The Quick Read: A short-term rental host’s credit score sets a tier that controls eligibility, maximum leverage, and pricing, and on most short-term rental files across Lendmire’s wholesale network the practical entry point is a 640 score, with stronger tiers opening more leverage. Credit works together with rental coverage, down payment, and reserves, so no single number decides the file.
- Select programs in the network start short-term rental files at a 640 score, subject to lender guidelines.
- Short-term rental purchases top out at 75% LTV on the strongest files, and refinances and cash-outs at 70%.
- The lender uses the middle of three bureau scores on the guarantor, not the LLC’s.
- With several guarantors, the lowest middle score usually sets the tier for the whole file.
- A high score never removes leverage caps, reserve rules, or property eligibility limits.
A quick disambiguation. This article covers the personal credit of the borrower guaranteeing a DSCR mortgage. It does not cover business credit cards, lines of credit, or guest ratings on a listing platform.

Why Does Credit Matter on a Loan That Doesn’t Document Personal Income?
Credit matters because it is the main measure of the borrower’s own track record once personal income documentation is off the table. A DSCR loan qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The score then decides how much leverage the lender will extend and how the loan is priced.
DSCR means debt service coverage ratio: monthly rent used for lender review divided by PITIA (principal, interest, taxes, insurance, and association dues). Clearing the ratio is only half the test. The other half is the guarantor. Across most programs in the network, credit and coverage are scored together, so a thin score can be offset by lower leverage or stronger coverage, and a strong score can offset a borderline ratio up to a point.
Short-term rental files get one extra layer of attention. Booking revenue moves with season and demand, while a signed lease does not. Many lenders respond by holding short-term rental files to a higher credit standard than long-term rental files. That is why the network’s short-term rental floor sits at 640 rather than the 620 floor that exists in parts of the network for standard rentals.
What Are the Credit Score Tiers for an Airbnb DSCR Loan?
The tiers are bands, not a published rule. No government body sets credit tiers for DSCR loans, because these are business-purpose investor products. Each program sets its own grid. The table below describes how the bands generally behave across the wholesale network for short-term rental files, subject to lender guidelines and individual underwriting.
| Score band | What it typically means | Leverage posture |
|---|---|---|
| Below 640 | Outside the short-term rental programs | Not available on these files |
| 640 to the mid-600s | Entry tier, approval possible | Lower leverage, more reserves likely |
| About 660 to 699 | Workable middle band | Moderate leverage |
| 700 and above | Strongest tiers | Closest to the program caps |
Two notes on reading it. First, the exact boundaries differ by program, and a score sitting right on a boundary can be treated differently from one lender to the next. Second, the ceilings do not move with credit. On a short-term rental purchase, leverage tops out at 75% LTV on the strongest files. On a short-term rental refinance or cash-out, it tops out at 70%. A 780 score reaches the cap more easily than a 650 does, but it does not pass it.

