Can You Get Approved for a Short-Term Rental Cash-Out Refinance on a Paid-Off Airbnb?

Can You Get Approved for a Short-Term Rental Cash-Out Refinance on a Paid-Off Airbnb?

The Quick Read: Usually yes, as long as the property has enough equity for the leverage cap and the lender can count enough rental income to cover the new loan’s full monthly obligation, with the credit score, reserves, and local short-term rental permission also in order, all subject to lender guidelines and not a commitment to lend. A paid-off Airbnb is still a cash-out refinance. There is simply no old loan to pay off, so the new loan, less costs, becomes your proceeds.

  • Short-term rental cash-out leverage tops out at 70% LTV (loan-to-value, the loan as a share of appraised value) on select-network files.
  • Expect a 640+ credit score and about 12 months of hosting history.
  • The refinance coverage floor on a short-term rental is 1.00, and stronger ratios open better terms.
  • The income method the lender accepts often decides the loan size more than the equity does.
  • Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

You own the place free and clear. That feels like the easy case, and in some ways it is. But a paid-off Airbnb gets approved or stalls on one question: how does the lender count your nightly income?

Does a Paid-Off Airbnb Still Count as a Cash-Out Refinance?

Yes. Owning the property with no mortgage does not turn the loan into a different product. It is a cash-out refinance, which means a new loan that puts money in your pocket instead of just replacing an old balance. The cash-out leverage cap and the seasoning rules still apply. Seasoning is the waiting period a lender wants between buying a property and refinancing it, and about six months is the common expectation across the network.

What changes is the math at closing. A mortgaged property has a payoff line that eats part of the new loan. Yours has none. The clean title also removes a coordination step. The trade-off is that the file has to stand on its own: new credit pull, new appraisal, new rent opinion.

For the broader picture of how these loans work, see Lendmire’s complete DSCR loans guide.

What Two Tests Decide Approval?

Every file clears two tests: an equity test and an income-coverage test. The strongest files pass both. On a paid-off Airbnb, the income test usually binds first.

The equity test. The appraiser sets a value. Your loan can reach up to 70% of that value on a short-term rental cash-out. Standard long-term rentals go higher, up to about 75% on a cash-out, so short-term rental collateral carries less leverage. Since you owe nothing, equity is rarely your problem.

The coverage test. DSCR, or debt service coverage ratio, is the income the lender counts divided by the full monthly obligation: principal, interest, taxes, insurance, and any HOA dues. Across the network, 1.00 is where select refinance programs start for short-term rentals. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios generally open better pricing and leverage.

One caution. Clearing 1.00 is not the same as positive cash flow. The ratio compares rent to the payment only. Repairs, vacancy, management, utilities, and capital expenses sit outside it. A file can clear the test while the property still earns thin money after real costs.

A larger down payment would lower the payment and lift the ratio on a purchase. On your refinance, the equivalent is borrowing less. Either way, it never erases leverage caps, credit floors, reserve rules, or property eligibility.

How Do Lenders Count Airbnb Income?

This is the real gate. Across the programs in the network, short-term rental income reaches the DSCR calculation by one of three routes, and which one a lender accepts for a cash-out changes your loan size.

Route one: the long-term market rent from the appraisal. The appraiser completes a rent schedule. Fannie Mae’s June 2024 Appraiser Update explains that Form 1007, the single-family rent schedule, documents monthly market rent built from comparables leased monthly. It cannot be used to estimate a nightly fee for a short-term rental. The same update calls it incorrect to multiply a nightly rate by 30 to get monthly rent.

Note the scope. Fannie Mae’s guidance is aimed at appraisers and conventional lending. DSCR loans are not agency products, so those rules do not govern your file. They just explain what the form can and cannot do. If a program leans on this schedule, a busy Airbnb can look thin on paper, because long-term comparables often sit well below what a good host earns nightly.

