Can a BRRRR Work With a DSCR Refinance as the Exit?

Can a BRRRR Work With a DSCR Refinance as the Exit?

The Quick Read: Yes, a BRRRR can work with a DSCR refinance as the exit, but only when three tests clear: the seasoning clock, the appraisal, and rent coverage of the new payment. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Plan the exit before you buy the property.

  • Seasoning, value, and rent coverage are three separate gates. Passing one does not excuse failing another.
  • Across most programs in our wholesale network, a cash-out refinance tops out around 75% LTV, so the appraisal decides how much cash comes back.
  • About 6 months of seasoning is the common expectation, though policy varies by lender.
  • A passing coverage ratio is not positive cash flow.
  • Pick the exit lender before the short-term loan closes.

Where the DSCR Refinance Sits in a BRRRR

BRRRR stands for buy, rehab, rent, refinance, repeat. It is a strategy, not a loan product. Advice Only’s glossary describes it as an approach to acquiring rental property. The refinance step is where a short-term loan gets replaced with long-term financing.

A DSCR loan fits that step well. DSCR stands for debt service coverage ratio. It compares the property’s monthly rent to the full monthly payment: principal, interest, taxes, insurance, and any HOA dues. That full payment is called PITIA. Your personal income is not the main event.

That matters because a rehab investor often has several properties in motion. A DSCR file looks at what the rented property does, not at a stack of tax returns.

Phase Typical financing What pays what off
Buy and rehab Cash, bridge loan, or hard money You fund the deal
Rent Same short-term money Rent starts covering carry
Refinance DSCR loan New loan pays off the bridge
Repeat Returned cash Funds the next purchase

One honest limit: a DSCR loan is the exit, not usually the whole cycle. Short-term money typically carries the buy and the rehab.

What Are the Three Tests the Refinance Must Pass?

The new loan has to clear value and rent, and each test is independent. The lender’s appraised value caps the loan amount. Rent coverage decides whether the loan works at all.

Inman frames the underlying requirement the same way. The after-repair value must support the refinance, and rent must cover the new loan after real expenses.

The word that matters is lender’s. Your own after-repair estimate sizes nothing. The lender’s appraisal and its rent figure size the loan.

Think about two files. The first has a strong appraisal but thin rent. Coverage fails, and the loan doesn’t work however much equity exists. The second has strong rent but a low appraisal. Coverage clears, but the leverage cap leaves you with less cash back than planned. The strongest files clear both: enough equity and enough rental coverage.

On coverage, 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios generally open better pricing and leverage.

How Does the Appraisal Decide Your Cash Back?

The appraisal sets the loan size, so it sets your payout. Advice Only says the cash that comes back is a function of the appraisal, not of what you spent. It calls the appraisal the strategy’s single point of failure, and its glossary page gives an example where a 10% appraisal shortfall trapped more than twice as much capital.

Picture the logic without dollar figures. Say you buy at a deep discount, rehab, and rent. The refinance loan is a percentage of the appraised value. On a cash-out refinance, most programs in our network cap that at 75% LTV. LTV means loan-to-value: the loan balance divided by the property’s value. If the appraisal lands below your estimate, the loan shrinks, and the gap is your cash to bring.

Many investors use the 70% rule to build in a cushion. Forbes Advisor describes it as not paying more than 70% of after-repair value. It says the 30% cushion offsets repair costs and leaves enough equity to qualify for a refinance. Inman uses the same formula: 70% of after-repair value, minus repairs. It is a rule of thumb, not a lender guideline.

An improvement may support a higher appraised value, depending on comps and underwriter review. It never guarantees one.

Does Seasoning Block an Early Exit?

Seasoning is the waiting period a lender wants between buying a property and refinancing it. No regulator writes a seasoning rule for DSCR loans. It is lender and program policy.

Across the lenders we place files with, about 6 months is the common expectation on a cash-out. Some programs are more flexible when the rehab is complete and the new value is well supported. Others hold the line. That spread is why you ask before you buy.

Confirm in writing what the clock measures from. Many lenders count from the title date, not from the end of the rehab. That is a detail that quietly adds months.

Inside the window, a lender may size the loan on your cost basis instead of the new appraised value. That leaves a gap you fund with your own cash. Strong rent coverage does not waive the ownership clock. Seasoning and coverage are separate gates.

A conventional cash-out through a big retail lender has its own, stricter title-seasoning rule. Treat that only as contrast. It is a different product, and it does not govern DSCR files.

Payoff-Only, Cash-Out, or Two Steps?

How you structure the exit changes the leverage and the seasoning question. Here is the side-by-side.

Exit type What it covers Trade-off
Payoff-only Bridge payoff and costs Generally treated as rate-and-term
Cash-out Payoff plus cash back Capped around 75% LTV in most programs
Two-step Payoff first, cash-out later Two loans, two sets of costs

A refinance that covers only the bridge payoff and costs is generally treated as rate-and-term. Cash back beyond that makes it a cash-out. Rate-and-term refinance ceilings run higher than the cash-out cap, so the payoff-only route can preserve more room in a tight deal. The price of the two-step path is paying for two closings and waiting for the second.

