How to Find a DSCR Lender That Underwrites Full Airbnb Income

How to Find a DSCR Lender That Underwrites Full Airbnb Income

The Quick Read: Finding a lender that counts your Airbnb earnings starts with asking which evidence path the program accepts, how much it trims gross revenue, and whether it takes the lower or higher of its income figures. Almost no program counts 100% of gross platform revenue, so the real goal is the method that fits your evidence with the smallest haircut.

  • Lenders fall into three postures: no short-term rentals, conservative (history or long-term rent), and projection-friendly.
  • Three evidence paths exist: trailing platform history, a third-party projection, or the appraiser’s long-term rent.
  • On short-term-rental files in Lendmire’s network, purchases typically reach 75% LTV and cash-out or refinance about 70%.
  • Expect a 640+ credit score, about 12 months of hosting history, and a 1.00 coverage floor on both purchases and refinances.
  • Clearing 1.00 is not the same as profit. The ratio covers the payment only.

What “Full Airbnb Income” Actually Means

Nobody owns a single rule here. DSCR loans are business-purpose, non-QM investor loans, and each program writes its own method for counting short-term rental revenue. Fannie Mae’s selling guide is silent on the question, as its appraiser update acknowledges. DSCR lenders had to build their own approach.

As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

“Full” is a marketing word. Most programs trim gross revenue before dividing by the full monthly obligation (principal, interest, taxes, insurance, and any HOA dues). The trim reflects furnishing, cleaning, platform fees, and seasonality. Across the wholesale network Lendmire works with, the size of that trim varies by program, so it is worth treating as a variable to shop, not a fixed fact.

The ratio itself is simple. Qualifying income divided by the full monthly obligation. The haircut touches only the top of the fraction.

The Three Lender Postures

Lenders sort into three camps. Knowing which one you’re talking to saves a wasted application.

Posture Income used Effect on your ratio Best fit
No STR lending Not applicable File doesn’t fit Long-term rentals only
Conservative 12-month history or long-term rent Lower on strong STRs Seasoned hosts
Projection-friendly Market-data projection or history Reflects true earning power New purchases

The conservative camp is where “full income” promises go to die. Those programs either qualify the property as a long-term rental or insist on a full year of documented platform history. The projection-friendly camp uses a market-data report, often from a vendor like AirDNA, whose Rentalizer tool estimates a property’s revenue, occupancy, and daily rate.

Brokers see an advantage here. A single lender sits in one posture. A broker placing files across many lenders can route a seasoned host to one program and a first-time purchase to another.

How Underwriting Treats the Income, Step by Step

Step 1: The income path. Three evidence paths recur. Trailing 12 months of actual income, documented through platform payout exports, property-management data, or bank deposits. A third-party market projection, mainly for purchases or properties with no history. Or the appraiser’s long-term market rent as a conservative fallback.

Step 2: The appraisal. The appraisal sets value, which drives LTV. It also supplies a rent schedule, but that schedule can’t document nightly income. The 1007 form for single units calls for monthly market rent, and Fannie Mae states that multiplying a nightly fee by 30 is incorrect. McKissock adds that the form leaves out furnishings, services, vacancy, and business expenses. The 1025 form used for two-to-four-unit properties rests on the same monthly-lease logic.

Step 3: The haircut. The lender trims gross revenue. The percentage differs by program.

Step 4: The ratio. Trimmed income over the full monthly obligation. In Lendmire’s network, STR files typically need a 1.00 floor on purchases and 1.00 on refinances. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted.

Step 5: Overlays. Some lenders add a short-term rental addendum, local-compliance confirmation, minimum standards for the data report, or a lower-of convention when both a projection and a rent schedule exist.

Same Property, Three Methods

Picture a furnished three-bedroom that earns well above its long-term rent equivalent. Run it three ways.

On the appraiser’s long-term rent, the file might land near 0.95x. That’s below the 1.00 floor most STR programs use. Class Valuation notes that leaning on the 1007 can produce an artificially low DSCR because many STRs earn well above long-term market rent.

On a trimmed projection, the same property could clear around 1.15x. On twelve months of trailing platform deposits with a modest trim, it might reach 1.25x. These ratios are modeled assumptions for illustration, not market data.

Same house. Three answers. That spread is the whole reason lender selection matters.

Purchase, Refinance, and Cash-Out Are Different Problems

On a purchase with no hosting history, a projection is usually the only route to counting STR income. Without one, the lender falls back to long-term rent. Purchase leverage on short-term rental collateral typically tops out at 75% LTV.

On a refinance, history usually carries more weight. Most programs expect about 12 months of host experience. Refinance and cash-out leverage on short-term rental collateral generally sits around 70%, with a 640+ credit score typical.

