How to Buy or Cash Out an Airbnb After Leaving a Second-Home Loan

How to Buy or Cash Out an Airbnb After Leaving a Second-Home Loan

The Quick Read: Leaving a second-home loan means replacing it with an investment-occupancy loan, and from there you either cash out the Airbnb you own or buy another one. Both paths qualify primarily on property-level rental income covering the payment, subject to lender guidelines.

  • Short-term rental (STR) collateral sits under tighter limits: purchases up to 75% LTV, refinances and cash-outs up to 70%.
  • Expect a 640 minimum credit score and about 12 months of hosting history on most files.
  • STR coverage floors are 1.00 on purchases and refinances, subject to lender guidelines.
  • Cashing out and buying are two separate loan files, not one transaction.
  • Clearing 1.00 does not mean the property cash flows.

Second-home loans were built for personal use. Airbnb income was never meant to carry them. That is why investors who start with a vacation property and then lean into hosting eventually hit a wall.

Why Does a Second-Home Loan Limit Airbnb Income?

A second-home loan assumes the owner lives in the property part of the year and keeps it mostly for personal use. Fannie Mae’s occupancy guidance describes a second home as occupied by the borrower for some part of the year, suitable for year-round use, and under the borrower’s exclusive control. It also allows identified rental income to exist, but not to be used for qualifying.

A mortgage insurer’s training deck on second-home purchases adds the rest: personal use for more than half the year, no mandatory rental pools, and no management company controlling occupancy.

That is a contrast, not a rulebook for your next loan. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The property’s rent is the main event.

Here is the catch. Going the other direction is the risky one: financing as a second home, then running it as a full-time rental. Occupancy misrepresentation is a real problem. Reclassifying honestly, through a new investment-occupancy loan, is the clean fix.

Key Terms Defined

Second-home loan: A mortgage written for a property the owner personally uses part of the year.

Investment occupancy: A loan classification for a property rented to others, underwritten on its rental income.

DSCR: Rent used for review divided by the full monthly obligation, meaning principal, interest, taxes, insurance, and any HOA dues.

Cash-out refinance: A new loan that replaces the old one and pays out part of the equity.

Seasoning: How long you have owned the property before a lender will let you cash out.

Hosting history: The record of prior short-term rental income, usually platform statements or bank deposits.

What Are Your Three Paths?

You can buy another Airbnb, cash out the one you own, or do both in sequence. Which fits depends on equity, coverage, and how much cash you want working elsewhere.

Path What the lender reviews Main risk Best fit
Buy another Airbnb Rental income, credit, down payment Thin coverage on new property Investor with cash and a target
Cash out current Airbnb Income, appraised value, seasoning Coverage falls as proceeds rise Large equity, clear redeployment plan
Cash out, then buy Two separate files Two sets of tests to clear Scaling with existing equity

Cashing out and buying are different loans, with different tests. Do not treat them as one approval.

How Does the Cash-Out Chain Work?

The chain is two files, run in order. The first converts your existing second-home mortgage into an investment loan and pulls equity. The second uses that cash toward the next purchase.

1. Confirm the property can legally operate as a short-term rental. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

2. Choose the income method (covered below).

3. Compute coverage: income used for review divided by the full monthly obligation.

4. Check leverage, credit, reserves, and seasoning. Across the wholesale network, a cash-out on STR collateral typically tops out around 70% LTV, versus about 75% for a standard rental. Around six months of ownership is the common seasoning pattern, though it shifts by lender.

5. Close the refinance as an investment-occupancy loan, often vested in an LLC, subject to program terms.

6. Use proceeds as a down payment on the next purchase, which is its own file. Purchases on STR collateral run up to 75% LTV on the strongest files.

How Does the Math Look? A Worked Illustration

Run the numbers on a hypothetical vacation property, labeled as a modeled assumption. Say a borrower owns an Airbnb with strong equity and wants to pull cash at the 70% STR cash-out ceiling.

  • Starting position: rent supports roughly 1.35x coverage on the existing balance.
  • After a cash-out at the full STR ceiling, the balance rises and the payment grows with it.
  • Modeled result: coverage drops toward 1.05x.

That still clears the 1.00 floor on a refinance, but with little room. Pull less, and coverage improves. Pull more, and you may land under 1.00, where a separate select-lender path exists with leverage and terms adjusted.

