The Quick Read: Compare these loans by the question each one asks, because a conventional loan tests the borrower, a DSCR loan tests the property’s rent against its payment, and an equity product tests what you already own. The right choice depends on what you are financing and how the property is titled. Short-term rental here means a nightly-stay property, not a short-duration loan.
- Conventional and second-home loans qualify you on personal income and limit how much the property can be rented.
- DSCR loans qualify primarily on property-level rental income covering the payment, subject to lender guidelines.
- On the network’s short-term rental programs, purchase leverage reaches up to 75% LTV and cash-out or refinance up to 70% LTV.
- Expect a 640 minimum score and about 12 months of hosting history on most files.
- The income evidence a lender accepts moves the coverage number more than almost anything else.
What Does “What It Finances” Mean?
Each loan product pays for a different thing. Some buy a property. Some replace an existing mortgage. Some release equity you already hold.

As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.
Sort every product into three buckets before comparing anything else:
- Acquisition: buying a short-term rental.
- Refinance or cash-out: replacing the first mortgage, with or without pulling equity.
- Equity access: borrowing against value you already own, leaving the first mortgage in place.
Furnishing, renovation and working capital are where investors get surprised. A purchase loan funds the property, not the sheets and the hot tub. Plan that money separately, or plan a cash-out later once the property has a hosting record.
The Products Side by Side
| Product | What it tests | What it finances | Short-term rental fit |
|---|---|---|---|
| Conventional investment loan | You: income, DTI | Purchase or refinance | Works for few-property W-2 borrowers |
| Second-home loan | You, plus use limits | Purchase of a vacation home | Poor fit if you rent heavily |
| DSCR loan | The property’s rent | Purchase, refinance, cash-out | Built for investor-held rentals |
| Local-bank portfolio loan | Bank’s own rules | Varies by bank | Good for unusual properties |
Pricing is not in the table on purpose. Price matters, but only after you know the product can legally and practically do what you need.
Conventional and Second-Home Loans: Cheap for the Wrong Plan
A second-home loan can look like the inexpensive way into an Airbnb. It usually isn’t one. Lenders define a second home as a place you personally use, and they generally limit how much it can be rented. Bankrate notes that projected rental income generally can’t be used to qualify if you plan to use the property as a second home.
So the product tests you, not the property. Your income and debt ratios carry the file. That’s fine for a W-2 borrower buying one vacation property they will actually use. It is the wrong lane for a host running the property as a business.
Here’s the catch. Conventional underwriting also counts every financed property against you. A self-employed investor with a thin tax return, or anyone holding a growing portfolio, tends to run out of room fast. For a high-income employee with one or two properties and modest rental use, conventional can still be the right call, and that is the flip point worth respecting.
How a DSCR Loan Treats Short-Term Rental Income
A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. The ratio divides qualifying income by PITIA: principal, interest, taxes, insurance, and any HOA dues. The complete DSCR loans guide walks through the basics.
Across the wholesale network, short-term rental files typically follow this shape:
- Purchase leverage up to 75% LTV on the strongest files.
- Cash-out or refinance leverage up to 70% LTV on short-term rental collateral. Standard long-term rentals reach 75% on cash-out.
- A minimum score of 640.
- Coverage of 1.00 on purchases and refinances, as program floors.
- About 12 months of hosting experience.
- Loans up to $3,000,000 on standard programs. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.
All of that is subject to lender guidelines and individual underwriting. Clearing 1.00 also does not mean the property cash flows. Repairs, vacancy, management, utilities and capex sit outside the ratio. Short-term rentals carry more of those costs than most long-term rentals, so a thin ratio on a nightly-stay property deserves extra scrutiny.
Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. That is a different path from the 1.00 programs, not the same program with a lower floor.
Which Income Evidence Counts?
The same property can pass or fail depending on how its income is measured. Three methods show up across the network:
1. Trailing history. Documented hosting income over the past year, often the cleanest for an established property.
2. Projected income. Market data from a third-party analytics service, used by some lenders on newer listings.
3. The appraiser’s rent schedule. An estimate of monthly long-term market rent.
Method three is where deals get hurt. Fannie Mae’s appraiser update describes Form 1007 as documenting estimated monthly market rent on a single-family investment property. McKissock Learning adds that appraisers can’t multiply nightly income by 30 to derive monthly rent. Agency guidance is cited here only as contrast, because DSCR loans are not agency products.
In practice, lenders in a network like this one split. Some won’t touch short-term rentals. Some qualify the property off long-term rent or require a full year of documented history. Some accept data-driven projections. Part of comparing options is asking which camp a lender sits in before you pay for an appraisal.
Many lenders also haircut gross nightly income with an expense factor before running the ratio. The haircut varies by lender, and some experienced hosts can negotiate a lighter one.
