Can You Get Approved for a Short-Term Rental Cash-Out Refinance With No Title Seasoning?

Can You Get Approved for a Short-Term Rental Cash-Out Refinance With No Title Seasoning?

The Quick Read: Sometimes, but only through a narrow exception. The most common route is delayed financing for a documented all-cash purchase, and a few programs waive the wait for documented rehab. Even then, the loan is sized on what you paid, the rent test still applies, and short-term rentals carry a hosting-history requirement on top.

  • Seasoning is lender policy, not a law.
  • “No title seasoning” waives the waiting period and nothing else.
  • Short-term rental cash-out refinances top out around 70% LTV on the strongest files.
  • A 640 credit score is the typical floor, with about 12 months of hosting history expected.
  • Coverage on a refinance starts around 1.00 on select programs. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

What Does “Title Seasoning” Actually Mean?

Title seasoning is the time you have held the deed. The clock starts when the deed is recorded. It does not start at lease signing, at the end of a rehab, or at the first Airbnb booking.

Most cash-out programs want a wait after that date. Across the wholesale network Lendmire works with, about six months is the common expectation. Some lenders shorten it. A few waive it under specific conditions.

Two clocks matter on a short-term rental, and investors often mix them up:

Clock What it measures Can it be waived?
Title seasoning Time on the deed Yes, through narrow exceptions
Hosting history Time operating as a rental Sometimes, depending on the program

Skipping the first does not skip the second. A buyer who qualifies for an early cash-out can still be asked for about 12 months of hosting history, or for a third-party income estimate where history is short.

Is Seasoning a Rule or a Lender Policy?

It is lender policy. No federal rule sets a seasoning period for DSCR loans. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Seasoning rules you may have heard about, such as 6 or 12 months, come from the conventional world. Conventional agency guidelines describe a six-month ownership test with a delayed financing carve-out. That is a useful concept to borrow. It does not govern a DSCR file, and each DSCR lender writes its own version.

One consequence: there is no 90-day rule you can count on. Some lenders offer roughly that, but it is a program choice. It can change, and it differs from lender to lender.

What Does “No Title Seasoning” Waive, and What Stays?

The waiting period is waived. Everything else stays. That is the part sales pitches skip.

Waived Still required
The title-holding wait The rent test (coverage ratio)
Credit score review (640 typical floor for short-term rentals)
Reserves
Appraisal
Cash-out pricing and leverage caps
Hosting history, on programs that ask for it

The rent test compares income to the full monthly obligation, meaning principal, interest, taxes, insurance, and any HOA dues. Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capex all sit outside that calculation.

What Are the Routes to an Early Cash-Out?

There are four realistic paths. Each has a different catch.

Delayed financing after an all-cash purchase

This is the cleanest route. The conventional version of the concept, described in the Fannie Mae Selling Guide, has a few conditions: an arm’s-length original purchase, and a settlement statement confirming that no mortgage financing was used. All other cash-out requirements still apply, and the loan is priced as cash-out.

DSCR lenders that offer a version typically want the same documentation. Many also want proof of where the purchase funds came from. A related-party seller is a common stopping point.

Documented rehab exception

Some programs shorten or waive seasoning when a rehab is documented. Lender policies run along a spectrum: a few skip the wait, others want about three months, and many still want six. Ask which one applies before you plan around it.

Lender exception, case by case

Occasionally a lender will approve an early file on compensating strengths such as higher credit, lower leverage, or strong reserves. Treat this as a bonus. Do not build a purchase plan around it.

Rate-and-term payoff now, cash-out later

If you financed the purchase with hard money or a bridge loan, the cash-buyer test generally fails. The common fallback is to refinance the short-term note into a longer-term loan now and take cash out after the seasoning window passes. You lose the immediate cash, but you also lose the pressure of the bridge maturity.

How Is the Loan Sized Inside the Window?

On cost, not on appraised value. This is the single biggest surprise for investors planning a rehab-and-refinance.

