Does a DSCR Cash-Out Work After Switching Your Airbnb to a Long-Term Tenant?

Does a DSCR Cash-Out Work After Switching Your Airbnb to a Long-Term Tenant?

The Quick Read: Usually yes, as long as the property is leased long-term, the lease or the appraiser’s market rent covers the new, larger payment, and you have owned the property long enough to meet the program’s seasoning expectation, which commonly runs about six months from the date you took title.

  • Once hosting stops, the file is read as a standard long-term rental, so Airbnb bookings no longer count as income.
  • Cash-out on a standard long-term rental typically tops out around 75% LTV across most of the network. Short-term-rental collateral is capped at about 70% LTV.
  • Coverage is the point where these files most often get tight, because long-term rent can come in lower than Airbnb income and a cash-out raises the payment.

Key Terms Defined

DSCR (debt service coverage ratio) is the property’s monthly rent divided by its monthly housing payment. A 1.00 means the rent just covers the payment.

PITIA is principal, interest, taxes, insurance, and association dues. It is the full payment that rent is measured against.

Cash-out refinance replaces your current loan with a new, larger one and pays you the difference. The Corporate Finance Institute explains how it differs from a rate-and-term refinance.

LTV (loan-to-value) is the loan balance as a percentage of the appraised value. It caps how much you can borrow.

Seasoning is the waiting period a lender wants after you buy before it will refinance. It is a lender policy, not a law.

Market rent is what an appraiser estimates the property would rent for monthly, based on comparable long-term rentals.

Which Rent Counts After the Switch?

Situation Income the lender uses
Signed lease at market rent Lease and market rent (about equal)
Lease below market The lower lease figure
Lease above market Market rent (acts as a ceiling on the lease)
Still listed as an Airbnb Short-term path, with its own history rules

The last row matters. A paused listing still sitting in the file sends mixed signals. If you are going the long-term route, remove the listing and make the file tell one story.

Does Switching Restart the Seasoning Clock?

Generally no. On most programs in the network, seasoning is measured from the date you took title. Moving from nightly guests to a monthly lease does not reset it. A typical expectation for cash-out is about six months of ownership, though it varies by program and lender.

You also do not usually need a year of lease history first. A signed lease plus the appraisal’s rent schedule is the standard evidence. Some lenders want longer rental history before they count rent at full market value, so confirm that with the specific program before you order an appraisal.

Is there a way around the wait? Delayed financing is the main exception. In DSCR lending, whether it is available varies by program, and the coverage test still applies.

The Three Tests: Equity, Coverage, Time Owned

A cash-out clears when three things line up.

1. Equity. The new loan cannot exceed the leverage cap on the appraised value. On a standard long-term rental that is typically up to about 75% LTV for cash-out. A larger down payment at purchase builds equity, but it never raises that cap.

2. Coverage. Rent has to cover the full new payment. Many select programs start at 1.00, and stronger ratios open better pricing and leverage. A separate path through select lenders in the network takes coverage below 1.00, with leverage and terms adjusted.

3. Time owned. You need to meet the program’s seasoning expectation, commonly around six months.

The loan size is the smaller of two numbers: what the LTV cap allows, or what the rent can carry at the lender’s coverage floor. Credit matters too. Most long-term programs want around a 660 score, a 620 floor exists in parts of the network, and 700+ unlocks the strongest leverage tiers. Reserves, commonly around six months of PITIA, vary by lender, leverage, and loan size, and are reviewed per file.

Same Property, Before and After

Here is why a property can pass as an Airbnb and stumble as a rental. The ratios below are modeled assumptions for illustration, not market data.

Factor As an Airbnb As a long-term rental
Income counted Trailing platform history Lease or market rent
Cash-out LTV ceiling About 70% Typically up to about 75%
Credit expectation 640+ Around 660 on most programs
History needed About 12 months hosting Signed lease and appraisal
Modeled coverage before cash-out About 1.35x About 1.20x
Modeled coverage after cash-out About 1.15x About 1.00x

Suppose the owner’s Airbnb income was strong. After the switch, the long-term rent is lower, and the cash-out then lifts the payment. Both forces push coverage down at once, so a file that sat at 1.35x can land near 1.00x.

If that happens, you have options. A smaller cash-out reduces the payment, and an interest-only period, available through select lenders, lowers the monthly obligation. Select lenders also offer a path that accepts coverage under 1.00, with leverage and terms adjusted. All of it is subject to lender guidelines, credit approval, and property review.

Why the Appraisal Gets Simpler

The appraisal does two jobs. It sets value, which drives LTV. It also sets market rent, which drives coverage.