Where the General Rule Breaks
Four situations bend the picture above.
No operating history. A brand-new listing has no trailing numbers. Lenders then lean on the rent schedule, projection data, or both. Since the network typically expects about 12 months of hosting experience, a first-time host may need a different structure or a purchase later.
Markets with no long-term rental comps. Condo-hotels, rural getaways and seasonal towns can leave a rent schedule with nothing to compare. The resulting number can come in artificially low. That’s why projection-friendly lenders matter in those spots.
Two-to-four-unit properties. The appraiser’s exhibit changes for multiunit collateral, and the evidence rules shift with it. Ask the lender what they’ll accept before ordering anything.
Appraisal disputes. Some appraisal-industry voices argue the 1007 understates real nightly performance. HousingWire reports the same concern, though appraisal vendors selling income analyses have a commercial stake. Treat it as an argument, not a settled fact.
Property type is also a hard line. Manufactured homes, log homes and barndominiums fall outside these programs. They are not offered.
Equity Products and Portfolio Loans
A cash-out refinance replaces your first mortgage and tests the property’s rent again. Short-term rental cash-out tops out at 70% LTV on the network’s programs, and lenders commonly expect around six months of seasoning. For a deeper side-by-side, Lendmire’s piece Short-Term Rental Loan Options: Purchase vs Cash-Out Compared covers when each makes sense.
Portfolio loans from local banks follow whatever that bank decides. They can suit a strange property or an investor with a deep banking relationship. They can also treat nightly income however the credit committee feels that week. Terms vary too much to generalize, so compare them against the ratio-based path rather than assuming either wins.
Titling matters at this stage. DSCR files commonly allow LLC ownership, depending on program guidelines, while personal-credit products generally want you holding the property individually or in a trust. Decide on title first, because it can eliminate products before income ever comes up.
Key Terms Defined
PITIA: the full monthly housing obligation: principal, interest, taxes, insurance, and any association dues.
DSCR: debt service coverage ratio, meaning qualifying rental income divided by PITIA.
LTV: loan-to-value, the loan balance as a share of the property’s value.
Seasoning: the time you’ve held a property before a lender will cash you out against its value.
Expense factor: the percentage a lender subtracts from gross rental income before running the ratio.
Form 1007: the appraiser’s single-family rent schedule, which estimates long-term monthly rent.
Choosing by Your Situation
Work through the decision in this order:
1. Title. Personal name, trust, or LLC?
2. Existing equity. Is there a property you could refinance, or are you buying fresh?
3. Income evidence. Do you have a year of hosting records, or only projections?
4. Borrower profile. Salaried with few properties, or self-employed with a growing portfolio?
A salaried borrower with one rental and clean traditional personal-income documentation may find conventional financing carries a lower cost and runs cleanly. A self-employed host, or anyone holding several properties through an entity, usually finds the property-based path more workable. Lendmire’s article on loan options for self-employed investors goes deeper on that split.
Sequencing helps too. An investor might buy on a purchase program, build a year of hosting records, then refinance once the property’s own numbers can carry the file. One product does not have to do every job.
Beyond Price: What to Compare
Price is only one line in the comparison. Weigh these too:
- Does the lender lend on short-term rentals at all?
- Which income evidence does it accept?
- What expense factor does it apply?
- What leverage and seasoning limits apply?
- What reserves are expected? They vary by lender, leverage, loan size and transaction type, commonly around six months of PITIA.
- Which term structures exist? The 30-year fixed is the spine. Extended terms and interest-only periods are available through select lenders, and ARMs exist for investors who want them.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Tax treatment varies; consult a qualified professional.

Frequently Asked Questions
Does “short-term” in this topic mean a short-term loan?
No. It means a rental let for nightly or weekly stays. The loans discussed here are long-duration mortgages secured by that property, not bridge or cash-advance products.
Can a second-home loan finance an Airbnb?
Usually not well. Second-home loans are built for properties you personally use, and they generally restrict heavy rental activity and don’t count projected rent toward qualifying. A host running the property as a business typically needs an investment-property product.
Does a DSCR of 1.00 mean the property makes money?
No. The ratio compares rent to PITIA only. Repairs, vacancy, management, utilities and capex are outside the calculation, so a property can clear 1.00 and still run thin.
Can I get a short-term rental loan with no hosting history?
It’s harder. Network programs typically expect about 12 months of hosting experience, so a first listing may need a different structure or a longer runway. Some lenders will rely on projection data or the appraiser’s rent schedule instead, at their discretion.
Can I hold a short-term rental in an LLC?
Often yes on DSCR files, subject to lender program eligibility. Conventional and equity products generally want personal or trust title, which can rule them out before income is reviewed.
