Can You Cash Out on Projected Airbnb Income With a DSCR Loan?

Can You Cash Out on Projected Airbnb Income With a DSCR Loan?

The Quick Read: It depends on the lender, because a DSCR cash-out refinance qualifies primarily on the property’s rental income, and only some lenders will count forecasted short-term-rental income instead of documented bookings; where one does, the figure is usually discounted and the loan is still capped by leverage and coverage limits. Lender choice decides the outcome, so ask before you pay for an appraisal.

  • On short-term-rental collateral, cash-out refinances across Lendmire’s network top out around 70% LTV. Standard long-term rentals reach about 75% on a cash-out.
  • Short-term-rental programs typically want a 640+ credit score and about 12 months of hosting history, subject to lender guidelines.
  • Projection-only cash-outs are a narrow case, mostly a recent purchase or a long-term rental converted to Airbnb.
  • The appraiser values the real estate. The lender decides which income number to use.
  • Clearing the coverage test does not mean the property makes money.

What Does a Lender Actually Count as Airbnb Income?

Lenders use one of three income paths: documented booking history, a market-data projection, or the appraiser’s long-term rent. Most files we place lean on documented history. A projection, where it is accepted at all, usually supports a thin record rather than replacing one.

Path When it applies Who produces it Strength
Trailing 12 months Property has a hosting record Platform or payout statements Strongest
Market projection Little or no history Data vendor report Lender-specific
Long-term market rent Fallback Appraiser’s rent schedule Conservative

The first path is the one a short-term-rental program is built around. The lender annualizes your income and divides it by 12. A strong July therefore cannot carry a weak February, because seasonal peaks get averaged out.

The second path is where this question lives. Data services build a projection from comparable listings, using nightly prices, occupancy, and seasonality. Some lenders in the network will weigh that report when history is short. Many will not, and a few that do will pair it with a bigger discount and lower leverage.

The third path is the safety net. When the lender won’t use either of the first two, it falls back to the long-term rent schedule. That number usually understates what a good Airbnb earns.

Key Terms Defined

DSCR (debt service coverage ratio): the property’s income divided by its monthly housing obligation, used to see whether the rent covers the loan.

PITIA: principal, interest, taxes, insurance, and association dues, the full monthly obligation that DSCR divides into.

Projection: a forecast of short-term-rental income built from comparable listings, not from your own bookings.

Discount (haircut): the share of income a lender removes before running the ratio, to allow for vacancy and operating costs.

Trailing history: your actual booking income over the most recent 12 months.

LTV (loan-to-value): the loan balance as a percentage of the property’s appraised value.

Seasoning: the waiting period a lender wants between buying a property and refinancing it.

How Is a Projection Discounted, and Why?

A projection is a forecast, so lenders trim it before they trust it. The size of the trim is lender-specific, and we won’t pretend there is one standard number. Short-term rentals carry heavier operating costs than long-term rentals, and a forecast can miss. The discount is how the lender prices that uncertainty.

The discount applies to income, never to the payment. Your obligation stays whole: principal, interest, taxes, insurance, and dues. Only the income side shrinks. A property that looks like 1.40x on the raw forecast can land near 1.05x once the discount is applied.

That is also why the data vendor’s headline number is not the number to plan around. Underwrite your own deal on the discounted figure. If the deal only works on the raw forecast, it does not work.

Why the Appraisal Won’t Settle the Income Question

Many investors assume the appraisal proves their Airbnb income. It does not. Per McKissock, an appraisal education provider, the appraiser values the real estate only. Furniture and business income are excluded from value, and income is ultimately the lender’s decision.

The appraiser also produces a long-term rent schedule. Form 1007 covers single-family homes and Form 1025 covers two-to-four-unit properties.

That is agency context only. DSCR loans are not agency loans, so lenders can use their own income tools. The point for you is practical.

Nightly price multiplied by 30 is not a valid monthly rent on that form. McKissock says appraisers cannot do that or use the form to show nightly income. Class Valuation, an appraisal firm, makes the same point and flags the compliance risk for appraisers and lenders who put short-term-rental income on that form.

So three numbers can exist for one house: the vendor’s projection, the appraiser’s long-term rent, and your own forecast. They will disagree. Plan around the lowest credible one.

How Is the Cash-Out Amount Capped?

Your cash-out is limited twice, and the lower limit wins. One limit is equity. The other is income coverage. Most investors only think about the first.

1. The equity limit. The new loan cannot exceed the LTV cap on the appraised value. On short-term-rental collateral, cash-out across our network tops out around 70% LTV. On a standard long-term rental, it is about 75%.

2. The coverage limit. A bigger loan means a bigger payment. The ratio falls as the loan grows, until it hits the lender’s floor. Across the network, 1.00 is where select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.

3. The payoff. Your cash-out is the new loan minus the payoff of the existing loan and costs. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Plenty of equity can still produce a small check. If the discounted income only supports a modest loan, coverage becomes the binding limit, not the LTV cap.

Here is a modeled example. These ratios are illustrative assumptions for one hypothetical short-term rental, not market data.

Income counted Modeled coverage Likely result
Raw projection About 1.40x Not what most lenders use
Discounted projection About 1.05x Clears 1.00, thin cushion
Long-term rent fallback About 0.85x Below the 1.00 floor

Same house, three outcomes. On the discounted projection, it clears the common 1.00 floor with little to spare. On the long-term rent fallback, it needs a smaller loan, or a select-lender sub-1.00 path with adjusted terms. Those paths are reviewed case by case.

