How to Cash-Out Refinance a Rental After Converting It to Airbnb

How to Cash-Out Refinance a Rental After Converting It to Airbnb

The Quick Read: A converted Airbnb can be cash-out refinanced on a DSCR loan, but the lender decides which income it counts, how much hosting history it wants, and how much leverage it allows on short-term-rental collateral, and those three limits set your proceeds more than the conversion itself does. DSCR (debt service coverage ratio) is a test of whether the property’s income covers its monthly loan obligation. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.

  • On short-term-rental collateral, cash-out leverage tops out around 70% LTV (loan-to-value, the loan as a share of appraised value). Standard long-term rentals on a cash-out reach about 75% across most of the network.
  • Short-term-rental files typically expect a 640 minimum credit score and about 12 months of hosting history.
  • Coverage on a short-term-rental refinance starts at 1.00 in select programs.
  • A common ownership seasoning expectation on a cash-out is about 6 months, and it runs on a different clock than hosting history.
  • All of this is subject to lender guidelines, credit approval, and property review.

What Actually Happens in a Cash-Out on a Converted Rental

A cash-out refinance is a new, larger loan that pays off your old mortgage and hands you the difference.

Converting to Airbnb changes the story the lender reads. A long-term rental has a lease and a steady rent. A freshly converted short-term rental has a furnished unit, a listing, and a short track record. The loan is the same product. The question is which number the lender trusts for income.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. That is why your personal tax returns and W-2s are not the centerpiece of the file. The property is.

Key Terms Defined

Seasoning is the waiting period a lender wants between buying or acquiring a property and refinancing it.

Hosting history is the record of actual short-term bookings on the property, usually shown through platform payout reports and bank deposits.

PITIA is principal, interest, taxes, insurance, and association dues. It is the full monthly obligation that rent is measured against.

Rent schedule (Form 1007) is the appraiser’s estimate of long-term market rent for a single-family home. The 2-4 unit version is Form 1025.

Expense factor is the haircut a lender may apply to gross short-term income before running the ratio. The size varies by lender.

Cash-out proceeds are what remains after the new loan pays off the old one and covers closing costs.

Two Clocks Run at Once

You are dealing with two separate clocks, and mixing them up is the most common planning error on converted files.

Clock Starts when What it governs
Ownership seasoning You acquire the property Eligibility for a cash-out at all
Hosting history First real bookings How much short-term income the lender counts

Ownership seasoning is the one you probably already satisfied. Across most programs in our wholesale network, about 6 months is the common expectation for a cash-out. Converting the property to Airbnb does not usually reset that clock, though lenders define it differently.

Hosting history is the clock the conversion starts. Short-term-rental programs typically expect about 12 months of it. Until you have it, the lender has to count income some other way. That is the whole reason timing matters on this strategy.

What Income Will the Lender Count?

Lenders generally work from one of three income paths. Which one applies depends on how long you have hosted and what the program allows.

Income path Evidence used Typically applies when
Trailing hosting history Platform payouts and bank deposits You have a full run of bookings
Market projection Third-party area data on comparable listings Little or no history, if the program allows it
Appraiser’s long-term rent Form 1007 or 1025 rent schedule The fallback for new conversions

Many lenders trim gross short-term income for operating expenses before they run the coverage ratio. The size of that trim varies, so ask for the specific adjustment up front. Never assume your gross booking total is the number being tested.

The rent schedule deserves its own warning. It reports what the property would rent for on a long-term lease. It does not capture nightly income, so on a strong Airbnb it can come in well below what your bookings suggest. Run the coverage math on that number too, because it may be the one the file lands on.

Some programs will not accept a market projection on a cash-out at all. That detail can sink an otherwise strong file, so confirm it before you list the property.

From Conversion to Closing: The Sequence

1. Confirm the property is a true investment property. It must be non-owner-occupied. A former primary or second home is priced as an investment only after its use has genuinely changed.

2. Check local permission before relying on the income. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

3. Wrap up the lease. Let the tenant’s term end under its own terms. An overlapping lease and listing muddy the income story.

4. Switch the insurance. The policy needs to fit short-term use. A landlord policy written for a long-term tenant may not match what the lender expects to see.

5. Furnish, list, and start hosting. Keep every payout report. Deposits should land in a bank account you can document.

6. Decide whether to refinance now or wait. The decision table in the next section covers this.

7. Order the appraisal. The appraisal sets the value that caps your loan. Expect the rent schedule to be part of it.

8. Assemble the file. Typical items are platform payout reports, bank statements showing deposits, proof the rental use is legal, insurance that fits the use, and entity documents if the property is held in an LLC, subject to lender program eligibility.

9. Clear the reserves test. Reserves vary by lender, leverage, loan size, and transaction type. Around 6 months of PITIA is common, and cash-out proceeds are counted toward reserves in some programs.

If the property is moving into or out of an LLC around the refinance, Lendmire’s piece Title Change Before vs After Closing a Rental Cash-Out Refinance walks through the sequencing.

Refinance Now or Wait?

This is the real investor decision. The right move depends on how much hosting history you have and how much coverage the property shows on each income path.