Route two: your own history. Platform payout statements and bank deposits show what the property actually earns. McKissock, an appraiser-education provider, notes this approach works well when a property has operated as a short-term rental long enough to show earnings from guest stays. It also points out that Form 1007 cannot document short-term rental rates and that assessing business income is outside its scope.

Route three: a projection or an appraiser’s income analysis. Some appraisers produce a short-term rental income analysis. Class Valuation, an appraisal management company, says competent appraisers report a Short-Term Rental Projected Income Analysis in a clearly labeled narrative addendum.

Two more points from the broker’s chair. First, many programs apply an expense haircut to gross short-term income before running the ratio. Practitioner commentary often puts it at roughly a fifth to a quarter of gross, though the exact treatment varies by lender and is not a fixed network parameter. Second, a few lenders in the network accept projections on a cash-out, while others want trailing history and fall back to the appraiser’s long-term rent without it. Picking the program that matches your evidence matters more than chasing a cosmetic edge.

Here is the experience-level pattern. Files with strong platform statements but a conservative appraiser rent figure often clear on one income method and miss on another. The fix is usually not a different property. It is a different program, chosen before the appraisal is ordered.

How Much Hosting History and Ownership Time Do You Need?

Plan on about 12 months of hosting history on short-term rental files, and about six months of seasoning on a cash-out. These are typical network expectations, not guarantees, and each lender sets its own details.

If you have less history, you have options to weigh:

  • Wait until the trailing record is long enough to document.
  • Choose a program that accepts a projection or an appraiser’s income analysis.
  • Borrow less, so the lower counted income still covers the payment.

If the property was an Airbnb but is now leased long-term, it is treated as a standard long-term rental. That helps in one way: standard rentals can carry up to 75% LTV on a cash-out instead of 70%. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

A seasonal property adds a wrinkle. A year-average income can clear the test while individual months run tight. That is a cash-flow concern for you, not an underwriting rule.

What Can Block Approval?

Most denials come from a handful of repeat problems. The table shows what they are and what usually fixes them.

Issue Why it matters Usual fix
Appraiser rent too low Long-term comps undercount nightly income Choose a program that accepts STR evidence
Messy booking records Lender cannot document earnings Export platform payouts and match deposits
Gross vs. net mismatch Fees and payouts differ from listing totals Reconcile statements before applying
Thin hosting history Under about 12 months of documented hosting Wait, or pick a projection-friendly program
STR not allowed locally No income credit for an unpermitted use Confirm permits, zoning, and HOA terms
Credit under 640 Below the short-term rental floor Raise the score, or look at other structures
Reserves short Lenders expect cash on hand Build reserves or lower the loan amount

Reserves vary by lender, leverage, loan size, and transaction type. About six months of PITIA is common. PITIA is principal, interest, taxes, insurance, and association dues. Some conservative files at modest leverage under $1,500,000 may see reserves waived, while larger loans typically step up to about nine months.

A property that cannot legally operate as a short-term rental may get no short-term income credit at all.

What Should You Gather Before Applying?

Order matters here. Confirm which rent method the lender will use before you order the appraisal. Then assemble:

  • Twelve months of platform payout reports and matching bank deposits.
  • Property-manager statements, if you use one.
  • An insurance declarations page showing coverage written for nightly rentals.
  • Permit, license, or HOA documentation showing short-term use is allowed.
  • Entity documents, if the property sits in an LLC.
  • Proof of reserves.
  • Government ID and a credit check authorization.

Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders), and above $2,500,000 the network generally holds to 30-year fixed structures. Some borrowers want an extended 40-year term or an interest-only period. Those are available through select lenders, and ARM structures exist for investors who prefer them.

Does the Way You Hold Title Change Anything?

Somewhat. LLC-titled properties are eligible on many DSCR programs, subject to lender program eligibility. Individual ownership works too. The practical wrinkle is sequencing. If you plan to move a property into an LLC, raise that before you apply, because title changes can trigger extra questions about vesting and how the property is held. Co-owners and trust signers also need to be identified up front.