Notice what happens as you draw more cash. The payment rises, and every row’s coverage drops. A cash-out that clears 1.00 at a modest size can miss it at the maximum.

Experienced DSCR brokers see this pattern often. Investors price the cash-out off equity, then discover the coverage ratio is what limits the file. Run both tests before you commit to an amount. The strongest files clear both.

What If the Property Has Little or No History?

Rarely does a cash-out on a property you already own have no record at all. You usually have either bookings or a long-term lease to fall back on. The narrow case is a recent purchase or a long-term rental you just converted to Airbnb.

Here is what changes. Programs for short-term rentals typically expect about 12 months of hosting history, subject to lender guidelines. Without it, your realistic paths are these:

  • Find a lender that will weigh a market-data projection. Many decline, and those that accept usually discount hard and cap leverage lower.
  • Run the file on the long-term rent schedule and accept a smaller loan.
  • Host for a full year, then refinance with documented income. This is the common workaround.

Cash-out also carries a seasoning expectation. Most of the network wants about 6 months of ownership before a cash-out. A short owner record and a short hosting record often show up together, so building history solves both problems.

To strengthen a thin file, bring listing history, confirmed bookings, and payout records, even if they cover only a few months. A projection backed by real reservations reads very differently from a projection alone. Conversion deals also benefit from showing how the property was prepared and listed.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Documents and Local Rules Checklist

A short-term-rental file is document-heavy. Have these ready before you ask for a quote:

  • Platform dashboard exports or payout statements
  • A market-data report, if you are relying on a projection
  • The appraisal with its rent schedule
  • Entity documents, if the property is titled in an LLC (subject to lender program eligibility)
  • Reserve statements
  • Any short-term-rental permit or license your area requires

Reserves vary by lender, leverage, loan size, and transaction type. Around 6 months of PITIA is common. Some conservative files at modest leverage under $1,500,000 can see reserves waived, and larger loans step up to about 9 months. Standard programs run up to $3,000,000.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Treat this as a go or no-go test. A projection means nothing if the property cannot legally operate as a short-term rental.

Stress Test: What Breaks the Numbers?

Picture a file that clears 1.00 on paper. Now try three things that happen in real life.

  • The lender trims the projection further. A stronger discount drops coverage. A file at 1.05x can slip under the floor with a small additional trim.
  • The appraisal comes in low. Lower value shrinks the equity limit. At 70% LTV on short-term-rental collateral, a modest value drop cuts the loan ceiling and your check.
  • The off-season runs soft. Because income is averaged across the year, thin shoulder months pull the figure down for every month. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Any one of these can turn a workable cash-out into a smaller one. Build a cushion above the floor. A file sitting right at 1.00 has no room for any of the three.

If the Numbers Don’t Work

A failed test is not the end of the road. You have options.

Option Fit Trade-off
Smaller cash-out Equity fine, coverage tight Less cash
Wait and build history Recent purchase or conversion Time, carrying costs
Long-term rent file Lender won’t use projections Understates income
Sub-1.00 select lender Coverage short of 1.00 Leverage and terms adjust

A longer term can also help. Extended terms and interest-only periods are available through select lenders in the network, and those structures can improve coverage by lowering the payment. They come with their own trade-offs, so compare them against the standard 30-year fixed.

If your goal is to use the proceeds on another purchase, see Lendmire’s piece DSCR Cash-Out Income Requirements to Buy Another Airbnb.

Should You Borrow the Maximum?

Usually not. Clearing the coverage ratio is not the same as making money. DSCR compares income to PITIA only. Repairs, vacancy, management, utilities, and capital expenses all sit outside the calculation. Short-term rentals carry heavier operating costs than long-term rentals, so the gap between “clears 1.00” and “cash flows” is wider here.

A larger down payment on a purchase can lower the payment and lift the ratio. It never removes leverage caps, credit floors, reserve rules, or property eligibility. A file needs enough equity and enough coverage.

Borrow what the property can carry through a slow season. The check you could have drawn matters less than the payment you can keep making. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Property types matter too. Manufactured homes, log homes, and barndominiums are not offered in these DSCR programs, so no income projection will change that.

Frequently Asked Questions

Can I cash out on a short-term rental with no booking history?

Sometimes, but the options are narrow. A few lenders will weigh a market-data projection, usually with a bigger discount and lower leverage. Many want about 12 months of hosting history. The common fallback is the appraiser’s long-term rent, which usually produces a smaller loan.

Who decides which income number counts?

The lender does. The appraiser values the real estate and supplies a long-term rent schedule. A data vendor supplies a projection. The lender chooses which of those, or your documented history, goes into the ratio.

Does the income discount lower my payment?

No. The discount shrinks the income the lender counts. Your payment stays based on the full loan, taxes, insurance, and dues. That is why a bigger cash-out can pull coverage below the floor.

Can an LLC take the cash-out?

Many investors hold rentals in an LLC, and eligibility depends on program terms. Expect to provide entity documents. Personal credit still matters, with a 640+ score typical for short-term-rental programs.

What if my projected income falls short of the floor?

You can take a smaller cash-out, wait and build history, or ask about a select-lender path below 1.00 coverage, where leverage and terms adjust. Each file is underwritten individually, subject to lender guidelines and credit approval.