Situation Typical best move Trade-off
Full hosting history, strong coverage Cash-out on trailing income Highest short-term-based proceeds
Little history, rent schedule clears coverage Cash-out on long-term rent, or wait Leverage may be higher on the long-term path
Little history, rent schedule falls short Rate-and-term first, cash-out later No cash now, but history builds
Seasonal income dragging the average Wait for a stronger trailing run Delays the cash

Here is a point many investors miss. On a standard long-term rental, cash-out leverage reaches about 75% LTV across most of the network. On short-term-rental collateral, a cash-out tops out around 70% LTV. The same house with a lease on it can release more cash than the Airbnb. Converting does not automatically increase your proceeds. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

A Worked Example (Percentages and Ratios Only)

These inputs are modeled assumptions, not market data. Say your existing mortgage equals 55% of the appraised value.

On short-term-rental collateral at the 70% LTV ceiling, the new loan can cover that payoff plus an extra slice equal to 15% of value, before closing costs. Closing costs come out of that slice, so your net cash is smaller. On a standard long-term rental at 75% LTV, the same property leaves a slice of 20% of value. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Now test coverage. Coverage is the qualifying monthly income divided by the full monthly PITIA. A larger loan means a larger PITIA, so cashing out lowers your ratio.

Passing case. Trailing hosting income, after the lender’s expense adjustment, clears the new PITIA at roughly 1.2x. Leverage is the binding limit, and you get the full 70% LTV. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Failing case. The property is new to hosting, and the appraiser’s long-term rent covers the new PITIA at roughly 0.9x. You have four options a lender may review:

  • Take a smaller cash-out, which lowers PITIA and lifts the ratio.
  • Do a rate-and-term refinance first and cash out once history builds.
  • Ask for an interest-only period through a select lender, which lowers the monthly obligation.
  • Use a sub-1.00 path. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted.

Which option works depends on lender guidelines, credit approval, and property review. A larger loan does not fix a weak ratio. Equity and coverage are separate tests, and a strong file clears both.

Where the General Rule Breaks

Former primary or second home. The cash-out is priced as an investment only after occupancy has really changed. Expect a more cautious review of how recently the owner moved out.

Seasonal income. A trailing twelve-month average includes the slow months. A beach or ski property can look thin on paper even though its peak months are strong. Waiting for a stronger trailing run may beat cashing out on a weak one.

An old lease. A lease that has not ended sends mixed signals about use. Let it conclude cleanly before you list.

The existing loan. Check whether your current mortgage carries a prepayment penalty, which is a fee for paying a loan off early. A penalty can eat the benefit of an early refinance.

Ineligible property types. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs, however well they host.

Loan size. Standard programs run up to $3,000,000. Larger balances step up in reserves and review.

Tax reporting. Short-term rentals usually involve stays averaging under seven days, according to the University of Illinois Tax School, and Stessa explains that an average stay of 7 days or less changes how the activity is treated. That is one reason tax returns are a muddy measure of Airbnb income, and it is why the DSCR test looks at the property. Tax treatment varies; consult a qualified professional.

Clearing Coverage Is Not the Same as Cash Flow

A coverage ratio above 1.00 means income covers PITIA on paper. It says nothing about repairs, vacancy, management fees, utilities, cleaning, or capital expenses. Short-term rentals carry more of those costs than long-term ones.

After a cash-out, your payment is larger. A thin file can clear the test and still run short in a slow season. Size the loan to your off-season income, not your best month.

Common Mistakes

  • Assuming purchase leverage applies. A short-term-rental purchase reaches 75% LTV, but a cash-out is lower, around 70% on short-term-rental collateral.
  • Expecting the appraisal to capture Airbnb income. The rent schedule reports long-term rent.
  • Sizing the loan to peak-season bookings.
  • Skipping the insurance change.
  • Listing the property before checking local permission.
  • Refinancing before checking the old loan for a prepayment penalty.
  • Treating all lenders as identical. Across the network, income treatment, seasoning, and projection rules differ, and a file that fails one program can fit another. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Alternatives to Consider

Option Best when Main trade-off
Cash-out on long-term rent You have a lease or strong rent schedule Gives up the Airbnb strategy
Rate-and-term first Coverage is thin and history is short No cash at closing
Wait, then cash-out on trailing income You are close to 12 months of hosting Cash arrives later
Purchase-money loan on the next deal You want to use savings, not equity Needs a larger down payment

Credit Karma notes that cash-outs on investment property generally cost more than on a primary home, so factor that into the break-even math.

Frequently Asked Questions

Can I refinance before I have a year of bookings?

Sometimes, but not usually as a cash-out on short-term income. With little history, a lender may use the appraiser’s long-term rent or, in some programs, a market projection. A rate-and-term refinance first, then a cash-out later, is a common path.

Does converting to Airbnb restart the clock?

Not usually for ownership seasoning, which generally runs from when you acquired the property. Hosting history does start fresh at your first bookings. Lenders define both differently, so confirm each before you plan.

Why does the appraiser’s rent come in below my Airbnb income?

The appraiser reports long-term market rent on Form 1007 or 1025. That form is not built to measure nightly income. Your booking records, not the appraisal, are what show actual short-term performance.

Can an LLC borrow?

Many DSCR files close in an LLC, subject to program terms. Entity documents add to the file. Individual vesting is also commonly accepted.

What if my coverage ratio is below 1.00?

A 1.00 ratio is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. A smaller loan or an interest-only period may also bring the ratio up.
