Mae guidance posted by the Nevada Real Estate Division. DSCR programs are not agency products. They set their own evidence paths.

Worked Example: Where Coverage Caps the Cash

These inputs are modeled assumptions, not market data. Say a short-term rental appraises at some value, and the existing loan equals 45% of that value.

  • Equity test: Short-term-rental cash-out caps at 70% LTV. That leaves room equal to 25% of value, before closing costs and any prepayment charge on the old loan.
  • Coverage test, before: After the lender’s income trim, coverage on the old balance runs near 1.6x.
  • Coverage test, after: Taking the full 25% lifts the balance from 45% to 70% of value. The payment rises by roughly 55%. Coverage drops to about 1.03x. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Taking the full 25% pushes coverage down to roughly 1.03x, which clears a 1.00 floor with almost no cushion. A host with a lower trimmed income might clear equity easily and still fall short on coverage. The lender then sizes the loan to the payment the income supports, which means less cash than the equity alone would allow. That is the “lower of two tests” at work.

Run the same math on both the booking-history path and the appraiser’s long-term rent fallback before you order anything. Also note the limit of the test itself. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside it. A property can clear 1.00 and still lose money in a slow quarter.

Structures and Variations

The spine of the network is the 30-year fixed. Select lenders in the network also offer extended terms (40-year), interest-only periods, and ARM structures for investors who want them. Loan sizes run up to $3,000,000 on standard programs. Above $2,500,000 the network generally holds to 30-year fixed structures.

Leverage depends on the property and the transaction:

  • Short-term rental purchase: leverage and coverage requirements vary by lender and program, with the strongest files qualifying for the highest leverage tiers.
  • Short-term rental refinance or cash-out: up to 70% LTV on short-term-rental collateral, with a 1.00 coverage floor.
  • Standard long-term rental cash-out: around 75% LTV across most of the network. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Credit matters too. A short-term rental typically needs about 640 or higher. Most programs on standard rentals want around 660, and 700 or higher opens the strongest leverage tiers.

A bigger equity cushion or a bigger down payment never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Where the General Rule Breaks

Short hosting history. If you have operated for only a few months, many lenders will want more history, will use the appraiser’s long-term rent, or will cap the cash-out. Waiting for more months of statements often helps more than pushing a thin file.

A conversion from long-term rental. Only months of actual short-term operation count as hosting history. Before that, the long-term rent fallback usually applies.

Coverage below 1.00. A strong host who falls under the floor still has a path. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Expect lower leverage, so the cash you pull shrinks.

A bridge or hard-money exit. The seasoning clock belongs to the refinance lender, not the bridge lender, and lenders differ on it. Ask before you count the months.

Delayed financing after a cash purchase. This is a seasoning exception inside a cash-out refinance. It is not a separate product, and proceeds are generally sized near the documented cost.

A second home turned rental. An agency second-home loan cannot use rental income to qualify. Moving to investment treatment is how the income gets counted.

Title questions. If the property sits in a trust or LLC, eligibility depends on the program.

Property type. DSCR on manufactured homes (single- and double-wide), log homes, and barndominiums is not offered through the network.

Local legality. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Lenders may ask for proof that the property can lawfully operate as a short-term rental, and insurance should name short-term use.

How to Find the Best Program for Your Situation

No single program wins for every host. The lenders that write short-term-rental cash-out differ on seasoning, income trim, reserves, and how they weigh the appraisal. A strong file at one can look thin at another.

That is where a broker earns the role. Lendmire is a mortgage broker. It arranges DSCR investor loans through select lenders in its wholesale network, with programs available in 41 markets, including Washington, D.C. It does not lend. It looks at your property type, credit, leverage need, and income evidence, then matches the file to the program most likely to fit.

Across the network, the most common friction points are these:

  • Income evidence that does not tie to deposits.
  • A rent opinion that understates actual bookings.
  • Reserves that fall short once the new loan is sized.
  • A gap in hosting history.

What to Put in the File

  • Twelve months of platform payout statements, plus matching bank deposits.
  • Property-manager statements, if you use one.
  • Current insurance that covers short-term use.
  • Proof of lawful operation where local rules require it.
  • A short written explanation of any closures or slow months.
  • Entity documents, if the property sits in an LLC.

Keep short-term-rental revenue in its own account. Statements that match deposits make the file easier to read. Everything stays subject to lender guidelines and individual underwriting. This is not a commitment to lend.

Form 1007: The appraisal form that estimates long-term monthly market rent.

Frequently Asked Questions

Can I cash out a short-term rental without selling it?

You keep the house and its income. The lender sizes the new loan by the lower of the 70% LTV cap on short-term-rental collateral and the payment your trimmed income can support. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Do I need a long-term lease?

Usually not. A DSCR program qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Booking history, a projection, or the appraiser’s long-term rent can serve as the evidence.

How long do I have to own or host first?

About six months of ownership is the common seasoning expectation for cash-out. Short-term-rental files usually expect around 12 months of hosting experience. Both vary by lender.

Can an LLC-held short-term rental qualify?

Often, depending on program guidelines. Title in an LLC is common among investors, though trusts and other entities can carry extra requirements.

Is the cash I receive taxable?

Tax treatment varies; consult a qualified professional before relying on any treatment.