Cash-out is where the income method hits hardest. The qualifying figure sets how much coverage you show, and a harsher haircut can shrink what a lender will review. Lendmire’s piece Can an Airbnb Cash Out When the Lender Discounts Its Income? covers that tradeoff in depth. All figures are guidance subject to lender guidelines, and loan amounts typically run up to $3,000,000 on standard programs.

How to Vet a Lender: Questions to Ask

This is the part most borrowers skip. Ask these in writing before paying for an appraisal.

1. Do you lend on short-term rentals at all? 2. Which income path applies to my situation: history, projection, or long-term rent? 3. What haircut do you apply to gross revenue? 4. If I have both a projection and a rent schedule, do you use the lower or the higher? 5. What do you need for a purchase versus a refinance? 6. How do you treat a property with under 12 months of history? 7. What standards must the data report meet? 8. Do you finance two-to-four-unit STRs? 9. Is there a short-term rental addendum or compliance confirmation? 10. Will you confirm your method in writing?

Documents and Fine Print

Expect platform payout exports, property-management statements, or bank deposits showing the revenue. A projection file needs the vendor report. Both paths need standard property and borrower documents.

Seasonality matters. A property earning most of its income in a few months can look misleading in a short window, so a full 12 months gives a fairer picture. Review details remain subject to lender guidelines, credit approval, and property review. When a borrower closes in an LLC, eligibility is subject to lender program requirements.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. No haircut helps if the use isn’t allowed.

Where the General Rule Breaks

No history on a conversion or new build. The lender projects or falls back to long-term rent. The 1007 can’t supply nightly income.

Weak STR market. The long-term rent fallback may be the stronger path. Not every Airbnb out-earns a lease.

Two ratios. Textbook DSCR divides net operating income by debt service. Residential DSCR programs usually divide qualifying gross income by the monthly obligation. They aren’t interchangeable, so confirm which one a lender means.

Ineligible properties. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs, however strong the Airbnb income.

The alternatives. DSCR underwriting qualifies the loan on the property’s rental income rather than the borrower’s personal income, so it does not tie approval to the borrower’s W-2 earnings or tax returns.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Broker or Direct Lender?

A direct lender sells you its own posture. If it’s conservative, you get conservative. A broker like Lendmire arranges financing through select lenders in a wholesale network spanning 41 markets, including Washington, D.C., and can match the evidence you hold to the lender whose method fits. The tradeoff: a broker adds a layer, so ask who reviews the file and how the lender’s method is confirmed.

If you hold one property and one lender already counts your history, going direct may be simpler. For a purchase with no history, or a portfolio, the sorting power of a network tends to pay off.

For the full picture, see Lendmire’s complete DSCR loans guide. And if a lender already turned you away over Airbnb income, Lendmire’s coverage of a DSCR loan denied because the lender would not use Airbnb income explains the usual causes.

Key Terms Defined

DSCR: The ratio of a property’s qualifying rental income to its full monthly obligation.

PITIA: Principal, interest, taxes, insurance, and any HOA dues.

Trailing history: The last 12 months of documented platform or deposit income.

Projection: A market-data estimate of revenue for a property without history.

Haircut: The trim a lender applies to gross revenue before calculating the ratio.

What the Decision Looks Like in Practice

Start with your evidence. Seasoned host? Lead with history. First purchase? Lead with a projection. Then ask the vetting questions and compare the haircut and the lower-or-higher rule.

Then remember what the ratio doesn’t measure. DSCR compares rent to the payment only. Cleaning, management, utilities, repairs, vacancy, and capital costs sit outside it, so clearing 1.00 is not the same as positive cash flow. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

If you are buying or refinancing a rental property and want to see how the numbers work, Lendmire can help you compare DSCR loan options based on the property income, credit profile, leverage, and investor goals.

Frequently Asked Questions

Will a DSCR lender count 100% of my Airbnb revenue?

Rarely. Most programs trim gross revenue for furnishing, cleaning, platform fees, and seasonality before dividing by the monthly obligation. The useful question is how large the trim is and which evidence path the program accepts.

Does the appraiser multiply my nightly rate by 30?

No. Fannie Mae’s appraiser guidance calls that method incorrect, and the 1007 form can’t estimate a nightly fee. Income for STR files typically comes from platform history or a market-data report instead.

Can I qualify on a new Airbnb purchase with no history?

Often, through a projection-friendly program. Others fall back to long-term rent, which may produce a lower number. Short-term rental purchases typically reach up to 75% LTV with a 640+ score, subject to lender guidelines.

Is a second-home loan a better fit for an Airbnb?

Usually not. Second-home loans generally cap rental days and restrict property managers. DSCR financing is built for rental use, though short-term rentals carry their own qualifying terms.

Does clearing 1.00 mean the property is profitable?

No. The ratio covers the payment only. Repairs, vacancy, management, and utilities sit outside it.