For a single-family home, DSCR lenders borrowed an appraisal form originally built for conventional lending, the Single-Family Comparable Rent Schedule (Form 1007). Its purpose is to estimate monthly market rent from comparable rentals. A 2-4 unit property uses a different form (1025) with unit-by-unit income.

That monthly-rent design is the problem for Airbnbs. HousingWire reports that forcing short-term income onto Form 1007 can produce artificially low DSCRs. Fannie Mae’s own appraiser guidance says the form is built for monthly market rent and can’t estimate nightly rates. Once you have a long-term tenant, the form fits the property’s actual use, and that distortion goes away.

This is also why multiplying a nightly rate by 30 does not produce market rent. The appraiser rests the number on monthly lease comparables.

Edge Cases That Change the Answer

Lease below market. A lease below market drags the ratio down. Do not count on an above-market lease to help you. When a lender takes the lower of lease and market rent, a generous lease acts as a ceiling, not a boost.

Strong Airbnb history. If your trailing income is excellent, compare the two paths. The short-term path keeps the listing live and requires about 12 months of hosting history. It also carries a lower LTV cap, about 70% on short-term-rental cash-out. The long-term path allows higher leverage, typically up to about 75% on a standard rental, but may use a lower rent figure. Whichever you choose, the file has to be consistent.

Bridge or hard-money payoff. If you are paying off short-term financing on a property that has not seasoned, cost basis may size the loan until the seasoning requirement is met.

Blanket or pooled loans. On a pooled DSCR loan, coverage is measured across the whole pool. One property’s switch changes the evidence file for that property but not the pool test.

Condo and HOA properties. Check association rental rules. A lender will want proof that long-term leasing is allowed. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Insurance. Coverage also changes with the switch. Your policy should reflect a long-term rental, not nightly stays.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Does Clearing 1.00 Mean You Cash Flow?

No. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. A property can clear the coverage test and still run thin once real operating costs land.

That matters more after a cash-out. You are taking on a bigger payment, and the rental that used to earn Airbnb premiums now earns a flat monthly rent. Before you pull equity, ask whether the cash is worth the thinner margin, after payoff and closing costs.

Cash-Out Now, Rate-and-Term First, or Wait?

Your situation Likely best move
Seasoned, coverage comfortable at new payment Cash-out now
Seasoned, but coverage thin with cash-out Smaller cash-out or rate-and-term first
Not yet seasoned, cash buyer with documentation Ask about delayed financing
Not yet seasoned, financed on short-term debt Payoff-only refinance, cash-out later
Equity thin or coverage below 1.00 Wait, or ask about select-lender sub-1.00 paths

A rate-and-term refinance changes the loan without pulling cash. It can reset the file on a clean long-term footing. You can then cash out later with a seasoned, documented rental.

The stronger play for many investors is to plan the switch before the refinance, not during it. Test the property on long-term rent before you buy. That number is the fallback if the Airbnb plan stops working.

Switch Checklist

1. Stop hosting and remove the listing.

2. Sign the lease and keep a copy of any deposit proof.

3. Update the insurance to a long-term-rental policy.

4. Gather HOA or condo rental permissions, if applicable.

5. For 2-4 units, collect unit-by-unit rents.

6. Order the appraisal, which sets both value and market rent.

7. Run coverage on the new, larger payment before you commit to a cash-out amount.

Property type matters too. DSCR programs in the network do not cover manufactured homes (single- and double-wide), log homes, or barndominiums. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders), and above $2,500,000 the network generally holds to 30-year fixed structures.

Frequently Asked Questions

Does a lease have to be in place before I apply?

Usually, yes, for the long-term path. The lender wants a signed lease and the appraiser’s market rent. Confirm with the specific lender before you order the appraisal.

Can I use my old Airbnb income after I switch?

No. Once hosting stops, short-term income cannot support the loan. If you want it counted, the property has to stay a short-term rental, with about 12 months of hosting history, a 640+ score, and a lower leverage ceiling (about 70% on short-term-rental cash-out).

What if the long-term rent is much lower than my Airbnb income?

Coverage drops, and a cash-out lowers it further. You can shrink the cash-out, ask about interest-only periods through select lenders, or consider a sub-1.00 path through select lenders, with leverage and terms adjusted. Eligibility remains subject to lender guidelines.

Do I have to wait six months after switching?

Not from the switch date. Seasoning typically runs from the date you took title, so the clock does not restart. Programs differ, though, so a recent purchase may still need time before cash-out.

Is a cash-out worth it right after converting?

It depends on net proceeds after payoff and closing costs, and on how thin coverage gets at the new payment. If the margin is tight, a rate-and-term refinance first and a cash-out later is often the cleaner sequence.