How Does the Lender Pick Your Score?
The lender orders a three-bureau report on the person and uses the middle score. If the scores are 702, 688, and 671, the representative score is 688. The high score is ignored.
An LLC has no credit score. When the property is held in an LLC, subject to lender program eligibility, the members who guarantee the loan are the ones pulled. Members who hold a meaningful ownership share are typically asked to sign.
With more than one guarantor, the common practice is to take each person’s middle score and use the lowest. It is not an average. A strong partner does not rescue a weaker one, and the weaker score can set the tier for everyone.
Two more mechanics catch hosts off guard:
- Consumer app scores differ. Free apps often show a single bureau or a different scoring model. The score on the lender’s report can be lower.
- Thin files. Two scores usually means the lower is used. A file with only one score can be ineligible under some programs.
How Do Credit and Coverage Work Together?
They trade off. A stronger score can support a thinner coverage ratio, and stronger coverage can support a weaker score. Neither erases the other’s limits.
Picture a host with a mid-600s score buying a short-term rental at 75% LTV. The file may clear the 1.00 coverage floor that applies to short-term rental purchases in select programs, yet still be offered at lower leverage because the score sits in the entry band. Now picture a host with a score above 700 and coverage near 1.20x. That file has room on both tests and sits closest to the program caps. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.
Here is the arithmetic in plain terms. Coverage equals monthly qualifying income divided by the full monthly PITIA. Coverage of 1.00 means the income equals the obligation. Below 1.00, the obligation exceeds the income. Programs below 1.00 are available through select lenders in the network, with leverage and terms adjusted. That path pairs a lower coverage ratio with a smaller LTV, and credit gets examined harder in the process.
One caution that applies to every file: DSCR compares rent to PITIA only. Clearing 1.00 does not mean the property profits. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. A host who needs positive cash flow after those costs should size the deal well above the minimum.
A larger down payment helps in a specific way. It lowers the monthly obligation and can lift the ratio. It does not erase credit floors, reserve rules, or property eligibility. The strongest files clear both tests, enough equity and enough rental coverage.
Why Do Short-Term Rental Files Get Treated Differently?
Because income is established differently, and it is less certain. On a purchase with no hosting history, lenders typically rely on a market-data projection, often discounted, or an appraiser’s short-term rental analysis. On a refinance, they usually look at twelve months of platform statements or bank deposits. That is why the network expects about 12 months of host experience on short-term rental files.
The appraisal is part of this. The comparable rent schedule for single-family homes, Form 1007, was built for long-term leases. Fannie Mae’s Appraiser Update says the form was not designed for short-term rental properties and that an appraiser may not multiply a nightly rate by 30. Agency rules do not govern DSCR loans, so this is a contrast point only. It shows why a short-term rental income figure takes more explaining than a lease does. Form 1025 serves two-to-four unit properties.
McKissock, an appraisal education provider, adds that the final income decision belongs to the lender, not the appraiser. Practically, that means the credit tier and the income estimate get weighed together. A lower-tier score alongside a heavily discounted projection is a file that tends to come back with reduced leverage.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
What Does a High Score Not Unlock?
A top-tier score does not override program limits. Several gates stay fixed no matter what the report says.
- Leverage caps. Short-term rental purchases stop at 75% LTV and refinances and cash-outs at 70%. A 760 score does not buy a higher number.
- Reserves. They vary by lender, leverage, loan size, and transaction type, commonly around 6 months of PITIA. Larger loans typically step up from there.
- Coverage. Short-term rental purchases and refinances each carry a 1.00 floor in select programs.
- Property type. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs, at any score.
- Loan size. Standard programs run up to $3,000,000, and above $2,500,000 the network generally holds to 30-year fixed structures.

What If Your Score Sits Below the Floor?
A score under 640 puts a short-term rental file outside these programs. The realistic options are few, and each has a trade-off.
1. Raise the score before contracting. Pull all three bureaus for every guarantor first. Pay down revolving balances, correct reporting errors, and avoid new credit lines.
2. Remove the weakest guarantor. If a partner’s score is the problem, restructuring who signs may change the tier, though that changes ownership and liability.
3. Consider a long-term rental structure. Some programs for standard rentals start at lower scores, with a 620 floor in parts of the network. The property then is reviewed on lease income instead of booking income, with different leverage limits.
4. Wait and season. Twelve months of hosting history helps refinance files more than a projection helps a purchase.
Improvement takes time because bureaus update on monthly cycles. A score moved by paying down utilization can show up in a month or two. Disputes and aged negatives take longer. Plan the contract date around the score, not the other way around.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
Find Your Tier and Plan the Next Move
Start with the weakest guarantor’s middle score, then work outward.
- Under 640: repair first. Do not apply yet.
- 640 to the mid-600s: expect moderate-to-lower leverage and a closer look at reserves. Strengthen coverage and consider more down.
- 660 to 699: a workable position. Bring clean entity documents and a solid income estimate.
- 700 and above: the strongest leverage tiers are in reach. Focus on the property and the coverage ratio.
Before applying, avoid new inquiries, large new debts, and big swings in revolving balances. A lender who sees a fresh auto loan in the middle of review may re-run the tier.
Investors comparing programs should compare tier boundaries, not a single headline number. Different lenders in the network place the lines in different spots, and a score a few points higher can matter near a boundary. For the full mechanics of the product, see the complete DSCR loans guide.
If you are buying or refinancing a rental property and want to see how the numbers work, Lendmire can help you compare DSCR loan options based on the property income, credit profile, leverage, and investor goals.

Frequently Asked Questions
What is the minimum credit score for an Airbnb DSCR loan?
Select short-term rental programs in the network start at 640. Most programs want closer to 660 for standard rentals, and 700 or higher unlocks the strongest leverage tiers. All of this is subject to lender guidelines and individual underwriting.
Does the LLC’s credit matter?
No. An LLC has no score. The lender pulls the personal credit of the guarantors, and the middle score is the one used.
Can a first-time host qualify?
Possibly. Short-term rental files typically expect about 12 months of host experience, though purchases may rely on a market projection or an appraiser’s analysis.
Does a 780 score remove the reserve requirement?
No. Reserves depend on the lender, the leverage, the loan size, and the transaction type. Credit may help the file, but it does not waive the reserve rules.
Do two partners average their scores?
No. Each person’s middle score is taken and the lowest typically sets the tier. A strong partner does not lift a weaker one.
