The Quick Read: Yes — DSCR loans are built to count Airbnb income directly, qualifying the property on its rental income rather than the borrower’s traditional personal-income documentation. Conventional financing has historically been murkier here, though Fannie Mae reorganized its rental-income rules to address short-term rentals more directly. Which path actually works for a given deal depends on documentation, hosting history, and the specific loan program.
The Short Answer, Longer
Airbnb income counts. It just doesn’t count the same way in every loan program, and that difference is the whole story.

Short-term rental income is documented with a 12-month history or a market data report. Program parameters update from Lendmire’s centralized guideline source.
As of Sep 17, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.
In the DSCR world, short-term rental income is a normal, expected input. It’s not a workaround. Lenders analyze a property that earns nightly-rate income the same basic way they analyze a duplex or single-family rental: they divide rent (or projected rent) by the full monthly obligation to get a coverage ratio. In Lendmire’s wholesale network, short-term-rental purchases generally need coverage at or above 1.00x. The same 1.00x expectation holds on refinance transactions.
Conventional, agency-backed financing works differently. Until recently, Fannie Mae’s Selling Guide left it up to individual lenders to decide how to categorize short-term rental income. Some treated it as rental income, others as business income. The Fannie Mae Appraiser Update from mid-2024 openly admitted the guide was silent on this point. That silence ended with a September 2026 restructuring. It added a dedicated short-term-rental topic, B3-3.8-03, inside the broader rental-income chapter. The industry is still working out exactly how this new topic treats projected nightly income. Investors relying on it should read the current Selling Guide language directly, rather than assume a fixed number.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage — and that difference is exactly why Airbnb income fits so naturally into the DSCR framework.
Key Terms Defined
DSCR (Debt Service Coverage Ratio): a number that compares a property’s monthly rental income to its full monthly payment obligation, used to decide whether the rent covers the debt.
PITIA: principal, interest, taxes, insurance, and association dues — the full monthly obligation a lender measures rent against.
Form 1007: an appraisal form built to estimate long-term monthly market rent for a single-family rental; it was not designed to reflect nightly, seasonal Airbnb income.
Projected income: an estimate of what a property could earn as a short-term rental, typically pulled from market-data platforms rather than the property’s own booking history.
Seasoning: the length of time a borrower has owned a property before a lender will allow a cash-out refinance against it.
How Airbnb Income Actually Gets Documented
Before paperwork ever enters the file, a lender has to decide how to classify the income — and that one decision determines everything downstream. Appraisal industry guidance is blunt that Form 1007 “was never designed to support nightly, seasonal, business-driven STR income,” and non-agency lending does not change what the form was built to do, according to Class Valuation. That’s the structural reason DSCR programs rarely lean on the 1007 rent schedule alone for Airbnb files.
Instead, three documentation paths tend to show up across the network:
1. Third-party market data. Platforms like AirDNA estimate what a property could earn based on comparable nightly-rate listings in the same submarket. This is the standard path for a property with no operating history yet — used within a lender’s own conservative underwriting standards, not multiplied straight off a nightly rate.
2. Actual platform or bank statement history. If the property already has bookings, income statements from the hosting platform or bank deposit records documenting real revenue are commonly accepted, often producing a stronger file than a projection.
3. Long-term rent comparables, used as a fallback in markets where short-term data is thin — though this route tends to understate what an active Airbnb actually earns, since it’s built on monthly-lease math instead of nightly-rate math.
Rabbu, an STR data and investor platform, says one thing matters most for getting an STR file approved: you need credible, conservative income projections that a lender actually trusts. It’s not about finding the highest number you can. A property mainly qualifies based on its own rental income covering the payment, subject to lender guidelines. This is a very different way of qualifying than personal DTI.
Why DSCR Fits Airbnb Better Than Conventional Financing
DSCR financing looks at the property. It doesn’t look at the borrower’s traditional personal-income paperwork, employment history, or two years of self-employment documents. That kind of paperwork is exactly what trips up many Airbnb hosts who try to use conventional or self-employment-heavy underwriting. This structural difference explains a lot. The DSCR market treats Airbnb income as routine. Conventional lenders have historically treated it as an edge case.
Across Lendmire’s network, short-term-rental purchases typically run up to 75% LTV on the strongest files, with a minimum credit score usually set around 640 and roughly 12 months of landlord or hosting experience expected before a lender leans heavily on the property’s own history. Cash-out refinances tighten a bit: short-term-rental collateral typically caps near 70% LTV, versus roughly 75% on a standard long-term-rental cash-out in the same network. Loan sizes on standard programs run up to $3,000,000, with smaller balances routed through select lenders that focus on that end of the market.