The two-step often makes sense when the bridge is maturing and seasoning isn’t done. When one cash-out would work after the window, one loan usually beats two.

Delayed financing is a seasoning exception for all-cash buyers. It generally limits the loan to your documented cost, not appreciated value. A BRRRR on bridge money is generally not a cash purchase, so that exception often does not fit.

How Do You Set It Up Before You Buy?

Work backward from the refinance. This checklist is how a file stays out of trouble.

1. Model the exit coverage. Estimate the rent against the full PITIA before you buy. If the number is thin, renegotiate or change markets.

2. Check leverage. Most purchases land at 75%-80% LTV, and cash-out refinances top out near 75%. Build your cash-back expectation inside that.

3. Check credit. A 620 floor exists in parts of the network. Most programs want around 660. A 700+ score unlocks the strongest leverage tiers.

4. Plan reserves. They commonly run around 6 months of PITIA, and loans above $1,500,000 typically step up to about 9 months. Conservative rate-and-term files at modest leverage under $1,500,000 can see reserves waived. Reserves can also absorb part of your cash-out proceeds.

5. Choose the exit lender first. Talk to the DSCR lender before the bridge closes, not after.

6. Size the bridge term. It must outlast the rehab, lease-up, seasoning, appraisal, and underwriting.

Loan amounts on standard programs run up to $3,000,000. Above $2,500,000 the network generally holds to 30-year fixed structures. Property type matters too. Manufactured homes, log homes, and barndominiums are not offered.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Where Do BRRRR Exits Break?

Most failures come from a short list of causes.

Low appraisal. You have four choices: bring cash, take a smaller loan, wait and reappraise, or dispute the value with better comps.

Payoff growth. The bridge balance on day one is not the payoff. Accrued interest, extension fees, and exit fees grow while you wait.

Documentation stalls. A missing formal lease, missing proof of the first month’s rent, or a missing security deposit record can delay a file. Get the lease signed and the deposit documented before you apply.

Prepayment penalty. A penalty on the short-term loan is a hidden cost of exiting the exit. Read it before you sign.

Carry costs. Months of holding costs between purchase and refinance eat the profit the strategy promised.

Open permits. Open permits can hold up an appraisal and title work.

Coverage is not cash flow. DSCR compares rent to PITIA only. Clearing 1.00 does not mean the property makes money. Repairs, vacancy, management, utilities, and capex sit outside the calculation. Inman stresses counting those real expenses. A property can pass the coverage test and still lose money.

When Is This the Wrong Plan?

Change the plan if any of these are true:

  • Rent in the area doesn’t cover the payment at the loan size you need. Expensive, low-yield markets are the classic trap.
  • Your margin depends on an optimistic appraisal. No cushion means no plan.
  • The bridge matures before seasoning ends, and you can’t fund the gap.
  • Your credit sits below the floors above, and the strongest tiers are out of reach.
  • You need all your capital back. Reserves and leverage caps mean you rarely recover 100% of what you put in.

Sub-1.00 coverage is available through select lenders in the network, with leverage and terms adjusted. It is a fallback, not a plan. Build the deal to clear coverage on its own.

Short-term rentals work differently. A purchase goes up to 75% LTV, a refinance runs around 70%, and cash-out is 70%. Expect a 640+ score and about 12 months of hosting history. Coverage floors are 1.00 on purchases and refinances. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Key Terms Defined

  • BRRRR: buy, rehab, rent, refinance, repeat. It is a strategy, not a loan.
  • DSCR: the property’s monthly rent divided by its full monthly payment.
  • PITIA: principal, interest, taxes, insurance, and association dues.
  • LTV: the loan amount divided by the property’s value.
  • Seasoning: the waiting period between buying a property and refinancing it.
  • ARV: after-repair value, what the property is worth once the rehab is done.
  • Cash-out refinance: a refinance that returns cash beyond the payoff and costs.

Frequently Asked Questions

Can a DSCR loan fund the whole BRRRR cycle?

Usually not. Short-term money, such as cash, a bridge loan, or hard money, typically carries the buy and the rehab. The DSCR loan takes over at the refinance. Purchase DSCR loans exist, but a distressed property in mid-rehab often doesn’t fit them.

How long do I wait before the refinance?

About 6 months is the common expectation across the network, but it is lender policy. Some programs have flexibility on a completed, well-supported rehab. Confirm the clock start date and the sizing rule inside the window before you buy.

Do I need income documents for the DSCR exit?

Not in the way a conventional file does. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Credit, reserves, and a signed lease still matter.

Does BRRRR work without a DSCR loan?

Yes. A conventional cash-out is the other route, but it carries a stricter title-seasoning rule. Many investors choose DSCR because the timing and qualification fit rehab deals better.

Will I get all my cash back?

Rarely. On a cash-out refinance, leverage tops out around 75% LTV, reserves can absorb part of the proceeds, and costs come out of the payoff. The 70% purchase rule exists to leave enough equity for the refinance to return much of your cash. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