Under delayed financing, the loan is based on documented cost: the price you paid plus eligible closing costs. A new appraisal that comes in far above your cost does not raise the loan amount inside that window. You recover roughly what you put in, not the after-repair value.

The sizing chain runs like this:

1. Start with the documented purchase price plus eligible costs.

2. Apply the leverage cap for short-term rental cash-out, which tops out around 70% LTV on the strongest files.

3. Subtract any existing payoff.

4. The remainder is your potential cash, subject to lender guidelines and review.

Picture a buyer who paid cash for a cabin-style rental, then spent heavily on a renovation. If the plan is to pull cash out on the post-renovation value, delayed financing disappoints. A buyer in that position often does better waiting for a value-based cash-out. Value-add investors should compare both paths before offering cash on a deal.

Hosting History: The Second Clock

Short-term rental files carry a separate test. Programs in the network typically expect about 12 months of host experience, shown through platform statements and payout reports. Where history is short, some lenders use a third-party income estimate instead. They often average out seasonality.

That has a planning implication. Keep your platform statements and payout reports from day one. Investors who buy a property, list it, and later refinance often discover the paperwork is the bottleneck, not the seasoning.

Coverage floors also differ by transaction. On short-term rentals, a purchase typically needs about 1.10, while a refinance can start around 1.00 on select programs. Programs below 1.00 are available through select lenders in the network, with leverage and terms adjusted.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Should You Refinance Now or Wait?

It depends on what you are optimizing. Capital speed argues for going early. Cost and proceeds often argue for waiting.

Situation Often better route Main risk
All-cash buyer, no rehab Delayed financing Paperwork on source of funds
All-cash buyer, heavy rehab Wait for value-based cash-out Cash tied up longer
Hard-money or bridge buyer Payoff-only now, cash-out later Bridge maturity
Financed buyer Wait out seasoning Less capital to redeploy
LLC mismatch Align entities first Cash in one entity, loan in another

Cost matters too. Delayed financing can mean paying closing costs twice, once at purchase and again at refinance. And if the original purchase was financed with a DSCR loan, a prepayment penalty may erase the benefit of refinancing early. Read your prepay terms before you run the numbers.

Subject to lender program eligibility, a loan to an LLC follows the same seasoning logic, but the entity that holds title needs to match the borrower on the refinance.

Common Myths

“DSCR means no seasoning.” That’s not accurate: seasoning requirements vary by program, and delayed financing is a narrow exception.

“Delayed financing lets me borrow on rehab value.” Not inside that window. Sizing follows cost.

“The exception waives the rent test.” It waives only the waiting period.

“Conventional rules apply to my DSCR loan.” The six-month conventional rule does not govern DSCR files.

What Should an Early-Refinance File Include?

  • Recorded deed and closing statement showing no mortgage financing, for delayed financing
  • Source-of-funds documentation for the purchase
  • Rehab invoices and photos, if you are using a rehab exception
  • Platform statements and payout reports, or a third-party income estimate
  • Entity documents confirming title and borrower match
  • Insurance written for short-term rental use

Frequently Asked Questions

Can I refinance an Airbnb I just bought?

Usually only through delayed financing or a documented-rehab exception. Otherwise, expect to wait out the seasoning period, which is commonly about six months across the network. Leverage on a short-term rental cash-out tops out around 70% LTV, subject to lender guidelines.

Does delayed financing work on a short-term rental?

It can, if the purchase was all cash, arm’s length, and documented. The rent test, credit review, and hosting-history expectations still apply. The loan is sized on cost, not on appraised value.

Does a new host need booking history?

Often yes. Programs typically look for about 12 months of hosting history. Where history is short, some lenders use a third-party income estimate, though terms may differ.

Does converting from a long-term rental to a short-term rental restart the clock?

Title seasoning keeps running from the deed date. Hosting history, however, starts when operation as a short-term rental begins. Both tests may apply, depending on the lender.

Does an LLC change anything?

Yes, it can. The entity on title should match the borrower on the refinance, and cash held in one entity can complicate a file refinanced in another. Subject to lender program eligibility, LLC borrowers follow the same seasoning logic.