The decision is not whether you can pull the maximum. It is whether the next deal justifies the thinner cushion. Investors who redeploy proceeds into a property that earns more than the added carry on the first one tend to come out ahead. Investors who pull cash with no target usually do not.

Coverage Is Not Cash Flow

DSCR compares rent to PITIA only. Passing 1.00 says the rent covers the payment. It says nothing about the rest.

Cost Inside the DSCR ratio?
Principal, interest, taxes, insurance, HOA Yes
Repairs and maintenance No
Vacancy and seasonal gaps No
Management fees No
Utilities, cleaning, supplies No
Capital expenditures No

STR income swings by season. A property at 1.05x on trailing numbers can run negative in a slow quarter. That is why reserves matter. Across the network, reserves commonly sit around six months of PITIA, though they vary by lender, leverage, loan size, and transaction type.

How Does the Lender Count Airbnb Income?

Three methods exist, and availability is program-specific.

Trailing 12-month history. Platform statements or bank deposits, tied to the property by address. This is the strongest evidence and matches the roughly 12 months of hosting history most STR files expect.

Third-party market projection. A published report, typically used when there is no history. A report generally needs to be recent relative to the note date.

Appraiser rent schedule. Form 1007 (single-family) or Form 1025 (two to four units) captures long-term market rent. On a high-season vacation property it usually produces lower qualifying income. A supplemental STR addendum is the alternative.

If you bought as a second home and never hosted, you have no history. Your options are a projection, a program that accepts one, or a long-term rent fallback. That fallback can pull coverage under 1.00, so run it before you commit.

What Non-Loan Gates Can Stop the Deal?

Three things sit outside underwriting but can sink the plan.

  • Legality. If the property cannot legally operate as an STR, projected income cannot be relied on. HOA bans matter even after the loan is reclassified.
  • Personal use. An investment loan does not bar personal stays. The tax treatment changes, though. The IRS Publication 527 sets a personal-use test for rental deductions. It is a tax test, not a lending rule, so keep the two apart.
  • Property type. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Where Does the General Rule Break?

A few edge cases deserve a straight read.

No hosting history. Covered above. Some programs accept a projection; others stay with long-term rent.

Condos with rental pools or management control. These disqualify a second home but are generally irrelevant once the loan is investment-occupancy. The HOA’s STR rules still apply.

Recently purchased cash deals. Seasoning is program-specific. DSCR programs set their own clock by contract rather than following any agency rule.

Very large balances. Standard programs reach $3,000,000. Above $2,500,000, the network generally holds to 30-year fixed structures. Extended terms and interest-only periods exist through select lenders.

Thin credit. Most programs want around 660. STR files expect at least 640. A 700+ score typically opens the strongest leverage tiers.

Buy or Cash Out: How to Decide

Here is a practical self-screen.

  • Cash out if you have meaningful equity, a specific next property, and coverage that stays comfortably above 1.00 after the pull.
  • Buy with outside cash if your current property’s coverage is already thin and extracting equity would push it close to the floor.
  • Do both if the first file clears at a conservative cash-out level and the second clears on its own income.
  • Reconsider if you are reaching for sub-1.00 because the numbers do not work at any property you are looking at. That is a signal to revisit the property, not the loan type.

A larger down payment lowers the payment and can lift coverage, but it never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Frequently Asked Questions

Can I use Airbnb income to qualify on a second-home loan?

No. Agency second-home rules allow identified rental income to exist but not to be used for qualifying. That is the main reason investors move to an investment-occupancy DSCR loan.

How much can I cash out on an Airbnb?

Up to about 70% LTV on STR collateral across the network, versus around 75% on a standard rental. Expect a 640 minimum credit score and about 12 months of hosting history. All of it is subject to lender guidelines.

Do I need hosting history to refinance?

It depends on the program. Most STR files expect about 12 months. Without it, a market projection or long-term rent may be used, and the latter can lower coverage.

Does DSCR cover personal use of the property after I refinance?

Personal stays are not barred, but tax treatment changes and rental deductions may be limited. That is a tax question, not a lending one.

Can I buy another Airbnb with the cash-out proceeds?

Yes, as a separate purchase file. STR purchases run up to 75% LTV on the strongest files, with a 1.00 coverage floor, subject to lender guidelines.