A personal home-equity product generally is not available when an LLC holds title unless title moves. That is a reason to settle your vesting decision first.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, rather than on your personal tax returns.

Not every property type works. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered through the network’s DSCR programs.

Quick Decision: Is a DSCR Cash-Out the Right Move?

Option Best when Trade-off
DSCR cash-out refinance You want proceeds without selling, and the property income supports the loan Lower leverage on STR collateral, 70% LTV
Sell the property You want to exit and realize the full gain You lose the asset and its income
Keep it and leave equity untouched You do not need capital now Equity sits idle

Free and clear is a real strength. With no payoff drag, the full loan less costs is yours to use on the next purchase, furnishings, or a renovation. Think about the use before you borrow. A bigger loan means a bigger payment, and the payment has to be carried through slow months.

What Does a Paid-Off Airbnb Cash-Out Look Like on Paper?

Run the numbers on this modeled scenario. Assume a paid-off single-family Airbnb with an appraisal supporting a $500,000 value, a 700 credit score, and 14 months of clean platform statements. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

  • Transaction: cash-out refinance on a short-term rental.
  • Maximum leverage: up to 70% LTV.
  • Income method: trailing statements, with an expense haircut applied.
  • Coverage: clears roughly 1.2x on the counted income.
  • Credit: above the 640 floor.
  • Outcome: the lender reviews the file for eligibility. Subject to lender guidelines, credit approval, and property review, this profile looks like the kind of file that reaches review.

Now change one thing. Suppose the lender insists on the appraiser’s long-term rent and that figure is much lower than your actual bookings. Coverage might drop toward or below 1.00. At that point you have paths to weigh: a program that accepts your platform history, a smaller loan, or a select lender whose sub-1.00 path adjusts leverage and terms. These are options a lender would review, not promises.

What Happens After Closing?

You carry a new payment on a property that used to carry none. Plan for it. A ratio that clears can still sit beside thin real cash flow in off-season months, so keep reserves beyond the minimum. Check the prepayment terms on the new loan, since many DSCR loans carry a prepayment penalty, a fee for paying off early. And map out how you will use the proceeds before you sign.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

What If You Are Not Approved Yet?

Do not treat a miss as a verdict. Most declines on this kind of file trace back to income documentation, history length, or the rent method, and each has a path:

1. Build history. Another few months of clean statements can change the answer.

2. Switch income methods. Ask which programs accept trailing statements versus projections.

3. Lower the loan amount so the counted income covers it.

4. Fix the weak spots, such as credit score or reserves, then reapply.

If you are buying or refinancing a rental property and want to see how the numbers work, Lendmire can help you compare DSCR loan options based on the property income, credit profile, leverage, and investor goals.

Frequently Asked Questions

Can a paid-off Airbnb really qualify for cash-out?

Usually, yes, subject to lender guidelines. The property needs enough equity for the 70% short-term rental cash-out cap and enough counted income to cover the new payment. A clean title helps, but the appraisal, income method, credit, and reserves still decide the outcome.

Will the lender use my Airbnb bookings or the appraiser’s long-term rent?

It depends on the program. Some accept trailing platform statements or projections, while others lean on the appraiser’s long-term rent schedule. Choosing the right program before ordering the appraisal matters, because a long-term rent figure can sit well below real nightly earnings.

Do I need tax returns?

DSCR loans qualify primarily on property-level rental income covering the payment, subject to lender guidelines. The file still needs documentation of that income, such as platform statements and bank deposits, plus credit and reserve verification.

What credit score and leverage should I expect?

Short-term rental files typically want a 640 or higher score, and cash-out leverage tops out at 70% LTV. Higher scores generally strengthen the file and may open better terms. Standard long-term rental cash-outs reach about 75%.

What if my Airbnb has under a year of history?

You have options: wait, borrow less, or find a program that accepts a projection or an income analysis.