Not every property with strong nightly-rate income clears the 1.00x floor on paper, especially on a fresh purchase with thin comparable data. Coverage below 1.00 is still a real path — available through select lenders in the network, generally with adjusted leverage and pricing to compensate. No-ratio structures exist too, but those are narrower: available only through select lenders, and generally reserved for borrowers who already own a primary residence. Neither path is guaranteed on any given file; both are reviewed case by case.
One pattern shows up again and again on Airbnb files coming through the network: the property has strong actual trailing revenue, but the lender defaults to a conservative long-term rent comp instead. When this happens, the fix is usually documentation, not the property itself. You pull platform statements or third-party STR market data that show the property’s real earning power. This stops the file from being evaluated as if it were a standard monthly lease. This single documentation gap causes more declined-then-approved-elsewhere Airbnb files than almost anything else in this niche.

Where the File Actually Breaks Down
Strong income data doesn’t matter if the property can’t legally operate as a short-term rental at that address. HOA restrictions and municipal zoning run on two entirely separate legal tracks. A city permit authorizes operation under public law. CC&Rs are a private contract. According to AirROI, an HOA can prohibit short-term rentals even in a city that otherwise allows Airbnb. Violations can trigger daily fines and, in some cases, liens that block a future sale or refinance. Condo-dense markets carry more of this risk, simply because condos are overwhelmingly HOA-governed.
Zoning adds a second layer. Most short-term rental ordinances regulate by parcel-level zone, not by a city-wide headline rule — permitted in some overlays, restricted or banned in straight residential zones. Some cities only permit STRs inside an owner’s primary residence, which quietly closes that market to a remote investor regardless of what’s currently listed on Airbnb.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Common Misconceptions
“Airbnb income never counts for a mortgage.” False as a blanket rule. It’s broadly accepted across the DSCR market specifically, and the treatment inside conventional financing is shifting now that Fannie Mae has built a dedicated short-term-rental topic into its rental-income chapter.
“Any nightly rate times 30 equals my monthly rent for underwriting.” That shortcut isn’t how appraisal-side income analysis is supposed to work — it skips vacancy, business expenses, and personal property that legitimately reduce a nightly-rate estimate down to a usable income figure.
“If the city allows Airbnb, financing is a formality.” Not necessarily — an HOA can still ban short-term rentals even where the municipality permits them, and that gap can sink a file that otherwise looks strong on paper.
“Every DSCR lender treats Airbnb the same way.” They don’t. Some programs in the broader market are still hesitant to underwrite STR income at all, which is exactly why matching a file to the right lender inside a network matters more for Airbnb properties than for a standard long-term rental.
What This Means For Building a Portfolio
DSCR lenders review the property, not the borrower’s overall personal debt-to-income. Because of this, an investor’s ability to add short-term rental units isn’t capped by the same DTI ceiling that limits conventional buyers. This is a real structural advantage for anyone scaling past a first or second property. It’s part of why investors moving from one rental to a small portfolio often shift toward DSCR programs, even when a conventional loan was technically available on the first purchase.
Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
If you’re buying or refinancing a short-term rental and want to see how the property’s income actually maps to leverage and coverage, Lendmire can help compare DSCR loan options based on the property’s income, credit profile, and investor goals.
Frequently Asked Questions
Do I need a full year of Airbnb bookings before a lender will count the income?
Not always, but it helps. Lenders can work from third-party market-data projections on a property with no history yet, though most programs in the network expect around 12 months of landlord or hosting experience to lean fully on that history rather than a projection alone.
Will a lender just multiply my nightly rate by 30 to get my monthly rent?
No — that shortcut ignores vacancy, business expenses, and other costs that a straight nightly-rate multiplication overlooks, which is why underwriters lean on third-party STR data platforms or actual booking history instead.
Can I use Airbnb income if my HOA technically bans short-term rentals?
No — HOA restrictions operate separately from city zoning, and even a city that permits Airbnb won’t override a private HOA rule against short-term stays. That restriction has to be cleared before the income can be underwritten at all.
What if my Airbnb doesn’t clear a 1.00x coverage ratio?
It may still have a path. Coverage below 1.00 is available through select lenders in the network, typically with adjusted leverage and pricing, and it’s reviewed on a case-by-case basis rather than guaranteed.
Is a DSCR loan the same thing as a no-income-verification mortgage?
Not exactly — DSCR lender review runs on the property’s income covering the payment rather than skipping underwriting altogether, so it’s more accurate to say personal income documentation isn’t the qualifying factor.
